Our contact person Chad and Lori were wonderful to work with. No issues there. I will be honest and say there a couple of things that I find to be annoying. And maybe it’s the norm. 1) most driveway widths for 2 stall garage is 20-24 feet wide. Ours is 15 feet. We ruts in our yard. There is barely enough room for two cars. 2) the pipes make a pretty loud noise when a toilet from upstairs is flushed. 3) no storm windows come with the house so on those breezy days you can feel the wind come through the windows. 4) not really a big deal but lights in certain rooms aren’t centered. Makes it odd trying to center a dining room table. 5) the walls dent and mark up so easily. Really have to be careful. I’m just being honest here. My wife and I are happy for the home. We really are. There’s just those few things I mentioned. But we really didn’t expect a whole lot for a spec home. We knew that and are perfectly happy. The process was during a hectic time so at times it felt rushed, but understandable and our contact felt very invested and supportive. Build quality is excellent in most areas and rushed in others just nothing major on the rushed work. So far during the first year with full coverage on repairs I’ve had two repairs. Plus, more to come after everything settles and am starting to see very spotty and lower quality repair work. Not to a standard I would expect. I will see where my opinion stands after more interaction with the rest of the repair work. One positive side is that during the first year they do try very hard to accommodate and will assist in recommendations if work is beyond covered repairs. ... More

Kevin was a great asset during the home building process. My only complaints are with some of the quality of materials used and some things feeling “rushed”. The paint is my BIGGEST compliment, the painters used the cheapest paint possible with the fewest coats possible. Our paint will chip if you just look at it wrong. Some of the base boards in the kitchen keep falling over, I’ve had to go and nail them in myself. Just little things like that when you pay so much money for a brand new home, you don’t expect to deal with.

they are pretty responsive, keeps you updated, and you can set up walk through. He seemed pretty personable.

This was our first home buying experience and we learned a lot! It's good to ask a lot of questions and never assume anything! Review the blueprints and have multiple walk throughs as the home is being built. The team we worked with at Allen Edwin was knowledgeable and helpful and their commitment to new homebuyers for the first year is reliable. We've connected with them several times and have always had good responses and positive outcomes.

Their home building process was so easy and they always made or most times were early on promised deadlines. Nothing was delayed. We were in our home three months early.

I wish the drywall and paint quality were better. The house just seems unfinished or rushed in these areas.

House was built quickly and we were kept up to date on progress through out. We are very happy with the final product.

The team did everything in the home as well as expected. Workmanship was well, communication was great and any issues we encountered inside the home were handled well and quickly. There were however, issues with the yard. The company who did our yard did not remove any rocks, big or small (we have pictures of the rocks we simply raked out and they are massive so not sure they would have missed them), nor did they lay any of the top soil down that was in our yard, leaving our yard mostly sand and rocks,. In fact they used the majority of it for other peoples yards. We were then told that no top soil was ever guaranteed to be laid down, even though we saw it used for others yards. We were disappointed with how this issue was handled, as we talked about it during our two month orientation and expressed further concern later. We were simply told that the job was done according to the standards of Allen Edwin and nothing further could be done. We were disappointed to say the least, that this was considered an Allen Edwin Standard. That being said, we do not want to take away from the actual house and how the process went so well. This was only a blip on the grand scheme of things, and I would recommend them to other people, with a caveat. I hope they can use this situation to better communicate with future customers on what to expect for work on the yard, as well as with the landscape companies on what expectations they have on the work they do. ... Wish the floors were screwed down instead of nails have alot of nail pops and floor squeeze there things they cut corners on to do cheap

A more detailed understanding of the lot layout should be discussed much sooner in the build plans. They embankments in between the houses are very steep and had to walk. The drive way is ridiculously angled and dangerous when icy, not to mention how short they are to barley handle parking 1 car length. To understand having houses raised for water run off is one thing but to build the up in some cases 4’ above curb level…

You get what you pay for! Their prices are great for first time home builders, however if you’re a perfectionist you may want to pay more for higher quality in the details!

Builders were great. The office people were not very friendly. Took very long time to get simple yes or no answers. All problems were blamed on covid. Need to be trained on customer service. Your customers are buying 300k homes, not 1$ french fries.

You need to be involved and following up with your home construction updates. Things could go wrong quick if you just do not check your updates by personally going to the construction site.

Their homes are cheaper to build because they use the cheapest stuff they can find. Someone warned me before we decided to build with them, but we decided to anyways. Now we have pipes that knock when using hot water, all the counters are pulling away from the walls. Instead of caulking the counters they used grout so there’s a open crack between the walls and counters. Carpet is already run down because it’s like the cheapest they could find. Our whole bedroom door fell off the hinge because they used tiny screws instead of longer ones. When it rains or the snow melts our backyard floods. Just stuff like that. You would never know until you’ve lived in it for a while. Also you can hear everything through the floors. Not sound proof like at all in the house. Handle fell off our bedroom door as well. Also front door handle is so hard to open sometimes that my kids will ring the doorbell for someone to let them in. ... More

How they finish my yard is bad

My house literally has nails coming up from the basement into my living room floor board… so that’s great My “hydro seeded” grass didn’t even sprout - but even though it was included in my price - don’t worry I did that myself. Oh and also, my electrical panel that controls the electric; yeah none of that is labeled correctly nor shuts the electricity off all the way. This is probably due to the crappy wiring job they did in the first place (my fridge wouldn’t power, imagine that!) and having to send the same people back to “fix” the issue. 0/10.

Sales felt hard to trust and misinformed. Build quality looked ok for the price but now we are seeing many things not satisfying what was committed or promised. If it was wasn’t for the location we like we may have moved from a brand new home. We have concerns

The home is poorly built the carpets are terrible the paint job awful the sitting not a good quality the faucets smell when water is running the garage drywall was installed very poorly not a very good home for the price I will not recommend the builder sorry

I built my 4th Allen edwin home in late 2022. They’ve left construction debris on my site to where I will have to bring in over a hundred yards of top soil in order ti put in a lawn at my brand new home. If this is not resolved, this will be my last Allen Edwin home built. Brooke in customer care has ruined an otherwise great working relationship I had with them.

Poor quality - paint is not washable and stains easily, poor quality carpet, cheap linoleum to look like wood, windows are cheap, drywall is horrible that my windows were crooked and too thin, customer service does not help with issues and are rude (Natalie specific) and the grading on the yard was not up to code and now I have to put $20k into a yard that they left full of debris. Project manager Brian in Greenville Mi flat lied to me numerous times before and after the buy, air conditioner too small for the house, not enough ducts used bare minimum for everything, closet doors open to hit bedroom doors this is a design flaw charged way too much for the quality of the home. I’m a single mom that thought I would be taken care of with a new home and no issues. Used cheaper appliances than my brand new apartment I moved from. Drainage is a huge issue. Poor water pressure. Watch for the “extras” as simple as a light above a kitchen sink. I was told by the project manager that my slider door was normal and they are a design flaw that the metal to be smashed inside the glass they did repair that after I complained again. The overflow drain in both my bathtubs were not tight and would have flooded my whole house. I only found that out from a friend checking my house. Under kitchen sink was not tight and water blew all over my kitchen. I have a drainage ditch in my yard that is not covered and floods up to my house and a small child could be swept up and die in it. Still waiting on that reply. I was hoping for a much better experience than what I got. All neighbors have complaints as well for the quality vs price. Maybe 100k less and I wouldn’t have be so disappointed ... More
