Good but HOA has been terrible

So far the house seems to be built well, minor blemishes from paint and caulking but the structure has been good and we haven’t had any major problems. We have had an electrical outlet repaired and the warranty was extremely fast and responsive. The only complaint is the property management company Beazer chose has been a joke to work with. Landscaping is never kept up. It’s like they do the front (sometimes) and the back is never completed. Kevon is the worst at responding. This has been the experience for the entire neighborhood. The house is nice but not perfect. We have had issues with the flooring from day 1 and we are now almost three months in and still no resolution. Builder has the flooring installer look, flooring installer has a QA person look, QA person sends another QA person, who then says it's a manufacturer defect and it will take 6 weeks for a manufacturer rep to come out. Still waiting on that. HVAC is supposed to be efficient single unit dual zone for a 3,600 square foot house. Won't cool the house sufficiently. We approached this home building experience in no rush and chose the largest home offered, then purchased many upgrades. We were more than pleased that the onsite realtor secured the lot we wanted and the builder was good to work with overall. But, at the end of the process, a good many issues arose that seemed to primarily be motivated by Beazer's insistence on closing quickly. My husband and I are first time home buyers. During the process, the builders main point of contact was very hard to reach. At times, information communicated was not precise or clear. During the closing process we felt rushed and felt like they didn’t want to fix all the minor things in the home. When we pointed out changes needed they tried to steer us away from making those changes. We love our home but didn’t like the overall process that we went through.

There are several reasons for this review starting with bad communication. The sellers agent for beazer promised many things to be standard but when I went to the design studio I was told differently.. alot of confusion but they did infact honor what was promised (only because I had proof of what I was told). When my final walk through date was coming close I told the agent I will be having an inspector come by, This was not communicated with the builder... more confusion. We had to reschedule. This is my 3rd home build and 1st with Beazer. I still have outstanding items to be completed from my closing on Aug. 9th. Waiting for a 60 day walk through that I was told would happen to hopefully get these items accomplished. I don’t think items incomplete almost 60 days out of closing is more than average. Thanks.

Most things good, except that Cable & Internet wasn't set up as promised.

Would have been 5 stars if Cable and Internet would have been prewired as promised. 2 months after closing on the house the builder blames the cable company, and the cable company blames the builder. To this date I still follow up constantly with the contacts I have been provided with no success. Other than that, overall very good experience.

Not The Smoothest Experience

I am a bit disappointed at Beazer's level of communication and overall follow through. There are still unpainted screens on some of the neighbor's balconies, the fence is falling over in one place, the landscaping is not very fleshed out, the street signs are incorrect (still), there's a construction permit box still standing, and the streets are as yet unpaved. The only person who seemed to care enough to follow up with the residents is Jason. Cheryl was nice, but often left clueless because the builders would not give her any information.

Initial experience is great. They rush towards closing and there’s lack of attention to detail. Might as well forget about the “warranty” department. They will neglect you once you’ve closed.

You’ll need to project manage the punch list of items before and after closing. Otherwise, it’s gets lost in the shuffle of very well meaning folks that don’t understand timelines and follow-up.

We only dealt with one sales person, so I cannot speak other than that, but she was overly assertive and more concerned about us selling our home when we needed up waiting on Beazer to actually finish the condo we were purchasing. Initially, the condo was ready in weeks time and turned out 3 months! Their promotion to use their lenders is probably not the best deal in the end, so be aware of that! The maintenance staff was incredible in making sure our home was meeting our needs. GREAT disappointment in that we have been here for 2 months and still do not have a mailbox or working address. I have to fly from Georgia to Seattle to pick up my W-2 forms and tax information. That is a $1,000 out of my pocket. In addition due to the lack of a working address it has been a nightmare trying to get items delivered. The home we purchased has a very long list of punch list items. Beazer staff promised they would be taken care but two months later they have not been addressed. Finish work is of poor quality. Workers building houses in neighborhood seem to be drinking all day.

Antar has been great from the start. However, I have moved in to an unfinished house since September and items are still not addressed two months later. Missing lights, garage cans, refrigerator, stove parts, washer and dryer, unfinished painting inside the house and outside in the patio and other area. Landscaping unfinished. I’m not happy!

House not fully completed and cleaned at closing, it's been over 45 days since we closed and we are still trying to get thing done. Squeaky floors, tile work looks barely professional, visible drywall seams, Buying experience is great but not much support after close so don't close unless your home is fully completed.

I paid for a lot premium only to move into a poorly graded yard that doesn’t accommodate the buyer. The grading accommodated the storm drain which is directly included in my yard. I should not have to had paid for a lot premium due to not being able to fully enclose my yard. Brad and Elisa were absolutely great and wonderful to work with. Terrible communication and terrible workmanship in to many areas. Bill was the most responsive out of the entire situation but the worker subcontracted to build this house suck! As a large loss adjusters I seen house rebuilt from a fire with less errors and better presentation. Vontell did better towards the end but lacks follow up. Once you close with trust no one turns up to complete walk through list nor any follow up...finishing of beazer homes is not good at all...thier manager changes and problem is faced by customer....all other pending work we are slowly doing out of our pocket....still have little trust if they finish the pending work of mine.
