The construction superintendent was overwhelmed with trying to complete the homes that had been sold. This resulted in lack of subcontractor supervision and lower level of finish quality than expected.

Don't close until you are 100% satisfied with the home and construction/finish quality. I will likely do some repainting once we get settled in to hide some of the "patches" in the walls and ceilings.

From the beginning of the process, we had a much different experience with Beazer than we had with previous builders. They did what they said they would do when they said they would do it. It was an easy, seamless process. Chris and Jeff communicated with us throughout the building and buying process, and we were thrilled. I had a fairly nice experience purchasing the home. Everyone was friendly. The reason more stars were not given is because I don't believe the sales office and construction manager communicates very well. Things could have gone smoother. Craftsmanship is construction speed build, hope that explains it. :-P Information after purchase is not completely provided and not so easy to find. The home itself is well built and I am extremely happy with my purchase.

Enjoy our Home, but Warranty Process not great.

Love my home, but it does feel like a constant battle with the Warranty process. After you submit and you have to constantly prove what's wrong for them to come back and just say no. Then when you get a no, they tell you how to fix it that costs the buyer extra money. I would look at how you can make the Warranty process simple especially when you are building homes around someone's finished home.

important to keep an eye on the building process although the builder did not like that, considered that a distraction. did not like me tracking him down if I had a concern.

The purchase process was fantastic.  The sales people were very helpful and knowledgeable. But less than 2 weeks after we got the keys there was water intrusion in the Master Bedroom.  The repairs including mold removal took over 2 weeks done by about 20 people.  This caused delays and massive interuptions to our moving-in plans. Plus there's the nagging fear that there are other damages hiding between the walls.

Multiple pieces of work were completed much after I moved in. During the building process i noticed that many of the studs were cracked all through and the earlier builder (first of 3) told me those would be replaced. I was later told that the cracked studs do not impact the main structure...my question was why put damaged studs, no replacements done. Some of the doors are not aligned correctly, this is quality control The painting job wasn't good, 2 months after moving in i am still noticing color differences. During the process of construction I visited the house a couple of times and some of the materials used for the framing were in bad shape and were not replaced. The different contractors do not respect other people's job and cause some damages to the work already done, paint job is bad and they installed my bath tub with a lot of dirt underneath and when I informed the inspector about it he stated it was to support the tub, but I have never seen anything like that in my previous new homes and nothing was done about it. To someone just driving by or visiting the area for their child/grandchild’s tennis/soccer match, the Gatherings would appear as a really nice place to live, and don’t get me wrong, it is a nice place to live. Should have been told upfront that garages were too small to be able to fully open a car door once parked inside. No garage should be built that narrow.

I love our house now but the only reason that I would have rate it perfect or great is they should have been more open on "what the homeowners want" . I hate to hear from a builder "Oh sorry we can not do that!" . Some features was not offered to us, which I like to have and it was informed to us that we could, like "vaulted ceiling". I'm disappointed that no one at Beazer will fix the items that were wrong with the house when we purchased it. The fixes are very small, and Beazer promised to do so, but months later they still haven't done so.

The model homes were great. I wish the same attention to detail was paid in the building of my home. I have found so many issues that I had to create a list and my NEW home has more patches and band aids than the one I sold before buying. The material is great, the workmanship is poor. The work done on the 10 day walkthrough which is meant to fix items missed previously was very poorly done and much left incomplete or not addressed at all.

Good but HOA has been terrible

So far the house seems to be built well, minor blemishes from paint and caulking but the structure has been good and we haven’t had any major problems. We have had an electrical outlet repaired and the warranty was extremely fast and responsive. The only complaint is the property management company Beazer chose has been a joke to work with. Landscaping is never kept up. It’s like they do the front (sometimes) and the back is never completed. Kevon is the worst at responding. This has been the experience for the entire neighborhood. The quality of the home was amazing. We really enjoyed the communciation from Robert and Don. They worked with us during a difficult closing process, and we would reccomend anyone to work with them. I would advise that you request anyone but Elizabeth to work with. She was extremely rude. No one has reached out to us regarding that part of the experience.

The good and the bad.

Everything about the property was fine. However I was promised a $5000 credit if I used one of their choice mortgage companies. I did use one but got zero credit for it at closing. Also, within two weeks after moving in I had ants in my condo. i complained to Beazer and they told me that "This is on you." I had to call a pest control company to treat the condo which cost me $138.

Frustrating Experience

We needed minor items fixed and had some simple questions after 2 days of moving in. We called the person who conducted the Home Orientation and he had left the company. We called our selling agent and never received a call back. Come to find out they had all left or been moved to another location. I had to go to the leasing office to get an answer to my issue. Simply seemed unprofessional that no one returned our calls and I had to go to the office to resolve it myself. Hope this isn't the norm.

The ladies in the front were always helpful and knowledgeable and made the home buying process easy. As far as the build of the house, it was rushed and very sloppy. We were not able to close on time and during our walkthrough we noticed a ton of things they needed to fix but they were not able to fix them before moving in. We purchased a 55+ home and it had a lot of smart appliances. Not the best for old people. Also communicate throughout the purchase was chaotic.
