The house is nice but not perfect. We have had issues with the flooring from day 1 and we are now almost three months in and still no resolution. Builder has the flooring installer look, flooring installer has a QA person look, QA person sends another QA person, who then says it's a manufacturer defect and it will take 6 weeks for a manufacturer rep to come out. Still waiting on that. HVAC is supposed to be efficient single unit dual zone for a 3,600 square foot house. Won't cool the house sufficiently. Have had the HVAC contractor out THREE times and they just give me some song and ...

New Villa, New Product, New insight on the design

I love this location, I chose the Brightwood model for the main floor living. The views from the windows are probably the best in Potomac Shores! However, as this may be one of Beazer's largest floor plans in Potomac Shores, not enough thought was given to create better options to utilize the space, I have a laundry closet, the smallest pantry, and there are literally three doors in my bathroom. Love my home, but i am pretty frustrated with the communication between Beazer and home owner

We have had many issues with communication betweent BEazer and myself or my husband. We have issues with our sod has been ruined by a trade partner, and we are waiting on someone to tell us when it will be fixed. We had multiple issues trying to prepare for closing, and our dates were moved, after being told they would not move and were set in stone. It’s been only less than two months and I can see cracks on concrete and paint.Beazers customer service is good but they should use quality material to avoid this issues.Overall I am little disappointed with the house.

I’ll start by letting you know i have with this home have bought 5 homes. So I’ve been here before, first off the whole contract and purchasing process was a breeze and any questions we had were answered. Majority is positive so instead of 2 stars i gave 3. There are small concerns which unfortunately went unseen but the reason for only 3 stars is, not even a month out the ac unit wasn’t working properly and in arizona on a 111 degree(I think it was) day. Initially working with Corey, but then moved over to work with Bryan. Corey said a couple of things to get us interested and excited that, simply put, were lies. Only once we had closed and moved in, did one of those things become apparent (It would have been impossible to know earlier). The house is lovely, though I felt in the sales process they were not as transparent as they should have been. I had a few items I made clear were important to me and I was told they would be easily met only to find out it was known that wasn't possible or guaranteed. For the most part the sales process was seamless. After living in the house a while it feels a few things were rushed or shortcuts taken. I bought a brand new home thinking less issues than a remodeled home. Boy, was I wrong. Having nearly two dozen of documented issues after settlement, several homes with water damage because they refused to install roof patio gutters and all that water pouring into the homes, electrical outlets and appliances not wired properly, crooked island issues, missing trim, grout, drywall mud, etc., the list from my house and others are endless. We bought our first home with great expectations and an abundance of nervous energy. While the pre closing experience was really impressive, the post closing thus far has been a challenge. Several issues observed under warranty and highlighted have slipped thru the cracks and just getting captured. Overall attention to detail also comes up short in a few places. Craftsmanship can be improved vastly.

While the layout of the home is beautiful, the quality of work is poor. The building process left us feeling exhausted, like less of a client and more of a checkbook. Client care could seriously be improved, cheap labor could be replaced by quality craftsmen, and contractors need to learn a thing or two about their own profession. We unfortunately frequently felt deceived, and like we honestly should have been paid to do the job since we ended up being the ones who had to manage everyone at the end of the day. I am not sure who thought it was a bright idea to build a partial trail so close to a home. I will say as the homeowner it was not such a bright idea. The half trail has somehow given neighbors the green light to cut through my yard everyday, all day and without hesitation; resulting in damaged grass/yard, dog feces, etc., etc.!!

Okay experience but room for improvement

First of all I’d like to praise Don, the Construction Manager. He’s gone above and beyond for us in ways he shouldn’t have had to. Our initial experience was with a salesman named Ryan. We fell in love with the floor plan before we even arrived so it didn’t take much for us to sign a contract. During that process we negotiated for a fridge and specifically chose a fridge & agreed on it. Ryan wrote the contract. Builder and Beazer CEO

The back door was built to swing outward. Thus, hinges are on the outside which creates a huge safety and security concern! I reported this to builders and CEO, asked to have it fix but was denied, said it's built to their policy and code, but in checking with Royse City code, I was told there are no codes for hinges. I had to fixed ASAP due to security issue. I sent email requesting reimbursement , provided fix receipts, but was ignored. Sad.

This has been awful. The range was never set up. The dishwasher will not run because there is a problem with the hose. The closing process was not satisfactory. We are suppose to have new owner orientation that has not taken place.

Aunee is an excellent rep, she’s knowledgeable and passionate about helping people find homes they will love. I’d love to work with her again, however Beazer failed to have home ready at advertised time, end of August, which was a big selling point. Initially, I was convinced that this home would live up to my expectations. However, during the walkthroughs, I began to notice the imperfections and details that I had overlooked. Communication Desperately Needs Work

If I'm reviewing the homebuying experience and not the house, this is between 1.5-2 stars. First of all, from October through February we were told we'd be closing mid-May, and then all of a sudden in February the closing date gets changed to March. I purchased a newly constructed home at Iris Park developed by Beazer Homes. After one week of closing we had a major leak causing damage to flooring, cabinets, baseboards, paint, carpet.. it took them more than a month to make the repairs. Was not able to have tenants move in due to the damages causing me loss of rents and making repairs.
