Initial experience is great. They rush towards closing and there’s lack of attention to detail. Might as well forget about the “warranty” department. They will neglect you once you’ve closed.

I think the quality of my house is good and an explanation of the process from start to finish was good. However, my house is still not finished due to particular items promised and not delivered. There are some simple problems too that are not resolved yet either.

We had a great buying experience from vacant lot to move in. However, after the move in trying to get someone to come take care of many cosmetic issues as been frustrating. Months have gone by, appointments made and no one shows up and just poor communication. I understand there has been some staff changes so I don't think this is pervasive to all Beazer homes in San Tan Valley but more a timing issue of personal. Nonetheless, I have been frustrated.

Be careful with "quick move-ins"

For the most part I am not unhappy with my new home. I like the floorplan and the neighorhood. However as it is what was listed as a "quick move-in" , and what the builder referred to in a derogatory tone as a "spec home" there are some unfortunate deficiencies. Most glaring is the lack of gutters. I have never seen a house without gutters however I was informed that they aren't required and I would have to add them myself. I recently bought a home from Beazer in the Glenview community in frisco. Overall, I am happy with the final product & service. We closed on time & everything went as expected, except one issue related to my fence. Apparently the city notified Beazer few days prior to my closing that the board on board fence they put up won’t be allowed & it had to be replaced with wrought iron fence. Beazer failed to inform me, I closed & 2 months later I was told that city is going to enforce this & I had to comply. Great until you move in

Beazer’s customer service was amazing until after we moved in. Once we closed in our home, no one cared to make sure things were satisfied to our liking. Too many “corners” were cut to save time & money. (For example: having to have our brand new home repainted, because upgraded paint is still flat builder-grade, spray paint.)

Choosing additions

Purchasing the home was very easy and my Beazer representative was very helpful through the process. Choosing additions such as countertops, floor, carpet was difficult. The location in Irvine is very far from the townhome complex in Imperial beach. The lady that is supposed to help with this process only would help if you showed up in person to select these additions. I had to work with my beazer home buying rep to get a PowerPoint and then go back to the lady in Irvine and tell her what I wanted. We love our home and it will be perfect with a few adjustments but do think several quality checkpoints were missed along the way thus creating a very stressful close process. Day of close there was sour trash left in the garage that attracted roaches and left a smell that took several days to rid. The paint job is the worst I've ever seen on a house. Several repairs had to be done after close so we could close on time. Our sales Rep has always been great but the build process could have gone smoother had projects been handled better.

Working with the Project Manager, Andrew. was a delight. He kept us posted on the progress and setbacks along the way. We had a close date that was pushed back a week and when that second date came we came to the house for a final walkthrough before the closing. When we got there, the lawn was torn up due to a leak caused by landscaping and there were large holes in the wall due to a leak in the A/C system. Beazer makes great homes but don't expect any wow factor from the support team or builder after close. We love our new home. The floor plan, the finishes, the price, the community & the landscaping are all great but it's the 100 little things from Beazer Corporate that tell you they either don't care or are not aiming for customer satisfaction. For example... we bought one of the model homes, which I would never do again because when they say the models are 'as is'... they are not kidding and they will do NOTHING to get the home into a livable condition. The presale inspection of the home went very well as far as our interactions with Beazer reps. Once we entered the new home, we were told a lot of things were suppose to happen to give us comfort that the new home we were buying was in good working condition and that experts were on hand to handle any minor problems that may have developed with the house that we discovered upon moving in. The purchase was easy given that we relied on our realtor to watch over the build. Our builder rep (Jenny) was great. We love our home, but there are many imperfections that need to be fixed including crooked walls (non-structural), rough spots, sliding door not working, gouges, bumps, and cabinet door alignment. I suppose there are imperfections with all builders, but it was disheartening to see a couple crooked wall edges. Anyway, we were promised that all issues will be fixed in a year when they come to primp the finish work. I understand they are hiring a new builder.

Beazer needs to get new vendor partners to replace Symspire and Kaiser. There should be 2 HVAC units instead of a split unit. Other than that everything has been handled well.

Solidly Built House, Poor Finish Work

Beazer builds a solid home but some of the finishing details including drywall work and painting need significant improvements. Floorplans make great use of square footage. I will likely need to touch up drywall and repaint the entire home. As well, noise isolation between units could be improved.

Delivered ontime with small issues to be fixed immediately after closing. After payment everyone went missing and it took about 2 months to get a hold of someone (after many emails, calls and speaking to corporate) to come back and finish the job. Other than that, things look really good!

2 months after moving in we still have items from the exception list that are not completed. I feel I've had to stay diligent on other items of concern which I don't feel should be necessary for wanting things fixed the way they should have been the first time. Beyond that we are happy with our home.

Overall construction was fine but never completed the punch list of items and wouldn’t return phone calls. Once they get their money then they disappear so make sure everything is done before closing.

There were some issues left over from closing that have still not been resolved. This is spoiling my overall experience with Beazer which to date was 5star. The warranty call folks are very nice but from there it falls flat. The hand over from the builder to the warranty person has been poor.

Poor interior craftsmanship

Unfortunately there were many issues we discovered prior and during our walk through ranging from uneven drywall work and texturing, tile grout, paint and positioning of bathroom sink lights. We love the layout and the quality of most of the structure but the tradespeople must have been sloppy, inexperienced or rushed or all of the above.

Make sure you keep notes throughout the process, ask plenty of questions. If you don't understand something you are ask to sign don't sign it.Beazer does a well built house just have to stay on top of the Contractor in charge of your house , they seem to take things for granted, I'm still dealing with issues after two months of closing ,that should have been taken care of before closing.
