So far the house seems to be built well, minor blemishes from paint and caulking but the structure has been good and we haven’t had any major problems. We have had an electrical outlet repaired and the warranty was extremely fast and responsive. The only complaint is the property management company Beazer chose has been a joke to work with. Landscaping is never kept up. It’s like they do the front (sometimes) and the back is never completed. Kevon is the worst at responding. This has been the experience for the entire neighborhood. The quality of the home was amazing. We really enjoyed the communciation from Robert and Don. They worked with us during a difficult closing process, and we would reccomend anyone to work with them. I would advise that you request anyone but Elizabeth to work with. She was extremely rude. No one has reached out to us regarding that part of the experience.

We had some problems with the construction. At the end of the time of the construction, some things of the house were not completed. Also, after we moved, we had some things that doesn’t work really well.

The good and the bad.

Everything about the property was fine. However I was promised a $5000 credit if I used one of their choice mortgage companies. I did use one but got zero credit for it at closing. Also, within two weeks after moving in I had ants in my condo. i complained to Beazer and they told me that "This is on you." I had to call a pest control company to treat the condo which cost me $138.

Frustrating Experience

We needed minor items fixed and had some simple questions after 2 days of moving in. We called the person who conducted the Home Orientation and he had left the company. We called our selling agent and never received a call back. Come to find out they had all left or been moved to another location. I had to go to the leasing office to get an answer to my issue. Simply seemed unprofessional that no one returned our calls and I had to go to the office to resolve it myself. Hope this isn't the norm.

The ladies in the front were always helpful and knowledgeable and made the home buying process easy. As far as the build of the house, it was rushed and very sloppy. We were not able to close on time and during our walkthrough we noticed a ton of things they needed to fix but they were not able to fix them before moving in. After moving into the house and living here for 2 months we are still waiting for them to fix everything that was subpar and now we are being inconvenienced. We purchased a 55+ home and it had a lot of smart appliances. Not the best for old people. Also communicate throughout the purchase was chaotic.

Poor Follow Up

Prior to buying the home, things went somewhat smooth. We had a bump in the road with the our cash off the price. Due to some poor communication. After purchasing and moving in we had a few issues with sod and our hvac. Caleb had zero urgency in rectifying the issues which left us without AC for about a week during the hottest week of the year. In a brand new home, we felt that was just unacceptable. However, the rest of the experience has been good.

The process with Beazer was not the best. Buying the home, we were told a late June / early July delivery. The first delivery date came back at the end of the July. After several discussions, the sales representative was able to get it moved "up" to a mid-July delivery. The punch list process was also rough as many of the items from our walk through were not completed on closing day. Therefore, we had to delay closing for several hours while they rushed crews over to finish the work. The final punch work was also slow to be completed. Be very very specific about questions you have and write down the answers, or email for a paper trail. The customer care center is very slow. We are waiting over 2 months for some warranty fixes, even after calling everyone we know to call and get attention. We do love our home and the neighborhood!

Great process, not so great appliances

The building process was great. However, our oven wouldn’t work and it took a month for Whirlpool to come fix it. We just ran the heater for the first time and it wouldn’t heat. I called the Beazer warranty office and there was no sense of urgency. Someone reached out after hours and said they would have someone who is on call contact me but no one ever did. I am still waiting on someone to reach out this morning. When you spend this much money on a house, everything should work the first time.

The initial buying process was great. The design center was great. However, when it came to the finishing touches on our home, many things were overlooked. My husband and I emailed about several issues we wanted fixed. Which they attempted to fix for us before closing and we were pleased with at the time. The buying and closing were the easy part but once occupying the space was a different story. I would recommend the builders to give the new home owners at least 30 days vs the 10 days for post move-in inspection. Many of us like myself did not move into the house immediately after closing, it was a few weeks later due to my lease and not living in the new home, it's not enough time for the 10-day inspection. The house is nice but not perfect. We have had issues with the flooring from day 1 and we are now almost three months in and still no resolution. Builder has the flooring installer look, flooring installer has a QA person look, QA person sends another QA person, who then says it's a manufacturer defect and it will take 6 weeks for a manufacturer rep to come out. I love this location, I chose the Brightwood model for the main floor living. The views from the windows are probably the best in Potomac Shores! However, as this may be one of Beazer's largest floor plans in Potomac Shores, not enough thought was given to create better options to utilize the space, I have a laundry closet, the smallest pantry, and there are literally three doors in my bathroom. We have had many issues with communication betweent BEazer and myself or my husband. We have issues with our sod has been ruined by a trade partner, and we are waiting on someone to tell us when it will be fixed. We had multiple issues trying to prepare for closing, and our dates were moved, after being told they would not move and were set in stone. So I’ve been here before, first off the whole contract and purchasing process was a breeze and any questions we had were answered. Majority is positive so instead of 2 stars i gave 3.
