Initially working with Corey, but then moved over to work with Bryan. Corey said a couple of things to get us interested and excited that, simply put, were lies. Only once we had closed and moved in, did one of those things become apparent (It would have been impossible to know earlier). The other thing I asked about, was told it was incorrect by Bryan, and I decided to proceed knowingly. It's frustrating not to be able to take people at face value, so if you're going to buy a home then I suggest you triple check everything, then follow up in and get a response in writing. The house is lovely, though I felt in the sales process they were not as transparent as they should have been. I had a few items I made clear were important to me and I was told they would be easily met only to find out it was known that wasn't possible or guaranteed. For the most part the sales process was seamless. After living in the house a while it feels a few things were rushed or shortcuts taken. I bought a brand new home thinking less issues than a remodeled home. Boy, was I wrong. Having nearly two dozen of documented issues after settlement, several homes with water damage because they refused to install roof patio gutters and all that water pouring into the homes, electrical outlets and appliances not wired properly, crooked island issues, missing trim, grout, drywall mud, etc., the list from my house and others are endless. A decent experience that could have been better.

We bought our first home with great expectations and an abundance of nervous energy. While the pre closing experience was really impressive, the post closing thus far has been a challenge. Several issues observed under warranty and highlighted have slipped thru the cracks and just getting captured. Overall attention to detail also comes up short in a few places. Craftsmanship can be improved vastly.

While the layout of the home is beautiful, the quality of work is poor. The building process left us feeling exhausted, like less of a client and more of a checkbook. Client care could seriously be improved, cheap labor could be replaced by quality craftsmen, and contractors need to learn a thing or two about their own profession. We unfortunately frequently felt deceived, and like we honestly should have been paid to do the job since we ended up being the ones who had to manage everyone at the end of the day. I am not sure who thought it was a bright idea to build a partial trail so close to a home. I will say as the homeowner it was not such a bright idea. The half trail has somehow given neighbors the green light to cut through my yard everyday, all day and without hesitation; resulting in damaged grass/yard, dog feces, etc., etc.!!

First of all I’d like to praise Don, the Construction Manager. He’s gone above and beyond for us in ways he shouldn’t have had to. Our initial experience was with a salesman named Ryan. We fell in love with the floor plan before we even arrived so it didn’t take much for us to sign a contract. During that process we negotiated for a fridge and specifically chose a fridge & agreed on it. Ryan wrote the contract. The local build team is great to work with and very responsive. The HOA is poorly run. The HOA will give a response but it is so vague it doesn't actually answer the question. The community pool has been finished since before we built and we will be lucky if it's open by the end of summer. The HOA does not take the requests of the homeowners seriously and we're paying for an amenity that was sold to us as useable this summer but is not open. The beginning of the process was fantastic. We worked closely with the sales team to choose a lot and then had a wonderful experience with the design center. We had constant updates on the progress of the build and were very well informed. All of our walk throughs were fantastic and all of our questions were addressed. We approached this home building experience in no rush and chose the largest home offered, then purchased many upgrades. We were more than pleased that the onsite realtor secured the lot we wanted and the builder was good to work with overall. Home was beautiful, neighborhood is peaceful, but Beazer Homes did not exactly make it easy to close the deal. We had to stay on top of every detail and often repeatedly request information as we settled the final process. I would recommend to anyone willing to be persistent and do the work that one might expect from the home-buying process. Also, strongly recommend careful consideration and record keeping when you get into their “Mortgage Choice” feature. It was a major source of headaches.

Hidden Costs

Specificity left something to be desired. Seller told us we had $18,000 dollars to use at the design center but when we went, we were told we had $5000 because the first buyer made changes. We had to pay the difference out of pocket and even our independent realtor confirmed that this was the case. Was not impressed with the overall experience and sometimes had difficulty receiving information from the sales agent. But it’s a nice house. HOA’s are junk.

It Could Be Better

Our personal experience with Beazer overall was good. The only problem we had was regarding the flooring, which we never got what we wanted. I personally think that for the overall price of the house there should've been more perks, such as free upgrades(flooring, backsplash, appliances) to name a few. Since there are no community pool and children's park these upgrades would've done good. If it wasn't for Karri the sales agent, the space of the house, and location we would've stuck with DR Horton across the street.

Great insulation properties poor finish work.

The house holds heat and air conditioning very well and seems to be well built, but the finish work is atrocious. From paint, base boards, shower install, door handles, and door hanging just to name a few, the finish work and craftsmanship is horrible. Not pleased at all with the final touches of my home.

We had a very smooth process up until closing and the final inspection after the walk through. Some problems in the house cannot be detected until after a person moves in. Ice maker in fridge broken, dishwasher needed new electrical face and had missing parts, no light in microwave.(still not fixed) We had to sign up for the warranty first and wait for someone from Whirlpool to come even though they did not work from the start. Broken drawer, chip in shelf and 2 doors that do not lock all discovered the day after we moved in still have not been fixed. My advice: do not agree to sign off ...

Expected better quality

The home itself is nice but the finishing touches not so much. In some spots the baseboards are awful, grout in the showers seem to be painted and one out of the three pendent lighting in our kitchen is a wrong shade of color and another cracked. We’ve been in our home for a little over a month and already had a/c problems and one of the toilets doesn’t work properly. We’re a little disappointed because the quality doesn’t compare to the price of the home and location.

Great Home Design but poor contractor installment
