I will limit my comments here; (1) I was not aware until I read the fine print that Model homes represent prototypes or ideas, and necessarily the home that will be built for you. (2) Read section 9 of the contract -- very important -- I only skimmed it and it cost me. (3) Always ask for in writing a copy of the plat map of the lot you are purchasing; I asked many times but only received the actual lot map at closing. This came back to bite me. Disappointment from the start

Our experience with Beazer Homes has been bad from the start. Communication from the start was poor and it remained poor throughout. The actual build was subpar, they used crooked boards, bowed boards, primary bathroom doors were placed in a secondary closet, door pegs were placed where no doors were located, crack in the ceiling, cabinets were a disaster. Wiring for lighting was not working, only one wire was hot so we can only use our ceiling fan, not the light. Horrible Experience!

I wouldn’t recommend anyone this builder. The amount of misinformation I have received was ridiculous. The partners that they work with are the same way which explains why they are partners. I found out I am not the only one to get screwed at closing. For anyone associated with the military you will be treated poorly like how I was.

They use cheap materials such as cheap paints cheap bath tub , cheaper brand bathroom fixtures , They didn’t leave enough space between my house and the Nighbor house and it’s muddy all the times , bad finishes such as the trimming , you can see the tip of the nails on the window trimming covered with the semigloss paint , cheap quality oven microwave they refuse to find solution for the muddy area between our house and the Nighbour , they the one who built the Nighbour house too , it need French drainage to get ready of this muddy situation , they refuse to fix the window trimming problem

No response from builder Before closing - lot of work that were pending were promised to be done after closing, builder vanished (though he said he will be there for 45 days) and then the warranty will jump in.....

Home buying nightmare.

Going through the loan process was way to long. Then in the end I felt bullied into a specific lending institution. I could have been warned about having trouble transferring money to the lender from a Nebraska bank. But since that didn’t happen I had to fly back to Omaha and take care of it personally. This cost me more money unnecessarily.

Poorly made, lack communication

The entire experience was not pleasant. They lack communication and had me resend emails over and over again. I tried to get over it after I had purchased my home. However now living in it, it’s very poorly made. It was rushed to construction and it shows. My cabinets are slanted nonfunctional, my floors are not leveled, and the texture and paint on the wall is not well done. I’m upset because this was a big investment on my end.

It has been a terrible struggle for us. The design center failed us in selections and relaying them to the builder. We had 3 leaks in the roof before CO. The brick was wrong color, a urine yellow stain ran through it. The factory said it was a defect in the brick coloring. The company was forced to paint the brick. The painting and trim work is less than mediocre. The cement work is horrible. The fireplace stone work had to be redone over and over again. Though we love the space and design of our home, the build, materials and contractors used are less than sub par. The builder doesn’t focus on customer satisfaction rather throwing the houses up and getting them sold to move on to the next. There isn’t one family I’ve spoken to in our new neighborhood who hasn’t had some sort of issue before and after closing. They have one person working all complaints after the closing period so nothing gets resolved quickly. Buyer beware if you go the Beazer route and I’m actually being nice!

Horrible experience

This house has been a disaster. We had to wait almost three months for our air conditioner issue to be resolved and we had to schedule time off of work for five different air conditioner repair people to stop by. The builder had to check with his boss several times and the builders boss did nothing for any kind of compensation.The noise is so loud we haven’t been able to use our master bedroom this wasn’t resolved for three months.

No Sound Protection from Upper Floor

The esthetics of the home are beautiful, but the structure is terrible. I live on bottom two floors of condo. Despite assurances of exceeding sound barrier standards, there is no protection from every movement of your upstairs neighbors and their children. It sounds like Godzilla constantly over my head. Invest in better sound blocking next time. PLEASE.

I have lived in my house for two months and had the sewer pipes back up twice. This last time the sewage backed up into my two downstairs bath tubs. It also overflowed into my garden in the front yard. Totally unacceptable and a health hazard. Beazer sent a plumber out twice to clean out the pipes. There is only one person living in the house and I work six days a week. The plumber has said to me twice the line needs to have a camera put in it to see what is blocking it. Disappointment and frustration.

The entire build process was a failure. The upgrades we selected were missed from start to finish. I found the majority of the issues and felt like I had to inspect the house daily because Beazer did not have controls in place to manage the contractors. Everyone was nice. Plenty of apologies and rework. But it was six months of frustration and disappointment. We wanted to be excited about the build of our new home, but that wasn’t possible.

I wish I could share pics of my entire 15,000 sqft lawn on my $1M+ home! It's a mess. Watered 30 mins per zone (9zones) twice a day for 30+ days and still didn't help (124,000 gallons and $ 2,100 later). They didn't level, they put dead sod pallets, the didn't put topsoil instead very rocky soil right under sod. Total Disappointment

My tile floor was fine at final walkthrough. When I got the keys the grout was a mess. It was spotted , discolored and looked terrible. I waited 30 days for this issue to be repaired. My furniture for those 30 days were camping chairs. It made no sense for me to move all my furniture in and then move it out for the repair. The front bedroom window is crooked and has to be pulled out and replaced. Two other windows are very tight to open and close. They constructed my highland, master bathroom counter top with 2 broken piece, underneath the bathroom sink is already leaking barely a month of moving in, electricity switch for the fan and light in the living room is not working. They are very pricey and their work is below standard.

Donnie the building manager is lazy and only worried about a review. He will do anything you need until you give him a review. He told me to make a bad review on dahlia and now that we have mice in our home, he can't help. His construction people are disgusting and leave food and trash and drinks everywhere which bring mice into a home you just paid 300,000 for. It's repulsive.

I should of bought a DR Horton
