Working with the Project Manager, Andrew. was a delight. He kept us posted on the progress and setbacks along the way. We had a close date that was pushed back a week and when that second date came we came to the house for a final walkthrough before the closing. When we got there, the lawn was torn up due to a leak caused by landscaping and there were large holes in the wall due to a leak in the A/C system. We left under the impression that we would have to close the following week. As we had done through this whole process, we rolled with the punches and accepted this fact. Later that day we were called by a couple of other people from Beazer trying to get us to close that day and putting pressure on us to do so. The outside leak had been repaired allowing them to get a Certificate of Occupancy which is all they needed. After a few more calls to us, we were threatened with $250 per day charge from Beazer because we were “not being flexible”. We were told by the sales person that we could have the PM walk us through the house again via FaceTime. Is this really how we want to do business. The rush was because Beazer would be losing a lot of money. It was not our fault at all but there aggressive stance made it sound like it was. We agreed to go back to the house that night and the holes in the wall were repaired in a very shoddy manner. Ultimately we agreed to close the next day with promises of repair. We both had to change our work schedules and planned the closing for 6:30 at night. Still not flexible? I understand business and managing budgets but when tactics like this are used to threaten people who have been cooperative for the entire process, it shows that the company does not have the best interest of the customer in mind even when they know their promised product was inferior. ... Let me say don't watch them build the house and what you don't know won't hurt you.

Beazer makes great homes but don't expect any wow factor from the support team or builder after close. We love our new home. The floor plan, the finishes, the price, the community & the landscaping are all great but it's the 100 little things from Beazer Corporate that tell you they either don't care or are not aiming for customer satisfaction. For example... we bought one of the model homes, which I would never do again because when they say the models are 'as is'... they are not kidding and they will do NOTHING to get the home into a livable condition. We couldn't even get baseboards installed after taking out the model furniture which was hiding the fact that there was none in about half the master bedroom. It would be SO EASY for Beazer to arrive with a bucket of paint for touch-ups, install the missing baseboard and have a few extra rolls of wallpaper for us since its damaged from cheap built-ins to art being hung. How hard is that??? -Closing package, keys, your paint for touch-ups and a few extra rolls of wallpaper. It would have completely changed our experience, but now we're left to redo so much because the wallpaper is no longer available, the walls are damaged from the past 2 years of use as a model and we're missing essentials such as baseboard. As a local real estate agent I would struggle to recommend Beazer Homes. Again, they make a nice home but the customer service leaves you feeling like the company elects to cut all its corners for once you’ve signed up. Buyer beware. ... More

The presale inspection of the home went very well as far as our interactions with Beazer reps. Once we entered the new home, we were told a lot of things were suppose to happen to give us comfort that the new home we were buying was in good working condition and that experts were on hand to handle any minor problems that may have developed with the house that we discovered upon moving in. It was at this point that the Beazer team dropped the ball. There was in fact zero follow-up after moving into the new home. the one week, 45 days, etc follow-up never happened. In fact as of now 5 months after moving into the home, no one from Beazer has been to the house to check on things that were noted as needing attention as promised. From smoke alarms to a large hole in the closet that is obviously meant to be used for some utilitarian purpose. Cigarette buds were found above cabinets in the kitchen, the HVAC unit was supposed to be mounted on a cement slab but ours was placed on the grass causing a sort of marshy, soggy area around the unit. All this to say, while this will not stop me from buying another Beazer home, it is rather disappointing to learn that the excellence guarantees were worthless and it falls on the new home owner to fix builder problems. ... The purchase was easy given that we relied on our realtor to watch over the build. Our builder rep (Jenny) was great. We love our home, but there are many imperfections that need to be fixed including crooked walls (non-structural), rough spots, sliding door not working, gouges, bumps, and cabinet door alignment. I suppose there are imperfections with all builders, but it was disheartening to see a couple crooked wall edges. Anyway, we were promised that all issues will be fixed in a year when they come to primp the finish work. I understand they are hiring a new builder.

The customer service was good till I moved into the home. The builder made promises of assistance with any questions I had when first moving in and none of those promises were followed up on even after I contacted them.

Beazer needs to get new vendor partners to replace Symspire and Kaiser. There should be 2 HVAC units instead of a split unit. Other than that everything has been handled well.

Beazer builds a solid home but some of the finishing details including drywall work and painting need significant improvements. Floorplans make great use of square footage. I will likely need to touch up drywall and repaint the entire home. As well, noise isolation between units could be improved.

Delivered ontime with small issues to be fixed immediately after closing. After payment everyone went missing and it took about 2 months to get a hold of someone (after many emails, calls and speaking to corporate) to come back and finish the job. Other than that, things look really good!

2 months after moving in we still have items from the exception list that are not completed. I feel I've had to stay diligent on other items of concern which I don't feel should be necessary for wanting things fixed the way they should have been the first time. Beyond that we are happy with our home.

Overall construction was fine but never completed the punch list of items and wouldn’t return phone calls. Once they get their money then they disappear so make sure everything is done before closing.

There were some issues left over from closing that have still not been resolved. This is spoiling my overall experience with Beazer which to date was 5star. The warranty call folks are very nice but from there it falls flat. The hand over from the builder to the warranty person has been poor.

Unfortunately there were many issues we discovered prior and during our walk through ranging from uneven drywall work and texturing, tile grout, paint and positioning of bathroom sink lights. We love the layout and the quality of most of the structure but the tradespeople must have been sloppy, inexperienced or rushed or all of the above.

Make sure you keep notes throughout the process, ask plenty of questions. If you don't understand something you are ask to sign don't sign it.Beazer does a well built house just have to stay on top of the Contractor in charge of your house , they seem to take things for granted, I'm still dealing with issues after two months of closing ,that should have been taken care of before closing.

The sales associate was late on everything , therefore made my process a little tedious and difficult.

Beaver was great got the house built in a timely manner. Only issue I have is the finishing touches were terrible. Chalking was done, flooring in bathroom bubbling up. Paint finishes not the best.

I had a great experience with everyone except your salesperson. Matt at Burson Ranch. This is the third timeI have given my feedback on him with no response on my experience. Please see my other responses to your survey. Perhaps this time someone will read it and give me some feedback.

Overall process was ok but the actual build is not the best quality. A lot of things not done up to expectations. Seems the only thing they were worried about was their 5 star energy rating

Very slow at performing post closing repairs

We have had many problems with this house, but luckily most appear to be minor. We spoke to lots of our neighbors who seem to have the same issues. We had a crack in the foundation that resulted in a leak within 1 week of moving in. Apparently this happens a lot and fortunately didn't have our basement finished by them so it limited the damage. At this price point you would expect a certain quality. We spend about 50k in additional upgrades. Our quartz counters had huge scratches in it that they buffed out, but now you can see a big area of discrepancy. some of the stainless steel appliances had huge scratches from when they opened it with a razor blade that they can not swap out. The light over the stairs is off center and if they were to fix it, it would require them to cut into the dry wall and repaint. The painting job they did was terrible with so many patches, missed spots and nails/metal imprints still showing. These things were still very obvious even after they came in to fix it. It was not even worth having them come back to fix these things. Some areas look worse after they pained. Several of the AC vents on the floor are crooked. Our fireplace is misaligned with the hardwood floors. Some of the electrical wiring was swapped to our main electrical box (which they were able to fix). Our sump pump broke and just had to be replaced just 2 months after moving in. The sump pump drain dumps directly onto the side of your lawn so you have persistent flooding on that side of the yard. While having another contractor finish our basement we found out some of the walls were crooked and off by 1.5 inches. They put the water pipe extending out into the room just because we didn't have them finish it, which we had to have them fix it before we closed. They must have been trying to save money on the AC vents because they decided to narrow the part of the AC vent in the basement and I had to pay extra to have it fixed when finishing it. There are many more items like these. Many of the neighbors we have spoken to are also frustrated by many of these similar things. It has been about 3 months and our punch list still isn't completed. You will receive lots of close attention early on and quick responses, but once you move in it's clear you are no longer a priority. They have what looks like a bunch of young unexperienced workers. Overall the homes seem ok and worth the purchase as long as you go through everything closely. If I knew what to look for earlier on during the walk through process maybe that would have helped. At least everything is under warranty and you should have to pay for anything to have it fixed. ... More

We had a fairly easy experience from start to finish with the purchasing process. The realtors in the Cactus Ridge office went above and beyond to ensure we had answers to every questions we had. All in all, we were very satisfied with the process. Unfortunately, once we got into our home, we have noticed multiple issues with the quality of work that was done. We have received quick response from the warranty team, but to me, an unqualified/non-construction professional, these issues are easy to spot if you are an inspector, and certainly things I wish we had enough time to notice during our walk through. I like the value for the price paid. I love the layout, location and space. However, been having an extremely difficult time working with Beazer to have my warranty issues worked. I have not had any problems with 90% of the house construction however the doors quality is bad, and getting them to replace them has been a nightmare. This is not my first new home that I have purchased, I understand with new constructions there are always things that will need to get fixed/replaced ect. It should not take me calling over the span of 2 months, getting empty promises of follow ups (never to be fulfilled) and threats of AZ registrar’s office complaint to get issue fixed. Eventually got fixed, but the door they installed was not painted, now had to wait another month to have the door painted and still waiting for another door to get fixed, had representative contact me indicated would let me know same day of when they would come fix it. The back door was built to swing outward. Thus, hinges are on the outside which creates a huge safety and security concern! I reported this to builders and CEO, asked to have it fix but was denied, said it's built to their policy and code, but in checking with Royse City code, I was told there are no codes for hinges. I had to fixed ASAP due to security issue. I sent email requesting reimbursement , provided fix receipts, but was ignored. Sad.

This has been awful. The range was never set up. The dishwasher will not run because there is a problem with the hose. The closing process was not satisfactory. We are suppose to have new owner orientation that has not taken place.

Aunee is an excellent rep, she’s knowledgeable and passionate about helping people find homes they will love. I’d love to work with her again, however Beazer failed to have home ready at advertised time, end of August, which was a big selling point. Having a home when we were moving from another state on dates we could not change. The home closed end of September after multiple pushes. Even after closing, tasks were not completed (wrong kitchen lighting fixtures, sod replacement, multiple inspections had to be scheduled & completed, etc). Front end staff are easy to work with but I’m not sure I’d go with a new construction again after this experience. ... More
