Love my new Beazer home but still a few issues to fix

My wife and I really love our new Beazer homes, we have gotten numerous compliments on the home and it’s interior finish and design . Although there are some issues to fix such as grout in the bathroom tile cracking and some issues with the finishing of the backyard we love our home. We hope to hear back from Beazer soon about drainage issues in the backyard.

The service of the salesman, head of construction and follow up customer service is good. Sub-par on the quality on some of the materials and sub-contract work. Many bowed walls and rough/poorly done drywall jobs. Stairs are a mess from chips/dents ruined during construction and filled in with wood filler.

The Beazer family is a great group to work with. Tom was a real asset to whole process. We had a great experience with the purchase and during the building process. Things moved along very well and quickly. However after moving in and getting settled there are some issues. The grout that is used in the home is a sanded grout which tends to crack and deteriorate over time faster than unsanded. I have a good experience with the sales person and the construction manager. However it’s been over a month and we still don’t have internet because over a pipe that is broken, as soon as we purchased the home they didn’t care about us, about fixing the issues in the neighborhood itself. It’s been incredibly annoying specially for someone who works from home. Not to mention the poor quality of the grass that was installed in our house.

This is my third time buying a home and the overall experience could have been better. I understand there will always be growing pains with new builds but what I’ve experienced is a lack of thoroughness and quality control. 1st off I love my house & neighborhood! It would have been nice to know up front of new home issues (bugs to work out)! I had no idea that 2 months later we would still be sorting out issues…a few are the builders fault but for the most part it’s just new home issues & building houses to fast & no attention to details!

Too much communication back and forth and being sent to other people to loop them in instead of CCing them in the email. Laundry room mistakes and having a hard time reaching the warranty team to come fix the dryer air duck so I can dry my cloth.

Charlie and Leslie were very helpful with final walkthroughs. My double ovens went out completely within one week of moving in and one door of the refrigerator (also part of this home sale) is defective causing the seal to come off (also within one week of move in). Leslie has tried to help, but Beazer is uninterested in replacing these in a brand new home. It’s now been 7 weeks. Very disappointed.

My home buying experience was not great to say the least. I had to work with multiple different home counselors for whatever reason and throughout the first half of the process, it seemed like nobody knew what was going on or could provide me with accurate updates. I was originally told that my home would be competed no later than end of October. Well when it comes around that time, I was told the home is no where close to being ready to close. Many things were done brilliantly! Many things are the worst quality I have seen in over 45 years of building experience! Was it COVID? Lack of competent workers? The process of buying was very pleasant and exciting. The complacency and lack/slowness of action on significant warranty issues has greatly tempered that excitement. The building has been "completed for almost a year now, and still dealing with significant problems with security system, exterior lighting, and rain water leakage (leakage may have been fixed last week, waiting for next rain to confirm).

When we signed the contract, we were told we had to move quickly through design and then the new home kick-off. After our design appointment, it was almost one month before we had the initial home project kick-off. Project updates weren't as frequent as we expected. Our realtor had to reach out on a couple of occasions to get a status update. We found out there was an issue with our plot being filed incorrectly. Enjoy our Home, but Warranty Process not great.

Love my home, but it does feel like a constant battle with the Warranty process. After you submit and you have to constantly prove what's wrong for them to come back and just say no. Then when you get a no, they tell you how to fix it that costs the buyer extra money. I would look at how you can make the Warranty process simple especially when you are building homes around someone's finished home.

I love our house now but the only reason that I would have rate it perfect or great is they should have been more open on "what the homeowners want" . I hate to hear from a builder "Oh sorry we can not do that!" . Some features was not offered to us, which I like to have and it was informed to us that we could, like "vaulted ceiling". The initial buying process was great. The design center was great. However, when it came to the finishing touches on our home, many things were overlooked. My husband and I emailed about several issues we wanted fixed. Which they attempted to fix for us before closing and we were pleased with at the time.
