My experience has been relatively disappointing throughout. Started off with a $8,000 Closing Credit that changed overnight to $5,000 when allowed to sign. Builder assured/promised the HOA wasn’t going to raise fees (they jacked up the fees right after closing with their preferred HOA company that makes money off of the owners of the homes.) Their vendors screwed up the shower, I still don’t have mirrors two months after closing. Poor craftsmanship and lack of effort

The quality of craftsmanship and effort putting these homes is poor. Our house was $900,000 to build and the cement on our back patio AND in our garage started crumbling before we even moved in. Tile work was poorly done and had to be torn out and replaced. The grout is unevenly spaced and for a bathroom that is all gray they put in brown grout which doesn’t make sense. We have been through two construction managers already in the past nine months. I would not recommend Beazer to anybody.

Bad Experience - There are much better Builders out there!

Overall, a bad experience. Would ask our sales contact questions on status of home build and they would either ignore our questions or push us off to another contact who would not respond in a timely manner. If there were updates on the home, it was about a week late, as we would drive by the home ourselves and see the updates first hand. It was frustrating as a home buyer to have inconsistent communication with no accountability. Our move in date was also moved multiple times due to supply chain and labor issues. While we love our new home, the entire experience was diminished by not being able to construct a fence. Before contracting, we asked about fencing our yard as this was one of our top priorities when choosing a lot and a builder. We were ensured this would not be a problem. Unfortunately, we were told by the city after closing on our house that we would lose over half of our yard if we were to fence it in. Nice home but Beazer fell short in execution of the process. Communication was poor, closing delayed multiple times, and home not fully complete when closed. Warranty follow-up is poor also.

Almost 2 months after close still not finished

Overall this has been a disappointing experience. Our home has had so many issues. We have had construction crews in almost daily and things torn up everywhere. In almost every case we have needed a repair, Beazer has sent their “expert” (actually a rookie handyman at best, who even admits they are) who then makes the issue worse. Then they have to send another crew to repeat or repair even more the next time. We have had our sink get destroyed then need replacing. Great building process not good after closing

The building process was great. Wonderful communication entire time but once I closed I couldn’t get repairs done. The stain on my wood stair treads was horrible and rubbed off every time I wiped them with a damp clotht, there is paint in my grout and on my tile floors, and there was never a screw or screw hole put in the bottom portion of my front door handle, and the concrete as you enter the garage was chipped and jagged, was repaired, and is already starting to crumble again. The community, design and neighbors are good. Very disappointed in lack of warranty follow up, large number of incomplete items throughout the building and the condition of our unit at turnover. We have been in our home for over 6 weeks, and very few warranty items have been addressed.

Disappointing process.

Closing date was pushed back multiple times. On final walk thru a list was generated by Beezer of items needing fixed. 2 months later still not corrected. Stopped into office to inquire about list and was told that I now have to go thru the warranty dept. So we were lied to on closing day that issues would be remedied without having to file a warranty claim. Also told on closing day we could only call warranty dept one time. Not very happy with Beezer at all.

Your home will not even closely resemble the model in any way. Nothing is centered, paint is sloppy, caulking and grout is sloppy. Doors and transition strips (none between wood and carpet) poorly installed. Security doors don't close and latch correctly. The contractors leave their trash & mess everywhere. Poor design with no visitor parking (nobody mentioned that in the sales pitch!) It is not what I would expect from a premier, "trust" builder! Cheap. The buying portion was great. However, we have seen nothing but inconsistency from home to home, even the same model being built next to us isn’t done the same. It seems as though some folks are offered a ‘secret menu’ with different options that we wished we’d have known about while building. Very disappointing. First off, Jennifer was very good at her job. The buying experience was pleasant. The quality of work is very underwhelming. There were several framing issues in the pre drywall inspection that as a homebuyer I should not have been the one to point them out. The fix for those issues was as good as it needed to be to pass inspection. The painters did a horrific job. It has been a terrible struggle for us. The design center failed us in selections and relaying them to the builder. We had 3 leaks in the roof before CO. The brick was wrong color, a urine yellow stain ran through it. The factory said it was a defect in the brick coloring. The company was forced to paint the brick. The painting and trim work is less than mediocre. The cement work is horrible. The fireplace stone work had to be redone over and over again. Though we love the space and design of our home, the build, materials and contractors used are less than sub par. The builder doesn’t focus on customer satisfaction rather throwing the houses up and getting them sold to move on to the next. There isn’t one family I’ve spoken to in our new neighborhood who hasn’t had some sort of issue before and after closing. They have one person working all complaints after the closing period so nothing gets resolved quickly. Buyer beware if you go the Beazer route and I’m actually being nice!

I have lived in my house for two months and had the sewer pipes back up twice. This last time the sewage backed up into my two downstairs bath tubs. It also overflowed into my garden in the front yard. Totally unacceptable and a health hazard. Beazer sent a plumber out twice to clean out the pipes. There is only one person living in the house and I work six days a week. The plumber has said to me twice the line needs to have a camera put in it to see what is blocking it. Beazer build quality extremely sub par

Moved in a month ago. I have already had 4 doorknobs fall off, had to have drywall repaired from poor installation, hvqc stopped working, tile needing to be replaced, and light fixtures needing to be replaced. Beazer uses the cheapest material they can and do a terrible job installing it. If you buy from beazer, literally micro manage every step of the process. They will do everything they can to not do things correctly until you force their hand by wanting to back out.

Will not recommend. Our "new" home has multiple defects that do not even need an inspection - it's outright inferior workmanship. The walls are unfinished, flooring is uneven, creeky staircases - to name a few. Several items were pending post-closing that are just labeled as pandemic-related delays. Overall, the build quality is certainly well below expectations. Will consider & recommend other builders for future purchases.
