After about 6 weeks in our home it seems to be of good quality; however they appear to be slow in fixing the list of items identified during final walk through and during our first days in the home. There is a lack of communication on the status of any action being taken on the list.

Now that I’ve lived in the house for a few months. Quite a few things I’ve noticed around the house that are a result of lack of craftsmanship or a lack of oversight in holding the contractors/vendors accountable. Fixtures and faucets not centered. Dings or paint flaws in the sheetrock. Some grout or sealant issues on flooring/cabinetry work. Windows not properly sealed causing airflow to come in. I moved from another state so unfortunately I was not able to see the home in person before moving. I will say that the layout of the home is nice, however the workmanship isn't all there, especially for the price of the home. There were many delays in getting the home ready due to vendors not doing their job on time or properly. I have been in the home for almost two months and still waiting on vendors who were supposed to come BEFORE we even moved in. I want to share my negative experience with ArrowBrooke’s sales manager, Jeff. Throughout the process, I felt that he treated me poorly and acted in a condescending manner. He often dismissed my questions with comments like “what do you mean, I don’t understand you” or “I already told you,” which made me feel disrespected. Immediately off to a bad start when the water line was in the middle of the closet floor and had to be rerouted. Workers were not careful to protect the work of others. Brand new cabinets and counters had paint from painters not bothering to cover them before painting. Painters cleaned up in the brand new sink leaving paint and scratches. Good people and process but minimal quality build

I liked the pricing of the house compared to competitors and also the customization options. Things looked okay until I saw the insulation methodology. The thing I can't digest is the usage of cardboard for weather barrier which coupled with the workmanship which is mediocre. So I am gonna have to live in a noisy, leaky, uncomfortable house with potential mold and pest problems. I expect better quality house for paying over a half million dollar. They are also rubbing it in by using weather barrier with 1in foam for all the houses that are currently under construction aroind my house.

The buying experience was that good using there realtor to sell our home. The workmanship on the new does meet my expectations for a $400k home. Too many small issues paint, texture, imperfections etc. Masterbed closet too small no light in one of the closets make sure these thing looked at very close before you close refrigerator is offset dishwasher part fell off smh.

Please make sure you check all drawers and cabinets. Most drawers throughout the house are extremely hard to open as if they are off the track.

Lots of poor work in build. Walls are very crooked. Tile is not level in many places, cracked in transition from hall to rooms. Paint was not good either. Garage door is spotty around the edges(common when checking neighbors). Texture incomplete on every wall. Sanding not done. Garage door has already snapped the wall it’s connected to. Great Sell Manager Experience but Bad Project Manager Experience

I am very please with my Sell manager experience but the Project manager experience wasn't good at all. Given my experience, I would still recommend Bloomfield. I love our home for the most part but I would not recommend building with the Project manager for our home. Again, I think that Bloomfield is a very good builder but we just had a bad experience with our Project manager.

On the day of closing we saw many issues left unaddressed but it wasn’t admitted properly. Coming to the cleaning of the home we saw dirty fans, paint on carpet and also on the flooring and when we ask regarding those builder mentioned it is our perspective. Never excepted that answer. My closing date was charged several times. Finally moved in with a lot of issues needing to be resolved. House plan is beautiful but craftsmanship is poor; paint stains all over, crooked wall lines, chipped concrete floors, etc.

Not pleased with the staff and their response time, regarding concerns. Contractors were messy, inconsiderate of property and patched up a lot of flaws. Project manager had poor communication skills and failed to monitor job site to ensure accuracy. Third home purchased and this was the only place the agent did not show appreciation by sending a housewarming gift, not even a plant :( Wish I had given the commission to someone more hospitable/appreciative.

Worst experience with property manager treating new home buyers.

Very little or no information has been provided during the construction stages. I feel like I paid an extra 25K comparatively with my neighbors who have closings upcoming. I don’t know why I got this price even after going through all the painful booking process in 2021 nov. old property manager doesn’t give any information or any incentives to any one. Very limited interior upgrades available comparatively with other builders. New property manager is complete opposite. I felt like I should have bought home in 2023 with new property manager.

My wife and I was very excited doing the building process of our new home. However, once we moved in our new home we noticed “Several” things were missed and over looked by the contractors. Make sure you select the appliances and features yourself. I was shown a model house with a nicer look and appliances, but it's not what I got. The standard features are cheap.

What is good is you can choose your lot and home design. The price stays the same after you sign no matter what hapoens invthe matket. What is bad is the communication. They had an issue with the heating and air unit due to demand. We got an explanation but no details. When we questioned it we got a snotty email back. Many times telling us they will give us our earnest money back and this lead to a lack of trust for us. All we wanted was details. Not happy with the quality of workmanship and very long wait time without any reasonable explanation. Attention to basic detail is lacking There were expected construction delays in building the home and now that we are in the home, we are noticing multiple issues most small. There were statements made prior to closing, specifically to the SEER rating on the HVAC that were unsubstantiated. we were told the home was supposed to have a 16 SEER unit and were told they weren't available, i checked with the manufacturer to find this did not appear to be true. This was our first time buying a new build and it was a frustrating experience. There were several things that were not communicated that we wouldn't have known to ask. When we did have questions, the team was not responsive. Even now that we've moved it, when we point something out we are told that's how its supposed to be but then after looking at it, they will say they will send someone to fix it.
