These folks have been amazing (Zach, Larry, Tyler, Brittany)!!! They have been attentive, responsive, and extremely helpful. My biggest issue is that what I purchase is not what I received. Let me explain - The people at Casa Fresca have been great and they were also unaware what I have had to fight and deal with. When you purchase a home you are given a survey of the property you are purchasing. In the survey it clearly states your property line. I have tried and been denied placing a fence around my property line because of drainage easement. I have sent letters and documentation stating that the fence does not block water from draining and still have been denied. I essentially lost about 1000 square feet of my yard that I paid for. I have also learned that I have not been the only one dealing with this issue and now Casa Fresca is also looking into this problem because they are being perceived as covering this up but LET ME BE CLEAR THEY HAVE NOT and is looking into the matter. You want to buy a Casa Fresca be proud to do so for they are great just be mindful of the HOA on what you can do and not do. (I still think the HOA as no legal right on the fence issue but I'm not a lawyer but I will find out) ... More

Kayla was absolutely fantastic. Extremely knowledgeable and stays on top of everything. Helped me through several issues during closing process. I did not have the pleasure of meeting any production managers but the inspection team was very good also

The process was great from day one I wish more could be done on them being a little more professional, but overall most of every dealt with through this was on point.

Most of the staff I dealt with were courteous and knowledgeable. Our construction manager, Vinnie,, went out of his way to explain things to use and make suggestions that bettered our experience. Our meeting with the warranty representative, Scott, was....different. He arrived at our door, and after my wife opened it to welcome him, he barely said hello and basically pushed past her to get into the living area of the house. Without waiting to be asked to do so, he sat down at our table and began his presentation. At one point he was speaking about warranty, or lack thereof, on items outside the house. I began to ask if one of the trees that had been planted were to die (what would happen). Before I could even finish my question, he curtly said to me, "I just covered that". He later examined the settings on my sprinkler system and found that it was set to run every day. He basically told me I shouldn't have set it that way. I told him that I hadn't touched that (sprinkler settings) but that was the way it had been set up. (In any event, my experience in Florida is that the counties will allow daily watering on newly sod grass.) He then said to me again that I shouldn't run it daily, apparently not believing me when I said I'd never touched the settings. At that point I nearly asked him to leave, but my wife restrained me. He needs some type of training in dealing with people, particularly in the job that he is performing. ... More

The overall experience of buy my house at Casa Fresca was just amazing. The sales representative, the lender and the title company worked together to make the buyer process very smooth. I’ll recommend them to everyone that wants to buy a home. Parker

My wife and I were able to purchase a Casa Fresca home with almost no issues. The entire process was very straightforward and we love the house itself. A few notes though; first, I would have given the "quality" and "trustworthiness" categories 5 stars had it not been for two issues. The first issue being that when we first came to see the house we were told that the first round of mortgages were being offered with a 4.99% interest rate and by the time we got to actually signing the necessary documents we were told that information was wrong and that the new rate was going to be 5.25%. It's still a fantastic deal but it's the principal of the matter, the sales rep admitted she was wrong and gave excuse after excuse of why she gave us the wrong info. The second issue was after about 2 weeks of moving in the downstairs half bathroom toilet kept filling up with sewage when the upstairs tub was running...long story short an underground pipe on the side of the house was completely smashed and no one ever said anything. The plumber who came to repair it said this occurrence was fairly common and told me "sometimes they say something, sometimes they don't and just bury it"(He was clearly frustrated as well). With that being said Casa Fresca was very quick to reply to my repair request and got it fixed in 2 days. The plumber was also very courteous and professional. We also found out the original building manager had to be replaced for a variety of issues but the new manager Rick is fantastic. He's a great guy, very honest and he'll actually take the time to answer all of your questions without getting annoyed so if you deal with him directly you're in good hands. Another note, my rating of "value for price paid" is only a 4 star because ALL homes right now in Florida are grossly inflated in price and has nothing to do with Casa Fresca. My wife and I were pleasantly surprised at the price point of the home and compared to almost everything else on the market right now the value for these houses is exceptional. All appliances were included (great quality GE/Whirlpool) and I was surprised to see they use Carrier air conditioning systems, very high quality. With all that being said, we love living in Pasadena Point and the home is amazing so far. We'd highly recommend buying from Casa Fresca...if there's anything available that is! ... More

Before we moved in, the tree in the front yard was laying on its side with the roots exposed to the air an 90 + degree heat for over a week and a half. I asked several times to have the tree replaced, but they say it is still alive. It is all brown at the top, but they are not going to replace it. So, I paid for a house with a defective tree. Not happy! What a way to save maybe a couple of hundred dollars, while I paid 460k.

Kayla was so communicative and quick. I was saddened to get in and see all of the corners cut and sloppiness on the building of my home but it was also expected.

The sales team at Casa Fresca was perfect. I worked with Madison and she kept me updated every step of the way. The community is beautiful and they didn't charge CDD fees. I highly recommend Madison. However, I am not sure what happened but the house has had way too many issues since moving in. I moved in the weekend of November 16th and the first major issue was there was no hot water. I was told to call the ER number on the sticker located on my breaker box. GUESS WHAT...there was no sticker there and when I did get the number from the sales team, the ER number wasn't helpful because it was after hours on a Friday and they would not return until Monday. My project manager for Casa Fresca tried to fix it that Monday and it did work for 1-2 days then the water got cold again because the hot water heater kept tripping the breaker. I would hit the switch to turn it back on and it would trip immediately. Turns out the element was broken and had to be replaced. Mind you this whole process took a week. My dryer, disposal and dishwasher were not plugged in when I moved in. I asked my PM at Casa Fresca if I should plug them in or was there a reason it wasn't done. I was told to plug them in. After using the sink that night, the next day I noticed water under the sink in the cabinet. I turned the water on to find it was leaking from the disposal which messed up the cabinet as it warped and bubbled up. Had someone plugged in those appliances and tested them, they would have spotted the leakage immediately. FYI...In order for them to correct the messed up cabinet, I would be without an island/sink for two weeks. I find that unacceptable. Two switches in my house were not working - I even tried changing the light bulb but that didn't fix it. Per the electrician that Casa Fresca sent to my home, the wire was not installed correctly. Was that not tested? I had Spectrum install WIFI in my house in the internet panel located in the master bedroom closet. When they screwed the WIFI box into the panel, it came through the bonus room wall. Somehow the backing that should have gone in behind the internet panel box is missing. I had Spectrum show me the size screws they used and inside the panel box to see if the issue was on them, it wasn't. When I tried to locate touch-up paint, there was only outdoor paint left behind for the house. Why isn't the builder giving a small size of wall and trim paint to each customer? We are purchasing expensive homes from them but don't leave touch-up paint behind for their customers... My garage was a mess from builder material and trash being left behind. That isn't my job to clean behind their crew but I had to do that. They are working on the house next door to me and every day I find trash being left behind. There is a bag of cement mix trash between my house and the next property. Note...they have left the garage and front door open for weeks, anyone could have walked in and tried to steal property because the crew is not securing the home at the end of the day. The dishwasher is extremely cheap! I am very disappointed with it. The builder has had the plumber come out to look at it and I had GE come out to fix it because it doesn't like to dry dishes very well. I even tried the longer drying cycle. The issue isn't fully resolved but we are still working on it. FYI...the washer and dryer are also cheap, the amount of loud clicking sounds that come from the washer is insane. It seems like this builder only cares about their profit versus giving their customers better quality. Note...if you are buying from Casa Fresca, inspect the appliances, I wish I would have in their model. The pantry closet already has one shelf ripping from the wall and another shelf isn't completely screwed into the wall. The trim under the island, they failed to paint it as there are several holes where the nail gun attached the trim to the island. Why wasn't the trim caulked and painted to prevent the buyer from seeing the holes? I am getting this corrected through the builder in their warranty as I should not be the one painting trim because their crew failed to do so. None of the bathrooms had the curtain rod installed, I had to install them myself. Again, why wasn't that installed for the customer? Recap, the sales team was great but the execution of building this house was not good. I recommend every homeowner purchasing from Casa Fresca to check everything out in their home. Maybe they are building too fast or they simply don't care because it's not their home but this is my third home having built and I never had these issues with the other two builders. The buying experience was good. Sales team great! The Construction manager was not on top of the job. Multiple items identified at final walk through were not taken care of. I have to spend too much time contacting the warranty team to get information. Or ask when things will be completed. Overall I love my home but it does seem like once you sign that paperwork its on the to the next sale.

I first want to say that the home itself is excellent quality and was an unbeatable price. In terms of the home and the neighborhood, we are very pleased with quality and value. The issues we have had revolve around communication, follow through and expediency of issue resolution - which is the reason I wouldn’t give Casa Fresca 5 stars. Once we got close to closing, we started having issues with sliding dates and issues with the CO - not overly unusual in this market, but lots of issues with communication. It seemed like the construction and sales team did not talk and no one talked to our real estate agent. Once we were able to move in, the house itself has been great with only minor issues - but the yard has been a bit of a mess with lumpy side and broken irrigation. Some issues were fixed right away, but we haven’t had anyone look at our irrigation and it’s been over a month since leaking issues were reported. Therefore, we can’t water our lawn and it’s dying. Would I recommend Casa Fresca? Yea, probably for the quality of the home. However, there would be warnings about communication issues and yard expectations. ... More

Between houses it needed more space. Also need more parking spaces. Building houses is not even complete yet, but feel very much crowded

The house have some small details but was more during construction. However I want to said the saler ZACK was AMAZING he is the best customer service ever and he is so nice and polite and attentive. He need a promotion

Highly recommend paying for an inspection before final walk through. The inspector found a handful of things that needed to be corrected. More attention needed for making sure the trades do the work correctly and neatly the first time. I did not trust the sales rep. You can tell she is a good sales person for her own benefit because she doesn't disclose all the details completely to the buyer. Working with CMG mortgage and Sunset Title were both good experiences.

I love the community

Kayla was amazing but we do feel a little mislead. We moved from Triple Creek Because of all the section 8 and rental issues that are taking place there. We openly had that conversation with Cayla and now we are experiencing the same thing here two houses down from us 30 days after close. We are happy with the house but responsiveness to warranty repairs has been somewhat delayed. We are also not pleased with part of the sod. The sod used in the front between sidewalks and streets was bad when put in and we got an HOA violation less than 30 days after close for it. Overall the buying experience was a good one. The advice I would like to give to any potential buyer is to make sure you go through the home with a fine toothcomb before closing on your home. Please do not make the same mistake I did. I love my home, and the location but the craftsmanship and materials used throughout the house are not quality at all, certainly not quality materials for the amount you paid. Even though the warranty team tries to work with you, certain things are not covered under warranty. Lesson learned.

Build materials were a little cheap. Perhaps this was done to save money and offer a townhome in Starkey Ranch under 300k. I can live with it, I will simply be replacing things. There have been several areas of concern (post-sale) with regards to the quality of work associated with Landscaping and drainage (within the courtyards). Bottomline - They have some work to do (after the sale) on Unit 4 if they ever want to win my confidence. So far, I am not impressed.

The buying process was smooth. After closing the nightmare began, several punchline items remain still open and not taking care of. The list for the 30 day warranty walk is long including MOLD remediation and having to deal with tearing out the WHOLE kitchen for several weeks. We bought a brand new home to avoid these type of situations yet we are now exposed to structural and health issues with MOLD. A total NIGHTMARE

I just wish your sub-contractors, inspectors, and quality control folks were as good as your salespeople. I have owned 16 homes before this one and must say this is the worst we have ever had as far as quality. The paint is terrible, the electric in the bathrooms is atrocious ( no box for the lights and electrician just punched 8" long holes in wall with a hammer for the wire, now you cannot change the $5.00 light installed at time of build), the bathroom cabinets are nothing more than a base kitchen cabinet. Just overall the worst built house I've ever seen. And of course, getting anything repaired after the fact is a pain as well. You won’t hear from the construction manager as much as you should not as early but overall the builder is great. All of the specifications were necessary and checked out. 5/5 recommend this builder. Having slight customization options in a design center would’ve made the experience better.

Companies have a culture. From the top to bottom. Something I feel is the casa Fresca team reflects a culture that can pushy, not interested, and condescending. I’ve felt that during each part of the home buying process. And the masonry work is pretty bad too.
