Legally binding offer letter of $25k closing costs + 4.99% rate buydown were not met. I am very unhappy and still considering taking you to small claims court for this. Please feel free to call me for details. Quality of the flooring downstairs is abysmal with air pockets underneath everywhere. Nobody came out for a 10/30 day walkthrough which I was told we would get. House got flooded and Super did not tell us. Once we found out and reported the issue we were banned from walking the property until completion which was shocking to my realtor. We moved from out of state and trusted our construction manager and our warranty consultant to fix any deficit found on third party inspection or by us upon move in. The walls and paint are garbage. A painter came to quote full paint and said he will not until the drywall and texturing is fixed but the warranty rep said they do not warranty this. However it was supposed to be done after home inspection while in escrow as much of it was noted. We were told all but one owner obligation item was done (adding a drain for upstairs washer) Lawn had to be replaced before moving in and was supposed to be monitored to ensure it grows (it's not been rechecked or fixed as promised). Kayla was amazing but we do feel a little mislead. We moved from Triple Creek Because of all the section 8 and rental issues that are taking place there. We openly had that conversation with Cayla and now we are experiencing the same thing here two houses down from us 30 days after close. We are happy with the house but responsiveness to warranty repairs has been somewhat delayed. We are also not pleased with part of the sod. The sod used in the front between sidewalks and streets was bad when put in and we got an HOA violation less than 30 days after close for it. Great community! Quiet and peaceful

After retiring from 20 years of military service, my wife and I were thrilled to purchase our first brand-new home with Casa Fresca in Lithia, Florida. However, what should have been an exciting experience quickly turned into a disappointing and frustrating ordeal, largely due to the unprofessionalism and dishonesty of our Sales Consultant, Kayla. One of the most significant issues we faced was being upsold to a "premium" corner lot for an additional $30,000. We were led to believe this lot would be perfect for our dogs, and Kayla even assured us she understood the importance of a large backyard because she too had dogs. This made us feel confident in our decision, especially when she volunteered we could extend our fence five feet into the easement without any issues. She emphasized that she had done this several times before and even offered to help talk to the HOA, claiming she had helped several others with the same issue and that it was "not a big deal"—making it seem like a mere formality. We were not able to follow up with this claim unfortunately, because the HOA would not speak to us until after we closed. However, after closing, we discovered that the HOA would not and could not approve this request. When we tried to get help from Kayla, she became unresponsive. When my wife finally reached her via text, Kayla acted like she had no idea what we were talking about, though she had said all of the above claims in front of both my wife, myself and our realtor. When my wife made the point to say we paid extra for the premium lot and inquired how it was still premium if we were losing 10 feet of it, Kayla stopped responding. She never clarified what constituted a "premium lot." It was incredibly frustrating to realize that, despite paying an extra $30,000, we couldn’t use our yard to its full potential. Had we known we would be losing 10 feet of our yard due to fencing restrictions, we never would have chosen this lot or spent the extra money. This was not the first time Kayla misled us. During the purchasing process, she assured us that the house would be ready well before the projected time, repeatedly saying, "The drywall is up, which is the hard part. Everything after this is going to go extremely fast." She also mentioned that she had never had a project take the full projected time and promised we would be in by early June. As we were purchasing from out of state, this information was critical. Based on her assurances, we moved down from Minnesota two months early, only to end up spending around $15,000 on a hotel while waiting for our home to be ready. Those "two weeks" turned into two months, causing us immense frustration and unnecessary expense. We could have stayed in Minnesota, where we were living rent-free, had we known the accurate timeline. I feel compelled to share how deceitful and duped we felt throughout the entire process. Kayla single-handedly took what should have been a joyful experience and turned it into a costly and disheartening one. Her dishonesty and tendency to over-promise and under-deliver made what should have been one of the happiest times of our lives stressful and disappointing. On a more positive note, Andre, who was our Construction Manager. He was excellent. He faced a laundry list of items that were not up to standard that we found in our walk-throughs, but addressed them quickly and professionally. He was friendly, understanding, and communicative, ensuring that our concerns were heard, valid and addressed. Andre was realistic in his approach and never over-promised anything, which we genuinely appreciated. In conclusion, if we had been given accurate and honest information from the start, we may have chosen a different lot or even a different neighborhood. Unfortunately, our experience with Kayla has left us with a home purchase experience filled with regret and frustration. I hope this review helps others make a more informed decision when considering Casa Fresca and doing business with Kayla. The buying process was smooth. After closing the nightmare began, several punchline items remain still open and not taking care of. The list for the 30 day warranty walk is long including MOLD remediation and having to deal with tearing out the WHOLE kitchen for several weeks. We bought a brand new home to avoid these type of situations yet we are now exposed to structural and health issues with MOLD. A total NIGHTMARE

Casa Fresca homes gave me an experience that was top notch. The sales associate Taylor and the construction manager Andre were exceptionally. I toured many communities with other builders prior to purchasing with Casa Fresca. The Hawkstone community offers a top tier home with amenities that provide excellent value for the price.

Financing was a nightmare, office was clean and kind, the process was repetitive and seemed very unorganized. Issues are not resolved timely. The house is beautiful but for the price can include things like upgraded fixtures, maybe fans, and crown molding etc. it’s very basic and shower doors were not even included.

Zach was a pleasure to work with and listened to exactly what I needed in a hkme.

Between houses it needed more space. Also need more parking spaces. Building houses is not even complete yet, but feel very much crowded

There’s a Lien out on my house for them not paying the electrician. Promised Grass Cut at closing. Took 6 weeks for something they promised. Promised touch up paint, took a month to get. They have a year warranty, but when you place a work order in, technicians who don’t care are sent and say, “that’s just the way it is.” … why even offer a warranty then?!?!? My experience has felt like a HUGE SCAM!!!!!! I’m in the Military and signed out-of-state.

Worked with wonderful people but the builder work is subpar. My upstairs floor is noticeably uneven along with some mild squeakiness, sink in half bath was installed crooked but the only way to notice it was to actually sit on the toilet. These things were brought to their attention within my first 30 days of moving in, but was told nothing could be done about it at this point. Building these homes were definitely a rush job as ALL my nearby neighbors have very similar complaints. I read reviews and they weren’t so great when I chose to build here. I just thought my experience would be different. My ONLY reason for buying here is because of no CDD. This is my 2nd time buying a home and this home is NO comparison to my 1st. House is delivered before the expected date but we wonder if they even have a check list to do quality check. We are rushed to get the home handover and seeing issues . When we asked questions they say this is how it works but we feel it’s lack of skilled people at work. They are delivering quickly but quality is doubtful . With in a month time of home owning we have seen water leaks in window , missing accessories have hard time managing those work orders. It’s almost 2 months now, we are sad and unhappy making this choice for our first home!

My experience overall I would say has been okay but that was due to some bumps in the road that I experienced upon moving in. I would highly suggest you check out all the closets and ensure they were installed correctly. I unfortunately had my closet racks fall apart after I added my clothing as the rack was not installed into the beams of the wall. I had my own stud finder and marked off each spot and they did not match the holes left in my wall. I reported it and while I did get a response I realized it had been nearing two weeks and nothing had been scheduled. Then the other side of my closet began to show signs of coming out of the wall as well and I submitted a second report. The response took longer than the advised 48 business hours and by that point I began calling around to try to get some assistant. I got a hold of someone by the name of Becky who I believe worked at the Casa Fresca Main Office. She was a tremendous help in getting the ball rolling and in a couple of days I finally had my closet repaired. That same day someone came by as well to address the little issue I was having with my blinds. There are a few other outstanding things that were supposed to be addressed in regards to the irrigation and the grass that are still outstanding but my main priority was repairing that master closet. ... The Sales Rep. Taylor and the Construction Managers were great. They were always quick to respond to any inquiries. The attention detail paid by the Construction was amazing. They did really treat it as they were building their own home.

The buying experience was good. Sales team great! The Construction manager was not on top of the job. Multiple items identified at final walk through were not taken care of. I have to spend too much time contacting the warranty team to get information. Or ask when things will be completed. Overall I love my home but it does seem like once you sign that paperwork its on the to the next sale.

The sales team at Casa Fresca was perfect. I worked with Madison and she kept me updated every step of the way. The community is beautiful and they didn't charge CDD fees. I highly recommend Madison. However, I am not sure what happened but the house has had way too many issues since moving in. I moved in the weekend of November 16th and the first major issue was there was no hot water. I was told to call the ER number on the sticker located on my breaker box. GUESS WHAT...there was no sticker there and when I did get the number from the sales team, the ER number wasn't helpful because it was after hours on a Friday and they would not return until Monday. My project manager for Casa Fresca tried to fix it that Monday and it did work for 1-2 days then the water got cold again because the hot water heater kept tripping the breaker. I would hit the switch to turn it back on and it would trip immediately. Turns out the element was broken and had to be replaced. Mind you this whole process took a week. My dryer, disposal and dishwasher were not plugged in when I moved in. I asked my PM at Casa Fresca if I should plug them in or was there a reason it wasn't done. I was told to plug them in. After using the sink that night, the next day I noticed water under the sink in the cabinet. I turned the water on to find it was leaking from the disposal which messed up the cabinet as it warped and bubbled up. Had someone plugged in those appliances and tested them, they would have spotted the leakage immediately. FYI...In order for them to correct the messed up cabinet, I would be without an island/sink for two weeks. I find that unacceptable. Two switches in my house were not working - I even tried changing the light bulb but that didn't fix it. Per the electrician that Casa Fresca sent to my home, the wire was not installed correctly. Was that not tested? I had Spectrum install WIFI in my house in the internet panel located in the master bedroom closet. When they screwed the WIFI box into the panel, it came through the bonus room wall. Somehow the backing that should have gone in behind the internet panel box is missing. I had Spectrum show me the size screws they used and inside the panel box to see if the issue was on them, it wasn't. When I tried to locate touch-up paint, there was only outdoor paint left behind for the house. Why isn't the builder giving a small size of wall and trim paint to each customer? We are purchasing expensive homes from them but don't leave touch-up paint behind for their customers... My garage was a mess from builder material and trash being left behind. That isn't my job to clean behind their crew but I had to do that. They are working on the house next door to me and every day I find trash being left behind. There is a bag of cement mix trash between my house and the next property. Note...they have left the garage and front door open for weeks, anyone could have walked in and tried to steal property because the crew is not securing the home at the end of the day. The dishwasher is extremely cheap! I am very disappointed with it. The builder has had the plumber come out to look at it and I had GE come out to fix it because it doesn't like to dry dishes very well. I even tried the longer drying cycle. The issue isn't fully resolved but we are still working on it. FYI...the washer and dryer are also cheap, the amount of loud clicking sounds that come from the washer is insane. It seems like this builder only cares about their profit versus giving their customers better quality. Note...if you are buying from Casa Fresca, inspect the appliances, I wish I would have in their model. The pantry closet already has one shelf ripping from the wall and another shelf isn't completely screwed into the wall. The trim under the island, they failed to paint it as there are several holes where the nail gun attached the trim to the island. Why wasn't the trim caulked and painted to prevent the buyer from seeing the holes? I am getting this corrected through the builder in their warranty as I should not be the one painting trim because their crew failed to do so. None of the bathrooms had the curtain rod installed, I had to install them myself. Again, why wasn't that installed for the customer? Recap, the sales team was great but the execution of building this house was not good. I recommend every homeowner purchasing from Casa Fresca to check everything out in their home. Maybe they are building too fast or they simply don't care because it's not their home but this is my third home having built and I never had these issues with the other two builders. Workmanship is a HUGE issue. The buying process was a massive headache

Highly recommend paying for an inspection before final walk through. The inspector found a handful of things that needed to be corrected. More attention needed for making sure the trades do the work correctly and neatly the first time. I did not trust the sales rep. You can tell she is a good sales person for her own benefit because she doesn't disclose all the details completely to the buyer. Working with CMG mortgage and Sunset Title were both good experiences.

If you’re not happy with the color scheme or elevation of your home ask your agent for a different home even if you have to wait a bit longer to move in. I wasn’t given that option. I was never happy about the colors scheme and the elevation, I felt pressured in making a decision to purchase the home. I was told I could change that one exterior color after closing on the home, come to find out that I cannot, I have to repaint the entire home. It was all a lie to get me to sign that contract and for the agent to secure the sale. No one would take accountability for all the misinformation and no one work with me to make that small change. We have learned through our experience with Casa Fresca, that our home is very well built. The leadership in the Pasadena Point project is outstanding. Any issues that you have during your first move in, is handled promptly and keeping you informed of the corrections needed. We are very happy with our new home and the subdivision. Highly recommend Casa Fresca Homes. We also think the walk throughs are very important during the phase of the building.

When I bought the house I was offered all is going to be fixed. The closing date when we came to the house. The garage has poor paint. All the construction instructions written on the block you can see them under the paint. The sidewalk and garbage cement has holes and cracks. The irrigation sprinklers were installed outside of the property and I still not getting an answer when are they going to fix it. I bought the model house when the first day they told me the house is going to be painted. 3 days later I received a notices saying I bout the house “as is” seeing the purchased price I’m not seeing discount in comparison with the other houses with same style. The team sometimes answers sometimes not and I feel like the bad person of the history just because I ask to get the things repaired. More because the things I’m asking to get fixed are things wasn’t built within the “as is”. In addition I bought the furniture where I was told all that you are seeing it’s included which isn’t true.
