I’ve noticed that several walls and countertops are not even at 90° angles as they should be. Also the mailbox location that we have has no lighting whatsoever so almost impossible to check your mail after dark and feel safe.

My experience overall I would say has been okay but that was due to some bumps in the road that I experienced upon moving in. I would highly suggest you check out all the closets and ensure they were installed correctly. I unfortunately had my closet racks fall apart after I added my clothing as the rack was not installed into the beams of the wall. I had my own stud finder and marked off each spot and they did not match the holes left in my wall. I reported it and while I did get a response I realized it had been nearing two weeks and nothing had been scheduled. Then the other side of my closet began to show signs of coming out of the wall as well and I submitted a second report. The response took longer than the advised 48 business hours and by that point I began calling around to try to get some assistant. I got a hold of someone by the name of Becky who I believe worked at the Casa Fresca Main Office. She was a tremendous help in getting the ball rolling and in a couple of days I finally had my closet repaired. That same day someone came by as well to address the little issue I was having with my blinds. There are a few other outstanding things that were supposed to be addressed in regards to the irrigation and the grass that are still outstanding but my main priority was repairing that master closet. ... My only issues were minor build quality issues and construction manager follow up. I dont feel like after spending $400k+ on a home there would be splattered paint spots on the floor and being told to buy products to clean it up. The house wasn't up to a cleaning standard for a highway motel in my opinion. We had to spend a whole day cleaning after moving in. The home felt rushed in some ways and there are wood squeaking sounds in two rooms. I can feel my foot slighting pushing down the wood as I step over it. Then a representative is educating me that this is normal and it's only fixable after 60+days IF it gets worse. Your sales representatives are great but I'm grateful I have a home. Legally binding offer letter of $25k closing costs + 4.99% rate buydown were not met. I am very unhappy and still considering taking you to small claims court for this. Please feel free to call me for details. Quality of the flooring downstairs is abysmal with air pockets underneath everywhere. Nobody came out for a 10/30 day walkthrough which I was told we would get. House got flooded and Super did not tell us. Once we found out and reported the issue we were banned from walking the property until completion which was shocking to my realtor. Financing was a nightmare, office was clean and kind, the process was repetitive and seemed very unorganized. Issues are not resolved timely. The house is beautiful but for the price can include things like upgraded fixtures, maybe fans, and crown molding etc. it’s very basic and shower doors were not even included.

Mortgage lender was pretty difficult to deal with. House build quality now living in the house wasn’t really good. Lots of paint over the handles, corners of the floors, sloppy caulking, bad cutting with paint and pretty bad door framing not sitting on the ground flush. Appliances were pushed in place which scratched all the floors. Didn’t notice at the walk as the house was never cleaned then the last walk it was just mopped. Now being in the house dirt gets in the groves and it’s super noticeable. Must say I was a little disappointed moving in but I got what I paid for. Worked with wonderful people but the builder work is subpar. My upstairs floor is noticeably uneven along with some mild squeakiness, sink in half bath was installed crooked but the only way to notice it was to actually sit on the toilet. These things were brought to their attention within my first 30 days of moving in, but was told nothing could be done about it at this point. Building these homes were definitely a rush job as ALL my nearby neighbors have very similar complaints. I read reviews and they weren’t so great when I chose to build here. I just thought my experience would be different. My ONLY reason for buying here is because of no CDD. This is my 2nd time buying a home and this home is NO comparison to my 1st. These houses are not worth what people are paying for them. It’s just a money game now with this company. The houses have numerous issues with them from duct work being to small, collapsing, shelving, door frames being completely out of square, windows out of square, uneven flooring, wasted space, designs that make no sense, cheap flooring and carpeting, leaking plumbing, ac not working, and insect infestations. No mail boxes so you have to go to the post office with some people having to do that for almost a year. To make matters worse, they fight you tooth and nail when you want to try and make a warranty claim. The person that does the warranty work Incan be very nasty and even told someone that they shouldn’t have bought a cookie cutter home and should have bought a WestBay like he owns.. Builder should of had more options in the kitchen which lacks lighting and gaps in designs.

Homes are not the quality they portray, construction managers have no real construction experience and will lie about anything and everything including what was found on 3rd party inspection.

/Not one person I've spoken to, that has moved in actually moved on their date that was first told to them. Everything just seems shady all the time. I need something fixed it is not a construction issue it's a warranty issue. But warranty says it's construction. I was always told "everyone was working hard on getting our family into our house". Just not happy with the amount of mistakes from subs and Casa workers. I won't by my next house from Casa.

When I bought the house I was offered all is going to be fixed. The closing date when we came to the house. The garage has poor paint. All the construction instructions written on the block you can see them under the paint. The sidewalk and garbage cement has holes and cracks. The irrigation sprinklers were installed outside of the property and I still not getting an answer when are they going to fix it. I bought the model house when the first day they told me the house is going to be painted. 3 days later I received a notices saying I bout the house “as is” seeing the purchased price I’m not seeing discount in comparison with the other houses with same style. The team sometimes answers sometimes not and I feel like the bad person of the history just because I ask to get the things repaired. More because the things I’m asking to get fixed are things wasn’t built within the “as is”. In addition I bought the furniture where I was told all that you are seeing it’s included which isn’t true. Would never recommend this builder

poorly constructed, they seem to look for speed rather than quality.

We moved from out of state and trusted our construction manager and our warranty consultant to fix any deficit found on third party inspection or by us upon move in. The walls and paint are garbage. A painter came to quote full paint and said he will not until the drywall and texturing is fixed but the warranty rep said they do not warranty this. However it was supposed to be done after home inspection while in escrow as much of it was noted. We were told all but one owner obligation item was done (adding a drain for upstairs washer) Lawn had to be replaced before moving in and was supposed to be monitored to ensure it grows (it's not been rechecked or fixed as promised). Very disappointed with the quality of everything. Was expecting something better

This is my first home purchase and the experience was not what I expected. I feel the quality of the building is mediocre and the level of customer service is poor. You have purchased the home now any concerns is your problem.

If you’re not happy with the color scheme or elevation of your home ask your agent for a different home even if you have to wait a bit longer to move in. I wasn’t given that option. I was never happy about the colors scheme and the elevation, I felt pressured in making a decision to purchase the home. I was told I could change that one exterior color after closing on the home, come to find out that I cannot, I have to repaint the entire home. It was all a lie to get me to sign that contract and for the agent to secure the sale. No one would take accountability for all the misinformation and no one work with me to make that small change. After retiring from 20 years of military service, my wife and I were thrilled to purchase our first brand-new home with Casa Fresca in Lithia, Florida. However, what should have been an exciting experience quickly turned into a disappointing and frustrating ordeal, largely due to the unprofessionalism and dishonesty of our Sales Consultant, Kayla. One of the most significant issues we faced was being upsold to a "premium" corner lot for an additional $30,000. We were led to believe this lot would be perfect for our dogs, and Kayla even assured us she understood the importance of a large backyard because she too had dogs. This made us feel confident in our decision, especially when she volunteered we could extend our fence five feet into the easement without any issues. She emphasized that she had done this several times before and even offered to help talk to the HOA, claiming she had helped several others with the same issue and that it was "not a big deal"—making it seem like a mere formality. We were not able to follow up with this claim unfortunately, because the HOA would not speak to us until after we closed. However, after closing, we discovered that the HOA would not and could not approve this request. When we tried to get help from Kayla, she became unresponsive. When my wife finally reached her via text, Kayla acted like she had no idea what we were talking about, though she had said all of the above claims in front of both my wife, myself and our realtor. When my wife made the point to say we paid extra for the premium lot and inquired how it was still premium if we were losing 10 feet of it, Kayla stopped responding. She never clarified what constituted a "premium lot." It was incredibly frustrating to realize that, despite paying an extra $30,000, we couldn’t use our yard to its full potential. Had we known we would be losing 10 feet of our yard due to fencing restrictions, we never would have chosen this lot or spent the extra money. This was not the first time Kayla misled us. During the purchasing process, she assured us that the house would be ready well before the projected time, repeatedly saying, "The drywall is up, which is the hard part. Everything after this is going to go extremely fast." She also mentioned that she had never had a project take the full projected time and promised we would be in by early June. As we were purchasing from out of state, this information was critical. Based on her assurances, we moved down from Minnesota two months early, only to end up spending around $15,000 on a hotel while waiting for our home to be ready. Those "two weeks" turned into two months, causing us immense frustration and unnecessary expense. We could have stayed in Minnesota, where we were living rent-free, had we known the accurate timeline. I feel compelled to share how deceitful and duped we felt throughout the entire process. Kayla single-handedly took what should have been a joyful experience and turned it into a costly and disheartening one. Her dishonesty and tendency to over-promise and under-deliver made what should have been one of the happiest times of our lives stressful and disappointing. On a more positive note, Andre, who was our Construction Manager. He was excellent. He faced a laundry list of items that were not up to standard that we found in our walk-throughs, but addressed them quickly and professionally. He was friendly, understanding, and communicative, ensuring that our concerns were heard, valid and addressed. Andre was realistic in his approach and never over-promised anything, which we genuinely appreciated. In conclusion, if we had been given accurate and honest information from the start, we may have chosen a different lot or even a different neighborhood. Unfortunately, our experience with Kayla has left us with a home purchase experience filled with regret and frustration. I hope this review helps others make a more informed decision when considering Casa Fresca and doing business with Kayla. The was the worst experience I have ever had. I brought this home and during this time I asked to see a Model because I lived in California. The associate sent me a video of a model home and lead me to believe that this would be my home. When I did the inspection, I asked to have the paint done correctly to my surprise it was not done correctly when I arrived. The wall coverings for the socks were slightly damaged. The master bathroom toilet wasn't functioning. The carpet wasn't the color that was shown to me. This company is still building homes like its 1980. I totally disappointed. I don't understand why the master shower isn't enclosed, the light fixtures over the vanity are very cheap and they gave me 50 dollar sinks for a house that is almost a half a million dollars. I’m very disappointed with the master bathroom as there’s no place to keep a bath towel and the bathroom has 3 different doors in it and doesn’t get a experience of using a private bathroom. Whoever designed this kind of bathroom is very ugly. Who will keep a towel holder inside a toilet.

Workmanship is a HUGE issue. The buying process was a massive headache

I was offered an additional 1% at closing on top of the other incentives to close on the house. My realtor noticed the night before closing that they pulled back the 1% and didn't tell myself, my wife, or the realtors. My realtors notified them and us about the issue and they said they couldn't offer this any longer. This was done 12 hours before our closing and we than had to bring an additional $5,000 to close. Your team lied to us to close and then pulled the rug out 12 hours before closing and didn't even bother to tell us directly. There’s a Lien out on my house for them not paying the electrician. Promised Grass Cut at closing. Took 6 weeks for something they promised. Promised touch up paint, took a month to get. They have a year warranty, but when you place a work order in, technicians who don’t care are sent and say, “that’s just the way it is.” … why even offer a warranty then?!?!? My experience has felt like a HUGE SCAM!!!!!! I’m in the Military and signed out-of-state.

We purchased one of the first homes in the neighborhood, the construction process was poorly managed and our interest rate was about to expire forcing us to close without getting all of our issues resolved. There was no follow thru with any of the items identified during our walk thru and then the identified issues became “homeowners responsibility.” The sales staff was nice but the construction process was not well supervised and we are still fighting with getting the issues fixed. I love Waterset but I expected more buying a brand new home that claims to be affiliated with luxury builder Westbay homes. Bottom line get anything in writing and be prepared for delays that are not at all related to normal supply issues. ... More
