My wife and I bought our first home and feel Casa Fresca let us down in many areas. Stand out would be the terrible build quality and workmanship. It looks like they hired middle schoolers to do most of the work. It seems to be an issue across all price ranges and areas of FL so I don’t want to put all of the blame on casa Fresca but I will never buy a new construction again

Between houses it needed more space. Also need more parking spaces. Building houses is not even complete yet, but feel very much crowded

There’s a Lien out on my house for them not paying the electrician. Promised Grass Cut at closing. Took 6 weeks for something they promised. Promised touch up paint, took a month to get. They have a year warranty, but when you place a work order in, technicians who don’t care are sent and say, “that’s just the way it is.” … why even offer a warranty then?!?!? My experience has felt like a HUGE SCAM!!!!!! I’m in the Military and signed out-of-state.

Our experience with Casa Fresca was very good. Me and my wife were both looking for a home and the first thing that brought us to Casa Fresca is the architecture very nice looking and modern. And one other thing we appreciate with them is their service, they have a great staff of technicians and professionals who know what they’re doing. If something happens they take care of it right away. If you are looking for a good quality home with new design , Casa Fresca is the right company to join!

The house is very good and I like it very much.

The house has many details, the floor was uneven, the carpets were poorly placed, the walls were poorly painted, no electricity in the back of the house, the doors had most of the locks loose, many details for a brand new house.

I like the Casa Fresca homes. The color schemes and design of the houses are very nice and pleasing to the eyes. On the exterior, it stands out from all the other houses built by different builders and one can tell it’s a Casa Fresca home. For my particular home, I chose the Magenta floor plan and love how it looks and feels with its open concept, big master bedroom and walk-in closet. The only thing I didn’t like was the shower in the master bedroom didn’t come with glass door so using a shower curtain for now but even so, some of the water still tracks to the floor outside of the shower. I find the workmanship okay, there were definitely a few issues that needed to be addressed and during their 30-day follow up, I presented some of the concerns I found. One got addressed and the others were not but thankfully it was something minor that I could fix. Outside of that period, they’re not as responsive anymore. My messages went unanswered by their contact persons. I’m waiting on the 11th month inspection as there might be other issues found that the builder needs to address as time goes on till then and hopefully they will all address it. One other thing we didn’t realize is that the site of the community they built on is close by a railroad and we can hear the train pass multiple times a day and where my property is located, on my backyard even with the fence they placed around the community, I can see the train pass. I can hear and feel it’s vibrations every time it passes day or night. We can only learn to live with it in the next few years until we can find a better location. ... More

Worked with wonderful people but the builder work is subpar. My upstairs floor is noticeably uneven along with some mild squeakiness, sink in half bath was installed crooked but the only way to notice it was to actually sit on the toilet. These things were brought to their attention within my first 30 days of moving in, but was told nothing could be done about it at this point. Building these homes were definitely a rush job as ALL my nearby neighbors have very similar complaints. I read reviews and they weren’t so great when I chose to build here. I just thought my experience would be different. My ONLY reason for buying here is because of no CDD. This is my 2nd time buying a home and this home is NO comparison to my 1st. I’ve been happy with my house and Casa Fresca was great to work with.

House is delivered before the expected date but we wonder if they even have a check list to do quality check. We are rushed to get the home handover and seeing issues . When we asked questions they say this is how it works but we feel it’s lack of skilled people at work. They are delivering quickly but quality is doubtful . With in a month time of home owning we have seen water leaks in window , missing accessories have hard time managing those work orders. It’s almost 2 months now, we are sad and unhappy making this choice for our first home!

My experience overall I would say has been okay but that was due to some bumps in the road that I experienced upon moving in. I would highly suggest you check out all the closets and ensure they were installed correctly. I unfortunately had my closet racks fall apart after I added my clothing as the rack was not installed into the beams of the wall. I had my own stud finder and marked off each spot and they did not match the holes left in my wall. I reported it and while I did get a response I realized it had been nearing two weeks and nothing had been scheduled. Then the other side of my closet began to show signs of coming out of the wall as well and I submitted a second report. The response took longer than the advised 48 business hours and by that point I began calling around to try to get some assistant. I got a hold of someone by the name of Becky who I believe worked at the Casa Fresca Main Office. She was a tremendous help in getting the ball rolling and in a couple of days I finally had my closet repaired. That same day someone came by as well to address the little issue I was having with my blinds. There are a few other outstanding things that were supposed to be addressed in regards to the irrigation and the grass that are still outstanding but my main priority was repairing that master closet. ... The Sales Rep. Taylor and the Construction Managers were great. They were always quick to respond to any inquiries. The attention detail paid by the Construction was amazing. They did really treat it as they were building their own home.

Ask a lot of questions and make sure you really understand everything!

The buying experience was good. Sales team great! The Construction manager was not on top of the job. Multiple items identified at final walk through were not taken care of. I have to spend too much time contacting the warranty team to get information. Or ask when things will be completed. Overall I love my home but it does seem like once you sign that paperwork its on the to the next sale.

If I had known of all the issues in this community, I never would’ve moved here. The backyard is patchy sod with holes big enough for my children to twist or possibly break their ankles while running in the yard. The backyard is not graded properly which leads to large puddles in the yard for days after a rain and also consistently soft, wet soil many days after a rain so my kids can’t even sit on the “grass”. Our front door is hard to open and close and the construction manager said it’s because it has a “good” seal even though I can see light shining through while the door is completely shut. The sliding glass door is off track and when we told the warranty people, they didn’t send anyone to fix it. Now we can’t even lock the sliding glass door. We also have tubs that aren’t caulked in to the drywall and cracks in the drywall. The stairs are carpet but still have tacks sticking out of the carpet where my toddler, myself, and my husband have all stepped on them and winced in pain. We were also charged a “premium lot” fee for a water feature and it’s literally a water drainage system that’s JUST MUD!! I could go on but what’s the point? In comparison to other 1st time home buyer new construction homes, Casa Fresca delivered a well built home

The buying process was awesome and seeing the progres of then house thru was one of the best experience of all. Nevertheless, there was some items do not finish on the house correctly. Like the stands on the pantry closet. The ethernet port connections where not terminated.

The sales team at Casa Fresca was perfect. I worked with Madison and she kept me updated every step of the way. The community is beautiful and they didn't charge CDD fees. I highly recommend Madison. However, I am not sure what happened but the house has had way too many issues since moving in. I moved in the weekend of November 16th and the first major issue was there was no hot water. I was told to call the ER number on the sticker located on my breaker box. GUESS WHAT...there was no sticker there and when I did get the number from the sales team, the ER number wasn't helpful because it was after hours on a Friday and they would not return until Monday. My project manager for Casa Fresca tried to fix it that Monday and it did work for 1-2 days then the water got cold again because the hot water heater kept tripping the breaker. I would hit the switch to turn it back on and it would trip immediately. Turns out the element was broken and had to be replaced. Mind you this whole process took a week. My dryer, disposal and dishwasher were not plugged in when I moved in. I asked my PM at Casa Fresca if I should plug them in or was there a reason it wasn't done. I was told to plug them in. After using the sink that night, the next day I noticed water under the sink in the cabinet. I turned the water on to find it was leaking from the disposal which messed up the cabinet as it warped and bubbled up. Had someone plugged in those appliances and tested them, they would have spotted the leakage immediately. FYI...In order for them to correct the messed up cabinet, I would be without an island/sink for two weeks. I find that unacceptable. Two switches in my house were not working - I even tried changing the light bulb but that didn't fix it. Per the electrician that Casa Fresca sent to my home, the wire was not installed correctly. Was that not tested? I had Spectrum install WIFI in my house in the internet panel located in the master bedroom closet. When they screwed the WIFI box into the panel, it came through the bonus room wall. Somehow the backing that should have gone in behind the internet panel box is missing. I had Spectrum show me the size screws they used and inside the panel box to see if the issue was on them, it wasn't. When I tried to locate touch-up paint, there was only outdoor paint left behind for the house. Why isn't the builder giving a small size of wall and trim paint to each customer? We are purchasing expensive homes from them but don't leave touch-up paint behind for their customers... My garage was a mess from builder material and trash being left behind. That isn't my job to clean behind their crew but I had to do that. They are working on the house next door to me and every day I find trash being left behind. There is a bag of cement mix trash between my house and the next property. Note...they have left the garage and front door open for weeks, anyone could have walked in and tried to steal property because the crew is not securing the home at the end of the day. The dishwasher is extremely cheap! I am very disappointed with it. The builder has had the plumber come out to look at it and I had GE come out to fix it because it doesn't like to dry dishes very well. I even tried the longer drying cycle. The issue isn't fully resolved but we are still working on it. FYI...the washer and dryer are also cheap, the amount of loud clicking sounds that come from the washer is insane. It seems like this builder only cares about their profit versus giving their customers better quality. Note...if you are buying from Casa Fresca, inspect the appliances, I wish I would have in their model. The pantry closet already has one shelf ripping from the wall and another shelf isn't completely screwed into the wall. The trim under the island, they failed to paint it as there are several holes where the nail gun attached the trim to the island. Why wasn't the trim caulked and painted to prevent the buyer from seeing the holes? I am getting this corrected through the builder in their warranty as I should not be the one painting trim because their crew failed to do so. None of the bathrooms had the curtain rod installed, I had to install them myself. Again, why wasn't that installed for the customer? Recap, the sales team was great but the execution of building this house was not good. I recommend every homeowner purchasing from Casa Fresca to check everything out in their home. Maybe they are building too fast or they simply don't care because it's not their home but this is my third home having built and I never had these issues with the other two builders. You will notice issues right away. Months in and they will not get fixed. I would be very cautious before closing with them. The upstairs is VERY unstable in two story homes.

I had a disappointing experience with Casa Fresca while buying a home. Their services did not meet my expectations due to unexpected charges, intentional delays, and inexperienced personnel. Casa Fresca charged additional fees, including a three-week extension fee, which they knew would be incurred if the process slowed. This lack of transparency left me feeling frustrated and misled. I firmly believe that clear communication is essential in such transactions, and unfortunately, Casa Fresca did not meet this standard.
