I have several complaints. To begin with, during the walkthrough a week before closing, some problems were identified that hadn't been addressed by closing time. The first issue was inside the kitchen island, where they corrected some imperfections but didn't repaint the wall. The manager, Jake, promised to come and fix it, but he never showed up. Then he said he would bring the paint since I told him that if he could bring it, I would paint the wall myself, but he never came. Several days after closing, a leak was discovered in the master bathroom ceiling, which lacked a vent. The last problem was outside, where a leak was found. Initially, it was thought to be the irrigation system, but it turned out to be the sewer line. I made contact and it took them a week to come and solve the problem, only to realize it wasn't the irrigation system. After they were notified it was the sewer system, it took them four days to send someone to fix the problem. ... More

I send a request for outlet not working friday still not heard back

The house has many details, the floor was uneven, the carpets were poorly placed, the walls were poorly painted, no electricity in the back of the house, the doors had most of the locks loose, many details for a brand new house.

The sales team at Casa Fresca was perfect. I worked with Madison and she kept me updated every step of the way. The community is beautiful and they didn't charge CDD fees. I highly recommend Madison. However, I am not sure what happened but the house has had way too many issues since moving in. I moved in the weekend of November 16th and the first major issue was there was no hot water. I was told to call the ER number on the sticker located on my breaker box. GUESS WHAT...there was no sticker there and when I did get the number from the sales team, the ER number wasn't helpful because it was after hours on a Friday and they would not return until Monday. My project manager for Casa Fresca tried to fix it that Monday and it did work for 1-2 days then the water got cold again because the hot water heater kept tripping the breaker. I would hit the switch to turn it back on and it would trip immediately. Turns out the element was broken and had to be replaced. Mind you this whole process took a week. My dryer, disposal and dishwasher were not plugged in when I moved in. I asked my PM at Casa Fresca if I should plug them in or was there a reason it wasn't done. I was told to plug them in. After using the sink that night, the next day I noticed water under the sink in the cabinet. I turned the water on to find it was leaking from the disposal which messed up the cabinet as it warped and bubbled up. Had someone plugged in those appliances and tested them, they would have spotted the leakage immediately. FYI...In order for them to correct the messed up cabinet, I would be without an island/sink for two weeks. I find that unacceptable. Two switches in my house were not working - I even tried changing the light bulb but that didn't fix it. Per the electrician that Casa Fresca sent to my home, the wire was not installed correctly. Was that not tested? I had Spectrum install WIFI in my house in the internet panel located in the master bedroom closet. When they screwed the WIFI box into the panel, it came through the bonus room wall. Somehow the backing that should have gone in behind the internet panel box is missing. I had Spectrum show me the size screws they used and inside the panel box to see if the issue was on them, it wasn't. When I tried to locate touch-up paint, there was only outdoor paint left behind for the house. Why isn't the builder giving a small size of wall and trim paint to each customer? We are purchasing expensive homes from them but don't leave touch-up paint behind for their customers... My garage was a mess from builder material and trash being left behind. That isn't my job to clean behind their crew but I had to do that. They are working on the house next door to me and every day I find trash being left behind. There is a bag of cement mix trash between my house and the next property. Note...they have left the garage and front door open for weeks, anyone could have walked in and tried to steal property because the crew is not securing the home at the end of the day. The dishwasher is extremely cheap! I am very disappointed with it. The builder has had the plumber come out to look at it and I had GE come out to fix it because it doesn't like to dry dishes very well. I even tried the longer drying cycle. The issue isn't fully resolved but we are still working on it. FYI...the washer and dryer are also cheap, the amount of loud clicking sounds that come from the washer is insane. It seems like this builder only cares about their profit versus giving their customers better quality. Note...if you are buying from Casa Fresca, inspect the appliances, I wish I would have in their model. The pantry closet already has one shelf ripping from the wall and another shelf isn't completely screwed into the wall. The trim under the island, they failed to paint it as there are several holes where the nail gun attached the trim to the island. Why wasn't the trim caulked and painted to prevent the buyer from seeing the holes? I am getting this corrected through the builder in their warranty as I should not be the one painting trim because their crew failed to do so. None of the bathrooms had the curtain rod installed, I had to install them myself. Again, why wasn't that installed for the customer? Recap, the sales team was great but the execution of building this house was not good. I recommend every homeowner purchasing from Casa Fresca to check everything out in their home. Maybe they are building too fast or they simply don't care because it's not their home but this is my third home having built and I never had these issues with the other two builders. Kayla was so communicative and quick. I was saddened to get in and see all of the corners cut and sloppiness on the building of my home but it was also expected.

Before we moved in, the tree in the front yard was laying on its side with the roots exposed to the air an 90 + degree heat for over a week and a half. I asked several times to have the tree replaced, but they say it is still alive. It is all brown at the top, but they are not going to replace it. So, I paid for a house with a defective tree. Not happy! What a way to save maybe a couple of hundred dollars, while I paid 460k.

As you can see my overall experience was not a good one. I certainly wish I could say otherwise. Without your sales team, I would have not purchased a home here. Jason was absolutely wonderful throughout the initial stages of the process. When we were passed off to our construction manager "Chris", that is where things for sure took a turn for the worse. I wanted to be involved with taking photographs throughout the process, as this was our first new construction build, but then at some point that changed. We were suddenly told that was not allowed. We have been in our home for 2 months now and still have blue tape throughout the interior and exterior of the home. Writing this now, I get sick to my stomach with the way our builder conducted business and still feel as if there were many empty promises when getting things addressed. I was fearful at times to vocalize my feelings, as I knew if I did, we would ultimately be pushed to the side and treated unfairly. I spoke to many other residents and neighbors who were in agreement and feel the same as we did but at the end of the day once we closed and Casa Fresca got our money, we were very quickly forgotten. I will end this review here as there is nothing positive to say and frankly I feel as if this will simply be filed and fall on deaf ears. I would be willing to share my feelings and more specifics with someone of what I will call "Executive Level", but unless that was going to happen, I really have nothing more to say. ... More

Between houses it needed more space. Also need more parking spaces. Building houses is not even complete yet, but feel very much crowded

The buying experience was good. Sales team great! The Construction manager was not on top of the job. Multiple items identified at final walk through were not taken care of. I have to spend too much time contacting the warranty team to get information. Or ask when things will be completed. Overall I love my home but it does seem like once you sign that paperwork its on the to the next sale.

The buying process was awesome and seeing the progres of then house thru was one of the best experience of all. Nevertheless, there was some items do not finish on the house correctly. Like the stands on the pantry closet. The ethernet port connections where not terminated.

I first want to say that the home itself is excellent quality and was an unbeatable price. In terms of the home and the neighborhood, we are very pleased with quality and value. The issues we have had revolve around communication, follow through and expediency of issue resolution - which is the reason I wouldn’t give Casa Fresca 5 stars. Once we got close to closing, we started having issues with sliding dates and issues with the CO - not overly unusual in this market, but lots of issues with communication. It seemed like the construction and sales team did not talk and no one talked to our real estate agent. Once we were able to move in, the house itself has been great with only minor issues - but the yard has been a bit of a mess with lumpy side and broken irrigation. Some issues were fixed right away, but we haven’t had anyone look at our irrigation and it’s been over a month since leaking issues were reported. Therefore, we can’t water our lawn and it’s dying. Would I recommend Casa Fresca? Yea, probably for the quality of the home. However, there would be warnings about communication issues and yard expectations. ... More

The house have some small details but was more during construction. However I want to said the saler ZACK was AMAZING he is the best customer service ever and he is so nice and polite and attentive. He need a promotion

Kayla was amazing but we do feel a little mislead. We moved from Triple Creek Because of all the section 8 and rental issues that are taking place there. We openly had that conversation with Cayla and now we are experiencing the same thing here two houses down from us 30 days after close. We are happy with the house but responsiveness to warranty repairs has been somewhat delayed. We are also not pleased with part of the sod. The sod used in the front between sidewalks and streets was bad when put in and we got an HOA violation less than 30 days after close for it. I like the Casa Fresca homes. The color schemes and design of the houses are very nice and pleasing to the eyes. On the exterior, it stands out from all the other houses built by different builders and one can tell it’s a Casa Fresca home. For my particular home, I chose the Magenta floor plan and love how it looks and feels with its open concept, big master bedroom and walk-in closet. The only thing I didn’t like was the shower in the master bedroom didn’t come with glass door so using a shower curtain for now but even so, some of the water still tracks to the floor outside of the shower. I find the workmanship okay, there were definitely a few issues that needed to be addressed and during their 30-day follow up, I presented some of the concerns I found. One got addressed and the others were not but thankfully it was something minor that I could fix. Outside of that period, they’re not as responsive anymore. My messages went unanswered by their contact persons. I’m waiting on the 11th month inspection as there might be other issues found that the builder needs to address as time goes on till then and hopefully they will all address it. One other thing we didn’t realize is that the site of the community they built on is close by a railroad and we can hear the train pass multiple times a day and where my property is located, on my backyard even with the fence they placed around the community, I can see the train pass. I can hear and feel it’s vibrations every time it passes day or night. We can only learn to live with it in the next few years until we can find a better location. ... More

Ask a lot of questions and make sure you really understand everything!

Highly recommend paying for an inspection before final walk through. The inspector found a handful of things that needed to be corrected. More attention needed for making sure the trades do the work correctly and neatly the first time. I did not trust the sales rep. You can tell she is a good sales person for her own benefit because she doesn't disclose all the details completely to the buyer. Working with CMG mortgage and Sunset Title were both good experiences.

Rose helped me so much buying my house, knowledgeable,attentive, helpful,& patient. I would definitely recommend working with her, great transaction thanks to her
