This is our first home and happy with the output.

Definitely builder grade. No sound proofing at all. Insulation is sub par. I can hear a person sigh in the next room. The use of flat paint is standard but it shows every mark, hand touch etc. The carpet and padding is sad and low quality. The land grading and drainage is actually horrible. Landscaping is a joke. But the price was fair in this market. I could have gone somewhere else but needed a ranch with decent sq footage. And the people at Centex were super nice. Note that Pulte Mortgage will not service your loan and they sell it to Fannie Mae who gives it to Loan Care who is one of the worst in the industry, according to all I read. ... More

very professional and closed all items on time

Major improvement is needed in the communication, dont have proper system for communication through any form, there is big scope for quality improvement as well

The beginning of the building experience with Centex was less stressful than the end. We had to rush to make design choices as it was a spec home and they had already started the building process. The sales rep, Ryan, was kind and helpful when he could be. Throughout the build process we had construction managers change about 3x and none of them were proactive in reaching out to provide updates on the home progress. We were out of state and was expecting better service as we heard from others who went through this process previously. As we were about 6 weeks away from close, we were in the state and able to visit the house more often. I pointed out things that were wrong or done poorly, but was told the little things would be fixed by the new home orientation (which was 4 days before closing) or closing. I expressed my concern with that as I was worried that they wouldn’t have enough time to address all of the blue taped items in time for closing. We get to the new home orientation for blue tape- spent almost 6 hours going through the house with the blue tape to identify issues. We get to closing and they simply removed a lot of the blue tape without actually addressing the issues. The cleaners actually put additional holes in one of our doors and some walls after we closed and they barely cleaned the house- to be fair the power went out later in the afternoon due to a storm, however, they never came back. We have been going through the process to still have these things corrected now 6 weeks later. Since living in the house we have identified even more issues- walls not being straight (discovered when we went to add a wall to convert a dining room into an office and the opening was not equal), uneven flooring over the concrete slab, drywall not being completely filled in as there are little holes on the walls in several rooms (the paint they chose hides it very well unless you are looking from certain angles), nails sticking out along the trim of the carpet- which we are told that is normal for them to install the tack upwards and we would just hammer them down when we feel it, gaps in the carpet along the baseboards, and so much more. I have several family members looking to move to this area and build, but rest assured they will not be using any of these companies from Centex/Pulte. It is very disheartening especially when spending over half a million on what we wanted to be our forever home, that they couldn’t even have basics of straight walls completed. The homebuying experience was positive. We love our new home. We find the hoa a bit restrictive. Which is disappointing. The home itself is beautiful though.

Great so far, Ryan and Chad did a great job from marketing side, construction manager Robert did a great job and not much delay in completion and closing, Elizabeth and his team from Pulte mortgage team did a great job in fixing the rate lock..

Not a very great experience till now. we have seen houses that are being built around the area which have more build quality than ours

The sales staff was kind and prompt in responding to my query. The construction manager ensured that all the small defects were fixed quickly. My personal home inspector said that the house was built well. I am pleased with the over all experience. I am inclined to buy a second house with centex/pulte for their good build quality.

The home buying experience went well but the issues highlighted in my engineer’s pre closing inspection were not all addressed when we were told that they had been corrected, When we did the post closing walk through the condition of the floors was disgusting also the windows had not been cleaned. My summation is Centex could and should pay more attention to the condition of the home before turning it over to the purchaser this experience has not given us any faith in anything a Centex representative says.

The quality of the home is very average. Lots of issues would have just required an extra few minutes when it was being constructed/installed. Overall construction is just somewhere between poor and average. Just disappointed.

It's really wonderful home me and my family feeling comfortable it's big I liked because it's new construction and Excellent house division the backyard is fantastic and all services in home good really really (Centex homes 540 west) it's awesome company Thanks so much

Our experience with Ryan in Sales was very pleasant and professional. As first-time Centex homebuyers, not our best experience with new construction because of Centex policies. We saw the home at the end of 2021 (the walls were not yet sheet rocked) and wanted to purchase at that time and were told the price. However, Centex did not release the lot until March 2022 with no reason given despite our many emails and phone calls to the sales office with offers to purchase. When the lot became available, the price was raised $50,000 with no cosmetic changes permitted (including paint color and style of the front door) even though it was early in the construction process. Once in the home we were told we had to wait 11 months for many of the issues we had with the construction to be corrected, including damaged windows and missing caulk and sparse mulch that we ended up paying to replace since the builder-controlled HOA refused to address this issue. Our experience with Centex would have been enhanced if all of the above did not happen. Therefore, we most likely will think long and hard before purchasing another home from Centex. ... More

Tomas was great and very knowledgeable. I wish there was more communication throughout the whole process though.

Centex is a great company. But I think they have to improve in their workers communication network. It can affect buyers indirectly. But overall they deliver on time

Nice to be part of of centex family

The process was easy and enjoyable. They cooperated and answer all of our questions. The quality is high.

The experience of selecting options and then making design choices was not fun at all. Do not assume what each options include - u will be sorry. Things u think would obviously be part of an option as it is titled are not. Common sense does not apply. U need to ask a ton of specific questions to ensure u r getting what u expect. If u have conversations with your PM and something is promised, get it in writing. They will come back and say they misspoke or they were overruled by their management.

Senior management's response on the difficulty of rate extension and quality issues are amazingly helpful to make the purchase process less stressed.
