Nice neighborhood , good quality , but responsiveness to issues it’s pretty bad .

We really enjoyed the majority of the home we built. Poor quality with the drywall and painting throughout the home with many issues that will need to be corrected over the next few months and years to come. Further, substandard communication during the closing process from the on-site representative as evident in the fact that we did not receive the keys to our home until days after we signed the official closing documents with the lawyers office. Not satisfied with the finishing, Lot of things can do better for small works.

The lack of attention to detail takes the joy out of owning a new home.

Overall, we enjoy our Centex home. It is our fist home purchase and so we were a little less picky, and the market in our area is extremely competitive, with the costs of homes going through the roof. The home seems to be build well generally. But all of the details were clearly rushed. The detailed paint job we sloppy, the landscaping wasn't great. But none of the issues so far have been irreversible. And considering the market, the price point was desirable. So overall, it is a good house, not a great house.

Very happy with the homebuying process until the week of closing and there was an alarming rush to get things done. The workmanship was less than desirable. There has been great effort to correct errors but I'm not confident that the builder would have made corrections on their own. We had to show and notify them of all the mistakes/oversights. Great efforts have been made in the last month but there are a couple outstanding items that are not available (beyond their control). Patience is key. Please read your paperwork and make sure you get everything you paid for, because they will not offer up the information--just hope you don't remember or notice. They tried to tell me that the garage door glass inserts that were in my purchase agreement was not included. Low and behold I found it and they agreed to get them done. Beware that there is no 30 day warranty process followed by an 11 month one as mentioned several times during my homebuying process. There is only the 11-month service. So they expect you to wait that long for them to fix things. The warranty office will literally tell you that. So they will only service things you catch during blue tape walk and what is written on Celebration walk through. Otherwise, wait 11 months. I'm unhappy with the warranty process, my water pressure is not something that can wait (they did agree) or the rack that fell off the wall. Also, a 1 year warranty doesn't mean you have warranty access for a year, it means they want you to write one list and wait 11 months until they address what they consider minor. Centex Homes only offers a 11mth punch list for any issues that arise. If you choose to build with them make sure you look very close at everything. We are having drywall issues and now have to wait 11mths to have them addressed.

The finishing isn't that great.

Home is still Incomplete a month after closing.

There are many pluses to our home. However, once we moved in we found that painting was poor, several doors did not close properly, there was no power to the kitchen island, the dishwasher did not work (a plug was never attached to the dishwasher), screens were missing, and there were rust marks on the concrete slabs from nails that were never swept up. I trust there will be other issues as the months pass. Our Field Manager from Pulte Homes is great! Unfortunately he does not have enough hours in a day to address issues tied to the 15+ homes that are either settling or are soon to settle. Once 30 days elapses the warranty requests are handled by a Pulte Homes Customer Care person and responsiveness is exceptional. So why the “Timing” subject? Our settlement date should have been pushed out one month. The Field Manager should be able to focus on confirming that everything is in working order and performing a detailed walkthrough prior to the buyer’s walkthrough. ... More

Centex homes are great starter homes but you must stay on top of construction to make sure every thing is correct.

We love our home although it is frustrating out how most of the walls are not straight and most of the home does not seem very air tight as you can feel a draft at times. We are concerned about the flooring upstairs as it makes a lot of noise already and that seems to be a common concern through out the neighborhood. We have made a lot of upgrades on our own so we are happy with it.

Nothing really to share. Everything went ok up to this point.

Though I acknowledge Pulte is still trying to solve open issues, the fact of the matter is that I found too many issues with Centex not only before and during closing but afterwards. Some of them related to internal communications in Centex and third parties/design center and some others related to construction, management and final execution. Field manager was suddenly changed and things improved after that but still important issues were found and still I am struggling to have them closed. Centex did not even accept to delay closing and while I accepted the proposed closing date, the house was not finished and right now I am working with the warranty team. ... More

Many electrical issues and roof leaks

Painting detail need to be explain, ceiling and wall same color, white was preferred for ceiling Customer needs to know no wood trim for windows Also contact customer about change, floor plan reversed without notice Lights was not explain, we purchased ceiling fans and lights Need to know ceiling height

Make sure u run the water all at the same time to make sure the plumbing was done correctly and don’t have issues

Doesn’t respond to work order in a decent about of time

The rushed slot of stuff in the house, they should they have not taken there time. Cracks in the structures inside, appliances not working, gutting has holes, take your time and build these homes..

Paint on floors and not dry before move in. Doorways, door knobs and locks not working properly Areas of flooring not adhered Cupboard drawers not sliding smoothly Poorly constructed exterior fences

There are some issues noted right before closing. There was lot of miscommunication during this process. Caused some stress with builder representative. I wish that was smooth.

All the home buying experience was going very good until the mortgage consultants started questioning and denying the approval literally LAST minute before closing. Of course, I had to meet certain income to qualify and to decrease the debt ratio. In order to get the approval for the house they ONLY told me I needed to pay off a credit card before closing, which I did a couple days prior closing. Since the beginning my income was good and it was approved, they only wanted me to pay off a credit card. Right after I paid off the credit card, the nightmare began. They said they couldn't approve the loan because my income wasn't enough and the only thing I could do in order to get the approval is that I needed a pay raise, which I did get it the same day they asked for it. Well, it wasn't enough for them, I got the pay raise, paid off the credit card but now they wanted me to get rid of my personal vehicle loan, which I also did before closing. They put me against the ropes in a matter of days before closing. They thought I wasn't gonna make it but I did. The sad thing is that they make you feel like everything is good and going because they schedule you to assist to the home orientations, they send emails about how good your process is going and emails or text messages congratulating you about the new house but in the meantime the loan hasn't been approved. For me is nonsense to do, send and say all that if you don't even have the approval yet. And on top of that, they have you struggling with all these demands in order to qualify last minute. The only good thing and good communication I had was from the community construction manager, such a great guy with a lot of knowledge. Fortunately, after providing and accomplishing everything they asked for, I got the approval. I had to reach out to the general manager though and also, he helped a lot and did way better job than the first mortgage consultant. Manager solved all this nonsense issues in a day. ... More
