Does Not Enforce Neighborhood Covenants

They act like the Covenants are a big deal but when they are broken they are not enforced. I wanted a neighborhood with restrictions, but what are Covenants if they are not enforced

Poor attic insulation ,the floor needs adjustment, the walls begin to show nails. the plaster of the foundation is falling, never received parts of the kitchen cabinets, the main room is very hot with respect to the rest of the house, never received the paintings that were used in the house

2-car Garage doesn't fit ONE regular-sized truck!

I would've given the Summit by pulte/centex 4 stars for value for price paid, BUT for one HUGE reason - their TWO-CAR garage doesn't fit ONE regular sized short-bed crewcab truck! One of the MAIN reasons I purchased a home was so I could safely park my truck when I went on long out of town journeys (which I do for at least 6 months in a year), so I was quite shocked to find out that my truck didn't fit (another 1 1/2 feet of depth of garage would've helped) inside the garage. We had a minor dishwasher issue that needed to be fixed. When they pulled out the dishwasher we could see a hole through the wall and light was shining through. It was large enough for a fist to fit through. It makes me wonder if there are any other problems behind the walls that won't be noticed until there is a problem.

We purchased the home as it was almost completed (didn't build out ourselves). We have had quite a few issues, most of which were resolved after multiple contacts, but still have some issues we are told we just have to wait until they get to it with no actual time frame.

The more I walk around my brand new build the more disappointed I am that I purchased here. Size wise great, quality of work rushed and things that should look brand new look like it is a year old home.

Grout, paint, drywall taping, cabinet installation and general cleanliness are just awful. I am so disappointed I am shocked. Friends have Pulte homes and were top notch. Mine is just awful. No pride of workmanship and no supervision of work done. My tubs are not usable due to gaps, bubbles and voids in caulking around tubs. And this is after it was pointed out during walkthrough. Cabinets were drilled with visible holes where handles are mounted. Tile grout is uneven and there are dozens of splotches of grout on tiles. Four key areas to review: 1) The sales experience was good, the sales guy was knowleadgeable and fair. 2) The mortgage approval was smooth, no issues, super fast. 3) The construction of the house was a big issue. I hired an inspector to do an inspection and it showed several issues that the construction manager did not want to accept. After a few days of stress and after postponing the closing day, the inspector went back and demonstrated that he was right. The quality of the inside finish wasn’t good. There were lots of flaws in the drywall (eg nail holes, gouges, mortar spatters, rums in the paint etc). The doors were hung with large gaps on the bottom of the frames. The dryer vent wasn’t connected and the dryer vent on the roof was plugged because a screen was left on the vent by the roofers. The dishwasher drain wasn’t connected properly and caused damage to the cabinets. There are dents on the refrigerator, dryer and oven. We closed on our new home Mid-December. We still have 2 repairs still not completed. A cracked bathroom cabinet frame due to sink installer damaging it. And a 3rd bathroom fiberglass shower surround that has major damage to it which we discovered post-closing. It should have never been installed, or the installer damaged it. We reported it to customer service within 30 days post close and now a month later it is still not replaced. This is a major defect and has caused our family undue distress and taken away the joy of buying a new home. Very frustrated and dissatisfied.

I appreciated the communication throughout the build and understand Hurricane Ian throwing a monkey wrench into an already complicated supply chain, but I do understand the motivation to lie to me. Making arrangements to live while the build was completing would have been easier if I was told the truth instead of trying to make me feel better with overly aggressive time lines. Purchased a home from Pulte/Centex - 4 months before closing. Craftsmanship was poor in multiple areas at “final walkthrough”. I feel the house should be completely finished with all errors corrected before “final” review. However, 100+ pieces of blue tape were everywhere with defects in cabinetry, warped walls, etc. We were given the “official” closing date 7 days prior to signing documents and receiving keys (moving from 3 hours away with moving trucks). Price is pretty comparable to other builders. The work however…SHODDY WORKMANSHIP!!! I wish I could post pictures. The turnaround time on the home was FAST but unfortunately the workmanship suffers. All the work from the cement subfloor to the paint and texture to the cabinets is poorly done. Unfortunately, we did not notice the majority of these things until we moved in. We closed two months earlier than expected so that should’ve been a red flag!!! Salesman and construction manager were very communicative though!

To me the house that was built was just average. They could have better builder grade for flooring and cabinets. Not every room has a ceiling fan connection. They should include in the basic package gutters and sod for back yard too.

The Centex team were helpful and worked to get us in the house but the quality of the home is subpar. Windows are misshapen, walls aren’t straight, grass was laid poorly, etc. We’re not pleased and we might have made a mistake buying a home from Centex.

Our experience with Ryan in Sales was very pleasant and professional. As first-time Centex homebuyers, not our best experience with new construction because of Centex policies. We saw the home at the end of 2021 (the walls were not yet sheet rocked) and wanted to purchase at that time and were told the price. Multiple issues not resolved throughout the home. Two walkthroughs with blue tape and still issues remained. Doors not properly sealing. Two of the rooms in the "Smart home" did not have the ethernet cables terminated or cut into the walls.
