They overall finish quality was rushed and detail work was not so great. For the price these house are being sold they are not worth it. I regret making the decision to make this my families first house and if i could leave i would. I am not happy in this house and by what the website reviews show nobody else who purchased one of these over priced fast rushed crappy detail work is happy. DO NOT BUY FROM THESE PEOPLE!!!

Broken sewage main line caused by negligence, incompetence, lack of oversight and inspection left us without taking a shower, brushing our theeth and flusing the toilet for one week. Now my driveway is damage after excavating to repair the pipe and Pulte Homes refuses to repair the damage caused. I am not asking Pulte Homes to stand behing the concrete warranty and repair it, i am asking Pulte Homes to replace my driveway because they damage it as a direct consecuence of the sewage line repair. It is a matter of right and wrong!

Vendor was no help at all. Lack of information and assistance through the process and post closing was none.

This was definitely not a good time to build…it took 8 months from contract signing to close. Options were not explained in detail when selecting upgrade options.

The overall experience in buying a house was horrid thanks to the staff of Pulte mortgage. This was my first experience of buying a house and it was hellish. From issues with negligence and predatory lending behavior to just plain being rude, snarky, and highly unprofessional by multiple members. I had fees upcharged and added to my CD that were NEVER agreed to even when the staff tried to pull "per our negotiations" but tried to ignore WRITTEN agreements on what was stated. I was also told I should just sign the CD even with the charges because I'm still coming ahead with the incentive bonus. The 5k by no means makes you come ahead that was an incentive by YOUR company to help with closing cost so in the long run it's the company's money period. I also NEVER received an apology by staff for the issues and NEVER received a call from the supervisors to speak about the behavior of their staff. I will NEVER use Pulte mortgage ever again and I will never recommend anyone to use them. Now in regards to the home it's self it's lovely I do have a few issues with carpet nor touching the wall fully leaving holes open for critters, some concrete chipping, and cracks on the wall from the house settling but I have a lovely experience with my field manager Chris. He was extremely professional and quick to address issues. He also tried to assist me with the issues I was having the mortgage company. He truly went above and beyond in his duties. I felt my sales person Kim was non attentive. Did not contact me during or after the purchase. I had to get the keys to my mailbox. Never did a walk thru of the home other then the first visit .

I have to say that everyone else was absolutely amazing. Roger, Joshua and a guy from Pulte when I did my final walk through with were all amazing. The house is well built, haven’t had any real issues. The people I have interacted with were top top notch people. Except for one, the sales guy named Dwight. First time meeting him was great! Good impression. Promised to stay in touch in regards to the house being finished. It started getting of track when he got my realtors email incorrect. Then it just snowballed from there. He stopped communicating, he didn’t respond to phone calls, texts or emails from myself or from my realtor. We met with him a few more times and she had to yell at him to get him back on the ball. Which he didn’t. Fast forward, I got a lot of incentives for paying cash. I was more interested in another home than the one I wanted. My realtor talked to Dwight and he absolutely REFUSED to honor the online price of 289,000 plus my incentives. He kept telling us it was 297900. The website CLEARLY had it listed at 289,000 and I even sent a screenshot and was given a bunch of excuse from him and his manager that they won’t honor the price. If they would have, I would have bought it and would be happy. Now, because that house is next door to mine, I see it constantly and am reminded of Dwight’s shady business practices. It finally sold the other day. For $249,000. Two grand more than what I paid for my house. I’m so angry that I’m planning on moving next year. Never want another centex house. Sales - laughable, multiple errors. Once you sign the paperwork, he has no interest. Thanks for nothing Tom and if you knew your stuff, the home was advertised with gutters. Our PCO NIck, is fantastic and really cares about what he does and how cuustomers are treated. He restores credibility for the organization.

We not really happy the first day all two bathrooms sinks was leaking, and we still wherein for people come finish to paint and fixed the garage door

The sales portion of the experience can be improved. Communication was not the best from the sales agent. We would call and email several times before we got a response. The contractor was good. He was responsive and helpful.

Overall I’m happy with the house. There has been a few issues but the builder has been easy to communicate with and almost everything has been fixed. My only complaint would be in the sales process the person in the office did not show me what was actually put in the house. I ended up with a lower grade different carpet and different fixtures in the bathrooms. I was shown a darker carpet and brushed nickel. Ended up with light carpet and chrome. And they did nothing about it.

Lenders are not professional enough for the financial process of buyers lives while they work through the process together so use outside funds for this neighborhood

I was told by my sales representative that I would be able to afford a house in Davis ranch at the end of January. Of course I knew that could change based off of pre-approval and actual approval. Fast-forward to March I'm told that I can only afford a house in a different community. I was told that I would be able to keep my 4.25 rate that was promised to me but after speaking to my loan consultant she said that that was not communicated to her by sales. Unfortunately but thankfully she was able to get me a 4.75, but the sales consultant shouldn't have promised me that rate nor should he have said that it was "obviously a mistake" and that there would be no concessions since "we've given you so much already". ... We originally were supposed to have our house completed in the very early summer when we signed our contract but that got pushed and pushed until October. Not to mention we moved in with trades still painting the exterior of our house and the lawn still being laid. There was numerous times we had asked if something could be fixed or done and got told yes, just to find out it was either not fixed, or fixed with minimum effort (usually shooting a bunch of caulk or silicone at the problem). We had about 3 items that we immediately submitted to warranty after moving in because we had told the CM about them at least a month in advance and they still weren’t fixed. I watched many of the trades work on my house and I can tell everyone that it’s largely in part to just the standard of quality these trades hold for themselves. I’ve walked behind painters and told them spots they missed before. And that’s not something I should be having to do as the buyer. List of problems we had, or are still having: Lawn (they laid the sod and never rolled it or completely just didn’t put sod down in some places. My lawn is so bumpy that it’s difficult to mow and I’m now periodically buying sand to level my yard.) Walls aren’t square. Some of the shorter lengths of walls, it’s very apparent that the drywall and studs are not square to opposing walls. 2 sheets of drywall have become visible through the tape, mud, and texture of the ceiling. There was a piece of trim I could fit my hand behind. There was a piece of door trim that was so far away from the floor that you could feel a draft when you put a hand next to it. Then when they put the door trim on, the painters forgot to paint both sides of the door trim, and they got paint on my floor that I had to scrape off. Lots of our exterior siding had cracks where nails were put through too hard. We had a roof leak almost immediately. Not to mention that you’re putting 300k+ out for a house and you get zero options. You get it as it comes. Then the HOA this builder has chosen for this area doesn’t even send you mail to set up your accounts but they will drive the neighborhood at least twice a month and fine you for your trash cans being in front of the garage door. Overall super happy with the amount of home I got for the price, love the location and my neighbors. But the quality is not up to standards. Make sure to hire inspectors for framing and final walkthrough. Best of luck. ... More

Centex is a decent track home builder. We loved working with Melissa in the sales office. Brett the superintendent was nice and helpful. It was a little disconcerting that he didn't have the items from our home inspection fixed before our walk, but it appears he was able to get them fixed before we closed. Overall we love our new home; however, using their lender was a total nightmare! Don't let them talk you into, or let them pressure you into using their lender. Pulte Mortgage is horrible!!! To say Pulte Mortgage is slow, and non responsive, it an understatement! It's almost impossible to get a live person to answer the phone. If you are able to actually talk to one they don't have answers and don't call you back. Pulte reps took on average a week to respond to emails and to voicemails, They took almost a month to even get a yes or no and not till I told them if I didn't have an answer by the end of the day I was not going to use them and because they were so horrible I wouldn't be purchasing the Centex Home ether. I was told by Centex that if I used Pulte Mortgage the process would go quicker and be smoother, definitely not true! As a note I had a pre approval with guaranteed close from another lender (who also offered to match the incentives from Centex & Pulte Mortgage). I should have used my lender... The build manager and the build process was great. I really enjoy the house and had no issues. The problems were with the Sales team. Either they were completely clueless or they flat out lied to my face. Either option is not good. With the sales team you need to triple check everything they say and get it in writing.

We started the process to buy our home in July of 2020 and was told that we would be able to close by the end of march or early April of 2021. We finally closed June 26, 2021. I do understand the situation with Covid and the delays that it caused. But we witnessed other houses of our same model starting after ours being completed before ours. Our house would sit with no work being done for 2-3 weeks at a time. Also, when the work was done, it was very poor quality which had to be corrected at a later time. Walls had holes punched in, Paint was poor quality and workers would use the shower as a toilet. Every time I would go to the property I would find something else wrong or damaged. Finally at the final walk through, we noticed a number of items were either damaged or not completed. The kitchen island was damaged at the bottom beyond repair, the tile around some of the outlets in the kitchen were cut too short and were gapped, the front porch light was missing, the door bell did not work, paint was missing is spots. All of which are still not corrected. Most of the other items that were not completed are now complete. Overall, we are enjoying the house, we just wish that the process would have gone smoother. The initial process with sales person was great. He was very helpful and answered my many questions. Unfortunately after I signed the purchase contract things started to go down hill. I needed house insurance that process went through the team, not a good experience. everyone wanted to help but that did not happen. The left hand did not know what the right hand was doing. As far as repair requests and promises That did not always happen. I was told one thing and that did not get done or got forgotten. There were many things that did get done but not easily. workmanship on the detail inside work was of poor quality. The night we closed, about 20 minutes after we walked into the house for the first time, I found a leak in the wall. Supposedly there was an issue with a piece of the back siding, so the hose bib needed to be removed in order to complete repairs. After the hose bib was replaced, it wasn’t screwed back on tight enough so water was leaking in the wall for an unknown amount of time. Drywall was damaged, insulation was soaked, and a considerable amount of water was seeping up from under the floor which was how the leak was discovered. Subsequently, the floor in the entire house needed to be replaced. It took exactly 1 month for all necessary repairs to be made which was an unacceptable amount of time. Granted, everything got finished, but the lack of urgency displayed to us when it came to getting our issues taken care of was very disappointing. ... More

I love the layout and the finishes on my new house. Unfortunately, I’ve been in the house for one month and the microwave and sprinkler system have already had issues. There are raised paint dots all over my floors that were not cleaned up and also missing grout in several places, as well as weather stripping that has already started to come off the doors. I really liked working with Lily, she was attentive to the issues I had before I closed. She is very knowledgeable and quick to respond to any issues. I had a shelf put in by the trim carpenter in one of the closets, the original bar was taken off the wall and moved and a new one of a different color was put in. We were not given paint samples so I cannot cover the large patches of drywall that were stripped. The most recent concern is that a work truck from the Centex home next door, drove over my sprinkler system, which now is not working on that side of the house. I wish it was a better communication system

This company is large and divided into multiple departments. Because of this, and poor communication, many items were overlooked and never discussed. We didn’t find out many things were “missing” from our home until the final walk-through when it was too late to change. We were very disappointed and now out of pocket thousands of dollars to make these necessary adjustments.

They did not provide the blue prints of the home witch made it very difficult to do home improvements ex add a water softener. They also said the home was pre wired for Cad6/Ethernet in every room which it was not.
