Overall the experience was ok. Quality of the materials used was poor. Also the whole house inside was painted with a flat paint not a semi gloss. We had to repaint the whole house. We have been in the house a little over a month and the fence is falling apart. Not good

Some parts gets easily broken. Overall just fine.

Overall very good experience. Only issue is certain requests have not been addressed timely post-close. Floor plan is great. Recommended.

30 days after you move, everything changes. There may still be things to fix but you are forgotten about. Everyone becomes less responsive. Until you get nothing. I not talking 3-6 months. I’m talking 31-45 days.

this builder is willing to assist you in getting a home

The Supervisor Cody was great. He is the reason for 4 Stars. Took care of issues personally that were within his ability. As for the home build / design: The master shower: No shower doors, not even a shower rod. This is a 70's design shower. The cabinets in the kitchen stopping at the refrigerator and not continuing across the top to the wall. Door knobs, hinges, cabinet handles and hinges are Satin Nickel (for which I like), kitchen and bathroom / shower faucets along with the towel racks are chrome. The base boards are left cut a 90 degs not cut on 45 degs and chaulking used to hide this. Using flat paint throughout the house, including the kitchen. I know I am leaving small things out. With exception of the baseboards, the next owners will never know this is the way Centex built the house. Over all, the house is nice. However: the shower and the kitchen cabinet is the biggest design dissapointment. ... More

house was late by 2 months

Everything is on their terms when it comes to options, deadlines, etc. The whole process is definitely in favor of the seller. I felt they rushed the closing about a week or two before the house was completely ready for move in. Overall I like my new home. There were just a few bumps along they way I would have rather done without.

You can expect customer service and site managers to be great, but some of the contractors are out to make the most they can in as little time as they can. Things will have to be redone or fixed . We still have things that need to be redone or fixed properly.

Customer Service is awesome but the subcontractors work is subpar. (1) The sod was laid in a very sloppy manner, there are several sizes of gaps between patches. Now I have to pay to properly re-sod their sloppiness. (2) The front door was not properly sealed, you can see daylight when closed, you can feel the draft and that is after it was supposed to be fixed. (3) I have a problem with two of the breakers, they turn off for no reason and after two months I am still waiting for a call back from the warranty department. We realize that a newly built house (fast tracked) there are always some problems which are tracked through a punch out list. This is ongoing, as it should be. Several individuals during the purchase of the property have been extremely helpful, and at times now are still a dependable resource. This is not our first house purchase and we expected a more transparent information process, deficiencies are noted and sent up through the proper channels. The problem is the lack of communication from the Project Manager; deficiencies are noted and the Myrtle Beach office tracks and sends a follow up email, but we cannot receive a timeline as to when these repairs are to be made, some have and we are grateful but others are still pending. The biggest cost in time and resources has been an incomplete back yard, this has cost us over $2000.00 and many man hours to take an area from downed trees and stumps to what it is now and should have been completed prior to our move in date. This started with the hiring of a certified surveyor to accurately mark our property lines; prior to our installation of an HOA approved fence. Since the purchased lawn irrigation system was not completed to the property lines, this also has been noted to the Myrtle Beach Office. The ratings given for Trustworthiness and Responsiveness to issues reflect our frustration(s) with the first few months in our new home. The sales process was outstanding and both the sales representative and construction manager were friendly, efficient and responsive. I love the home and the neighborhood. The customer service after the sale has been anything but good. I had a major plumbing issue almost immediately after move in. My yard was dug up and almost 3 weeks later it is still a wreck and I can't get anyone from the customer service department to communicate with me as to when the landscaping will be repaired.

We have had many problems with the water heater, flooding/water entering the house, screws popping out, and siding coming undone.

Our building manager Ed Romero was absolutely amazing. He always made us feel like top priority even though he also managed other houses. Warranty team is a different story.

Overall nice home, but in the end the home was rushed so the builder could meet the closing date, I feel that a lot of details was missed and skipped because of the rushing to finish toward the end. We would have been happy to move back the closing date in order to have it done correctly. There are several things were are doing ourselves because the response to issues has been non existent.

Wrong drain pan broke washing machine, dishwasher leaked, one toilet wobbled, front door and garage door not seated properly, sliding door lock did not work, screens for slider were missing, one cabinet installed 3/4” lower than the others, gap in base molding between two cabinets, hall bathtub drain slow and last but not least-major drainage issue required three plumbers to be resolved.

We are pretty happy with our house, but it had several issues that needed to be fixed that shouldn’t have been missed. Once issue they attempted to fix, but didn’t. Had to wait almost a month for them to try and fix again. Something finishes are just not as good as they should be. Love the neighborhood, overall wouldn’t have done any different.

It is good for budget, The finishing materials are not great and is very budget oriented. The TV output is only one and none available in upper floor. The heat water is coming very late. The Lawn was not watered well before handover.

The process from initial was stressful, but at the end it was great.

I have been in my home about a month and a half. The appliances came with it. Every time I use the dryer the breaker trips. I put in a service request and an electrical company called to tell me they can’t come til the 23rd of the month. So I am left with a new home with new appliances and I will have to got to the washeteria for the next to weeks. Totall UNACCEPTABLE, I am so upset and disappointed

The house is very nice and well priced. However, the quality of work is pretty poor. The concrete slab is uneven and there are lumps all over the down stairs floor. Large lumps, like you can see AND feel when you walk. Several of the baseboards are bowed in or out significantly enough to notice immediately, and all of the pre-wired fan switches are all not terminated correctly. One of the three-way switches had a hot leg on both ends and kept the wires in the ceiling live no matter the switch combination I tried. Fortunately I have electrical experience and didn't get shocked!

There is a delay in resolving the issues and also the house was not completed at the time of closing

Definitely builder grade. No sound proofing at all. Insulation is sub par. I can hear a person sigh in the next room. The use of flat paint is standard but it shows every mark, hand touch etc. The carpet and padding is sad and low quality. The land grading and drainage is actually horrible. Landscaping is a joke. But the price was fair in this market. I could have gone somewhere else but needed a ranch with decent sq footage. And the people at Centex were super nice. Note that Pulte Mortgage will not service your loan and they sell it to Fannie Mae who gives it to Loan Care who is one of the worst in the industry, according to all I read. ... More

Few problem found. It was on the inspection report, but not fixed.

The overall homebuying experience was great. No complaints there. However, once I closed and moved in to my new home it was near impossible to get anyone on the phone that could actually resolve my issues. Then, the information that I did receive was insufficient or completely wrong. I have been in my home for 3 1/2 months and continue to receive the run around. Each representative I speak with passes the buck and no one seems to have the answers or want to assist. So, if you value a community with representatives that actually respond and care about your concerns, look elsewhere.
