We loved the houses and community since we visited it. The experience with sales, title, mortgage, and construction wasn’t the best. Bad communication and some staff were somewhat unprofessional, last minute and don’t explain everything to you. My construction manager changed 4 times and it was a terrible experience. Tried to get a hold with a mortgage rep to ask questions about closing costs, no one got back to me Title waited til last minute to provide wiring instructions and during closing had to wait hours to confirm they received it just because they were late providing that info to me House is still full of wall scratches, blue tape, and light not working even after closing ... Would have been nice if the closing company worked with us better on closing dates

Dawn was absolutely wonderful and extremely helpful. Ben and his team have also been fabulous and they go the extra mile. They are the reason we ended up going through with this purchase. They are the heart and soul of this branch. Even though I had some water issues the water company was extremely responsive. I love my new house it is my dream house. I am thankful that they always make sure the requests are handled quickly, and if a contractor doesn't show Ben steps up and actually does it himself. He needs a raise seriously, he is superman! I give Ben & Dawn 5 stars! The lower review was due to two of the contractor's that you use, and Pulte Mortgage company that is disorganized and is not communicating with the property effectively. FYI: We do think they need to raise the 4 ft fence rule, ALL of the neighborhood thinks so too. The retention pond is too close not to have higher fences, plus dogs get out because of it. Contractors that I didn't care for: I wish that they would have used different electricians because we have had so many issues with that. Weak tradesman. Average quality. The subs don't care. This is the lowest tier of construction quality that exists. Having said that, Pulte is a good company that really tries to take care of their customers

There were TWO people from Centex (i.e., Pulte) that were GREAT to work with. That's not to imply that everyone else was bad...it's just that these two people were exceptional, and one was over-the-top exceptional. That said, I don't feel at the end of the process that I ended up with the home that *I* wanted. What I ended up with was the home that Centex/Pulte was willing to build for me (again..."per plan"). This is the problem with "production builders" like Centex/Pulte, and going in...I knew I would have a problem "fully liking" the end result. Next time...it's custom home builder all the way!!! At least that's the way I'll get the home that *I* want - and NOT the other way around again. This doesn't mean we didn't end up with a "quality home" at the end of this process. (In a LOT of ways, the final "quality" of the home is yet to be determined - perhaps after a few hurricanes pass over.) As I said...it's just not the *final* home that I wanted...and now I'm going through additional non-trivial deconstruction/reconstruction expenses to get that home that I wanted. It pretty much sucks. And that's how I feel about the whole experience as I write this review today...and we have yet to actually live in our new Centex/Pulte home for a full month. ... More

Certain things that should hve been done prior to closing were not dine properly. Two baseboards were not squared. Tile grout had holes, ripples. Tile floor also had some material tracked on to it. This shoud have been noticed and fixed prior to the closing.

Nice home, not the sturdiest built home we have ever lived in.

Great Personnel.

They will rush making your home and not be at 100% just to close on their time.

Not worth the price you paid

My experience was stressful. My sales person was great until I finally decided to buy. Afterwards, he never responded timely or sometimes not at all. I decided to use their mortgage company and even though I had over an 800 credit score, been on my job over two tears and paid off all my debt I was told I may not qualify and I should not have paid off my debts. That made no since to me. My builder was great and responsive. The quality of paint and carpet is low. Feels like I'm walking on the bare floor no padding. Flat paint that is easily flawed. During the walk through had to have several walls sanded and repainted. The carpet was not tacked down in several places. You have to email for service calls because no one answers the phone. However, they do respond timely to your emails. I love the layout of my home and hope to enjoy it for years to come. If I had known there was going to be 400 plus homes in this Subdivision, I probably would not have bought here and the houses are a little close together. ... More

The title says it all. I'll never use Pulte Mortgage again. Communication is awful. However, the community builder and the community sales agent were fine.

The builder was good as well, they need work on time management in case the house finish before scheduled time to help the buyer.

The tile in my master bathroom is cracking open in the shower

The sales group is great at there job and make you feel welcome as soon as you walk through the door. But I dislike how they operate when it comes to your home. There is a very limited option to customize your home. Once they pour the concrete they won’t allow you to change not one thing. As well comparing our house to the others in the neighborhood we over paid for our house. The same house with close enough square footage to ours cost less than ours. Those houses are fully loaded with grass in the back and sprinklers and gutters. Ours didn’t come with non of that and cost about 30,000 more. If I was to go back I would do better research on how much the houses in our neighborhood are going for. As well I would have a realtor next time to catch the slid bull the sales people will try to slide by you. We could have gotten a better deal than what we was offered. One month in and found a clogged sink, a leaky toilet, windows that won’t close, and ants. Warranty team is great fixing, but…

Skylar, Mark, and Ani embodied the definition of responsiveness, punctuality and transparency. They were all easy to do business with. Brian on the other hand seemed quite untrained, unresponsive, and frankly misleading (talking in circles without it giving a straight answer specifically). Although I do not hold Brian accountable to his lack of training, that’s his management teams job. He is responsible for taking ownership of providing clear and concise data, which he did not do without a push every conversation. Overall, I would rate the entire experience a 4 out of 5 stars.

Our realtor was excellent but was outside the builders sales team.

Michael was a great construction manager, Sam was an awesome Salesperson, other than that the experience was very stressful we had one issue after another and they took 4 extra months to finish our home, our house has several issues (not serious, but still) overall after moving we are happy with our house, and the neighborhood.

I submitted a list of things that needed to be corrected. Yes, even new houses have things like cracks that aren't filled in and sawed out rectangles in the wall. I still have a temporary stove in my place because the people who put in my permanent stove didn't remove it at the same time. Copper pipes are still sticking out of the ground. I don't want to put landscaping rock in my yard for fear the rock will puncture a line. The house itself is really nice though. I especially like the low HERS rating which means the house is insulated to save on heating and cooling bills.

The sales rep was very proactive and patience to guide us. The process was seamless just the finance Part of it was stressful as we had little or no guidance about document submission.

I ended up liking the end result, but getting there was barely worth it. it took almost a year from signing the initial contract to close. The sales people are completely clueless and will just say things they think you want to hear. I went in for a scheduled appointment more than once and they didn't remember who I was or why I was there and even pulled up the wrong account. I had to ask about closing weekly. the contract said July and I didn't close until almost September. half the time my emails were completely ignored. I was not even given an idea to plan about when to end my current lease. it was awful. The construction team was awesome though. They were better at communicating. ... More

While I can't say I enjoyed my experience with Pulte Mortgage, Isabella was invaluable throughout the process and Eddie really worked hard to huild us the best poasible home he could. We r forever greatful to them.
