Stressful experience to build a new house.

The quality of workmanship on the house that I bought is marginal at best. I found several light switches outlet sockets that weren’t even grounded. When I went to put in my living room ceiling fan I removed the light fixture and found it was only held in by a half bent screw. I had to remove the whole thing and install a new one and that wasn’t even grounded; so much for quality assurance and inspections. The floor had to be ripped three times. The third time was actually after I closed on the house because they couldn’t get it done before closing, which intern prevented me from moving in for a full week after closing. The driveway is already chipping and has pockmarks throughout it. What ever coating they put on the concrete driveway didn’t adhere properly so it chipped up and created a holes throughout it, surface. I asked it to be fixed and Nicole the Customer Rep, who is WONDERFUL, got right on it and had them come over-and so-called fix them ….now my driveway looks like a Poke-a-dotted surface. The workers that this company employees or subcontracts to do the work, they could care less. Everything is done quickly without attention to detail and sloppily.. if I’m gonna spend $365,000 on a house I expect at least the outlet covers and light switch covers throughout the house to be straight and not crooked throughout the house. I still have yet to fix all those. No, I would not recommend this to anyone…I am very disappointed in Centex. The main thing is, as I was waiting for the house to be finished and throughout the inspection process, when discrepancies were found and requested to be fixed; I was told they were . Since I’m moving down from upstate New York, and quite a few of my phone calls were made from there, my builder assured me that several of these items were fixed, and most of them were, but I noticed that some of these discrepancies were covered up or made to look like they were corrected or simply just overlooked. . I can’t express how disappointed I am in the workmanship on my house. In fact, I’m going to demand that my driveway somehow be resurfaced so that it doesn’t look like a poke-a-dotted surface. This is ridiculous. In closing, I would like to say that I feel very disappointed that I have to leave this type of survey and evaluation. This was supposed to be a pleasant and fun experience. It’s been some-what short of that. I’m the type of person that I want to get what I pay for, it’s not my job to save the builder money. I paid for that. It’s the builders responsibility to provide a product that is advertised at the time of the contract signing and not skimp at the finished product or correcting the discrepancies. Initially, everything went smoothly and we were optimistic. However, as time passed, the process became increasingly stressful and unreliable. It felt like we were initially promised the world, but then faced excuse after excuse for why they couldn't fulfill their promises. We discovered that the construction manager had provided false information, and we are currently working with the warranty team to address these issues. Unfortunately, the construction manager's attitude was condescending and made me feel belittled, as if I was being treated as unintelligent or irrational. Furthermore, the sales manager failed to follow up during and after the closing process, showing no interest in our satisfaction. Recently, I greeted her with a friendly wave, but she responded with a blank stare and no acknowledgement, despite making direct eye contact. On another note, the floors are terrible quality. ... I recently purchased home and from sales team it was good and smooth process. From quality perspective and build review it is not up to the mark. Couple of easily visible concrete cracks, mud issue in backyard due to baldly sloped never been taken in to consideration as it should.

So many things wrong. Even thing that were blue taped at final walk through weren’t finished. Have been ghosted by warranty rep. Be ready for a fight.

Houses are built quick to be sold quick. I wouldn’t rate quality & materials the best as we have been replacing items inside the home since move in.Structure of the home is a joke. Whole house vibrates every time the train goes by.

No really good experience during all process, quality and termination of the house was a battle

Super rushed thru the closing. Numerous issues to be addressed. Virtually no communication even though I was promised to be kept updated. 2 months after closing & still issues unaddressed that were to be fixed/etc before or very shortly after closing. Even was given a certificate of occupancy despite the heat not working. Too many houses, too few ppl for the workload, too focused on only money, and the laborers' work is neither inspected nor up to par for new construction in that price range.

Low-quality paints, Low-quality carpet, low-quality vinyl flooring.

Some of the workmanship and materials used were done poorly. Overall, not bad, but for the price, could have been completed neater and better materials used such as bathroom and kitchen fixtures. Takes a long long time for work to be addressed and/or done to fix work poorly done. Disappointed with that.

The sales and supervisors we worked with were great to work with. However, the craftsmanship in the house is pretty terrible. Cheap carpet and floors. Terrible paint jobs inside and out. Everything inside the house looks like it was done by someone who does not take pride in their work.

Our experience at first was really good as Shawn kept us informed about the house. After we moved in we were told we would have a new house manager, but was never given his number. Shawn said that Scott had been too busy to meet with us, as he is meeting with other homeowners. We are homeowners and he should have met with us. We have lived here almost 2 months and nothing has been fixed on our move in list.

Builder follow through left a lot to be desired.

Closing was delayed multiple days because issues with the CO which cause me yo wait over 5 days after closing to receive my keys! After almost two months after closing I am still waiting for the home screens to be installed… very disappointed overall with the company

Although Shawn, our building manager, had his hands tied a lot, I feel he did the best job he could for us. Contractors do seem to be the lowest bidders though. Often not showing up when they say they will. Centex had no contingency plan in place when their HVAC contractors quit on them. This lead to a couple of months delay. Holiday Pools refused to communicate with me about the project. Closing was delayed two weeks because the pool was not complete. This caused us to extend our stay at a local hotel and increased our out of packet expenses. Drywall has several splatters and the painters simply painted over them. Gloss paint for crown molding was overlapping the ceiling flat white in many areas. Had to reorder some tile and they used a different color grout when finishing. I see a few tile spacers still stuck in the grout. Our bathtub has to be refinished after contractors used ladders in the tub and scuff up the tub badly. Date of refinishing is estimated to be 4 months after closing! One window was broken at closing and has been repaired, but two windows are still missing trim that covers the installation screws after 40 days! Our initial experience with making an offer on the home and getting updates was good. We got weekly updates pretty consistently in the beginning, but then they started to taper off. Once we were given our closing date, I felt like a lot still needed to be done with the house and was concerned if the house would be "move-in" ready by the closing date. We ended up closing on time and moved in but had a punch list of items to address. One of our biggest concerns was our vinyl flooring, which was not installed to a satisfactory condition. Another concern was the trim work, which appeared to be rushed and sloppy. We had paint splatter on the floor in almost every room, and areas that shouldn't have paint on them had paint on them (windows, door handles, etc). We've currently been in our home for almost two months and we're still pending most of our punch list to be completed. Overall we do enjoy our home, but I also feel that it was rushed to be completed by the close date and that work wasn't done properly. Who doesn’t love buying a new home, build from the ground up. Seems that the process was more stressful than I could imagine, even with a buyer agent involved. I love the home, even with some decorative flaws. The sales team members did make me feel great about my purchases, however, I wish I would have consider additional add one for better living. If anyone can afford it, get ad much done as possible. The building proved to need more checking and questioning. The communication could have been better, as I was met with some condescending responses. I’m a new home owner and I should not have gone through some of these uncertainties get me stress. Back yard is not leveled, it looks like everyone was in hurry and they supposed to work the way they built 2 years ago.

Wish they would have installed cable/Ethernet outlets in all the rooms.

So many things could have been handled better but we're tired of talking about it now.

The drive it’s and some other small over look things need to be paid more attention to be a we didn’t see them till we moved in now we playing the waiting game with warranty to get fixed and corrected. Next time we will look at things more detail because the little things matter too.

I really wanted to say great things but my experience had been anything but that. Someone forgot to put a cap on the roof fixture and there was major rain water damage to both the floors , ceilings, walls and carpet before move in. We had an add on for tile floors and more than half are uneven, raised that you can feel the dips when walking and even tripped over a couple. The wrong grout was used on the three bathroom tubs/tray and they look horrific- no caulk. Garage door has light coming through - hence the temperature is unbearable in the garage since it’s not sealed properly. Front door has light (and bugs) coming through since it’s not sealed properly - and losing cold air from the house. A couple of doors don’t latch. The screens on the windows have gaps and allow bugs in. Cannot open windows on cool nights for fear of allowing uninvited pests in. The list just goes on…, have taken pictures of all issues and working with warranty contact to get them addressed. This process has just started and even though nothing has been fixed yet, I hope to get these resolved soon. Work in progress. ... More

The Value for money for the home is not that great. There are many improvement points we find.

I did not have the best customer experience from the sales through the build experience. Once we signed the contract, we felt like a number and not a client. Poor communication throughout the process. We pointed out several build quality issues throughout build. Only closer of the build came in and tried to rectify the issues we pointed out and could provide honest answers and time frames.
