Very Slow to Respond to Build Issues

Outside of the buying experience, which was amazing, and working with the builder, who was on site at the time everything else has been very poor quality. I have several issues or just the ongoing with no timelines and no consistent. Follow up. I’m hoping things improve, but I have already had to spend quite a bit of my own personal money which may not get reimbursed to get things working like my garage door like my washing machine like my security system on and on and on. The sales and closing team were a breeze to work with and provided great value to the experience. Some issues with the process include a lack of flexibility for any options (such as using alternative light switches), and issues that were noticed and pointed out during the construction process not being acknowledged until final walk through, (a framing issue would have been better to fix when noticed before hanging sheetrock so all the texture matches). Fast Construction, too fast.

The house is very nice and well priced. However, the quality of work is pretty poor. The concrete slab is uneven and there are lumps all over the down stairs floor. Large lumps, like you can see AND feel when you walk. Several of the baseboards are bowed in or out significantly enough to notice immediately, and all of the pre-wired fan switches are all not terminated correctly. One of the three-way switches had a hot leg on both ends and kept the wires in the ceiling live no matter the switch combination I tried. Fortunately I have electrical experience and didn't get shocked!

The overall homebuying experience was great. No complaints there. However, once I closed and moved in to my new home it was near impossible to get anyone on the phone that could actually resolve my issues. Then, the information that I did receive was insufficient or completely wrong. I have been in my home for 3 1/2 months and continue to receive the run around. Each representative I speak with passes the buck and no one seems to have the answers or want to assist. So, if you value a community with representatives that actually respond and care about your concerns, look elsewhere.

I have called the office regarding breaks/deep cracks in the garage that should be repaired before the cracks get larger. If I bought a car and didn’t see the dents until I got home, the car would be returned for another car or the dents repaired. I could put cement down to repair the cracks but I paid for a new house without cracks and holes. There is a space between the back of the kitchen cabinet and the wall. Whoever approved the bathroom design, had no interest in quality. The cheapest paint is throughout the house. And around the tub. It can get wet or washes off of the wall. ?? Who approved this as a family home. White walls that you can not whipe clean? The finish work is terrible, chunks of debris painted into floor boards. Floor is rubber and thinner then card stock. Very disappointed in the quality of work. The lack of care or attention to detail is appalling. It would be nice if issues got addressed properly. Or done correctly the first time.

AC Unit, and Backyard

Called the office and spoke with Jennifer regarding the AC Unit area there was concrete dug up and left there and that was supposed to be cleaned up before I moved in, they took 3 to 4 weeks to do it, also they still didn’t do the job the area around the AC Unit is not paved done like my neighbors to the left or right of me, also there were deep holes in my backyard that I didn’t even see they came and put down old grass that looks like a haystack and it’s going back to the deep holes. I hope that you can send somebody out to see the terrible work that has been done like they don’t care about ...

I love my house but there have been some minor things and major thing that have been disappointing. The major thing is my house is full of roaches, I’ve never had roaches before and now I am finding them all over. It’s making my living experience nearly unbearable.

Aaron is a great manager and good leader but the minor fixes, cleanup, vinyl floor application from his team members needs improvement.. saw a lot of wood dust in a lot of corners, paint on carpet, etc. For this big investment there shouldn’t be anything spotted.. I am quite picky but everyone isn’t so overall it is okay experience with builder team.

If this entire process was in the hands of Todd D alone, then I would have given a 5-star rating for all fields and for the entire process. Alas, such is not the case. He is only one man. Workmanship is OK; I guess. The home inspector stated he was impressed compared to other builders. Hence, let's say workmanship is good. The quality of materials: again, what do I know? The sales group is great at there job and make you feel welcome as soon as you walk through the door. But I dislike how they operate when it comes to your home. There is a very limited option to customize your home. Once they pour the concrete they won’t allow you to change not one thing. As well comparing our house to the others in the neighborhood we over paid for our house. The same house with close enough square footage to ours cost less than ours. Those houses are fully loaded with grass in the back and sprinklers and gutters. Ours didn’t come with non of that and cost about 30,000 more. ...

This is the first month the property has been in use , and already the lights ion the front room and in front of the house have failed to come on. They came to fix it pronto but its a new home , should the hole front of the house loose power, and the breaker never tripped. Scary !!!

Built a great home very quickly (too quickly) Project manager was great and very responsive up until closing date. After moving in, we noticed a lot of things Un-finished. This is my first home and expected the closeout to be close to perfect, this however was not the case. Un/finished home and we now a month later have to go through warranty to get our problems fixed.

Brief, the sale experience with Mike is not positive, slow response, not caring and surprises due to the final walk for the garage paint was not included. Price is not cheap. In contrast, the construction person William is amazing and very professional.

we call the construction manager as soon as we started finding issues, the carpenter came and evaluated the details we showed him, he said " we need to replace basically all the doors of the cabinets in the kitchen, and paint them" after that we haven't hear from them, and they are no longer here at the subdivision.

When you buy a brand new home, you will expect everything will be nice and neat. However, it wasn't our case. After closing, when we went to our new home, we found out that the kitchen wall was leaking, and to fix the issue, they had to cut off our brand new home. While they were fixing the wall, they destroyed our grass, now there is no grass but full of muds. Hollows on the ground, broken door, broken garage door, broken fence, broken shower door, uneven ground, uneven window frames, and much more. Overall quality is slightly better than average. Highly disappointed in the cabinets in the kitchen. You can’t place anything of any weight significance on the upper shelves without the shelf bowing. I’ve had to place my own braces under these to compensate.

Our site manager was really great in explaining everything to us during the build. We really appreciate his hard work, however now that we have moved in we have noticed multiple issues that show the laziness of the builders cutting corners to get the house built. Needless to say, we will be calling several work orders.
