Loving my new house.....but....

I have no regrets moving into a Centex house! I absolutely love my house. And I would buy from Centex again and would/have recommended them. However since I have been living in the home for the last 3 weeks, I have been seeing little things with the building materials. They are minor fixes, not worth trying to contact the builder, but I know what to look for now if I were to buy another house from Centex. The one thing I didn't like is toward the end, nearing my closing......I could tell things were rushed. The driveway has cement droppings over the cured cement and it wasn't corrected. ...

Overall, I was pleasantly pleased with each of my walk throughs and thought centex was very thorough and responsive to any all issues. However, after closing I’ve ran into issues such as being issued the wrong keys for move in, my lawn not being maintained before my move in, and it taking 3 weeks (& still waiting) for any one to come out for the service request for small items that I am finding that need repair and were missed during the walkthrough. This is my first time buying a newly constructed home. You know I talked to my neighbors and all received appliances, but I didn’t receive appliances and I had to buy my own. When I called to see why? They said my purchase had more cash discount. This was not explained to me buy the sales person. Second, our package included a garage door opener but it was not installed. I contacted the service department, they issued a check for $336 to make me happy. I paid a contractor $600 to install a garage door opener. And now I am working with PGP title to receive the original warranty deed, which they claim it was lost in the mail. Not too good ...

I recently purchased home and from sales team it was good and smooth process. From quality perspective and build review it is not up to the mark. Couple of easily visible concrete cracks, mud issue in backyard due to baldly sloped never been taken in to consideration as it should.

Beginning process was smooth and painless. However as our home progressed things became more difficult. Sales person was giving us information without knowing the whole situation. We were kept up to date with timelines of what was happening when, but then those timelines were never met, and at one point were not completed 2+ weeks after we were told they would be done. My overall experience in the beginning was great! But, as I moved into the home I began noticing a lot of things that were wrong. I was in communication with the Field Manager at first but I guess he became overwhelmed with my many concerns about things not being up to par as they were presented upon closing and stopped answering my calls and responding to text messages. I still have unresolved repairs/issues from inside and outside.

Four key areas to review: 1) The sales experience was good, the sales guy was knowleadgeable and fair. 2) The mortgage approval was smooth, no issues, super fast. 3) The construction of the house was a big issue. I hired an inspector to do an inspection and it showed several issues that the construction manager did not want to accept. After a few days of stress and after postponing the closing day, the inspector went back and demonstrated that he was right. To me the house that was built was just average. They could have better builder grade for flooring and cabinets. Not every room has a ceiling fan connection. They should include in the basic package gutters and sod for back yard too.

I have had to put a ticket in 4x in one month (2) tkts were due to my downstairs not heating up. I have had the ac/heating company come out twice the first one shut vents on my 2nd floor and did an air balance check and still it did not help. The second time they came out they opened up the vents upstairs and told me to run the fan while running the heater still no big change in the way my downstairs feels. Initially buying the property was nice and everyone was accommodating. But when the paperwork started and money was exchanged, the people on the neighborhood staffing were not attentive and negligent. My wife and I were lied to about a few things and documents were created without consent. Schedules were messed with and we were told it was our fault. But after it was all said and done, none of it was major and we love the house we are in for the most part. The neighborhood is nice and accommodating, the Centex helpline is quick to act and helpful.

I will share my experience and highlight 2 categories. 1.) Customer Service; the overall customer service was excellent! The builder was attentive, responsive, and eager to work with me. 2.) Quality of craftsmanship: the job seemed rushed and it showed. There was paint splattered on the carpet, blotches of paint on doors, cracks on the driveway, and the crown on the kitchen shelves was loose. I put in a work request to have these and several other issues addressed before the one year warranty expires.
