My yard was never graded correctly and it has caused my back yard CLOSEST to my patio to become a swamp. I was told that as long as the water wasn't standing after 24 hrs that it was fine. I can't even walk through my gate to my back yard a WEEK after it rains because it's still a mud hole. You can see with the naked eye that there are spots that would hold water because of the way it was graded. Like pools graded into my yard. I submitted a request for the repair almost a month ago and still have not had repairs done. They sent someone out, marked the areas, and never came back.

The team has been so responsive since day 1. I thought after signing, I would be on my own but I was pleased to find that their team is still available for support and any issues that may arrise.

This has been a horrible experience. They rushed the job and have no process to guarantee quality. Their process is asking first time home buyers do you like the house. I am not a contractor. Let’s start.I have a ticket that was issued October 16. I sent an email to customer care on 10.31.2024 still have not heard anything. It is now 11.11.2024. The front door has a gap they refuse to fix. The carpet has bumps. The sprinklers were put in wrong. We have non existent draining. Low water pressure. The 1 year warranty is a joke. They will probably blame the customer care agent. They should blame the company for having no process to ensure customer satisfaction. If this entire process was in the hands of Todd D alone, then I would have given a 5-star rating for all fields and for the entire process. Alas, such is not the case. He is only one man. Workmanship is OK; I guess. The home inspector stated he was impressed compared to other builders. Hence, let's say workmanship is good. The quality of materials: again, what do I know? Again, my inspector did not raise any significant concerns re: quality of materials. So, once again, what can I say? What I can say is the enough of the materials are "cheap". 1. The rods used in the bathrooms leave a lot to be desired. They are as light as a cotton candy stick. And, the tension pressure feature fails. 2. Many of the bathroom sink stoppers are just loose, flimsy; it's as if you scrub too hard, they'll fall apart in the sink. 3. When I first saw the model house, I wanted the tub/shower combo in the master bathroom. I was told they were no longer offering that feature; all that was available was the walk-in shower. Several months later, just as the ground was broken on my home, with the opening of the next phase, the shower/tub combo feature was made available. I submitted an email to be considered for this option, as this was the one thing that I had always wanted in my home. It took 4 days, if not longer, before a response was provided. And the reason given that I could not have this feature was because the frames were up. When I submitted my request 3-4 days prior, only concrete had been poured; no frames had gone up. Maybe, just maybe, if my email had been read 2-3 days earlier, some consideration could have been made. ...MAYBE. 4. As I lay in my bed one or 2 nights before my closing, it occurred to me, this home has no sensible or adequate storage. Many, if not all except this one, new constructions use the space under the stairs in a 2-storey building for storage. Not here! There is no closet to house items such as mops, brooms, upright vacuum cleaners. The pantry is only shelves. What this means is one has to consider using either the garage, or placing a shed in the backyard, for storage. Neither of which I am pleased at having to consider. A garage is meant for cars. And the backyard space is made for one's enjoyment without the eyesore of a shed. 5. The overall sense of pride in one's work is lost as a general rule. There are so many instances of trash, empty plastic bottles and cans being the top offenders, strewn along the construction sites. There were several instances of isolated socks on the grounds of a few homes. I can't tell you how many times things such as turning around a door knob, and missing door hinges had to be addressed. Honestly, this was an overall very poor experience. In all aspects of those that handled my buying experience. There was a lack of care, professionalism, and attentiveness throughout. And I was extremely disappointed.

When you look for a home at Peppervine (CENTEX), ask for Ms. V. Brown. She cares about the high standards of Pulte, and will treat you not as another % of commission, but as your personal shopper with the integrity and intentions to make you a homeowner. Absolutely professional to the last final details of getting you a “RED CENTEX KEY” to your new home! I passed on other builders because they just didn’t care enough to call me back thinking I was not a serious buyer!!! They were the ones who missed out. From the beginning of the purchase, Bernar and Chris have been attentive and supportive. We are very pleased with the opportunity to live in a new house and a community that we hope will grow and increase the region's value.

Terrible.. never have I ever had such a terrible experience buying a house. This is my third one and by far the worst one . No one returns phone call , everyone waits till the last minute to ask for this or that. Talked to a cpl neighbors and basically had the same experience. If it wasn’t for having so much time invested in it, I would have backed out and went else where.

Sales agent warm, sincere and honest as well as accessible. Quality great and the included items amazing - all appliances (ALL!), fully fenced, 6 station sprinkler system, Ring doorbell, pre-wired fan fixtures, oversize garage, full lawn, shrubs and trees on the lot. Before buying here we looked extensively at new homes from Waco to Seguin, TX and saw no communities offering as much as Centex.Mavera, Conroe.We are impressed and satisfied.

Our house is great. Centex probably tries to give us a great product but I could give a couple of advices: - Read everything. Yes it will take a lot of time, but you need to do it. - Hire an external inspector. The external inspection's report should have a lot of pictures (my inspection was great). - You must do an inspection by yourself. The inspector is a human been and can make mistakes. In my case, he didn't notice something that I did. - Do not sign until the house has no issues. We found some issues with the house (no big problems, most of them just details),so the closing date was reschedule. During the final walkthrough I checked all the details to be solved in a rush, but I wasn't 100% agree with one solution. When we moved to our new house, that "solution" didn't work as we expected and now I am waiting for the supplier to solve the situation (little A/C adjustment). - When you receive your keys, the fist think to do (after the joy), verify the timer (splinkler system) if you have it already installed. I didn't do it. I week after we moved, I noticed that our grass was really bad (overwatering). Probably it is my bad because I should be aware of that since the beginning. Our closing date was almost 1 month after the grass was planted, we moved 1 week after the closing date, I checked the timer 1 week after we moved. The times for watering were excessive (20 minutes in some areas, everyday) and that was causing the grass begins to decompose. I am trying to solve that problem. ... More

I just purchased a home at Mavera community. Haven't had the experience of living in it yet. Mainly choice it for the beautiful nice atmosphere, and amenities it has to offer. My experience purchasing this house wouldn't have been great if it wasn't for the dedication and hard work of the warranty and construction team. Christopher and especial kudos to Coleman! Very knowledgeable, provided valuable information. Communicate effectively. Was very supportive, patient, caring and kind. Always willing to help resolve any issues or concerns I had with the house. This was a brand-new build. Initially, I expereinced what I thought was a smooth and exceptional purchasing expereince; however, after having purchased my hone, I quickly realized the shoddy workmanship and inferior builder materials used. Once I reported my concerns, the fixed issues were left incomplete/half done, less than anyone would have expected. Warped flooring, exterior doors not fitting leaving gaps, hoses to washing machine drainage not installed correctly leaving water gushing from my upstairs floor to my downstairs living room. I missed out on other better service options. The supervision of the quality of the construction is deficient and the response to the guarantee is null.

It began with miscommunication from the initial visit to the office. The staff were amazingly receptive and accommodating. We heard exactly what we were looking for with our expectations and the VA loan we were applying for. The rate was below 5% and the incentive monies were a great perk. We’re were told there would be a smart home package, appliances included, and a promised rate lock with a fair home price. Turns out we were confronted with a rate increase, no smart home package, no flexibility on price due to the failed promised rate lock, no appliances that were promised, and a rediculous amount of in house (Pulte monopoly) closing costs. We backed out of the deal. Centex home was a solid build for the price. We eventually were convinced to come back to the table with a large reduction in home price with flex monies promised. Dealing with Centex/Pulte group is not an experience I would recommend for any first time home buyer. Nothing was ever put into writing. Only false promises to make the deal. I have repeatedly had to request repairs on a sprinkler system that never worked right, broken heads, pipe busted in the ground leaking water, HUGE water bill, spoke with, emailed, wrote work orders 3X...and still NOT FIXED. I HAD TO PAY A $149 water bill this morning FOR JULY 15TH-AUGUST 15TH. The other orders, or complaints took forever to address as well. When we met before closing, we were assured that all items would be handled promptly. Someone keeps dropping the ball. It is hard to trust anyone at their word now.

Not happy with response time with a water leak. Going to take 7 days to get a repair person to house meanwhile money/water going down sewer.

I moved in April 15, 2024 hoping to settle in a new home where I wouldn’t have to worry about any issues first month of moving in noticed that water was leaking from AC furnace drain pipe and had home warranty work done well that issue was resolved. I was then having issues with my AC not cooling my house. This also was happening on the first month. I’m going onto the five months now in this new home and my AC still hasn’t been fixed temperatures get up to 80° and we’re talking about it would be seven in the afternoon and I come home to a 80° house or also my kids have to suffer being in a house that is warm so my experiences have been awful bad and the AC company that’s in charge of warranty work hasn’t been able to resolve this issue. They all come out and look at it and don’t fix anything. Furnace is sweating baseboard. It sits on accumulating mold I just don’t know how long it takes to resolve an issue with the AC and the high humidity that accumulates in the house in the attic So my experience has been real awful that at this point, I don’t feel comfortable here anymore. I’ve gotten to the point where I just want to sell this house and look for a different builder. I will never buy a centex home ever again. ... More

This is my first time buying a newly constructed home. I encountered sloppy workmanship and many issues such as a screw stuck in my garbage disposal, a window that wouldn't open and shut properly and a window that had a bent/broken screen, a leak in the irrigation system with a "continuous water usage" message from the city and a dead tree as a result, two door locks that didn't work with my key, window blinds are filthy with construction dust, the floor is spattered with paint in some places, the floor board caulking is marred in some places, a section of carpet is pieced in the wrong direction, gutters were packed with leaves/debris, water was not available in the first walk-through (builder hadn't paid the bill), water pressure in bath and kitchen on 2nd walk-through was a trickle, yard is a minefield of bumps and low points (grading is not smooth at all.) However, the builder was very quick on responding to the issues brought to their attention, and did place a second gate (their choice, I never asked for it) to gain easier, safer access the electric box and A/C unit. I'm still dealing with the dead tree issue, getting HOA violations because of it, builder won't replace it with other HOA-approved tree. In hindsight, I would be much more thorough and pickier before purchasing a home from Centex. ... More

I have to say that everyone else was absolutely amazing. Roger, Joshua and a guy from Pulte when I did my final walk through with were all amazing. The house is well built, haven’t had any real issues. The people I have interacted with were top top notch people. Except for one, the sales guy named Dwight. First time meeting him was great! Good impression. Promised to stay in touch in regards to the house being finished. It started getting of track when he got my realtors email incorrect. Then it just snowballed from there. He stopped communicating, he didn’t respond to phone calls, texts or emails from myself or from my realtor. We met with him a few more times and she had to yell at him to get him back on the ball. Which he didn’t. Fast forward, I got a lot of incentives for paying cash. I was more interested in another home than the one I wanted. My realtor talked to Dwight and he absolutely REFUSED to honor the online price of 289,000 plus my incentives. He kept telling us it was 297900. The website CLEARLY had it listed at 289,000 and I even sent a screenshot and was given a bunch of excuse from him and his manager that they won’t honor the price. If they would have, I would have bought it and would be happy. Now, because that house is next door to mine, I see it constantly and am reminded of Dwight’s shady business practices. It finally sold the other day. For $249,000. Two grand more than what I paid for my house. I’m so angry that I’m planning on moving next year. Never want another centex house. When I take a closer look at workmanship, I would say I am not very satisfied. A request to take a look at our door has not been responded yet. Front door gap are getting bigger.
