Too HIGH price for the quality and details finishing

Well when I saw my future house I didn’t see any errors or mistakes, but after just a couple days we my family and I started seeing many details and issues that the CENTEX/ PULTE trying to get them fixed, but was so many that at the end they quit and just send me to the normal way through guarantee.

Not great. From day one during walk through issues were found and pointed out. We had outside inspector come in and did property inspection. ( THIS SERVICE WAS DONE WHILE WE WRE STILL IN CALIORNIA.) Arriving here ln texas , many of the report from the inspection were still not corrected. NOT everyone involved during the process were incompetent. There would be some people in the administrative part and people in support services on repair definitely unqualified. I also feel that the person put in charge and oversee the repair is a very bias individual.

Overall experience: Loan process: good if you understand the home buying process, it was my first home so I ended up googling a lot of information as the loan processors weren’t necessarily proactive in providing all the needed details to understand next steps. Friendly people however. Construction: needs improved communication. Closing window kept on getting pushed with no communication, making it hard for buyers to schedule furniture or appliance deliveries around it. Workmanship, overall I feel I got the worse in quality. Craftsmanship is terrible. A brand new construction looks like a horribly renovated home. The brand new construction we closed on looks like it's been lived in by squatters. It does not look brand new. Sales rep and construction manager were very helpful. They just needed a lot of following up. Other than that, they provided good customer service.

While the home is nice, we are starting to find minor to major issues which I will not type here. I will say that if I had to do it again I would get a home inspector before signing off on the final home inspection.

Workmanship can get better, there was a lot of areas that were different measurement such as windows. Several doors had large gaps on the bottom. The huge one for me was that there was no blinds at all in the home, it is very hard to find the all the measurements. there are over 10 windows in the home.

The build quality is not there most of the workers are drinking during the day no supervision project managers just come and unlock the house in the morning and lock it up in the evening they do not check every time a stage of the build is finished they wait till the end of the build I've never seen them punch any blue tape on the second floor homes exterior so I guess it's just what they can see at ground level on there exterior walk for imperfections both my exterior hose faucets were not secure to the 2x4 and my master bathroom leaked into my downstairs bedroom they forgot to tighten the ...

The contractors and warranty department has been great in communicating all updates and concerns. The only did we did not like was corners were cut on the building process and now as a home owner we are dealing with it.

The sales and supervisors we worked with were great to work with. However, the craftsmanship in the house is pretty terrible. Cheap carpet and floors. Terrible paint jobs inside and out. Everything inside the house looks like it was done by someone who does not take pride in their work.

The entire process was smooth for the most part. The builder did transition between building managers so we had a few communication break downs. The biggest area of opportunity for them is the landscape and sod installation. I am not happy with the sod being delivered brown and sitting for a few days, no top soil used, and the landscapers laying it down on rock without racking it out

The trades and people who physically worked on the house was very poor quality and needed to be redone multiple times throughout the whole build process. The land scape was very poor to the point where most of it need to be redone and paid for by the home owner (myself). That includes uneven bed lines around mulched areas, the dirt that was used to level and grade the yard was extremely poor quality (rocks all throughout yard) and uneven when grass was laid making mowing and yard work very difficult. Cheap light fixtures and plumbing fixtures. No top grade placed before laying a poor quality bermuda grass on the yard. Developer (Pulte/Centex) doesn't take care of it's designated land (sidewalks, berms, drainage area). No homeowner representation on HOA.
