Needs better contractors

Starting out was great got to choose your own design and select colors but when it came to building the house we had a lot of failed inspection because workers were cutting corners and causing me to be delayed another 3 and half months from closing and I am still finding more issues after closing, this feels like a working project instead of a move and ready home, my advise is do not close until everything is fix and I mean everything, because to get someone out there will take weeks to fix.

I chose a newly constructed home over a fixer upper, because I did not want to deal with the workmen and hassle of sourcing materials etc, however it feels like a fixer upper, the finish is very poor. the floor is dull, the bathroom panels are not sealed and have gaps, I am worried water is going to seeped thru the gaps and I am going to have mold. the accessories are cheap and outdated, the front door at least could have a door handle instead of the round doorknob. the bedroom doors have closet doorknobs and cannot lock, the toilet seats and cover are heavy, I have not seen those heavy ...

Why don't I have a spicket in my backyard?

The home ostelf is nice and, if made with care, would have been a great home. Unfortunately, I was not given any spicket for the backyard, the floors creek, and laying down the sod was shoddy. Make sure you notice as much as you can before closing because after you do, good luck getting something worked on.

Lots of small issues with the house Paint splatter all over the floors which I had to clean up Poor cuts in the sheet rock that are highly noticeable Caulking left behind everywhere that I’ve scrapped off And when installing the the siding a nail went thru the ac line causing a leak which now not even a month in they had to come back fix the leak and I have holes in my walls Pulte is fusing the holes but just a huge inconvenience

Since I’ve been in my home. Looking at the craftsmanship and the materials everything is on the lowest level. Things were promise from the final inspection that were never completed. Called the builder who was my only contact during the building process over two weeks ago still waiting on a return call.

There seem to be several quality issues- Landscaping- the sod refuses to grow, it was installed already brown and dead and has not grown or turned green regardless of watering. I would say at least 1/4 of the lawn was not actual sod but just grass clippings placed on top of dirt. - piping leaked under the sinks. Needed to have plumber fix. Took a few days - electrical issues with the water heater. We were very happy with the work done by all the ladies in the finance department. Very responsive to emails and calls. As far as the quality of our home I am beyond disappointed. The longer we are here the more problems I find. In 25 years of construction I have never seen such poor quality. No pride in workmanship by some of the subcontractors. Items on our walkthrough were not addressed as we were told they would be by the time we closed and still have not been completed.

I was told by my sales representative that I would be able to afford a house in Davis ranch at the end of January. Of course I knew that could change based off of pre-approval and actual approval. Fast-forward to March I'm told that I can only afford a house in a different community. We originally were supposed to have our house completed in the very early summer when we signed our contract but that got pushed and pushed until October. Not to mention we moved in with trades still painting the exterior of our house and the lawn still being laid. Centex is a decent track home builder. We loved working with Melissa in the sales office. Brett the superintendent was nice and helpful. It was a little disconcerting that he didn't have the items from our home inspection fixed before our walk, but it appears he was able to get them fixed before we closed. Overall we love our new home; however, using their lender was a total nightmare! Don't let them talk you into, or let them pressure you into using their lender. Pulte Mortgage is horrible!!! We started the process to buy our home in July of 2020 and was told that we would be able to close by the end of march or early April of 2021. We finally closed June 26, 2021. I do understand the situation with Covid and the delays that it caused. But we witnessed other houses of our same model starting after ours being completed before ours. This company is large and divided into multiple departments. Because of this, and poor communication, many items were overlooked and never discussed. We didn’t find out many things were “missing” from our home until the final walk-through when it was too late to change. We were very disappointed and now out of pocket thousands of dollars to make these necessary adjustments.

The loan process literally took until the week before I moved in which was 2 months after my application. I understand processes take a while, but better communication and site updating would be great. Waiting last minute like that ended up costing more to move then if I had a couple weeks to prepare. The process was stressful, loan process was a mess. Title work wasn’t even sent to title agent on day of closing. Trash, nails/bolts and weeds left under sod. Sod was dead writhing 48 hours. Thing that were suppose to be fixed, not fixed. Felt builder didn’t care once paperwork was signed.

Low quality shower doors. Rocks all over the area that were never removed, left over wires and trash under the sod.. The Sod can’t grow from all the rocks and materials underneath. Low quality shower doors which both have broken. Counter tops and back splash very low quality. That’s just some of the standards used.. Supervisor inspector did his best for the time and materials given from Sales and management.

As a first time home owner the experience was not great. Not only with the constant delays but also with the materials. With what I picked to the cabinets and floors to having to get something else because they no longer had the products. With the floors they put carpet in the wrong area therefore when it came time to place the vinyl they no longer had the material. There was also a crack in the cabinet which they just tried painting it to fix it. Also, after closing there was a number of issues. The house is great but more care should go into the actual homeowner experience. The floor plans need slight adjustment and there was no thought on this location with the warehouse, street and train all so close. Really needs a thicker wall around the perimeter. It makes living here very untenable.
