Overall experience: Loan process: good if you understand the home buying process, it was my first home so I ended up googling a lot of information as the loan processors weren’t necessarily proactive in providing all the needed details to understand next steps. Friendly people however. Construction: needs improved communication. Closing window kept on getting pushed with no communication, making it hard for buyers to schedule furniture or appliance deliveries around it. Workmanship, overall I feel I got the worse in quality. Craftsmanship is terrible. A brand new construction looks like a horribly renovated home. The brand new construction we closed on looks like it's been lived in by squatters. It does not look brand new. Sales rep and construction manager were very helpful. They just needed a lot of following up. Other than that, they provided good customer service.

The entire process was smooth for the most part. The builder did transition between building managers so we had a few communication break downs. The biggest area of opportunity for them is the landscape and sod installation. I am not happy with the sod being delivered brown and sitting for a few days, no top soil used, and the landscapers laying it down on rock without racking it out

The contractors and warranty department has been great in communicating all updates and concerns. The only did we did not like was corners were cut on the building process and now as a home owner we are dealing with it.

The trades and people who physically worked on the house was very poor quality and needed to be redone multiple times throughout the whole build process. The land scape was very poor to the point where most of it need to be redone and paid for by the home owner (myself). That includes uneven bed lines around mulched areas, the dirt that was used to level and grade the yard was extremely poor quality (rocks all throughout yard) and uneven when grass was laid making mowing and yard work very difficult. Cheap light fixtures and plumbing fixtures. No top grade placed before laying a poor quality bermuda grass on the yard. Developer (Pulte/Centex) doesn't take care of it's designated land (sidewalks, berms, drainage area). No homeowner representation on HOA.

The house is a beautiful house and we got it for a great price, but there are some things that I have issues with. Some of the walls are crooked. We had been told we would get a paint kit when we closed to touch up minor blemishes, but yet again day after day we are let down. The fininacial portion of the house was very smooth. No issues there.

Poor attic insulation ,the floor needs adjustment, the walls begin to show nails. the plaster of the foundation is falling, never received parts of the kitchen cabinets, the main room is very hot with respect to the rest of the house, never received the paintings that were used in the house

I would've given the Summit by pulte/centex 4 stars for value for price paid, BUT for one HUGE reason - their TWO-CAR garage doesn't fit ONE regular sized short-bed crewcab truck! One of the MAIN reasons I purchased a home was so I could safely park my truck when I went on long out of town journeys (which I do for at least 6 months in a year), so I was quite shocked to find out that my truck didn't fit (another 1 1/2 feet of depth of garage would've helped) inside the garage. Everything looked good when we saw the model house bought the house from out of state but we been having non stop issues in less than 2 months since we moved in with quality, workmanship all over the house

The people helping set up and follow up on the buying process were fantastic and have no issues with this process. The walkthroughs were great I was being told things are checked and double checked. The problem now is I keep having issues with electrical, plumbing, and now windows leaking during rain. I was against buying a new house for fear of these reasons, these reasons that I was told shouldn’t be a problem. I keep having to take whole days off work just to be here to fix all these problems. Our home buying experience was nothing more than average. I do not feel that Centex does anything over and beyond. We have had several complaints about our home since we moved in, none of which have been addressed. I absolutely would go with a different builder in the future. We have a home, so that’s a plus. But, there is nothing special about this builder. If you are looking to be mediocre, you are doing great.

I chose a newly constructed home over a fixer upper, because I did not want to deal with the workmen and hassle of sourcing materials etc, however it feels like a fixer upper, the finish is very poor. the floor is dull, the bathroom panels are not sealed and have gaps, I am worried water is going to seeped thru the gaps and I am going to have mold. the accessories are cheap and outdated, the front door at least could have a door handle instead of the round doorknob. the bedroom doors have closet doorknobs and cannot lock, the toilet seats and cover are heavy, I have not seen those heavy ...

The home ostelf is nice and, if made with care, would have been a great home. Unfortunately, I was not given any spicket for the backyard, the floors creek, and laying down the sod was shoddy. Make sure you notice as much as you can before closing because after you do, good luck getting something worked on.

Price is pretty comparable to other builders. The work however…SHODDY WORKMANSHIP!!! I wish I could post pictures. The turnaround time on the home was FAST but unfortunately the workmanship suffers. All the work from the cement subfloor to the paint and texture to the cabinets is poorly done. Unfortunately, we did not notice the majority of these things until we moved in. We closed two months earlier than expected so that should’ve been a red flag!!! Salesman and construction manager were very communicative though!
