Contractors should give a little more attention to detail. Several items have defects that could/should have been repaired. Our ceiling should have another coat of paint, some doors/trim have gouges in them that should be repaired, not happy with our Kitchenaid Refrigerator, thought is was a top of the line. Overall we love our home realizing it is not a custom home.

The closing was super easy and fast . The response to the very few problems once we moved on was fast and any problems were addressed and fixed quickly

***** handled everything very well, delivered every promise and made my home purchase and move in a breeze. No surprises; just delivered on all accounts!

Irene, our salesperson was kind, knowledgeable, and helpful without being pushy or aggressive. Irene is a great asset to the company. All three of our construction foreman, Dustin, Ed, and Sam helped immensely through our build process.

The fit and finish is not what was implied at the sale and definitely not what we were expecting after close. The paint quality may be ***** but it is their lowest *****. Trim was not sanded before coats of paint. The tile work was below average with poor grout joints, the tiles are cracking, and the metal trim in the shower sticks up and is sharp in spots and is uncomfortable to sit on. The sod was literally thrown down with large gaps and very uneven. It now has many bare spots. The sprinklers needed to be adjusted but nobody came out after several attempts at contacting the install company. Getting warranty work is difficult to get scheduled and Pulte doesn't want to take responsibility. Our home building project manager was our saving grace. ... More

Jill J. in sales was great to work with. She was very helpful and honest. Also, working with Pulte Mortgage and Pulte Title were very positive experiences. But our construction manager, who we learned has left the company, was dishonest and did not follow through on issues that he promised. For example, our independent inspector found several issues (fortunately nothing major but major enough when we were buying the house remotely) that we reported to our construction manager. He told us everything was addressed. But during the PCO walkthrough almost none had been addressed. Even at our final closing day walkthrough several items were not addressed. We did the final walkthrough the week before close. The house, garage, and back porch were filthy. They were barely swept, let alone cleaned. There were a few minor issues, some painting (which were expected) but we did express disappointment in how dirty the house was. There were a few issues with the light switches upstairs. On the morning of close we went through for another walk through. The house still was filthy, although the floors did look like someone had run a swiffer mop in the main areas. However, dust and grime on all window sills, door edges, paint splotches still on floors, and to add insult to injury the electrician(s) who came to fix the light switches upstairs had left black dirty handprints all around the switches and outlets they had replaced. The worst however was the garage floor, which had paint all over it. We aren't talking about a few drops, there were some obvious spills and even some rings on the floor where the paint buckets had clearly been set down. We asked that they be cleaned up that day as we were moving in and knew the garage would be filled with stuff. We were told no, and only when we escalated to our sales rep (Christine) did it get done. (Thanks Christine!) The day after close our dishwasher started leaking water all over the floor. We were told to handle it ourselves, which we did, but after two service visits Whirlpool told us they were going to have to take out the dishwasher and reinstall the tub and all of the parts around it. (Note, when the service man pulled out the dishwasher there were large chunks of debris in the opening.) We did not buy a refurbished dishwasher. We were told by Whirlpool only Pulte could request a new one. We escalated multiple times through Pulte and were told we were out of luck. It wasn't until I filed a complaint with the Better Business Bureau and reached out to Andy S., President of the Pulte's Illinois Division, that Pulte agreed to get the dishwasher replaced. After six weeks, we finally had a functioning dishwasher. That being said, we do love our new house and the amenities that were promised. We have found a few things since the dishwasher (electrical problems, mounds of grout left on front porch, some missing vent pieces on side of the house, etc.) that have all been fixed professionally and promptly, with great follow up by our Pulte Rep, Steve Davis. ... My general contractor ***** throughout the whole process. Everythig he said was going to be done was not done. The kitchen wall that was the perimeter wall was put up incorrectly and had to be torn down. The wall sat there for 2 months until work began to rebuild. The HVAC system failed within 3 weeks of moving in and now the duct work needs to be redone. My house was never totally finished and the delay and major errors cost me over $8,000. I went into this 6 months after the death of my husband. I did extensive reseach on Del Webb and only saw positive reviews. Even other builders in different states told me I would be gettig a quality home. I am a 70 year old widowed individual who trusted everythihg my contractor told me. I feel so lost in getting help to solve all these extensive building erros and only want Del Webb to make it right. ... More

Pulte Mortgage company took all the excitement out of our first new home build. It seemed like a never ending process. In hindsight, we wish we had avoided the mortgage completely.

From the start of our experience we have found that the people that we have dealt with at Pulte and ***** have honored their commitments.

For a new built home we had a few issues. Those issues were; smoke alarms going off for no reason, irrigation system was turned off at the street which we didn't know how to turn on, some missed paint area's and loose trim and one outlet that wasn't grounded correctly. The paint and trim issues we fixed ourselves. Workers came out and showed us which valve at the street to turn on the irrigation system. The smoke detectors were replaced within a couple of days of notifying builder and the outlet problem was repaired.

Our construction manager paid exceptional notice to detail. He spotted things that I am not sure we would have noticed. He was very willing to answer any and all questions. We have bought several new homes over the years and the quality of this purchase was beyond anything we could have hoped for for. We would (and have) recommended this builder to anyone who is interested.

Robin in the sales office and Jake in construction were superb.

It is a very nice home. We are enjoying the neighbor and amenities like the horizon, gym, pickleball and socials.

From beginning to end, the folks here at Del Webb's ***** @ ***** have been SO wonderful to work with. We had issues with selling our home in Hawaii but the builder here was empathetic and willing to go the extra mile to ease the stress. Our Construction Manage was so good at keeping us up to date during the construction process which helped keep the stress of moving to a minimum. We've been so impressed with the process and the quality of the home that we've already sent friends to check out Del Webb, and specifically, Merrill Ranch. Lack of flexibility and overall, the build felt rushed, resulting in small issues

More pride needs to be taken by work force to complete tasks fully and satisfactorily. Many unfinished items found upon completion ,and although they can be fixed through the warranty department ,many should have been sorted before then. A lot of inconvenience and time now taken up before we can really settle into our new home happily.

Customer service and professionalism were at the heart of every phase of our relationship with Pulte homes.

Quality of craftsmanship needs improvement I.e, caulking, painting, patio doors

Given that this is my first time buying a new home build, what would have made this a complete 5-star review includes: More than the limited number of opportunities to finalize selections and includes more discussion with buyers about impact of selections. Currently, a picture schedule is provided with very general descriptions about activities at 5 main points in the build process. As a builder, Del Webb is focused on getting the house built, but as a buyer, I want to know more about what each option includes and what that means in actual real life in the home. There is ABSOLUTELY NO CHANGES too early in the process! More points of review prior to the final "point of no return" date. The final selection is titled as Change ***** which the title in itself indicates multiple change orders can occur. Very misleading. CO#1 is IT! Add the option to have interior insulation. I do not know the thickness of the sheetrock, but sound is heard from one of the house to the other with no exceptions. A better ***** of what final design selections will look like in the home. I expected design input and guidance during the design phase vs here are the designs and we select from samples with interior decorator input. Allow landscaping selections (within a range of course). I was made aware of progress of the build from start to finish. This was not Javier's first build since he is an accomplished contractor with years of experience. There was respect and concern for my questions and Kim, the sales agent, was always readily available to provide me with information relative to my situation in addition to sending me pictures and videos of the build. There was teamwork all the way from financing to closing so that I never felt pushed aside or left out of the overall process. I do not like TrustedBuilder forcing me to write a review.

During the building process, communications were slim to none. Sales (Zac and Alyssa) were excellent, and deserve ***** stars, but the rest leave much to be desired. I don't know if we got caught in the transition of personnel, but it was like pulling teeth to get information on anything, esp. discontinued items. The job site was always a mess and looked like a hoarder house with trash, broken stuff, food (bones) and empty boxes stacked to the ceiling in the garage. And why would you remove all the protective paper that ***** laid down to protect the engineered hardwood?!? Workmanship is very sloppy...with ZERO quality control. Items that I ordered & paid for through the design center were missing, and took 6 weeks to get. Cabinets were scratched, gouged, and one drawer didn't even have the rails attached. This is only brief synopsis of what went wrong. So who's to blame? You need better workers. People who take pride in their work. Not just a bunch of guys looking for a quick paycheck. This is someone's home, and your workers simply don't care. Because no one is watching what they're doing. Your super is overwhelmed. Saying you'll "fix" stuff after ***** is inconvenient, but obviously necessary. You need to do much better during the building process. ... More
