Feels more like my entry level home buying experience. Not the same as the Pulte build I had a few years ago in Las Vegas

Workmanship is terrible, unprofessional workmanship, no follow-up on listed deficiencies as described and listed in (2) walkthrough's, in October and November 2022 with Construction Manager, Jose, moved into home, December 9, 2022, started calling Jose, no call backs for status updates on short comings on house as identified and listed. Called Warranty Department to get some follow-up, on defects. An appointment was setup for February 9, 2023, with Cabinet Company, Tim, of Royal Cabinets did an excellent job to adjust and complete our original requests for doors, drawers and sliders, all working well now as of 2/9/23, at 10:00 a.m., very clean and professional, was able to answer our questions in regard to our concerns with all of the cabinets as well as fixing all of the issues. The experience I had with westly my construction manager was very good, house is nice, very few issues to mention, and what we had Westly took care of it right away! Good Job

The warranty support is very disappointing. It is really tainting the excitement of purchasing the home. The warranty team and process needs serious attention.

After signing the contract and giving down payment to Del Webb there was very little communication from them. Now that we are closed and moved in it isn’t any better. We have been in the house for almost 6 weeks and haven’t been able to get anything done yet going through our warranty person for a leaking roof. We have some other warranty issues that have not been addressed yet either.

Elaine was outstanding, far beyond our expectations. We were thankful to have Anthony, Ron, and BJ on our team.../their communication and responsiveness were greatly appreciated.

Our sales person was good to work with, knowledgeable and detailed. Construction of the home was slow, it took just over 1 year to complete. Our construction Superintendent was attentive during the build, however, Anthony has become non existent post build. The same can be said for his manager Ron. Text and emails are not answered, very unprofessional! At the suggestion of other residents of our community, we had our home professionally inspected within 30 days of moving in. To my slight surprise there are numerous defects including roof, hvac and windows/patio door. Build quality is definitely not what I consider workmanlike across the trades who built our home. In defense of Pulte, this is a sign of the times we all live in since Covid arrived. Not enough workers which results in unskilled labor working in a “ hurry up” get the job done situation. This is just my opinion of course. In our case the home has too many repair needs and should have been inspected pre-closing, and defective issues corrected. My hope is that Pulte’s warranty division is better than the build division. I do not consider myself a “whiner”, I just call em like I see em. ... More

I love the Del Webb community and all the opportunities that is creates. The issue is after the closing and the follow up with warranty issues.

Entered request for repair/replacement two issues have not heard anything. Getting ready to enter two more issues hopefully I’ll get a response. The house is great but I question the workmanship. Some work appears sloppy or just get the job done to head to the next house. Not what I expected from Pulte

Overall we very pleased with our new home. Everyone we dealt with throughout the process was polite and responsive. The reasons I didn’t give 5 star ratings are as follows 1) the loan approval process took way too long. We were told 4-5 weeks and it ended up being close to 12 weeks for a conditional approval. We also felt that we asked to verify and reverify financial information that had been submitted previously. 2) We did not feel that there was a lot of communication during the construction process until toward the end. 3) We did our final walk through and noticed a few minor things that were corrected by the time we moved in. However, after moving in we had the house inspected and we found several things needing correction, i,e, loose roof tiles, missing light fixtures/bulbs, bathroom cabinet with large crack in the base to name a few. We were disappointed that an independent inspector found these issues and Pulte did not. Again, overall we are very pleased with the design of the home and we love the community and amenities. Also, the warranty staff have been very responsive and polite and we are confident that the issues discovered during the inspection will be resolved timely. ... More

I love my new home and especially the neighborhood and my view. They got home ready for me on time. The Superintendent working on my punch list was amazing. Robby responded quickly to any issues that needed addressing. I would recommend a home here to my friends.

Throughout the build process I was communicated the updates in a timely manner and explained any questions I had. The quality workmanship and the attention to detail helped make the home buying experience meet my expectations

It took a while to finish (13 months) but the finished home is absolutely lovely. Once we moved in we found very few things that needed follow up with customer care which is much better than the experience I hear from other new home buyers. The initial 9 months of the building process was disappointingly slow and communication was almost nil, which I complained about, but the builder assigned a new manager at that point and then everything moved quickly. Very quickly. A couple parts were not available by closing and I’m still waiting to get those resolved but one issue is being taken care of next week and the other appears to be progressing. Lots of issues with the home found in the first month! Still waiting for repairs. Closed late. Overall, not happy!

Pulte Homes communications are terrible. More excuses than carter has pills!!!!!!! Took 17 months to get into the house. Cost us alot of money due to rising interest rates. Would I ever do business with them again NO NO NO!!!! Talked to other people where will live and the same response from almost every one.

The sales staff was great! However the construction build quality leaves a lot to be desired. Two weeks after closing a pipe leak in the ceilingI destroyed one wall completely. It needs to be taken down to the studs, reinsulated, drywall replaced, painted and baseboard replaced. Carpet pad also has to be replaced. The HVAC system is not operating properly. Half the home has air flow, the other half nothing. Also have three large windows that do not seal the properly. There is at least a 1 inch gap in the upper corners between the window and frame. This means the frame isn't square & wasn't shimmed properly. When spending over a half million dollars for a home I expect the quality to be a lot better than what I've experienced. I am not happy! Who inspects the trades work? Apparently no one. ... More

I was disappointed with the overall craftsmanship. I had to fix the pots and pans drawer myself, the window openings were less than square, missing an outlet and cover on the back of the house, tile floors are less than even, there was paint splatter on the floors, there is already a crack in the driveway and a chip on the sidewalk.

The home buying experience seems very simple. Ken in sales very knowledgeable and explained answers to my questions very well. After buying my home, I had come across 3 major issues which doesn't make a person happy. I give Roby, my contact 5 stars in his responses to my issues and helping with contacting the proper people to resolve these issues.

We felt rushed thru walk thru, we are having to completely redo baseboards as they did not wipe down before painting!! We invested in nicer taller baseboards with pulte, they were completely trashed!! The glass doors going into office are completely scratched on both doors, glass completely scratched!! Overall the finishing work is very poor! We mentioned to CM and the person who come in only made them worst! The outdoor light doesn’t work! After you do walk thru, they ignore you!! We’ve made several calls to number given and they don’t return your calls! Before we bought here we heard horror stories l, we just thought they were problem people, we now know not true! Very unhappy!!! ... More

We literally stumbled into buying a home here. Initially we were considering building, but then we found 'quick move in' homes and toured several with Mark. He was wonderful to deal with, very helpful. and even got us a further discount on the already incredible discount on our home, which was 99% finished when we bought it. The entire buying process was pleasant and the communication was great throughout. We love our house and are thrilled to be here!

Overall a very good experience.

The process was well organized and communication was pretty good.
