Beautiful home with all we wanted

Our PM was absolutely responsive and caring about the construction and closing issues. Without him, we would not have been able to get the home completed.

There was only one real issue that was always present and that was the 15 month wait to build the home. We signed the contract in May of 2022 and were assured that the home would be built by April, 2023. We didn't move in until Sept 22, 2023. The problem was that we had to move to 2 different rental locations due to this delay. We would see our lot set idle for 2-3 months before any workers arrived. We love the community and like our house, feel it represents good value for money. Our biggest concern was the time it took to complete house from signing contract, essentially 15.5 months. While we appreciate the challenging environment we’re disappointed in extended built time. Additionally, would have appreciated more communication with Pulte re build progress. A timeline with milestones would be a great help Now that we are in our home initial impressions are good.

The builder working with the buyer didn’t really happen until the end but it all worked out and the house is great!

The people that we worked with really seemed to care and tried to make the home buying experience a positive one.

Sales person Mike was very good and helpful throughout the build. Project manager was great and finished home was very good.

Quality of build. Amenities to use

I love my home however I think there could’ve been better workmanship and care taken when completing it. Christian was helpful acknowledging and resolving a few of the problems. I have hired an outside inspector who found many more problems. As I look around now I find a few more that I feel was basically done either in a rush by workers trying to complete things or maybe they just didn’t care. I have a tile that was put not put in with the pattern in mind, I have granite that is cracked and lots of other things too numerous to mention on this. Very happy with the home

Not flexible but they did what they said they were going to do. No surprises.

Issues were taken care of effectively and in a timely manner.

Being on the East coast during the construction was difficult and didn’t have the best updates of construction.

Our overall experience was positive largely due to our sales consultant, Mark M., and our wonderful field manager, Nick. The “prices” are reasonable—BUT the cost of options to make the house livable is outrageous. The lack of complete sheathing in the framing stage—the Pulte process—is of concern to us. Even though Pulte Provides dumpsters, the construction lots are a mess—we are constantly picking up trash blown into our yard. Workers throw down food scraps, plastic bottles, and trash. If they can’t put it in the “construction only” dumpsters, provide recycling and trash containers!

Recommend a home inspection be done during or after construction

Nick is a great representative for Pulte during the build process.

Our experience has been a good one, this is the fifth new home we have owned. This has been the best build we have encountered so far.

Excellent customer service for issues.

We love our home and appreciate the guys who responded to take care of the items that needed tweeks. All were suberp. Only issue I have is with having to install a R/O system to our kitchen sink and frig. We were informed by our field manager, which I was very grateful for, after we purchased would have like to have been told upfront especially since I specifically asked prior to buying.

I was happy to have had someone living in Sun City West that could keep track of the process. There were some issues that needed addressing in my absence as I was selling my home in Wash State until I moved down in late July. I enjoyed meeting my Project Mgr and consider him a friend. I was disappointed however. I had my Realtor Rep with me as well as my friend from SC when I made my selections at the Expressions Center. I had selected to be able to pick out my granite. I was excited to get the call to come down and select it. As it turned out, it was not put into my contract. I was also not aware at the time of selection that it would cost me $800 to do this. I had my representative select it as it was unable to return so late in the game and in the midst of my sell of my home and moving. I would have agreed. What disappointed as well, was that I was charged an additional $200 to make the change in my contract. It was not my fault that I WAS NOT INFORMED OF IT at the time I completed my contract selection..I was living out of state and returned for this meeting. I called Expressions to ask why I had not heard from them regarding my selection of granite . Both of my witnesses at the expression center said they heard me say yes to granite selection and nothing saying it would be additional $800. Like I said before, I would have agreed to that as it was such a special purchase. Aside from that, someone tried to rip my fire insert out after it was put in and before the house was secured by locks. Facing was found outside in the dirt! I had to insist that a crack in my foundation running full width of my house be sealed. I had electrical outlets placed in wrong places and EVEN had some covered up by the sheet rock contractors, which was missed by foreman!! Broken window by workers took weeks to finally get replaced. The quality of craftsmanship is not what I thought it would be and what I would expect from the wonderful advertisement. I was frustrated with the sloppiness and poor work done on my ventilation system . Crooked not centered off center. The quality of some the subcontractors is suspect and need to be addressed. Numerous owners around have complained about the work on their places. I hoped I wouldn't have problems but that is not realistic. I expect that the warranties and customer service be top shelf. I realize their is a lot of homes going up! I think the project Managers have too many to handle to be able to produce the quality that you expect. My previous home was custom and I enjoyed it for 23 years. I am going to enjoy my home here but hopefully my feedback will help you to do a better job of selecting contractors, thank you ... More
