It has required multiple visits to resolve a couple issues. Love the layout of the house and 98% of the construction went smoothly. Our construction manager Mike has been very helpful trying to resolve a couple of issues. The subcontractors have required multiple visits on a couple issues that Mike assumed the would schedule and take care of the issue on a single visit. The house overall has met our expectations, this being the 4th house we have constructed in the Phoenix metro area.

Pulte comes out with a survey almost immediately after you move in. Be sure the "punch list" is totally remedied before you rate your foreman.

Some materials not top quality, as in baseboards, etc. Floor tile installation adequate, but not wonderful. Walls not even and/or level. More choices with hardware/faucets/light fixtures. Overall a beautiful home but I have had experience with private builders with better outcome!

Overall experience is moderate. The time from initial choice to completion of home is way too long. Like 15 months to closing. Which is Ridiculous. Exposed electrical wiring and open circuits. Wonderful communities. However, the experience takes too long, and overpriced options. Great experience with the General Manager is excellent, keeps customer update on progress regularly, and addresses any questions. Sales person fails to keep contact with the customer after signing purchase agreement. Not a good relationship, nor experience. Recommend hiring a Realtor to interface with Pulte Sales ...

Communication during the purchase and construction was very good. We were not living near the home as it was being constructed so all communication was done remotely. We felt the price was reasonable for the home and the community is just what we were looking for. Final construction was hurried and there was a lack of quality on several finish items. We are trying to find a window of time for the builder to complete the punchlist items.

Overall it was okay but not as well done as it could have been. Salesperson left out an exterior color choice that we would have chosen, communication was spotty at times and there were too many people involved in knowing who to contact for each issue.

Given these extraordinary times, a perfectly smooth construct was never expected, however I would have assumed that such items as no insulation in garage ceiling, wrong door hardware on garage side door, construction cleanup of stucco droppings in sliding door, paint on almost every door sill, We were told that the CAC will be responsible for getting all these items looked after So we will wait and see if they are are true to their word

Love our new home, but have found several workmanship issues. I have been told that we should have had an independent inspection prior within ten days of taking possession. I'm hoping to have our issues resolved soon, but according to neighbors, it will take several months.

Dana F. was our project manager, he was great! Very professional and knowledgeable. The house had damage to it before we moved in but it was pretty close to perfect by the time we moved in, I thank Dana for that. All in all in todays environment wasn't a totally bad experience.

We enjoyed our salesman immensely. No question was too small . We were buying from across the country sight unseen. We knew Del Webb’s reputation so there was nothing to worry about. It has been exciting the area is beautiful. Now we are struggling with follow ups on things we are concerned about. I realize there are other new houses being built but you need to get things completed for owners who live here, after all, we are your biggest cheerleaders. At least, at the moment!

We enjoyed our superintendent, he did a good job. The problem is with the finishes inside the house. The materials used are definitely builder grade, the paint job is questionable, and the overall fit and finish is borderline. While the house is probably going to last ok, a lot of work needs to be done to clean up the finishes on the doors, casing, and baseboard. The cabinets are a low grade, but the granite countertops are very well done. The texture on the interior walls is adequate, but the interior paint is very low quality. Sales really did a good job BUT Sign says new homes starting in the low 200s,mm Always ask what is the lot premium, will pay more for a nice lot Always ask what is the average price increase by % of base buyer spend on upgrades, to get a really nice house you will need to spend 20-30% on upgrades for nice stuff. Not much bending on the PULTE way of building, schedule changes etc.

Our 2nd Home from Del Webb/Pulte... Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things ...

The foundation and the wrapping for energy savings are outstanding. Some of the choices for interior items lacked style. Exterior paint colors are limited. We opted for several standard items with the intention of changing them after closing.. I would suggest renting here while in construction to make sure all the features you chose are installed. We did that. Be aware of where your lot is so you don't have too much construction past you, trucks dirt and noise are necessary in new areas.

Overall the house makes us smile. Have had problems with buried cables; ac leaks;(still not fixed) loose gas piping connections; some finishing work less than pristine. Our experience with site manager was good. Repairs handled promptly. He consistently showed concern for any problems we were experiencing. Enjoying our new home.

Structurally sound but Finish work needs alot of improvement. Scratches on mirrors and scratches and chip on shower/tub enclosures, less than acceptable tile installation with different color grout, cracked tiles, patched grout throughout. Damaged cabinet drawer.

The Del Webb sales and construction staff are very knowledgeable and very professional. These Del Webb employees are responsive and very helpful during the purchase and build process. The mortgage team and after purchase customer service are unresponsive and terrible to deal with. One of our bedrooms has minimal HVAC airflow and the temperature is unbearable at times. The customer service team stated, “You signed the walk through documents and made no comment about it therefore we will not make any changes.” How would you have known about the issue at walk through? We have had problems with the electric, things happen, but we scheduled for the electricians to come out, and they showed up in the morning when we had an appointment in the afternoon, now it cost me another day of work, or I have to wait as I scheduled it for 28 December, Unacceptable.
