Overall the home has met our desires It is NOT a home with great workmanship, or high quality. The option upgrades are very expensive. I would put the value of these homes as average. Our construction manager was excellent, managing much of our concerns in a timely manner. The follow-up by Del Web customer service definitely met our expectations. You have to stay on top of the building project right up until your closing.

Pulte Homes are not the quality that they tout! Many materials are low grade, paint is HORRIBLE, etc. MOST subcontractor; as I put it; “nobody gives a *#’t”. However, the Pulte Employees themselves valued the “relationship” and to provide an exceptional experience for the Homebuyer. To name a few outstanding individuals within the Pulte Organization in our “build process”; Tosha(sales), David(Construction MGR) and Kaitlan(Customer Care Manager)really went out of their way in the pursuit of excellence!

Follow up repairs are slow but the lack of communication is the worse the person in charge of our follow up repairs {Anthony} doesn't return calls or emails it's very frustrating.

I was disappointed with the overall craftsmanship. I had to fix the pots and pans drawer myself, the window openings were less than square, missing an outlet and cover on the back of the house, tile floors are less than even, there was paint splatter on the floors, there is already a crack in the driveway and a chip on the sidewalk.

We really like many of the features of our home and the community is excellent. That being said.... the home building process was extremely long (14 months) and we are still waiting for some things to be completed/ fixed almost 2 months after closing. Pulte was in a real rush to get things done so some craftsmanship had suffered.

Seems like houses are being built too fast and corners are being cut. Builder is not responding to issues in a timely manner or at all. We are at about the 2 month point and we still don’t have the refrigerator that was supposed to come with the house, this is just ridiculous. I understand supply issues but if I went out on my own to get a refrigerator I would have had it by now, am I supposed to believe an individual consumer can get a refrigerator faster than a large builder such as Pulte. I have submitted my 30 day list of repairs needed and have heard nothing about when this is going ...

We have not yet moved into our new home, so I can't comment fully on quality, value, trustworthiness and responsiveness. Our project manager however has been very helpful and very easy to work with, and done an excellent job being responsive. However at least two plants were dead in the back yard a couple of days after being planted. The project manager said that there was no guarantee on the landscape plants.

This is not the first new home that I have built so I am not new to the experience. That said, I was surprised with the number of major quality issues that existed with the house when we were given the keys. From major mechanical issues and missed key parts in the attic and on the roof to a clogged water system and non-functioning electrical outlets, the lack of quality checks and low standard of acceptability on visual items was dumbfounding. The Pulte support services including Sales, Mortgage, Design Center and Smart Home were exemplary and the people there were a joy to work with. ...

I don't believe she new what she was doing....lied to me and very unprofessional. Also I have called 4 times and the cable line is crushed so we have no internet Cody told me not to contact him so I called the office and they emailed him I also emailed no response.

I closed on my new home at Del Web Sun City in Buckeye AZ in July; but have not moved in yet. I plan to move in at the end of September. At the final walk through I was very happy with the final product. My Construction manager was excellent and did a great job. I found the Design Center staff to be very unprofessional and non-responsive to errors they made in documenting my choices and was forced to live with their errors. Some of the material choices where not current as far as technology, ie Can Lights and Controls; window material vinyl versus wood or fiberglass.

problems and changes to HOA rules

The HOA increased monthly dues w/o notifying prospective buyers. changed rules to home ownership and contract. pulte did not finish courtyard created additional expenses. When buying into community have about $20K available for landscaping and other costs. the hoa rules now require homeowners to have landscaping installed 90 days after move in\-a change from original hoa rules sent to me upon contracting that stated plans must be submitted 90 days after move in. The buying process was easy.

We love the house and really thought we were buying a quality home from a quality builder and why we spent over 100k on upgrades but what we didn’t realize was they couldn’t execute the standard features of the home, much less the upgrades, We should be able to run our dishwasher and turn on our disposal at the same time, but we can’t. Our 22k corner sliding door shouldn’t be full of scratches, the extra money spent on counter tops, all look like it was done by a someone inexperienced. They had trade issues, ok then delay and do it right. Don’t keep changing the close date but then to rush ...

The process from beginning to end was a great experience, with the exception of return communication from the design team after we purchased our extras, and the final walk through process was a disaster. You would think that the finishes would be a high priority, since this is what John Q Public sees at closing, it is what is looked at in order to accept the property. We had so many small finish issues, that my wife & i were completely disappointed, and since have had zero contact by the person who was in charge of making those repairs. Overall we love our home. There are so many things that easily met our expectations. Our concerns our 1 - the quality of the paint inside is terrible. They should have used some kind of latex paint. They used a flat based and every little things that touches the walls leaves marks that need to be washed down. 2 - we had our walk through 2 months ago and still have several things not resolved. I am now leaving voicemails with no response. Very frustrating because we just want to move forward.
