We enjoyed our superintendent, he did a good job. The problem is with the finishes inside the house. The materials used are definitely builder grade, the paint job is questionable, and the overall fit and finish is borderline. While the house is probably going to last ok, a lot of work needs to be done to clean up the finishes on the doors, casing, and baseboard. The cabinets are a low grade, but the granite countertops are very well done. The texture on the interior walls is adequate, but the interior paint is very low quality. Sales really did a good job BUT Sign says new homes starting in the low 200s,mm Always ask what is the lot premium, will pay more for a nice lot Always ask what is the average price increase by % of base buyer spend on upgrades, to get a really nice house you will need to spend 20-30% on upgrades for nice stuff. Not much bending on the PULTE way of building, schedule changes etc.

I closed on my new home at Del Web Sun City in Buckeye AZ in July; but have not moved in yet. I plan to move in at the end of September. At the final walk through I was very happy with the final product. My Construction manager was excellent and did a great job. I found the Design Center staff to be very unprofessional and non-responsive to errors they made in documenting my choices and was forced to live with their errors. Some of the material choices where not current as far as technology, ie Can Lights and Controls; window material vinyl versus wood or fiberglass.

The real base price includes the cost of the lot which is NOT included in the advertised price. We are still very satisfied with our purchase. After taking ownership of our home, it takes too long for vendors to come back and fix what is broken.

We are very pleased with our home, however we were here during the last 3 months of the construction. I can’t even begin to tell you what slobs your workers are. I wouldn’t want to buy a home that I wasn’t there to make sure there weren’t pop cans/bottles in the walls because no one cares enough to move them. They even stapled a water bottle to a stud so it would be in the wall. Our site supervisor did a good job of catching things, but they can’t be there all the time. The number of floor plans are great. However I would say the basic level of home is below standard. Everything is an upgrade. Also we found quickly by accident the wood trim is not really wood, so we were disappointed there. What you are getting is the environment in the Del Webb community. Unfortunately with the virus we ave not yet been able to enjoy that yet. I also had to give only average marks for responsiveness as with the virus our list of initial issues have not yet been addressed ... and every house has them. Our 2nd Home from Del Webb/Pulte... Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things ...

The foundation and the wrapping for energy savings are outstanding. Some of the choices for interior items lacked style. Exterior paint colors are limited. We opted for several standard items with the intention of changing them after closing.. I would suggest renting here while in construction to make sure all the features you chose are installed. We did that. Be aware of where your lot is so you don't have too much construction past you, trucks dirt and noise are necessary in new areas.

We have not yet moved into our new home, so I can't comment fully on quality, value, trustworthiness and responsiveness. Our project manager however has been very helpful and very easy to work with, and done an excellent job being responsive. However at least two plants were dead in the back yard a couple of days after being planted. The project manager said that there was no guarantee on the landscape plants.

Overall the house makes us smile. Have had problems with buried cables; ac leaks;(still not fixed) loose gas piping connections; some finishing work less than pristine. Our experience with site manager was good. Repairs handled promptly. He consistently showed concern for any problems we were experiencing. Enjoying our new home.

Quality is not what you get, it is what you are told though. Building processes are wrong and things in home get damaged during construction. Once house closes, items are no longer build problems but now warranty issues and response is slow to get fixed. A few small inexpensive changes could make home much more efficient. They are not options and you cannot change later. The construction manager is really just a PR guy for Pulte and oversees too many homes to be focused on quality. The common response to issues is” that’s the way we do it”.

problems and changes to HOA rules

The HOA increased monthly dues w/o notifying prospective buyers. changed rules to home ownership and contract. pulte did not finish courtyard created additional expenses. When buying into community have about $20K available for landscaping and other costs. the hoa rules now require homeowners to have landscaping installed 90 days after move in\-a change from original hoa rules sent to me upon contracting that stated plans must be submitted 90 days after move in. The buying process was easy.

We had a great experience watching our new home being built. Our field manager, Anthony, was exceptional; responsive, funny and really easy to work with. Now that we have lived in our home for a month, we are really enjoying git. I would say, however, that there are a lot of little things we’ve noticed,such as paint spotsn carpeting, small gashes in doors Gotham haven’t been painted over, spots of glue or other substances on the floors and a drawer that already fell off it’s track. We love the house and really thought we were buying a quality home from a quality builder and why we spent over 100k on upgrades but what we didn’t realize was they couldn’t execute the standard features of the home, much less the upgrades, We should be able to run our dishwasher and turn on our disposal at the same time, but we can’t. Our 22k corner sliding door shouldn’t be full of scratches, the extra money spent on counter tops, all look like it was done by a someone inexperienced. The process from beginning to end was a great experience, with the exception of return communication from the design team after we purchased our extras, and the final walk through process was a disaster.
