Sales really did a good job BUT Sign says new homes starting in the low 200s,mm Always ask what is the lot premium, will pay more for a nice lot Always ask what is the average price increase by % of base buyer spend on upgrades, to get a really nice house you will need to spend 20-30% on upgrades for nice stuff. Not much bending on the PULTE way of building, schedule changes etc.

Our 2nd Home from Del Webb/Pulte... Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things ...

The foundation and the wrapping for energy savings are outstanding. Some of the choices for interior items lacked style. Exterior paint colors are limited. We opted for several standard items with the intention of changing them after closing.. I would suggest renting here while in construction to make sure all the features you chose are installed. We did that. Be aware of where your lot is so you don't have too much construction past you, trucks dirt and noise are necessary in new areas.

Overall the house makes us smile. Have had problems with buried cables; ac leaks;(still not fixed) loose gas piping connections; some finishing work less than pristine. Our experience with site manager was good. Repairs handled promptly. He consistently showed concern for any problems we were experiencing. Enjoying our new home.

Since moving in we have had issues w doorbells not working and light to our outside address not lighting up. We have sent several texts and told an electrician would be by to fix it. That has not happened for at least 3 wks.

Structurally sound but Finish work needs alot of improvement. Scratches on mirrors and scratches and chip on shower/tub enclosures, less than acceptable tile installation with different color grout, cracked tiles, patched grout throughout. Damaged cabinet drawer.

The Del Webb sales and construction staff are very knowledgeable and very professional. These Del Webb employees are responsive and very helpful during the purchase and build process. The mortgage team and after purchase customer service are unresponsive and terrible to deal with. One of our bedrooms has minimal HVAC airflow and the temperature is unbearable at times. The customer service team stated, “You signed the walk through documents and made no comment about it therefore we will not make any changes.” How would you have known about the issue at walk through? When you promise 72 holes of golf, deliver 72 holes of golf. When you promise to fix a window cracked by construction prior to the move in, fix the window. I work in the service industry and my wife did as well prior to retirement. Being truthful is forefront in maintaining a reputable business.

When you buy a brand new home, you expect brand new everything. Prior to closing a worker had tracked grease on the new carpet. There have been 3 attempts to clean it to no avail. Rather than having a new carpet, I have one that has been cleaned multiple times along with the associated fraying of the fibers that comes with cleaning.

The real base price includes the cost of the lot which is NOT included in the advertised price. We are still very satisfied with our purchase. After taking ownership of our home, it takes too long for vendors to come back and fix what is broken.

We are very pleased with our home, however we were here during the last 3 months of the construction. I can’t even begin to tell you what slobs your workers are. I wouldn’t want to buy a home that I wasn’t there to make sure there weren’t pop cans/bottles in the walls because no one cares enough to move them. They even stapled a water bottle to a stud so it would be in the wall. Our site supervisor did a good job of catching things, but they can’t be there all the time. Despite all that, we are pleased with the end product and are enjoying our new home. Except for the subs working next door ...

The number of floor plans are great. However I would say the basic level of home is below standard. Everything is an upgrade. Also we found quickly by accident the wood trim is not really wood, so we were disappointed there. What you are getting is the environment in the Del Webb community. Unfortunately with the virus we ave not yet been able to enjoy that yet. I also had to give only average marks for responsiveness as with the virus our list of initial issues have not yet been addressed ... and every house has them. Overall the home has met our desires It is NOT a home with great workmanship, or high quality. The option upgrades are very expensive. I would put the value of these homes as average. Our construction manager was excellent, managing much of our concerns in a timely manner. The follow-up by Del Web customer service definitely met our expectations. You have to stay on top of the building project right up until your closing.

Pulte Employees are great, Most subcontractors and materials are SUB-PAR

Pulte Homes are not the quality that they tout! Many materials are low grade, paint is HORRIBLE, etc. MOST subcontractor; as I put it; “nobody gives a *#’t”. However, the Pulte Employees themselves valued the “relationship” and to provide an exceptional experience for the Homebuyer. To name a few outstanding individuals within the Pulte Organization in our “build process”; Tosha(sales), David(Construction MGR) and Kaitlan(Customer Care Manager)really went out of their way in the pursuit of excellence!

Follow up repairs are slow but the lack of communication is the worse the person in charge of our follow up repairs {Anthony} doesn't return calls or emails it's very frustrating.
