Overall we love our home. There are so many things that easily met our expectations. Our concerns our 1 - the quality of the paint inside is terrible. They should have used some kind of latex paint. They used a flat based and every little things that touches the walls leaves marks that need to be washed down. 2 - we had our walk through 2 months ago and still have several things not resolved. I am now leaving voicemails with no response. Very frustrating because we just want to move forward.

The builder has low expectations and standards. Builder is focused on building fast and NOT on building a good quality production home, that is too bad , they have some Awesome floor plans. The trades are pushed to get things done FAST, so they are either unable or unqualified to do a good job. It has been over 30days since we completed our 30 day list of things to be fixed and the only response was we will schedule in the next month or two.

We are still left with lots of little repairs that need to be done and talking with our neighbors we are not alone.It would seem that with this building boom that’s going on in festival that selling and building fast has taken priority over doing a good job.

We had a great experience watching our new home being built. Our field manager, Anthony, was exceptional; responsive, funny and really easy to work with. Now that we have lived in our home for a month, we are really enjoying git. I would say, however, that there are a lot of little things we’ve noticed,such as paint spotsn carpeting, small gashes in doors Gotham haven’t been painted over, spots of glue or other substances on the floors and a drawer that already fell off it’s track. Quality is not what you get, it is what you are told though. Building processes are wrong and things in home get damaged during construction. Once house closes, items are no longer build problems but now warranty issues and response is slow to get fixed. A few small inexpensive changes could make home much more efficient. They are not options and you cannot change later. The construction manager is really just a PR guy for Pulte and oversees too many homes to be focused on quality. The common response to issues is” that’s the way we do it”.

Blown away by the lack of respect from one trade to the other. They come to fix a problem and create another one. Our superintendent went silent on us. If he spend more time addressing issues and less time begging for good surveys we would have been able to write a good survey response. Very poor workmanship throughout. Great community though.

The quality of workmanship is far from satisfactory. The house was not cleaned properly prior to owner possession. Numerous issues with the finish work requiring constant contact with the Field Quaility Manager, as well as the Customer Care Office. Appointments scheduled and the Trades do not show up or call, with total disregard for the home owners time waiting around all day for a no show. Buying a new EXPENSIVE Home should be a pleasant experience. I wish I could say that about the purchase of this home.

Overall we very pleased with our new home. Everyone we dealt with throughout the process was polite and responsive. The reasons I didn’t give 5 star ratings are as follows 1) the loan approval process took way too long. We were told 4-5 weeks and it ended up being close to 12 weeks for a conditional approval. We also felt that we asked to verify and reverify financial information that had been submitted previously. 2) We did not feel that there was a lot of communication during the construction process until toward the end. 3) We did our final walk through and noticed a few minor things ...

The overall experience ended up being disappointing due to delay after delay. Pulte oversold their lots and over promised the completion timeline, combined with labor and material shortages the results were disappointing. In the end we are happy with our home but if I had it to do over again I would consider another builder.

Someone should have also mentioned that our front patio would not be finished. How do we know that if nobody tells us. We should have been kept up to date on the progress of our house instead of responses like ' We can't even make a guesstimate '. Poor communication or no communication.

The build quality of our new home is excellent! We were also impressed with the responsiveness and support from our Field Manager, Kohl F. However, the landscaping by Pulte's preferred contractor was a major disappointment and we will need to redo it all. Do not use their contractor. You will regret it.

I love my home design. It is designed for the way I live. Unfortunately throughout the build process we were presented with quality workmanship undermined by slipshod work that impacted overall quality resulting in the tear out and rebuild of the master shower after we moved in because a nail in a water line. Paint drops everywhere on my new floor and outside stucco is rough, uneven and been reworked. However, response to the water leak was timely.

We were told our home would be done by sept, Oct or Dec but was not finished until April 15 which ended up costing us a lot of extra money for rent, 2 furniture moves and storage. Also, the wood on our roof was left uncovered through many rainy days for five months before it was finally covered. We are very concerned about its condition. The final product seems to be ok but I am concerned about problems in the future.!

My biggest complaint is that my home took 14 months to be built. I know the supply chain and manpower issues impacted the build, but I was told it would take 6-8 months. Then, the communication with the field managers was not what I had expected. Lastly, during our final walk though, we mentioned several items that needed to be fixed before closing. We were not able to move in for a few weeks after closing but when we did, we found that the items needing attention had not been touched. They still haven't been fixed. Build took longer than expected. Several issues with the roof that need to be repaired after having a Home Inspection done. Was unhappy with the level of service I had from my original Project Manager Thomas, but I was happy with Anthony who help get the build finished and even came by to address some issues after I moved in to the home.

Pulte as the rest of us and the world have been put in an unprecedented situation with COVID, shortage of skilled labor and supply chain issues. We will not mask the fact that there are issues.. Lack of ownership from sales to customer service could be addressed. Pulte uses the current world circumstances as a crutch.

Our home is very nice - but leaving a dirt square by our front door is very disappointing. It wouldn’t have taken very much to cement our front patio since there is a cement walkway RIGHT NEXT TO IT that leads to our front door. The pony wall that surrounds the dirt area is attached to the house, therefore it is “part” of the house. We feel the house is not finished.

We had a home inspection done two days after we moved in by an independent agent. We would highly recommend any new buyer to do so. The finish elements done by the trades were definitely not ‘high end’ but probably typical with tract home builders.
