Apparent inexperienced workers and poor quality control, coupled with unqualified field managers

We had no appliances or air conditioner on our final walk thru before closing. We were asked to come back to meet our Field Supervisor the next day at 3:30 to go over the appliances with him. When we returned it appeared nothing was done. Our Field Supervisor didn’t show for over 2 hours. Then he said he didn’t say appliances would be there. The air conditioner wasn’t installed until after we signed for closing. It felt uncomfortable to say our home was complete when it wasn’t, but based on our contract, we had to sign. Everything turned out & we closed on time. Our house is nice!! We’ve only had some touch up paint done as warranty & he did a good job but made it clear that our expectations were too high & we should be doing much of it ourselves. We were charged $950 for grab bars in our showers, they are laying on our closet floor, still not installed. We feel grateful for our overall experience. Our Field Supervisor appeared overworked & set up for disappointing the customer. A person can only do so much. Trustworthiness and reliability during a difficulty time in the building industry.

The process was 99% positive. During final walk thru there were several things not completed and missed. Made a mistake after our construction manager asked to sign off even though not 100% then the next day got an email from him asking for a good review, we did. Then still waiting to get things fixed. Dishwasher was not hooked up at all. So I had to do it myself…. Door from garage to laundry room was missing a seal so bugs have easy access, had hire a exterminator…

We were remote from the process but we felt very confident they had our back.

My home was not finished when I moved in.

If there was any problems they took care of them right away. Very professional. Love my new home

Since the purchase poor customer experience - non-responsive - outstanding issues have not been resolved since the initial walk-thru and remain today.

Our Field Manager, Brett, was very responsive to our issues during and after construction.

We would highly ask for Elaine if you're interested in this community. She is absolutely fantastic. Communication was great and she even sent us pictures of the build progress since we live out of state. Elaine is 5 stars!!! Everything about the community is top notch. The home designs are very good and there's plenty of options to get exactly what you want. So all that is 5 stars. It took awhile to complete the home from purchase to getting our keys, but due to covid, with materials and labor issues, we understood and it didn't bother us so beware it could take 8-10 months from start to finish. So the reason for our 3 star overall rating, is the lack of getting our walk through items fixed. In talking to our neighbors it's a common thing. Most of our walk through punch list were due to drywall, paint and overall cleanliness issues. We did a pre-walk and created the punch list with our super. We got our keys 4 days later and virtually nothing was done. You would think Pulte would have these trades scheduled after the pre-walk to address the issues as I'm sure they are the most common ones. Our master walk in shower glass wasn't installed until the following week. We still don't have our dishwasher, they did put in a temporary one, but it's terrible. We have heard nothing from Pulte at all. The work crews next door damaged our stucco on two of our patio posts and they still aren't repaired. We had to send in our own punch list to the super, he said they'll work on it. We haven't heard back. So it's very frustrating with the lack of communication and lack of repairs being addressed and scheduled. We would recommend buying in this community, but you have to have a lot o fpatience. ... The quality of workmanship is far from satisfactory. The house was not cleaned properly prior to owner possession. Numerous issues with the finish work requiring constant contact with the Field Quaility Manager, as well as the Customer Care Office. Appointments scheduled and the Trades do not show up or call, with total disregard for the home owners time waiting around all day for a no show. Buying a new EXPENSIVE Home should be a pleasant experience. I wish I could say that about the purchase of this home.

It wasn’t a good experience! With the title company!

The home buying process is rather easy. It is trying to get things fixed that were noted on the walkthru that have not been completed.

This is our 4th Del Webb new home and the experience couldn't have been worse. From being forced to bid on lots, to the house no where near ready on Walkthrough Day (and I mean no master tub, no cooktop, etc!), to broken windows installed, to footprints IN the concrete of our front walk, to even painting my two garage doors DIFFERENT COLORS. There is no end to the disappointments. Had we deposited less money, we would have walked away.

I love my home however I think there could’ve been better workmanship and care taken when completing it. Christian was helpful acknowledging and resolving a few of the problems. I have hired an outside inspector who found many more problems. As I look around now I find a few more that I feel was basically done either in a rush by workers trying to complete things or maybe they just didn’t care. I have a tile that was put not put in with the pattern in mind, I have granite that is cracked and lots of other things too numerous to mention on this. I am going to trust fully that Pulte homes will take care of these problems as I do love my home but hope to love it even more! Thank you ... More

The process from beginning to end was a great experience, with the exception of return communication from the design team after we purchased our extras, and the final walk through process was a disaster. You would think that the finishes would be a high priority, since this is what John Q Public sees at closing, it is what is looked at in order to accept the property. We had so many small finish issues, that my wife & i were completely disappointed, and since have had zero contact by the person who was in charge of making those repairs. He sent us a text letting us know a new person was going to handle our issues. There was such a big deal made about checking the box that states we received our home in satisfactory condition, that when i did not check that box, the super stopped contact with us. So unprofessional, I am in the construction industry, i understand quality and communicating with customers. My suggestion would be that the builder, be less concerned about a checked box and more concerned about listening to the buyer, and providing a finished product that everyone IS actually satisfied with. ... They did the best they could in a tough environment

Andrew did good. Minimal contact with Sales after ours passed.

My experience with pulte homes were excellent from the minute I stepped into the sales door of del Webb the sales rep went beyond and explain everything to me. I am very happy the transition from moving was easy for me I am a widow they made it very easy for me..I rate del Webb homes 0-5 I give them a 5 for excellent .

Our experience was not at all what we were promised. Finding out someone had put a cigarette out in our walk-in shower to finding a banana peel hanging in the spare room closest. The workmanship for the price we paid is very poor. We have had numerous issues with getting things complete. Commutation with our field manager is awful. We should not have to be the ones to contact people in order to have things fixed.

Nice home. Wish closing wasn’t rushed for a better walkthrough experience.

We were pleased to receive weekly updates from our Salesperson, Ken and our Building Supervisor, Andrew while our home was being built. (We were out of state.) The staff at the Title Company and the Design Center were great, providing us with all necessary documents and updates. Mortgage Company also made long-distance qualifying as easy as possible, although scanning documents was sometimes challenging.
