The build quality of our new home is excellent! We were also impressed with the responsiveness and support from our Field Manager, Kohl F. However, the landscaping by Pulte's preferred contractor was a major disappointment and we will need to redo it all. Do not use their contractor. You will regret it.
Del Webb responded:
We are sorry to hear that you aren't happy with the landscaping for your new home. We would greatly appreciate if you could email socialcare@pultegroup.com so we can assist. ^Abby

I love my home design. It is designed for the way I live. Unfortunately throughout the build process we were presented with quality workmanship undermined by slipshod work that impacted overall quality resulting in the tear out and rebuild of the master shower after we moved in because a nail in a water line. Paint drops everywhere on my new floor and outside stucco is rough, uneven and been reworked. However, response to the water leak was timely.

Nervous about the viability of the roof

We were told our home would be done by sept, Oct or Dec but was not finished until April 15 which ended up costing us a lot of extra money for rent, 2 furniture moves and storage. Also, the wood on our roof was left uncovered through many rainy days for five months before it was finally covered. We are very concerned about its condition. The final product seems to be ok but I am concerned about problems in the future.!

My biggest complaint is that my home took 14 months to be built. I know the supply chain and manpower issues impacted the build, but I was told it would take 6-8 months. Then, the communication with the field managers was not what I had expected. Lastly, during our final walk though, we mentioned several items that needed to be fixed before closing. We were not able to move in for a few weeks after closing but when we did, we found that the items needing attention had not been touched. They still haven't been fixed. On the positive side, the sales staff and design studio staff were great. ...

Build took longer than expected. Several issues with the roof that need to be repaired after having a Home Inspection done. Was unhappy with the level of service I had from my original Project Manager Thomas, but I was happy with Anthony who help get the build finished and even came by to address some issues after I moved in to the home.

Pulte as the rest of us and the world have been put in an unprecedented situation with COVID, shortage of skilled labor and supply chain issues. We will not mask the fact that there are issues.. Lack of ownership from sales to customer service could be addressed. Pulte uses the current world circumstances as a crutch.

Our home is very nice - but leaving a dirt square by our front door is very disappointing. It wouldn’t have taken very much to cement our front patio since there is a cement walkway RIGHT NEXT TO IT that leads to our front door. The pony wall that surrounds the dirt area is attached to the house, therefore it is “part” of the house. We feel the house is not finished.

Could not get build issues resolved prior to closing and once they had their money, call back issues take forever and don't seem to fix many of the problems. Not the same Pulte experience I had in Virginia.

We had a home inspection done two days after we moved in by an independent agent. We would highly recommend any new buyer to do so. The finish elements done by the trades were definitely not ‘high end’ but probably typical with tract home builders. The charges for upgrades were high enough to incentivize us to do some upgrades on our own after moving in. Glad we did. Even though we had built four homes previously and had a good idea of what we would want in a home, the Design Center was challenging on many levels. Fortunately the community and activities are great, which were the main reasons ...

It’s hard to rate a company or experience when you discover you were lied to by the construction manager during the walk through Immediately after moving in we had air conditioning issues that should never have occurred and when it’s 110 degrees outside it’s a big issue

Never again with Pulte. Purchase and sales agreement said home would be completed for possession by December 2022, January or February 2023. We did not get possession until April 18, 2023. Yet spec homes where completed and available for purchase. While our home and others were in various stages of construction. Neighbors were disappointed too. Pulte needs to be up front with purchasers. It costed us several thousand dollars more with other vendors because of Pulte delays in construction. We signed our contract in February 2022 and possession in April 2023. Never really got a straight ...

If it wasn't for our final construction managerJose, this house probably would still be getting built. He was the only Pulte employee that was at all communicative and seemed to understand his job. Everyone else we tried to talk to always sent us to someone else who also didn't have an answer. Now that we are in the house it's the same problem with the warranty manager. No response, nothing is getting fixed, no schedule is given. Excuses are labor shortage, parts unavailablility, etc. Maybe Pulte should stop selling houses and fix the ones they have built.

I trusted the builder to get this done right and be responsive to my needs. We did find several things wrong when we moved in, like a bad hose connection to the dishwasher that caused water on our floor and we had to hire a plumber to get it fixed. WE found several other things not right, but overall it was quite good. We were told to get a home inspecter now before our 12 mo warranty is up and people that did that found lots of issues. We will have to consider this to make sure we have everything right. We have friends who are friends of the Pulte family and went to their daughter's ...

Our final inspection revealed a defect in the ($8000) waterfall island countertop. Replacing it would have delayed our closing, and with our rental deadline and movers, that was not an option, so we settled on a $500 food voucher. Pulte could have worked with us on that. Disappointing. While gutters were being installed after closing, 12 cracked roof tiles were discovered. One of the bathroom sinks has come loose from the countertop. Hopefully it won't completely tear away and fall, causing further damage before it gets repaired. We replaced the powder room mirror which had been glued to the ...

Our Sales rep was extremely helpful and kept us informed throughout the process. We felt the building took much longer than necessary, if it weren't for our Sales rep we wouldn't have known where things stood. We were out of state, once here things started progressing. We have a few issues, some response times are ok, others lacking and we are still waiting for items pointed out in the walk-through.

If you put it into perspective that 'no house is perfect' and make the decision to accept the disappointments and focus on the better, I think the overall of the house is good. I wanted to point out that in picking options process for your house was both fun and with anxiety. The two options I need to address were changing primary bedroom to a 'bow window' in which would enlarge the width of the room. My goal was to have at least 1.5 to 2 feet extended in center of the bow on the inside of the room. But by the time I discovered from the Pulte sales agent that the bow window only extended ...
