If it wasn't for our final construction managerJose, this house probably would still be getting built. He was the only Pulte employee that was at all communicative and seemed to understand his job. Everyone else we tried to talk to always sent us to someone else who also didn't have an answer. Now that we are in the house it's the same problem with the warranty manager. No response, nothing is getting fixed, no schedule is given. Excuses are labor shortage, parts unavailablility, etc. Maybe Pulte should stop selling houses and fix the ones they have built.

I trusted the builder to get this done right and be responsive to my needs. We did find several things wrong when we moved in, like a bad hose connection to the dishwasher that caused water on our floor and we had to hire a plumber to get it fixed. WE found several other things not right, but overall it was quite good. We were told to get a home inspecter now before our 12 mo warranty is up and people that did that found lots of issues. Sales person very knowledge . When buying spec homes nothing can be changed. Very confusing with whom your dealing with a Pulte employee or a Del web employee.

Our final inspection revealed a defect in the ($8000) waterfall island countertop. Replacing it would have delayed our closing, and with our rental deadline and movers, that was not an option, so we settled on a $500 food voucher. Pulte could have worked with us on that. Disappointing. While gutters were being installed after closing, 12 cracked roof tiles were discovered. One of the bathroom sinks has come loose from the countertop. Our Sales rep was extremely helpful and kept us informed throughout the process. We felt the building took much longer than necessary, if it weren't for our Sales rep we wouldn't have known where things stood. We were out of state, once here things started progressing. We have a few issues, some response times are ok, others lacking and we are still waiting for items pointed out in the walk-through.

If you put it into perspective that 'no house is perfect' and make the decision to accept the disappointments and focus on the better, I think the overall of the house is good. I wanted to point out that in picking options process for your house was both fun and with anxiety. The two options I need to address were changing primary bedroom to a 'bow window' in which would enlarge the width of the room. This is the second new home I have had in my life. While the process during the build appeared very good, with decent communication, the process following the close of escrow has been average at best. At first, there were small things like the fact that obviously the subcontractors, who are simply going from one house to the next, were more interested in getting the job done rather than taking pride in their work. Although our inspector said that for a Pulte home ours was above average we still had lots of issues. Shortcuts were taken, poor workmanship, and lots of waiting for warranty services (not with contractors but Pulte coordination). I felt that we were coerced into giving good ratings because staff told us that their jobs were tied to it and in one instance we were told that if we couldn't give a rating of 10, not to rte them at all. WHAT??

It would be beneficial to buyers if it was explained that you have to put at least another 30 - 40 grand just for landscaping, blinds, refrigerator, washer and dryer. That you make sure you look at everything during the walk through. Don’t sign off on the premium house before that. Hold your breath getting someone out to fix something in your premium home. The neighbors are nice the setting beautiful. I would have been happier to just pay $50000 more for the home and had everything done ready to go.

We had to trade for a spec home as the house we chose would not be ready as promised. Our lease was up and rent without a lease was an additional $800 a month. So I did not get my farmhouse sink and a couple of other upgrades I selected. But we do like the home we ended up with.

Once purchase agreement was signed our salesperson Mike turned into a ghost. “Zero” communication from him and rarely returned calls or emails. Construction team not much better with lack of communication seeming to be a common thread within the Pulte organization. Even though it took a year we are moderately satisfied. The quality is ok but nothing to write home about. We lived in a new rental during the building process that had better quality then our new home. We have grout missing, scratches in our countertops and are still waiting for our drawer pulls, we are happy to live in our community but at a price of mediocre quality home.

I always heard great things about Pulte homes but never lived in one. Now that I own one and see the homes around me being built I have a different opinion. I don't understand why Pulte would use flat paint on the inside of the house. Also, the sides and bake of the house only have one or two panels of wood before the foam ,chicken. wire and stucco are applied. I am able to use a sharp object and with enough force poke it straight through the wall from the outside into the inside. Our electrical system is not operational in some parts of the home. While we completely understand the issues with labor and materials in this current environment, we don't understand why we were not proactively kept informed regarding delays. Unless we contacted our construction supervisor and pressed him for information, we were not informed about any changes in the schedule. There were too many things left undone in the house at closing.
