Pulte tries to build homes too fast. Our tile floor was installed uneven, the grout was not done correctly and we had hazing all over our floors. The bottom of our cabinets were left unfinished and the outdoor cement work had footprints all throughout it.

We were buying what we thought was a great lifestyle in SUn City Festival. That was quickly subdued by the quality of the house we had built for a half million dollars, the extremely high up charges at the design center and the extreme lack of attention to rectify some of the many problems. But we sure have some very nice neighbors.

From almost the beginning where provided misinformation and found the people we worked with to be rigid and on accommodating beyond reason.

All in all a good experience

We are so happy with our home. It is just beautiful and spacious. The numerous options offered were great and right in line with current design trends. Our project manager was terrific and communicated with us often as to progress of our home, which made us feel so comfortable.

You get what you order. Everything looks great. They did an excellent job of keeping us informed about the construction, since we could not be in Az when the house was being built. All in all they provide a quality product that we are very happy to live in.

Pulte has a great program for ensuring that buyers get what they want and pay only for that.

Mark is very knowledgeable about the homes and lots. He always went above his duties as an agent he makes you feel like you’re the only one he’s dealing with.

Alec has been great to work during the pandemic.

Keep in contact with the building superintendent and ask questions if you're not sure of anything. If possible visit the home site as much as you can and inspect the progress.

Builders team was great

Lack of flexibility in changes is a problem. Most new owners spend the first month after move in redoing the interior of the house, discarding things Pulte put in and spending much money on replacements. Work crews show no pride in their workmanship. Many trades do substandard work which has to be redone three times to get it right. Don't expect the contractors to know what they are doing from the guys who pour the slabs to completion. Concrete guys will miss walk in showers, placement of patio door frames, fireplace foundations and other supports. Framers seldom cut a board the correct length...usually about an inch short and then use 15 nails to span the gap. HVAC guys put duct work in, the next day the insulation guys cut all the duct support straps. Three weeks later the HVAC guys come back in and re-straps the ductwork in a hurried and substandard way. Meanwhile, the worksite looks like a dump with debris blowing all over the neighborhood. Not one tradesman leaves the the worksite clean. Small problems (two doors don't latch), but the house is lovely. Del Webb has a great interior design center.

Plan on going over budget at design center

The individual in charge of the build was very professional and paid attention to detail

I closed on my new home at Del Web Sun City in Buckeye AZ in July; but have not moved in yet. I plan to move in at the end of September. At the final walk through I was very happy with the final product. My Construction manager was excellent and did a great job. I found the Design Center staff to be very unprofessional and non-responsive to errors they made in documenting my choices and was forced to live with their errors. Some of the material choices where not current as far as technology, ie Can Lights and Controls; window material vinyl versus wood or fiberglass.

Lot initially was laid out incorrectly. Two managers/superintendents were fired/replaced during the building. Impossible to coordinate any problems between design and building. No one could correct a mistake in number of lights in one bedroom. Design center rep would not respond to phone calls or emails. Building site was a disgusting mess most days.

Our home is very nice - but leaving a dirt square by our front door is very disappointing. It wouldn’t have taken very much to cement our front patio since there is a cement walkway RIGHT NEXT TO IT that leads to our front door. The pony wall that surrounds the dirt area is attached to the house, therefore it is “part” of the house. We feel the house is not finished.

Home turned out great

30 days to find all issues not enough time takes a long time to get unpacked for some people

Patio roof area is a single sheet of roll roofing. No insulation in garage. Run gallons of water to get hot water in kitchen, tankless heater not designed for whole house.

In general we had a good experience. The only issue is that they do not have the ability to do any custom details beyond their normal options.

Some minor issues as expected. Job super was outstanding!

Check all doors, cabinets and garage doors. Too many chips, cracks and spaces in cabinets walls etc. Noises when closing the garage door. When you do the walk through, prior to signing, take the time to look carefully at the entire home. If you see inferior quality workmanship and the poor condition of doors and cabinets, say so.

The real base price includes the cost of the lot which is NOT included in the advertised price. We are still very satisfied with our purchase. After taking ownership of our home, it takes too long for vendors to come back and fix what is broken.
