We were buying what we thought was a great lifestyle in SUn City Festival. That was quickly subdued by the quality of the house we had built for a half million dollars, the extremely high up charges at the design center and the extreme lack of attention to rectify some of the many problems. But we sure have some very nice neighbors.

Very poor quality of materials. Design Center is the most disappointing, they RUSH you in making decisions. You get one 4 hour appointment, with TERRIBLE help!

Houses are just thrown together. It seems the faster they put them up, the more they will sell. It's a nice area but the quality and workmanship leaves a lot to be desired.

Pulte Homes communications are terrible. More excuses than carter has pills!!!!!!! Took 17 months to get into the house. Cost us alot of money due to rising interest rates. Would I ever do business with them again NO NO NO!!!! Talked to other people where will live and the same response from almost every one.

I feel the overall experience was underwhelming. Very dissappointed in materials and quality of work. It seems that Pulte is not interested in building a quality home. The amount if stucco is half the amount that was homes they built previously. Quality if cabinets are horrible and the paint they used is very cheap. They told us that everything found on the walk through would be fixed by the time they turned over the keys. They had only fixed a small percentage.

Throughout the process there were things that should have been red flags and not addressed. Now I’m in the house with multiple issues and no resolution as to when or if they will be resolved. I get tossed from one person to the next and my problem never gets fixed. Been in house a month and TOLD It will be another month for an appointment and not all will be fixed on first go around. I have been without a working oven and microwave for 3 weeks and counting. Everyone I talk to has been no help. Microwave/oven doesn’t match other appliances and doesn’t fit in the slot. Cupboards were never adjusted and there are gaps, etc. Thomas was not caring or personable at all. Bowed walls in some rooms. Window screens have screens not attached in frame. Careless work on most things.

Building a new home should be fun, but this experience was awful. The workers were unskilled laborers who couldn’t speak English and left garbage everywhere. We have crooked walls, paint on the floors, garbage in the attic, crooked wall switches, frayed carpet entering the bedrooms, We are missing mirrors, towel racks, bathroom hardware, and need our doors re-keyed for our front door. Pulte’s representatives say anything to appease, but don’t resolve any issues. They make excuses. We paid way too much money for this home and would never buy from them again.

The end result is a nice looking home. But the process getting there was more than challenging. Due to the overwhelming amount of homes the superintendent’s have to oversee at one time as well as pressure to close on the homes doesn’t allow them to have any quality control over the process over ones’s individual home. This results in trade contractors redoing what’s already been completed to make repairs, molding replacement, drywall repair and repeated painting over newly installed carpet. This is a beautiful community and well cared for by the residents and HOA. The entire building process was LONG (14 months). Originally told it would be 9-10 at contract signing. Long periods of waiting with little communication and no sense of urgency. The builder seems more interested in producing their spec homes than finishing the contracted homes. We have built over 20 homes in multiple cities over the years, this was by far the worst experience we have had.

If we could have, we would have walked away from this home purchase, but we didn't want to forfeit our earnest deposit. Terrible communication, still waiting for final walk thru punch list to be completed. We've bought and sold many homes, this was the absolute worst buying experience we've ever encountered.

This is our 4th Del Webb new home and the experience couldn't have been worse. From being forced to bid on lots, to the house no where near ready on Walkthrough Day (and I mean no master tub, no cooktop, etc!), to broken windows installed, to footprints IN the concrete of our front walk, to even painting my two garage doors DIFFERENT COLORS. There is no end to the disappointments. Had we deposited less money, we would have walked away.

We did our walk thru and the place was a mess and was told they would do a final clean. Pointed out several issues inside and outside of the house. Received a text 3 days later that everything was fixed and we could move in. I am out of state so I did not come back for 3 weeks. When I arrived w truckloads of items to move in the majority of the walk thru stuff had not been complete and the house was filthy. The superintendent did get most items fixed in next 2 days but I should of never had to delay my move in or call people to come fix and clean. I am still trying to get the last few ...

Poor Quality, lack of attention to detail

Our first construction manager didn’t even contact US until after Sheetrock was complete. The second one was fantastic right up to final walk through, after that he became nonexistent. It’s been almost two months and we get no response on punchlist items. As to the lack of attention, walls are not square, most door’s are sticking, cabinets are coming apart, which to me means the construction manager it’s not holding the contractors to any quality standards.

I would not recommend Pulte unless you expect to miss the original delivery date by over 6 months, expect the quality of the workmanship to need extensive rework and the installed products to not meet your expectations even with upgrades.

Why doesn't Del Webb (Pulte) and other large company builders show their reviews on their sites like other businesses do? Think about it. These surveys are only helpful to perspective home buyers, not to people who have already built. It might make for a better building experience for both buyer and builder if the builder knew the good or poor results were being more predominantly shown on their own site. Again, think about it. Purchased home in June 2021 and were hardly ever keep informed of the progress. We were told we would have a walk-through after installing our electrical which never occurred and are having several electrical problems. Finally moved in May 2022 and had an inspector come and found over a dozen issues, three which are major issues. Good luck calling customer service as they gave us the brush off. Pulte has nice floorplans and offer some very nice features with the houses that they sell however, the quality of Much of the work is subpar and very disappointing. For one example, three weeks after moving into my house (I moved in on April 4 ) I noticed water damage at the base of my kitchen island. I suspected it was the dishwasher leaking and immediately discontinued using it.
