From start (working with my salesperson) to build updates (Superintendent) to design center and finance, this purchase was an excellent experience.

Overall the home has met our desires It is NOT a home with great workmanship, or high quality. The option upgrades are very expensive. I would put the value of these homes as average. Our construction manager was excellent, managing much of our concerns in a timely manner. The follow-up by Del Web customer service definitely met our expectations. You have to stay on top of the building project right up until your closing.

Our Sales rep was extremely helpful and kept us informed throughout the process. We felt the building took much longer than necessary, if it weren't for our Sales rep we wouldn't have known where things stood. We were out of state, once here things started progressing. We have a few issues, some response times are ok, others lacking and we are still waiting for items pointed out in the walk-through.

All the people we have worked with have been helpful and responsive. We love the home, the layout, and the location. Coming from out of state and having had several custom homes built over the last 30 years, some of the building processes are strange and seem cheap. Especially in comparison to the rest of the home and the price….ie, the baseboards are 1/2 the size they should be because they are put in before the flooring. We’ve never seen this and it looks very cheap…especially next to the upgraded flooring and the lovely, 8’ interior doors. Also the bathrooms are very basic, which is disappointing and all the granite seems outdated…it’s similar to granite we had in a home built in 2012. We’ve replaced the baseboards and over time we’ll upgrade the bathrooms and granite. Understanding this is a spec home, it’s still strange the areas that were upgraded and the ones that were not. The sales, construction, and design teams were delightful to work with and provided added value. The Escrow team, not so much, poor communication and their communication portal could not be opened.

My only complaint is the quality of the cabinets. Having trouble with pull outs and doors closing properly. It feels they were lower quality and instillation was not done properly

Disappointed. iamenities offered under false pretenses. would not recommend a del Webb home to anyone.

We purchased a quick move in home. Overall it was great. Salesperson was the best and superintendent has been very attentive.

Our Builder, Roby handled all details of our closing and any minor quality issues professionally and completely. He went out of his way to make sure that our move in went smoothly. A real joy to deal with him and a company that stands behind their products.

If you put it into perspective that 'no house is perfect' and make the decision to accept the disappointments and focus on the better, I think the overall of the house is good. I wanted to point out that in picking options process for your house was both fun and with anxiety. The two options I need to address were changing primary bedroom to a 'bow window' in which would enlarge the width of the room. My goal was to have at least 1.5 to 2 feet extended in center of the bow on the inside of the room. But by the time I discovered from the Pulte sales agent that the bow window only extended by 1 foot or less on the inside, she said she gave us the 'exterior measurements' at the time of the sale and was too late to change. The option costed us $6000 and bought me only by 1 foot or less in center of the bow! The other option is worth raising an issue was that the kitchen cabinets have option for 'full overlay' which meant the cabinets doors would install close together per Pulte sales agent. However, in reality, they didn't. The option was $1000 to have cabinets doors to install 'almost' close together. It would have been better to have them install close together for a higher price. Lastly, after you moved in and found things around inside and outside of your house either didn't look right or didn't work right. I entered these warranty items in both using their email link AND our Pulte account portal and waited for more than 3 weeks and got no response from Pulte customer care. Quality of workmanship has been top notch. We are pleasantly surprised.

Everyone at Del Webb, from the sales (Mike) to construction (David,) was friendly, professional, and responsive. I got a great deal on a highly upgraded home and I have confidence that it was built to high standards. I highly recommend a Del Webb home to anyone looking for a wonderful place to retire and/or have a peaceful lifestyle!

Great construction managers. I think several of the materials have been upgraded and the preparation/installation of materials is greatly improved from our experience 5 years ago. Paint quality could be better. This is our 3rd home in Merrill Ranch in 10 years and we love the community.

I really appreciated the fact that each step was explained and covered so everything was easy to understand. Any questions I had were answered quickly and efficiently. Highly recommend!

Homes built to fast, poor attention to detail.

Aaron was accessible, very professional , great follow-up skills and he cares about his customers. Having employees like Aaron is why Del Webb is a very successful company.
