We purchased home at near completion. The construction manager David explained all that had been done and what needed to be finished. At the walkthrough he was very thorough in giving it the “white glove” test to make sure all details were taken care prior to turning the keys over to us.

Pulte Homes are not the quality that they tout! Many materials are low grade, paint is HORRIBLE, etc. MOST subcontractor; as I put it; “nobody gives a *#’t”. However, the Pulte Employees themselves valued the “relationship” and to provide an exceptional experience for the Homebuyer. To name a few outstanding individuals within the Pulte Organization in our “build process”; Tosha(sales), David(Construction MGR) and Kaitlan(Customer Care Manager)really went out of their way in the pursuit of excellence!

After moving in we discovered some minor things that needed to be addressed. The warranty representative responded quickly to our request to have the issues resolved. They quickly visited the house to assess the issues and within a couple of days scheduled the appropriate contractors to resolve the issues.

The entire process from sales to completion went smoothly. This is our third new build and we were impressed with the quality and value of our new home. The build team did a great job keeping us informed of the build progress, even sending us pictures, and of any issues that occurred. They responded quickly to any questions or concerns we had during the build. Just a shout out to Aaron in sales who really was great to work with and Cody our construction manager who kept us informed on everything. Structurally sound but Finish work needs alot of improvement. Scratches on mirrors and scratches and chip on shower/tub enclosures, less than acceptable tile installation with different color grout, cracked tiles, patched grout throughout. Damaged cabinet drawer.

Steve was our contact in the construction of our home. He was very responsive to our concerns and questions. We never had a problem getting in contact with him and as we were not able to visit the job site he worked very well with our local contact person. Any issues with construction were addressed immediately. Great job and a great house. Thank you Del Webb and Steve.

Spent all morning for no show repairs or someone else’s fault? Multiple calls to schedule repairs then not a single issue resolved. Pics of repairs not even my house as I submitted. Sent wrong service people, no show on others. Stucco although scheduled won’t repair for a year.

For the money, quality of build and community you can’t go wrong.

It’s hard to rate a company or experience when you discover you were lied to by the construction manager during the walk through Immediately after moving in we had air conditioning issues that should never have occurred and when it’s 110 degrees outside it’s a big issue

Kind and helpful, patient knowledgeable

The Del Webb sales and construction staff are very knowledgeable and very professional. These Del Webb employees are responsive and very helpful during the purchase and build process. The mortgage team and after purchase customer service are unresponsive and terrible to deal with. One of our bedrooms has minimal HVAC airflow and the temperature is unbearable at times. The customer service team stated, “You signed the walk through documents and made no comment about it therefore we will not make any changes.” How would you have known about the issue at walk through? Quality is not what you get, it is what you are told though. Building processes are wrong and things in home get damaged during construction. Once house closes, items are no longer build problems but now warranty issues and response is slow to get fixed. A few small inexpensive changes could make home much more efficient. They are not options and you cannot change later. The construction manager is really just a PR guy for Pulte and oversees too many homes to be focused on quality. The common response to issues is” that’s the way we do it”.

After deciding to retire, making the actual move was easy with Del Webb.

This is the second new home I have had in my life. While the process during the build appeared very good, with decent communication, the process following the close of escrow has been average at best. At first, there were small things like the fact that obviously the subcontractors, who are simply going from one house to the next, were more interested in getting the job done rather than taking pride in their work. Paint splatters, scratched floors, uneven drywall etc. Then, when our gas stovetop did not have any burner caps, it was obvious that our construction manager replaced them with caps that weren't the correct caps. We confirmed this by seeing our neighbors caps. The burners wouldn't light and when they did, they scorched the stove top. When I brought this to his attention, he said I would have to contact Whirlpool. Now, when reaching out for warranty work, I don't get clear communication, after spending all day waiting for an service appointment that doesn't show up the Pulte rep is out of the office and no one answers my call to the 800 number - resulting in being on hold for 20 minutes then being sent to voicemail. And, this is after a number of calls from Pulte service that treats me like I'm the problem. I'm sure Pulte has more employees than my organization of 2,500 employees, but this is not how you do business. Prior to closing, when I shared with the construction manager some of the complaints we were hearing in the community about follow-up, he chalked it up to negative people. After closing, I'm beginning to understand where the negative people were coming from. Take pride in your work and serve your customer, even after they've closed escrow. ... More

Process was easy, informative and professional.

We had a very good experience.

Sales consultants and construction managers were great to work with. Very responsive to questions and concerns.

Bought a "spec" home". Saved time to "get in" but no changes allowed, so had to make changes after moved in at greater cost. Initial "punch list" of repairs and touch up has not been addressed in over 30 days. Not a big deal, just disappointing having to stare at little pieces of blue tape.

The entire process was very smooth. I was kept well informed throughout and I couldn't be happier. Special shout out to Mike and Richard. They were gems to work with on both the sales and construction side. I would definitely recommend a Del Webb community and home.

Very well built home overall. Brian, our construction manager was great at attending to any issues we've had.

Blown away by the lack of respect from one trade to the other. They come to fix a problem and create another one. Our superintendent went silent on us. If he spend more time addressing issues and less time begging for good surveys we would have been able to write a good survey response. Very poor workmanship throughout. Great community though.
