We moved from out of state and we were promised by the site manager and sales team that all the issues that were reported would be taken care of and the house would be cleaned and move in ready when we arrived. That was far from true. We arrived three days prior to closing and were told by the site manager Josh that everything would be completed before closing. The house was filthy and needed many repairs. Including but not limited to: filthy tile floors, floor tile grout all over floor boards, damaged kitchen drawer, trim missing around dishwasher, cracked tub and shower unit, provided front yard landscaping poorly done and 7 dead plants when we arrived which were never replaced, and subsequently all plants died due improperly installed watering system. Kitchen light switches improperly installed hanging by one screw. Then you are promised they will show up to make repairs and never show up for scheduled appointment's, we are now hearing from many in the neighborhood that this is a very common occurrence and they just hope you will go away and stop requesting repairs, It appears if we want anything fixed we will have to do it ourselves. The neighborhood gossip have made it very clear this is a common practice, promises made and not kept. Even at your one year warranty we have been hearing nothing gets done, more promises and again not kept. So buyer beware! ... More

This is my 3rd Pulte Home. They have a nice product. I love the floor plan and my lot is amazing. I had zero issues with this purchase even with me being an out of state buyer. I recommend Pulte Homes and Sun City Festival.

Our PM was absolutely responsive and caring about the construction and closing issues. Without him, we would not have been able to get the home completed.

This is a beautiful community and well cared for by the residents and HOA. The entire building process was LONG (14 months). Originally told it would be 9-10 at contract signing. Long periods of waiting with little communication and no sense of urgency. The builder seems more interested in producing their spec homes than finishing the contracted homes. We have built over 20 homes in multiple cities over the years, this was by far the worst experience we have had.

Wish there was more info provided about steps in the buying process. Also since models have higher end features, when making your final selections the design should inform buyers about affects of options chosen. For example, if you select the arch package your baseboards will not be standard (now curves). Found out near end of process videos were available ( and wasn’t told) to talk about steps in the homebuying purchase. More info about earnest deposit and how is applied to final purchase or not. More info also about extra paid for additional options chosen and how it is applied to final purchase or not. People were friendly. Would also say since my spouse had never purchased a new house before that more communication would have allayed fears and more info about process the total build process took over 14 months from start to finish. ... Love the area!! Quiet and remote but still close enough to the amenities. Just moved in , so far everything as promised. They communicate very well with their buyers. Ready faster than I thought!!!!!

The Buying and closing process was fantastic. The issue I have is we are 45 days in the house and we are still waiting for half of the closing walk repair list to be completed. We are now at the 30 day repair list and 10 days past submitting and no repairs have been scheduled. We don’t even have parts to use the full extent of our microwave. The AC still isn’t working correctly, it blows like a wind tunnel and you can’t talk or hear the TV over the noise.

Sales experience felt dishonest. The homesite we chose and even offered to put money down on and was promised was ours. (once it was released into inventory) Was sold a week later to someone else knowing that we had already committed to it. The explanation we were given was "My manager screwed up." Since then we spoke to the people who bought our lot and they shared with us that their sales women told them that they better make up their mind quickly, because she knew someone else wanted the lot and that they were going to have new neighbors who were upset at them for buying their lot. This was about as easy as it gets to purchase a high quality home.

scratch on microwave door, flooring grout with drywall dust everywhere, hallway bathroom tub with crack, missing tile grout, black markings above drain and shower tile grout is leeching, back patio ceiling speaker at wrong location, front door threshold sweep with gaps, no interior paints touchup kit provided, missing hallway bathroom towel ring, scratched and rough finishes on upper wall cabinets in kitchen and laundry. The final walk was rushed.

Overall, very nice experience. I would recommend a friend.

There was only one real issue that was always present and that was the 15 month wait to build the home. We signed the contract in May of 2022 and were assured that the home would be built by April, 2023. We didn't move in until Sept 22, 2023. The problem was that we had to move to 2 different rental locations due to this delay. We would see our lot set idle for 2-3 months before any workers arrived. Communication from Pulte was spotty and not informative, very frustrating. Once in the home, I believe that it was well built and we are enjoying our living experience. From the first moment we drove into the community I felt like this was the place we had been looking for. We met with Mark and he was amazing and still is. Once the construction began we were assigned Zakry as our site manager and he kept us informed all the way through the building of our home. We believe we have gotten a beautiful well constructed home and plan on enjoying retirement here for many years to come.

If at all possible, new home buyers need to see in person the lots they might be considering. Getting a lay of the land is important. Kind of difficult if you live out of state.

I love my house. This is the 2nd Del Webb community I have lived in. I have several issues, one being no hot water in master bathtub, only lukewarm water. When the warranty department finally contacted me they couldn’t understand how I have no hot water at the tub but have hot water at the sinks. Someone was supposed to call me but so far I have not heard from anyone. I have several issues I have turned with pictures but have not heard anything. Terrible customer service.

Make sure you stay in touch with your Sale Agent and Construction Project Manager, as they can answer questions and resolve issues early on. My home has turned out very well and with minor issues.

Overall experience is moderate. The time from initial choice to completion of home is way too long. Like 15 months to closing. Which is Ridiculous. Exposed electrical wiring and open circuits. Wonderful communities. However, the experience takes too long, and overpriced options. Great experience with the General Manager is excellent, keeps customer update on progress regularly, and addresses any questions. Sales person fails to keep contact with the customer after signing purchase agreement. Not a good relationship, nor experience. Recommend hiring a Realtor to interface with Pulte Sales Personnel before coming to view Pulte Model Homes. If not, you will regret it, and your experience will be stressful... ... More

Our sales agent, Ken and construction manager, David were professional and responsive throughout the build process. After living in our beautiful new home for one month, we submitted minor adjustment/repairs and hope that the efficient responsiveness continues!
