Brent intentionally mispresented when punch items would be finish in order to get a sign off on closing. He refuses or neglects to get items done. Its been 45 days since closing still not finished.

Home buying should be fun and this was not. I chose my home lot because of the location and views, not being told that there was a hill and homes being built above me. I paid a premium for my lot and now all my views are blocked. The finishing up my home was delayed over two months, which was very frustrating as I never knew whether it was going to be done or not, and when my move-in date would be. But, when I finally moved in, I love my home, and the small issues have been taken care of. The neighborhood is fabulous and the amenities are beyond amazing. So I guess, all in all it’s worth it.

Poor quality of backyard landscaping. I paid extra for backyard landscaping. Plants are very small and the 2 trees appear to be dead when planted. landscaping very disappointing. However, the dwelling construction is good.

The contractor site managers and other personnel have been knowledgeable, polite and considerate. I have had minor problems with the dwelling but so far these issues have been resolved except for items deleted or on backorder. I purchased the backyard landscaping from contractor. I am disappointed with the results and would not recommend this option purchase. However, homeowners who are installing their own backyards and pools lack consideration of the near neighbors. Overall my experience has been marginally positive.

Lack of communication

There is a severe lack of communication between the construction team and the team that schedules walk thru and closing appointments. Do NOT give up your current residence until you have the keys for your new home in your possession. Having a final walk thru scheduled when there is no flooring, no plumbing fixtures, no appliances, no toilets/showers as a start and your closing as I knew at that time was in 3 days! There were still more "rescheduled" closings after that as well.

I feel the quality and attention to details was lacking. Once I did the walk through I could see poor painting and floor work. Also three of the drawers wouldn't roll out smoothly or at all. Meaning they installed them knowing this and then walked away from the job. Leaving me to deal with getting it using the warranty.

Home Build Quality

We moved into the house a few weeks ago. During this time we have noticed multiple cracks in the house. The paint quality in the house is not great. The wall panels in the second bathroom were so thin grab bars could not be installed. We had to pay several thousand dollars to replace the panels and install drywall just to install the grab bar.

Love the Del Web community. House was completed 3 months later than promised!!! Response from the warranty team was timely. Pulte could have done a better job checking the workmanship quality of the exterior and interior painting, and the tile floor installation.

not a luxury experience, poor internal communications between builder, mortgage, and in house title company, salesperson excellent and carries the burden for the brand. DWRM seems to have really gone down in neighborhood quality in these last phases. Dirty work sites, skimpy landscaping etc.

The contract called for an insulated garage door, now they say they cannot deliver it and offered a $500 credit. No way you can buy a door for that price! What an insult!

My expectations of this builder were way above where they should have been. My thought was that this was a builder who had been around a long time, was building a huge complex, therefore would be able to offer quality without compromise. My list of "things that are wrong" is minimal, yet enough to make the entire home purchasing process dismal. Warped wood, broken window, appliances not available upon closing, property grading horrible............best of luck to future buyers! I would not purchase from this company ever again.

We actually like our home a lot. We would have rated Pulte 5 stars until we moved in. Our desert home is one block from ongoing construction. The spring windy season hit right after we moved in. Pulte not only makes no effort to control loose blowing sand at the construction sites (directly upwind of our home), construction debris--sheets of styrofoam, cardboard boxes, wrappers, fast food containers--are left in the open where they blow right downwind and collect in our yard. Texture overspray everywhere, tape, all just painted over and not removed. Refer defective, items still need to be repaired(making a list) and much more. Sales team was great, but that is where it stopped.

The community is very attractive; however I regret my purchase due to the poor quality of construction. Particularly poor workmanship with painting, drywall and cabinetry. Issues with electrical, appliances and plumbing. Simply stated, the builder lacks a quality build process.

Communication or lack thereof is a major issue. For an operation this large you’d think they’d have the process nailed but they don’t. They make a big deal about their build quality process which is mostly just PR. We were rushed through the final walk-through (what they term the Build Quality Celebration). The house was still dirty. There were holes in a cabinet and bathroom door, paint splatters were all over the floors, we got about zero info on how the house actually worked, the back sliding door is almost impossible to “slide”, etc and we were lucky. My experience was so disappointing, especially with Pulte Mortgage. I loved the location and floor plan of my home, but the only time I felt like I was a client that Pulte was trying to please was during my interior design consultation. They did meet the deadline set for closing, but they did so through obviously rushed final construction details. Pultes customer service representative was not helpful at all. She will find any excuse not to help you with your issues. You have to battle with them to get anything done. Once they have your money, you're on your own.

Over 40 issues noted three days before scheduled funding. We ended up being the quality control manager. Some issues still not resolved months later. Stains and paint splatter on $27,000 optional flooring that we are still cleaning ourselves. Upgraded Kitchen fan DOA and still not working. Still waiting for gutters to be completely installed.... Planning worked well, poor execution.

As a new homeowner I had a bad experience not because of supply issues, but I kept catching mistakes that were made. The quality of the windows is poor, They allow sand to leak into my home because they are not sealed well. They used the wrong grout on my floor. They promised to seal it but after I tested it I found out that they did not seal it. The island lights were not centered over the island. I feel that it was more important to slap together as many houses as possible in a short amount of time than to devote a little more time to the quality of the workmanship on the interior my house (in some cases terrible) as well as several noticeable flaws on the exterior. Some of the issues that were brought to the attention early on were not addressed and are still ongoing. Not what I expected from what I thought was a reputable home builder.
