Jason and Kevin have been great and very responsive. We expect issues but construction was rushed with very little quality controls. I would have expected more quality for the price we paid for the house.

Probably wouldn't buy Pulte again

It was all about the sales cycle. The quality of installed products was good and bad, and follow-up service is terrible. As an example, it's been 5 weeks since we asked to get our quartz counters (which are a mess) looked at. They don't even respond to requests half the time and once they hand a ticket off to a contractor the Pulte support team help ends there. Zero followup.

The lack of attention to detail

There are so many homes being built at the same time and not enough support to handle buyers needs. There also needs to be oversight of what is being done by subcontractors and employees and to keep building sites clean. The main focus is on a good review. Sales support was weak.

During the purchase process, we had one sales person. We were promised certain things. In the middle of the purchase, sales persons were changed and in the end. Pulte did not honor what was promised to us. We went ahead with the purchase. Pulte gives you one year and a portal to request repairs on the home. We have had several issues with the home build. I have put in twice now for the issues to be fixed. They say that someone will be in contact with you with in 48 hours. I have not heard back from them in over two weeks now. It's been a big inconvenience pointing out so many imperfections on the entire home at all categories. Ex: Paint-Cabinets, Hardware, Fixtures, Stucco, Solar, Electrical and many others.

Look carefully at plans. Bathroom not well laid out. No where to put anything like soap. Tub is too big. Owner's suite closet very small. Not big enough for 2 people. Lighting fixtures outside the home horrible Spanish old design. Front doors ugly as are the upgrades.

I have purchased four (4) new homes in my lifetime. Each has been a train wreck in its own way, mostly due to the lack of integrity of the builder and their subcontractors. Unfortunately things haven't changed much over the years. That's why when you do a search on Pulte you get mostly self-generated hype on how great they are, and stories from around the country on all the developments that have been forced to sue them due to their incompetence and arrogance. I take no joy in posting this. Just presenting honest assessment of my experience.

Final walkthru produced an unacceptable number of touch-ups and repairs. Follow thru was not prompt and had to be argued as Customer Care Del Webb contested almost every repair. Very low standard of quality. Again, customer care is actually Customer No Care. Would not recommend.

First Dy in the hose th breaker box trips. I reset it and two seonds later it trips again/ Ridiclos! New hose and this happens. Took too long to receive a response from builder, I hired a building inspector because I cannot trust this builder. The inspector found several issues with construction of home. I have submitted report to builder. Let's see how long it takes for them to fix issues. Ii am not holding my breath. If I did I would be dead. Builder is more concerned over quantity of homes built in shortest time instead of quality and does not take pride in homes already constructed. ...

The gas pipe is out to far to put my stove into place needed to find a handyman to fix that and our outdoor hose spicket at our cost very shady. We have already closed and no one can help us from Pulte

We bought a new build home from Pulte.. All went well until we received the call telling us the date for our walk through. We live in another country and could not drop everything and fly to see the home. After much back and forth, a date was agreed upon. Then came the calls saying “can we push it back a week?”. After booking flights, hotel, kennel for the dogs, I said it is either finished, or you hold it for when we come down in November. They promised to get it ready. The buying part was fine. My sales agent was very attentive and kept in touch constantly. She also took pictures at various points and sent them to me, which I greatly appreciated since I didn't live close enough to check on progress frequently. Since closing, however, I have had endless issues with the quality and response time in getting problems fixed. Every separate item requires a separate repair order and pictures. Then you wait for someone to approve the repair, the vendor to contact you, and even then, sometimes the items are not all fixed and they have to come back. I feel that ...

Home buying should be fun and this was not. I chose my home lot because of the location and views, not being told that there was a hill and homes being built above me. I paid a premium for my lot and now all my views are blocked. The finishing up my home was delayed over two months, which was very frustrating as I never knew whether it was going to be done or not, and when my move-in date would be. But, when I finally moved in, I love my home, and the small issues have been taken care of. The neighborhood is fabulous and the amenities are beyond amazing. So I guess, all in all it’s worth it.

Poor quality of backyard landscaping. I paid extra for backyard landscaping. Plants are very small and the 2 trees appear to be dead when planted. landscaping very disappointing. However, the dwelling construction is good.

The contractor site managers and other personnel have been knowledgeable, polite and considerate. I have had minor problems with the dwelling but so far these issues have been resolved except for items deleted or on backorder. I purchased the backyard landscaping from contractor. I am disappointed with the results and would not recommend this option purchase. However, homeowners who are installing their own backyards and pools lack consideration of the near neighbors. Overall my experience has been marginally positive.

Lack of communication

There is a severe lack of communication between the construction team and the team that schedules walk thru and closing appointments. Do NOT give up your current residence until you have the keys for your new home in your possession. Having a final walk thru scheduled when there is no flooring, no plumbing fixtures, no appliances, no toilets/showers as a start and your closing as I knew at that time was in 3 days! There were still more "rescheduled" closings after that as well.

I feel the quality and attention to details was lacking. Once I did the walk through I could see poor painting and floor work. Also three of the drawers wouldn't roll out smoothly or at all. Meaning they installed them knowing this and then walked away from the job. Leaving me to deal with getting it using the warranty.

Home Build Quality

We moved into the house a few weeks ago. During this time we have noticed multiple cracks in the house. The paint quality in the house is not great. The wall panels in the second bathroom were so thin grab bars could not be installed. We had to pay several thousand dollars to replace the panels and install drywall just to install the grab bar.

Love the Del Web community. House was completed 3 months later than promised!!! Response from the warranty team was timely. Pulte could have done a better job checking the workmanship quality of the exterior and interior painting, and the tile floor installation.

not a luxury experience, poor internal communications between builder, mortgage, and in house title company, salesperson excellent and carries the burden for the brand. DWRM seems to have really gone down in neighborhood quality in these last phases. Dirty work sites, skimpy landscaping etc.
