I'll first say that I bought during Covid and I was not close by, so everything was done by phone and online, which was challenging in itself with so many options. Be prepared to spend a LOT on upgrades, or you'll be driving a Kia with roll-up windows! Since this is my 2nd new home build, I do have a frame of reference and I spent twice as much on upgrades at Del Webb, with the quality seemingly less than what I had previously. I understand they have changed the 10 year warranty to now homeowners have to pay labor on the products. Del Webb has been a disappointment in several ways unfortunately. I don’t see how these surveys matter I don’t believe Pulte really cares!

During the purchase process, we had one sales person. We were promised certain things. In the middle of the purchase, sales persons were changed and in the end. Pulte did not honor what was promised to us. We went ahead with the purchase. Pulte gives you one year and a portal to request repairs on the home. We have had several issues with the home build. I have put in twice now for the issues to be fixed. They say that someone will be in contact with you with in 48 hours. I have not heard back from them in over two weeks now. The overall lack of attention to detail is staggering. It started with my arrival to my new home. There is a giant vertical crack that runs right up to my front door. The keys that I was given to the house did not work. I had to go back to the sales office and the construction manager had to let me in. Locksmith had to come back to re-key the locks. There are chips in the exterior stucco all over the house. Grout is missing in both bathrooms. There are chips in the fiberglass surround in one bathroom. The list goes on and on. I have purchased four (4) new homes in my lifetime. Each has been a train wreck in its own way, mostly due to the lack of integrity of the builder and their subcontractors. Unfortunately things haven't changed much over the years. That's why when you do a search on Pulte you get mostly self-generated hype on how great they are, and stories from around the country on all the developments that have been forced to sue them due to their incompetence and arrogance. I take no joy in posting this. Just presenting honest assessment of my experience.

My review is mixed. My hopes were met with disappointment on many levels. Working with Tracy G at the sales center was everything I could ask for…10 stars! I financed with Pulte and that was an unending nightmare unfortunately. I have perfect credit, income, no debt, a huge down payment and documentation for everything yet had it not been for VP of processing Nick H. stepping in after 90+ days of torture, my loan would never have gotten done. The design of the homes, orientation of lots and the overall community are awesome. The construction process is underwhelming. Had to schedule every trade to come back to make things right. Example - our exhaust system above the range was installed without the duct (3.5’) connecting the fan to the outside ducting. Bad painting, drywall, I’ll-fitting doors, etc. Best advice - forget upgrades. Buy with “included” and upgrade after mow-in.

I love the design of these homes, my neighbors and sense of community. There was no attention to detail towards quality of workmanship during the final month and I am still waiting for about ten trades to finish. I am still missing screens, parts of walls and ceilings were not painted, front door still needs repair, while some work has been done much remains.

It was all about the sales cycle. The quality of installed products was good and bad, and follow-up service is terrible. As an example, it's been 5 weeks since we asked to get our quartz counters (which are a mess) looked at. They don't even respond to requests half the time and once they hand a ticket off to a contractor the Pulte support team help ends there. Zero followup.

There are so many homes being built at the same time and not enough support to handle buyers needs. There also needs to be oversight of what is being done by subcontractors and employees and to keep building sites clean. The main focus is on a good review. Sales support was weak.

Final walkthru produced an unacceptable number of touch-ups and repairs. Follow thru was not prompt and had to be argued as Customer Care Del Webb contested almost every repair. Very low standard of quality. Again, customer care is actually Customer No Care. Would not recommend.

Look carefully at plans. Bathroom not well laid out. No where to put anything like soap. Tub is too big. Owner's suite closet very small. Not big enough for 2 people. Lighting fixtures outside the home horrible Spanish old design. Front doors ugly as are the upgrades.

First Dy in the hose th breaker box trips. I reset it and two seonds later it trips again/ Ridiclos! New hose and this happens. Took too long to receive a response from builder, I hired a building inspector because I cannot trust this builder. The inspector found several issues with construction of home. I have submitted report to builder. Let's see how long it takes for them to fix issues. Ii am not holding my breath. If I did I would be dead. We bought a new build home from Pulte.. All went well until we received the call telling us the date for our walk through. We live in another country and could not drop everything and fly to see the home. After much back and forth, a date was agreed upon. Then came the calls saying “can we push it back a week?”. After booking flights, hotel, kennel for the dogs, I said it is either finished, or you hold it for when we come down in November. They promised to get it ready.
