The home I purchased is really well built in almost every way. However, when they come across a problem that affects many if not most homeowners they tell us what we need to do to fix the problem. In particular they installed a cheap garage door that does not allow for adjustments. Yes I have spoken to multiple Experts and and I am using their words. A new home should have a secure closing garage door. We live in a windy and Sandy area and I have owned 2 other homes in the area and have never had this problem. I expect a number of us will be contacting higher Pulte management to discuss solutions to what is clearly a major problem for many homeowners and the lack of a real solution we have received. The sales person, Theresa, was awesome keeping me updated on the building process. I love the floor plan and the corner lot was a good choice. The kitchen cabinets were not the best quality, the stain chips off easily. No cement walkway to pull out trash pails. Have to run over the plants to get them out. Other than that I love the house! The amenities are wonderful! Resort style living!

Several problems were not resolved. Most of the window screens do not fit properly into their jams. On just stick out and will NOT fit. I think almost all are just a bit to large for the jams. Shower can NOT adjust flow, temp yes. All the outside drain and sewer access cover have been painted over and will not open with out possible breaking .

Look through everything know everything about your lot and any impact you will have with on going construction. Storage of equipment, materials etc. You will live with many inconveniences for potentially years. Get some compensation up front for it.

The little details of finishing the home were left unfinished. I watched my home being built, was here almost every day. Some little things I pointed out that needed to be fixed or replaced, were not fixed and still aren't fixed.

Not much attention to finish work detail. Still waiting on the refrigerator after 3 months in. I wish I had known about the palm tree and streetlight locations before we paid a lot of money for the view.

The home was built a lot faster than anticipated.

Overall product is incredible. Layout. Home. Beautiful. But the little things can add up. Sloppy processes hurt the overall experience. They should hire some quality control people along the way so you aren’t chasing the flawed work in the end. Saves on both ends. It’s so close

Models Homs offered for reviews prior the purchase are fully equipped and decorated .Dont be full by that. make sure to check all the upgrades before purchasing home.

The overall experience was good.

The overall experience was good and we love our home. We have a couple of things of why we did not rate 5 star. Pulte Mortgage, very unhappy with the loan experience and the loan officer. No return calls and poor customer service. The second issue we had, was a couple of the upgrades we purchased, we felt the sales office was not transparent and upfront. When we got to the design center, we were then told we did not have a choice on some things and wish we were told upfront.

Generally happy. Had trouble with Pulte Mortage, getting Pulte to supply Tesla Solar docs and still not turned on after 3 weeks. Sub standard bath fixtures and Whirlpool really cheap.

Consider that you will need to invest a substantial amount in options/upgrades.

We love our new home! We love the community! The overall home buying experience was very good. There are opportunities for greatness, however. Tracy, our sales rep, was amazing. Professional and knowledgeable every step of the way. She helped made the process smooth and delightful and instilled confidence in us. The options selection was the area of biggest concern for us. Smooth build process till the end. Monday we walked thru before closing . About 4 items to be corrected, came back thurs. Morning - Nino ,our expediter had all items repaired, house clean. We walked out and saw Nino’s boss on phone across the street and he was on phone with riverside inspection. Pulte had failed to pay some fees so getting my keys that day was delayed . So i did not get my keys till monday at 6p.m. My sales lady debbie,fed me misinformation about getting compensated for delay. So i had to re- arrange all my deliveries and sleep on my kid’s couch for 4 nites due to pulte not paying fees on time. The southern ca. pulte manager called me , and said they have a yr. To deliver my home. LOL HOLD IT - A yr after you already signed? He offered no compensation for 4 day delay , and was rather condescending and arrogant. I asked him “ why can pulte charge me a $300 a day penalty for failing to show up to close and you can screw up and not have same liability?” He had no answer , just said “your lucky to be in your new home” - LOL So i would give NINO - my expeditor 20 stars. STACY - my customer service rep after close 20 stars. DEBBIE - sales lady 1 star. PULTE - DEL WEBB customer service - 0 stars In the end a pleasant build experience was soured at the end by pulte - del webb corporate and my MIA sales lady, who got transferred a month before i closed and fed me misinformatin. If you want something extra you have to PAY FOR IT

this isn't my first new build home but I'm very surprised at the number of repairs and fixes that my homes has needed and still needs upon moving in. I realize you're still building but my needs are equally as important after I paid for my home.

The home was built quickly and on schedule but we've had many post construction issues.

We have not moved into the house yet. After taking possession we experienced a few problems with the house but they have been rectified. The one issue I have is I feel there should be more communication with Del Webb regarding HOA issues . We are constantly scrambling to find out how to address issues i.e. landscaping to name just one . Living 500 miles away makes it difficult .

Homes are nice, and we love the complex, but upgrades are excessively expensive. Head construction supervisor promises quick fixes for issues but doesn’t follow through and requires numerous attempts to get things done. We are still waiting on several issues we were promised would be done within a week, a month and a half later.

Many unsolved issues Cheap quality doors & windows , not sealed properly, sand coming of all the windows & sliding door, I have sand everywhere even in my bed. Very disappointed

They build decent homes, our salesperson was excellent, but we had a 31-item punch list that was only partially completed when we moved in. Getting them back to finish was confusing and slow, but they finally completed it. The handoff and relationships between Del Webb, Pulte, warranty work, and the management company is not clear and could use some help.

Given their large size, Pulte has well honed floorplans. But lack of information at both sales (where structural options are chosen) and the design center, are problematic. Each should know their product and choices better. The excuse of being a "production" builder wears thin after too many refrains.

I have bought many homes before, and I've never experienced the issues I am having. I have at least 30 issues of poor craftsmanship and I've only been in my home a month. I am required to take a picture and email it to Pulte and they have workers reach out to me. Can you imagine how many workers I have going through my house and having to be there for every appointment. I have a business to run. This is crazy to think I will have to go through this for a year. I am in the last phase and they just through these homes up very sloppy. I will be getting a home inspection of my own.
