Our experience up until about 3 weeks prior to close was great -- sales team and build teams were responsive, Very happy with our lot and our home. The last three weeks before close and for a couple of months beyond has been very rushed and there were a number of things that weren't taken care of that should have been. Things have taken a lot longer than they should have to get taken care of. And mistakes were made because builder trades were rushing and trying to finish homes too quickly. It felt as though they were trying to close as many homes as possible by the end of the year and we suffered because of it. On the whole, we are very happy with our home and feel it is a good quality home. We would recommend a Del Webb community to our friends. Love the community and we love our home! There were delays outside of our control and outside of Pulte's control as well, so that part was frustrating for everyone. My only real complaint is that we have been in our home over a month now and we still have a non-working oven. We waited weeks for the appliance repair person to come out as instructed, only to learn that the main problem is an electrical issue. Now we have to wait for an electrician to be scheduled. The fact that Pulte is okay with us living without a working oven and isn't doing all they can to more quickly rectify the situation is disappointing. In my opinion it’s way to much information given at the time of walk thru for average person to absorb. Therefore, I would recommend a follow up after few weeks to review or to answer any issues or questions you might have.

We are very satisfied with our new home in Irontree-Terramor. Just disappointed that we have to pay to install a side yard retaining wall.

Our Field Manager in Del Webb, Andres Ceja, was amazing. After closing, minor defects are normal. So many new parts and vendors to the home. Andres was the guy that we could depend on for support. Without his attention, it would have been a very different experience. Top notch, warm and genuine. not many guys like him around in the industry.

I purchased a nice home in a wonderful community

Everything was great until we got ready to close, our lender was ready but Del Web was not. Painting on the interior was fair at best.

We liked our sales agent immensely. The purchase process was simple and went smoothly. We did not feel that the design center gave us enough options to get exactly the home we wanted. We ended up settling for items in the home that we are not truly happy with. Also every additional, non-included, item from the design center was tremendously overpriced compared to purchasing from regular outlets and contractors.

Provide followup support w/Homeowner and Edison to start-up Solar. Ours is still not operational, contrary to promises by Edison and Tesla. Albeit, were all under the rules of the current pandemic, followup on repairs required, i.e. garage door opener is lacking.

The home I purchased is really well built in almost every way. However, when they come across a problem that affects many if not most homeowners they tell us what we need to do to fix the problem. In particular they installed a cheap garage door that does not allow for adjustments. Yes I have spoken to multiple Experts and and I am using their words. A new home should have a secure closing garage door. We live in a windy and Sandy area and I have owned 2 other homes in the area and have never had this problem. I expect a number of us will be contacting higher Pulte management to discuss solutions to what is clearly a major problem for many homeowners and the lack of a real solution we have received. The sales person, Theresa, was awesome keeping me updated on the building process. I love the floor plan and the corner lot was a good choice. The kitchen cabinets were not the best quality, the stain chips off easily. No cement walkway to pull out trash pails. Have to run over the plants to get them out. Other than that I love the house! The amenities are wonderful! Resort style living!

Several problems were not resolved. Most of the window screens do not fit properly into their jams. On just stick out and will NOT fit. I think almost all are just a bit to large for the jams. Shower can NOT adjust flow, temp yes. All the outside drain and sewer access cover have been painted over and will not open with out possible breaking .

Look through everything know everything about your lot and any impact you will have with on going construction. Storage of equipment, materials etc. You will live with many inconveniences for potentially years. Get some compensation up front for it.

The little details of finishing the home were left unfinished. I watched my home being built, was here almost every day. Some little things I pointed out that needed to be fixed or replaced, were not fixed and still aren't fixed.

Not much attention to finish work detail. Still waiting on the refrigerator after 3 months in. I wish I had known about the palm tree and streetlight locations before we paid a lot of money for the view.

The home was built a lot faster than anticipated.

Very very poor customer service

Overall product is incredible. Layout. Home. Beautiful. But the little things can add up. Sloppy processes hurt the overall experience. They should hire some quality control people along the way so you aren’t chasing the flawed work in the end. Saves on both ends. It’s so close

Models Homs offered for reviews prior the purchase are fully equipped and decorated .Dont be full by that. make sure to check all the upgrades before purchasing home.

The overall experience was good.

The overall experience was good and we love our home. We have a couple of things of why we did not rate 5 star. Pulte Mortgage, very unhappy with the loan experience and the loan officer. No return calls and poor customer service. The second issue we had, was a couple of the upgrades we purchased, we felt the sales office was not transparent and upfront. When we got to the design center, we were then told we did not have a choice on some things and wish we were told upfront.

Generally happy. Had trouble with Pulte Mortage, getting Pulte to supply Tesla Solar docs and still not turned on after 3 weeks. Sub standard bath fixtures and Whirlpool really cheap.

Consider that you will need to invest a substantial amount in options/upgrades.

We love our new home! We love the community! The overall home buying experience was very good. There are opportunities for greatness, however. Tracy, our sales rep, was amazing. Professional and knowledgeable every step of the way. She helped made the process smooth and delightful and instilled confidence in us. The options selection was the area of biggest concern for us. You have to be an informed buyer. Most of the build quality issues could make this an amazing experience. Some are related to skill and oversight and others are related to materials. Smooth build process till the end. Monday we walked thru before closing . About 4 items to be corrected, came back thurs. Morning - Nino ,our expediter had all items repaired, house clean. We walked out and saw Nino’s boss on phone across the street and he was on phone with riverside inspection. Pulte had failed to pay some fees so getting my keys that day was delayed . So i did not get my keys till monday at 6p.m. My sales lady debbie,fed me misinformation about getting compensated for delay. So i had to re- arrange all my deliveries and sleep on my kid’s couch for 4 nites due to pulte not paying fees on time. The southern ca. pulte manager called me , and said they have a yr. To deliver my home. LOL HOLD IT - A yr after you already signed? He offered no compensation for 4 day delay , and was rather condescending and arrogant. I asked him “ why can pulte charge me a $300 a day penalty for failing to show up to close and you can screw up and not have same liability?” He had no answer , just said “your lucky to be in your new home” - LOL So i would give NINO - my expeditor 20 stars. STACY - my customer service rep after close 20 stars. DEBBIE - sales lady 1 star. PULTE - DEL WEBB customer service - 0 stars In the end a pleasant build experience was soured at the end by pulte - del webb corporate and my MIA sales lady, who got transferred a month before i closed and fed me misinformatin.
