Smooth build process till the end. Monday we walked thru before closing . About 4 items to be corrected, came back thurs. Morning - Nino ,our expediter had all items repaired, house clean. We walked out and saw Nino’s boss on phone across the street and he was on phone with riverside inspection. Pulte had failed to pay some fees so getting my keys that day was delayed . So i did not get my keys till monday at 6p.m. My sales lady debbie,fed me misinformation about getting compensated for delay. So i had to re- arrange all my deliveries and sleep on my kid’s couch for 4 nites due to pulte not paying fees on time. The southern ca. pulte manager called me , and said they have a yr. To deliver my home. LOL HOLD IT - A yr after you already signed? He offered no compensation for 4 day delay , and was rather condescending and arrogant. I asked him “ why can pulte charge me a $300 a day penalty for failing to show up to close and you can screw up and not have same liability?” He had no answer , just said “your lucky to be in your new home” - LOL So i would give NINO - my expeditor 20 stars. STACY - my customer service rep after close 20 stars. DEBBIE - sales lady 1 star. PULTE - DEL WEBB customer service - 0 stars In the end a pleasant build experience was soured at the end by pulte - del webb corporate and my MIA sales lady, who got transferred a month before i closed and fed me misinformatin. If you want something extra you have to PAY FOR IT

this isn't my first new build home but I'm very surprised at the number of repairs and fixes that my homes has needed and still needs upon moving in. I realize you're still building but my needs are equally as important after I paid for my home.

The home was built quickly and on schedule but we've had many post construction issues.

We have not moved into the house yet. After taking possession we experienced a few problems with the house but they have been rectified. The one issue I have is I feel there should be more communication with Del Webb regarding HOA issues . We are constantly scrambling to find out how to address issues i.e. landscaping to name just one . Living 500 miles away makes it difficult .

Homes are nice, and we love the complex, but upgrades are excessively expensive. Head construction supervisor promises quick fixes for issues but doesn’t follow through and requires numerous attempts to get things done. We are still waiting on several issues we were promised would be done within a week, a month and a half later.

Many unsolved issues Cheap quality doors & windows , not sealed properly, sand coming of all the windows & sliding door, I have sand everywhere even in my bed. Very disappointed

They build decent homes, our salesperson was excellent, but we had a 31-item punch list that was only partially completed when we moved in. Getting them back to finish was confusing and slow, but they finally completed it. The handoff and relationships between Del Webb, Pulte, warranty work, and the management company is not clear and could use some help.

Given their large size, Pulte has well honed floorplans. But lack of information at both sales (where structural options are chosen) and the design center, are problematic. Each should know their product and choices better. The excuse of being a "production" builder wears thin after too many refrains.

I have bought many homes before, and I've never experienced the issues I am having. I have at least 30 issues of poor craftsmanship and I've only been in my home a month. I am required to take a picture and email it to Pulte and they have workers reach out to me. Can you imagine how many workers I have going through my house and having to be there for every appointment. I have a business to run. This is crazy to think I will have to go through this for a year. I am in the last phase and they just through these homes up very sloppy. I will be getting a home inspection of my own. Pulte mortgage was challenging. It was very nerve racking.

They are a great builder and did respond to the MANY errors & back ordered product that were missing from our home.

Susan is a terrific sales person. She encouraged me to continue when I was disappointed with the loan application. I contacted a local loan company that approved me and she quickly suggested a home finish ready to move

Road noise from Dinah Shore Drive makes being in the backyard impossible. Road noise is even heard from within the house.

Examine every single detail of the model home so that there are no surprises with your actual home. Take nothing for granted.

This is our third time we have bought over the years as a brand new home and we have had more issues with our Pulte home than the other two builders. The house was built with speed in mind and not so much on quality. The quality or the lack of quality comes down to inspect what you expect. speed of completion seems to be the focus versus focus on quality. Everybody is more than willing to fix the issue after the fact, but the issue never should’ve been there in the first place if the focus on speed wasn’t there. and focus and not so much on quality. All you have to do is slow down just a little bit and do it right the first time. For some reason, it seems to be a feeling that there is not enough time to do it right the first time but there’s plenty of time to do the corrections after the fact. ... More

First off, too expensive for what you really get. The end product looks very nice on the outside, but if you really pay attention, you’ll see that the people in charge of quality control let many things slide, I assume, hoping the homeowner will not notice. The side of my lot was also cut in a way that is going to cost me a lot of money to fix, something that would have been very easy for them to take care of at the beginning. I also had to request for them to clean my house before moving in, because it really was disappointingly dirty and dusty. A friend of nine bought first phase (cheaper) and her house definitely looks like they used better quality materials, Had better quality control and craftsmanship, even though I paid a much higher price and bought more upgrades than her. The overall quality of the homes is good, there were a lot of details that needed to be revisited and could have been done better the first time around.

Del Webb builds great homes. The only bad experiences we had were with buying our home with Pulte Mortgage. Joe, Dan, and Todd were great. I didn’t like the back and forth with Zach. I was told that Pulte would match or beat another lender’s offer, but when I sent the proposal to Zach he increased Pulte’s costs instead of trying to match them. When I asked if he could decrease the points of the loan, he sent a proposal increasing them. It was like he was just moving numbers around hoping I won’t see them. When he decreased the points, he would increase the costs of the loan. Tried to have us pay PMI with over 20% down, wanted us to have an impound account when we told him from the beginning that we didn’t want one. Then he told us if we didn’t that the points would go up 1/2 % because it made the loan risky and it would be hard for them to sell the loan. I told him if those were the terms that I would go with another lender. If it wasn’t for a call from Dan I would have went with another lender. I would recommend that Pulte be more transparent and give the buyer the best deal with up front costs in the beginning. I know that you are selling houses and want to make a lot of money, but it is very frustrating when you have to go back and forth with negotiating. As a buyer I want a fair deal and when you can get a fair deal from another lender, Pulte should do it’s best to meet that deal and not try to move the numbers around from points and costs of the loan to sell. I just feel that Zack played games with us and was not transparent and honest. But even though we did not like the loan process we love our new home. ... More

Build a good home, but it is built too fast. I am having things fixed or repaired that I missed during my walk through. Crooked vent through ceiling, incomplete retaining walls, scratched window, damaged sink, cracked cement at entrance, damaged vinyl window frame, touchup outside and inside, loose faucet spout in master bedroom, kitchen cabinet slider stuck, finish on kitchen cabinets needed touchup paint and better finishing. My view that I paid for has been cut in half.

Poor communication on follow up on repairs needed after moving in

House address out of sequence with the rest of the street therefore delivery people cannot find or think we don’t exist

The sales people were helpful but could have had more training on this property.'

Many new owners have had many more issues with Pulte than we have had. People on the whole are not all that pleased with Pulte. It is not good when some get pushback on their repairs requests. We should at least trust their workmanship.
