They build decent homes, our salesperson was excellent, but we had a 31-item punch list that was only partially completed when we moved in. Getting them back to finish was confusing and slow, but they finally completed it. The handoff and relationships between Del Webb, Pulte, warranty work, and the management company is not clear and could use some help.

Our Field Manager in Del Webb, Andres Ceja, was amazing. After closing, minor defects are normal. So many new parts and vendors to the home. Andres was the guy that we could depend on for support. Without his attention, it would have been a very different experience. Top notch, warm and genuine. not many guys like him around in the industry.

If you want something extra you have to PAY FOR IT

The overall experience was good and we love our home. We have a couple of things of why we did not rate 5 star. Pulte Mortgage, very unhappy with the loan experience and the loan officer. No return calls and poor customer service. The second issue we had, was a couple of the upgrades we purchased, we felt the sales office was not transparent and upfront. When we got to the design center, we were then told we did not have a choice on some things and wish we were told upfront.

this isn't my first new build home but I'm very surprised at the number of repairs and fixes that my homes has needed and still needs upon moving in. I realize you're still building but my needs are equally as important after I paid for my home.

The home was built quickly and on schedule but we've had many post construction issues.

Everything was great until we got ready to close, our lender was ready but Del Web was not. Painting on the interior was fair at best.

Generally happy. Had trouble with Pulte Mortage, getting Pulte to supply Tesla Solar docs and still not turned on after 3 weeks. Sub standard bath fixtures and Whirlpool really cheap.

Consider that you will need to invest a substantial amount in options/upgrades.

We liked our sales agent immensely. The purchase process was simple and went smoothly. We did not feel that the design center gave us enough options to get exactly the home we wanted. We ended up settling for items in the home that we are not truly happy with. Also every additional, non-included, item from the design center was tremendously overpriced compared to purchasing from regular outlets and contractors.

Provide followup support w/Homeowner and Edison to start-up Solar. Ours is still not operational, contrary to promises by Edison and Tesla. Albeit, were all under the rules of the current pandemic, followup on repairs required, i.e. garage door opener is lacking.

We have not moved into the house yet. After taking possession we experienced a few problems with the house but they have been rectified. The one issue I have is I feel there should be more communication with Del Webb regarding HOA issues . We are constantly scrambling to find out how to address issues i.e. landscaping to name just one . Living 500 miles away makes it difficult .

Homes are nice, and we love the complex, but upgrades are excessively expensive. Head construction supervisor promises quick fixes for issues but doesn’t follow through and requires numerous attempts to get things done. We are still waiting on several issues we were promised would be done within a week, a month and a half later.

We love our new home! We love the community! The overall home buying experience was very good. There are opportunities for greatness, however. Tracy, our sales rep, was amazing. Professional and knowledgeable every step of the way. She helped made the process smooth and delightful and instilled confidence in us. The options selection was the area of biggest concern for us. You have to be an informed buyer. Most of the build quality issues could make this an amazing experience. Some are related to skill and oversight and others are related to materials. The home I purchased is really well built in almost every way. However, when they come across a problem that affects many if not most homeowners they tell us what we need to do to fix the problem. In particular they installed a cheap garage door that does not allow for adjustments. Yes I have spoken to multiple Experts and and I am using their words. A new home should have a secure closing garage door. We live in a windy and Sandy area and I have owned 2 other homes in the area and have never had this problem. I expect a number of us will be contacting higher Pulte management to discuss solutions to what is clearly a major problem for many homeowners and the lack of a real solution we have received. I have bought many homes before, and I've never experienced the issues I am having. I have at least 30 issues of poor craftsmanship and I've only been in my home a month. I am required to take a picture and email it to Pulte and they have workers reach out to me. Can you imagine how many workers I have going through my house and having to be there for every appointment. I have a business to run. This is crazy to think I will have to go through this for a year. I am in the last phase and they just through these homes up very sloppy. I will be getting a home inspection of my own. Given their large size, Pulte has well honed floorplans. But lack of information at both sales (where structural options are chosen) and the design center, are problematic. Each should know their product and choices better. The excuse of being a "production" builder wears thin after too many refrains.

Pulte mortgage was challenging. It was very nerve racking.

The home itself is lovely and is well-built with quality upgrades. I had expected that Pulte Mortgage and Pulte Insurance would all play well together, but the Pulte Mortgage underwriters required *so* much paperwork and continued to ask for more documentation over the entire 6 months. Pulte Insurance did give me a good policy, but I had one rep who had to keep resending the application because of mistakes. The appraisal indicated the wrong lot, and had home details wrong. So far, requests for minor cosmetic issues after move-in have been addressed rapidly.

They are a great builder and did respond to the MANY errors & back ordered product that were missing from our home.

Susan is a terrific sales person. She encouraged me to continue when I was disappointed with the loan application. I contacted a local loan company that approved me and she quickly suggested a home finish ready to move

Examine every single detail of the model home so that there are no surprises with your actual home. Take nothing for granted.

Road noise from Dinah Shore Drive makes being in the backyard impossible. Road noise is even heard from within the house.
