This is our 15th home purchase from various locations around the country. Del Webb has been our best overall purchasing experience.

At first, the process for the home building seemed to be good. However, as the trades came in to do their work, the workmanship was definitely inferior in my master bathroom. The tile work was atrocious and should not have been passed inspection. Countertop had flaws in it and they should have never installed it in the first place. Now I have to have the countertop taken out and buff the imperfections out and be without a kitchen sink and island countertop for two days. The water supply to the shower (when you have just the frameless shower) should be placed on the opposite wall from where it is now placed. You cannot get into the shower without getting water all over the bathroom because you have to open the shower door and the water is running. No one wants to get into a shower with cold water running. Very poor placement. I did not have my lanai screened in by Pulte. I could not understand why there wasn’t a pad of pavers where the door should go if I decided to screen it in. Most other homes had pads for where the door should be if not screened in. Now I have to pay to have someone come and put a pad down where my door should be if I should decide to screen it in. I will say that Niko has addressed most of my issues which I do appreciate. ... This was a great experience from beginning to end. We were led through every step of the process; from choosing the best floorplan and lot, to design studio and build, by knowledgeable, professional people. Each individual took the time needed to assure we were getting what we wanted and that it was done correctly and to our satisfaction. I definitely recommend Del Webb Nocatee

The experience up to the purchase was very pleasant. After the Project manager, Dennis, was no longer part of our experience it has not been as great. Response to issues is very slow and many excuses for missed appointments have been given. The issues are minor so no real way of life problems only customer satisfaction items that are irritating but not consequential.

Ian, our salesperson and Ben our building supervisor were fantastic to work with. They were very helpful and responsive.

Our construction manager was great and very responsive during the build process. The breakdown is the AFTER closing, just resolving issues with construction and things that wouldn't necessarily be noticed until living in the home. i.e. our pantry shelves were not attached to ANY studs. Had to have drywall removed and supports put in and new shelves installed.

Overall it has been a positive experience from sales, building and warranty items being cared for.

Disappointed with inability to make changes, even very early on (within a week of contract signing). We wanted to add a standard option and it could not be done. Rushed feeling at walk throughs. Too many problems to enumerate at first walk thru, final walk thru was rushed - under one hour. Should be able to make a 'punch list' of things needing correction over at least a month after moving in. It is impossible to see everything that is wrong during a rushed 'walk thru'. Yes we understand the warranty process which is over the first year, but obvious problems should be corrected quickly after moving in. Construction manager and sales people are very nice and helpful, but they are constrained by Del Webb / Pulte procedures. ... More

Leeah is ok Sebastian is useless we moved in Aug 8. It’s been 3 months and issues have not been fixed. The window in the third bedroom will not lock and is loose there was a break in and we can’t secure our home. The island was placed in the wrong place good thing we are small so we can open the refrigerator. The window in the 3rd bedroom is wider at the bottom than the top so I can’t put a shade in. I would not recommend del Webb there are more issues and most have been addressed at the first walkthrough and only a few have been fixed. I was familiar with Pulte prior to purchasing so I had no hesitation deciding on Del Webb. Being a realtor myself, I appreciated the salesman’s help and quick responses to my questions. The construction manager kept in touch with weekly updates and customer service has also responded in a timely manner.

Never again Worst builder ever

I purposely start my review by recognizing two Pulte employees: our construction manager, Brian, and Pam, our customer service representative. Pulte is fortunate in being able to employ such professionals- we were fortunate to have worked with them during the construction and post construction process, as per: Because we weren’t present during a majority of the construction phase, Brian was our key contact in regularly providing updates, photographs and by being immediately responsive to questions we had along the way. He couldn’t have done a better job filing his position as construction manager during the entire process. He was our advocate. Post closing, we had a significant construction set back requiring Pam to step in as Pulte’s representative in returning the house to its original state. Pulte, through Pam, never hesitated in providing the labor, material and financial resources to get the job done in a very timely manner so we could occupy the home. Truly exemplary customer service by Pulte in general and by a capable, knowledge and pleasant professional in particular. As for Pulte and specifically Del Webb Nocatee, we recognize these are difficult times with well reported difficult issues for builders and home buyers. As we, along others experienced, there were delays in construction due to unavoidable labor and material shortages, frenetic market activity and in some cases quality workmanship issues likely due to a lack of skilled labor. I specially mention interior trim work and interior painting. A limited summary breakdown ( builder and up grade materials): PROs: kitchen appliances, bath fixtures, flooring ( tile, carpet, vinyl), cabinets, floor plan, yard/landscape, pavers, master bath shower, tubs, customer service, over- all building experience and the beauty of the community CONs: majority of the interior trim, wallboard taping and painting; upgraded “drop zone” and other expensive upgraded items of questionable value and quality; sloppy electrical work ( outlets); inflexibility in making design changes. CONCLUSION: What it all breaks down to is knowing what we now know would we make the same buying decision-the answer is yes (although noting we have only been here two months). Some limited advice includes working closely with your construction manager; know that all your expectations will not be realized due to unforeseen circumstances; that your home is a customized home not a custom home; and that your purchase will be expensive considering the combined base cost of the home, lot cost and items you may select from the Design Center where you will work with the capable and pleasant Priya. ... John G. in sales is the one person that made this experience enjoyable. He returned or texted me back in a timely manner. When we had a concern, he would look into it and again in a timely manner respond back. The neighbors are wonderful and very helpful as well.

Love the Nocatee area. Well kept grounds with plenty of amenities. Jamie was wonderful help with our walk-through process and has been a pleasure to work with. Pulte Homes built a quality villa perfect for our retirement. Samantha has a smile to greet us and answers all our questions. Great place to live.

It wasn't a smooth process especially after we moved in. I would 2nd guess this decision

NEVER thought I'd want to live in a community designated for Active 55+ - boy was I wrong!! The entire experience of finding and buying a home in Del Webb Nocatee was great. The home selections were great and the options allowed me to customize my forever home. Of particular note, my sales rep, Ian, designer, Dena, and Project Manager, Brian, have all been spectacular. Even after closing, Pulte has followed through on the punch list items. Highly recommend.

James, our project manager and John in sales were absolutely fantastic. Very smart and aggressive at putting our lifelong plans into action. I consider them a friend.

The last week waiting for my CO was very stressful but it got done. My first week was a nightmare as the first couple days had a flood in front of house and blue mulch surrounded it all over walkway. Sprinkler head was broken and we had to try and get water from getting into home with a big broom. I called warranty and Ben came right over. He addressed the issue immediately and had all new mulch put in. It was unexceptionable when I did my walkthrough to have painted blue mulch. I had other issues on my list that I had a hard time getting done but Ben came through again. He is amazing with new homeowners and go over and above. Thanks to Angela for setting appts. And Pam stepped in at the end as she took Adams place. Thankyou all for making me after 5 weeks be happy in my dream home. ... More

The finish work of the home is not of the quality that we would have expected. we had four cracked floor tiles that needed to be replaced but the replacement tiles are now floating (not tight to the sub floor). We have had to repaint almost all the trim and do a lot of touch up paint. Just a lot of tick tacky things but they add up!

I paid for the highest level kitchen and the cabinets, counters and appliances all have issues. The heart of my home is less than stellar. Woodsman kitchens are horrible to work with because they divide their departments and is impossible to get them to focus on ALL kitchen issues

Jared was an excellent construction manager, he was always responsive to my concerns and kept me updated throughout the home building process.
