Del Webb/Pulte made it pretty easy to buy a lot and home. After a down payment, no other funds were due until closing, unlike other more conventional construction loans. I did have to put some additional money down on the pool and finishes we chose. Communications was not good at first, but got better as construction moved along. Direct communication with my project manager was very helpful. The homes are expensive, but nice, as is the Del Webb community. They try to do a good job. Many of the subcontractors are not reliable and you really need to stay on top of them for many items. Also, I think they are overworked. I also think some of the products they use are not of high quality which may force us to re-do many items in the house.

Your closing will be moved several times due to a shortage of supplies and people. Field Supervisor is assigned too many homes to give personalized attention and communication as they would like. Hire your own cleaning service, because it will not be up to your standards. Del Webb does not do a good job in providing information about the surrounding community- Hospital, post office, urgent care, grocery stores, etc. majority of staff are nice, friendly, dedicated, working through a very difficult time In the construction industry,

Our experience with the field manager was excellent. We were always kept updated on our progress and the responsiveness has been outstanding. The only issue with the builder is that they should the house required too many upgrades to make it acceptable. Maybe you should increase the base price and include the most popular upgrades. By now you should have gathered enough stats on the subject to adjust the packaging..

The condo is overall great. My one gripe is that the floors were dirty at the time of closing and hid construction debris stuck to the grout and tile floors which I could not get out afterwards. Their warranty department is responding but only after aggressive follow up (staying on them). It is unfair of the builders to expect the buyer to find every imperfection in the house during a couple of walk throughs. You need at least 2 weeks after moving in. I had great difficulty getting a closing date for my new condo purchase. I had a home to sell and had to pass up a good offer because I didn't know when my closing date would be for my condo. I ended up accepting an offer that was a lot below the offer I had to pass on.

Sloppy work in finishing details such as drywall, paint, caulk and cabinetry. However my field manager and punch list contact was very responsive and agreed with my observations. Call backs for repairs would be far less if attention to detail was noted during building and each contractor performed work more responsibly.

It took us 3 final inspections and a 2 month delay before we finally were able to settle. Inspect the home closely. Make sure trim is done properly and that you have square corners. Look at tile closely to ensure it is centered properly. And make sure they put hvac system in correct location. We had all of these issues. The builder did resolve the issues but our original build rep would frequently say no. The replacement was much better but still a 2 month delay in closing

The finish work of the home is not of the quality that we would have expected. we had four cracked floor tiles that needed to be replaced but the replacement tiles are now floating (not tight to the sub floor). We have had to repaint almost all the trim and do a lot of touch up paint. Just a lot of tick tacky things but they add up!

I was disappointed that it seems that after the trades have completed the task that their supervisors are not checking quality and functionality. Things like doors that do not close property (screen door), doors that did not lock, (like the screen and sliders), the a/c did not blow cold air, and initially when writing Warrantee Jax about it I received no response. If it was not for Ben from Pulti stepping in I am unsure it would have been completed.

We like the neighborhood. The yard and landscaping is awful. Multiple sprinkler heads were broken causing massive washouts in backyard. Yard has large ruts where someone drove a grader? Left massive ruts and tore heads off. System was apparently shut down causing sod to become distressed. Needs attention. I have asked Brent to come walk the yard as it is unsafe to mow and or walk but he hasn’t made it by yet.

Taking way too long on punch list items. We have had to keep asking/begging for when things will be completed. Each time we re-summarize the list, they only schedule a portion of the items. There should be a proactive system for timely completion without the homeowner having to feel like the bad guy and reminding them of what is left. Seems only time stuff gets done is when we bug them.

Overall I am satisfied with the condo. The most disappointing aspect of the purchase was that I paid a lot premium to have a view of a pond. Unortunately, they planted a mature magnolia tree directly in front of the dining room window which obstructs my view of the pond.
