Very happy with our new home and especially this area in Florida. Everything we need (shopping , restaurants) and more. Amenities here at Del Webb are first class and everyone here seems happy with the new lifestyle as are we.

Be careful about upgrades. Those are pricey and not the best value for money

Overall satisfaction. Our field manager has been very responsive to any problems that cropped up and there have been a few. Lots of home construction going on in the Northeast Florida area and contractors are hard to deal with when they have plenty of work. I understand that, but when you but a new home you want perfection. Overall we are satisfied. Probably more than satisfied because Del Webb gives great value.

House is solidly built. However, finish limitations are very onerous. Warranty responsiveness is acceptable.

An active, well-planned community with many activities and immaculately landscaped.

Have your own local realtor with you before you start looking at Del Webb new homes. Your realtor represents you. The Del Web salesperson does NOT. Del Webb pays your realtor’s commission.

Our Del Webb sales agent and building manager were very good. We were disappointed with the landscaping provided in the front of our home.

Financing with Dalton was the best ever experienced in the five homes (retired Navy) purchased. Our construction supervisor, James, was incredible in every facet. The people of Del Webb far exceeded the subcontractors quality of work. It was not the standard for the price paid for the home.

My Field Supervisor was excellent but unfortunately some of the contractors Pulte used were not. Some of these contractors. especially painters, did very poor work and seemed to have no accountability or supervision.

We love the home, neighborhood, and amenities. Salesperson (John) and site manager (Jared) were great, but getting warranty issues looked at and completed has been problematic.

The sales process went very smoothly and the sales team was always very responsive.

Del Webb/Pulte made it pretty easy to buy a lot and home. After a down payment, no other funds were due until closing, unlike other more conventional construction loans. I did have to put some additional money down on the pool and finishes we chose. Communications was not good at first, but got better as construction moved along. Direct communication with my project manager was very helpful. The homes are expensive, but nice, as is the Del Webb community. After closing, there were a number of small issues that the QC team addressed quickly. Having the builder handle your pool (will require additional down payment) and fencing will make these items more expensive, as opposed to direct communication with contractors and having them built later. When planning your move, whatever the salesman tells you your anticipated closing date is, be prepared to add 2-3 months to that estimate, especially if the builder handles your pool for you. Also, as of 2021-2022 it could take 2-4 months for furniture to be delivered once ordered. Overall, good experience. Overall good experience. Project manager Ben was very helpful and responsive to questions and issues.

They try to do a good job. Many of the subcontractors are not reliable and you really need to stay on top of them for many items. Also, I think they are overworked. I also think some of the products they use are not of high quality which may force us to re-do many items in the house.

Your closing will be moved several times due to a shortage of supplies and people. Field Supervisor is assigned too many homes to give personalized attention and communication as they would like. Hire your own cleaning service, because it will not be up to your standards. Del Webb does not do a good job in providing information about the surrounding community- Hospital, post office, urgent care, grocery stores, etc. majority of staff are nice, friendly, dedicated, working through a very difficult time In the construction industry,

Our experience with the field manager was excellent. We were always kept updated on our progress and the responsiveness has been outstanding. The only issue with the builder is that they should the house required too many upgrades to make it acceptable. Maybe you should increase the base price and include the most popular upgrades. By now you should have gathered enough stats on the subject to adjust the packaging..

The condo is overall great. My one gripe is that the floors were dirty at the time of closing and hid construction debris stuck to the grout and tile floors which I could not get out afterwards. Their warranty department is responding but only after aggressive follow up (staying on them). It is unfair of the builders to expect the buyer to find every imperfection in the house during a couple of walk throughs. You need at least 2 weeks after moving in. After closing, the attitude of the builder has been "well, you signed the closing papers, now it's your problem". Judging by the degree of "customer service" we have received from the warranty department, it seems that they don't plan on doing anything, they are just waiting for us to give up on the repairs. Customer service has an excellent way of dodging phone calls and being "not available" when you call. Emails will be returned, but when? ... More

I had great difficulty getting a closing date for my new condo purchase. I had a home to sell and had to pass up a good offer because I didn't know when my closing date would be for my condo. I ended up accepting an offer that was a lot below the offer I had to pass on.

Sloppy work in finishing details such as drywall, paint, caulk and cabinetry. However my field manager and punch list contact was very responsive and agreed with my observations. Call backs for repairs would be far less if attention to detail was noted during building and each contractor performed work more responsibly.

I was assured painters would return to touch up paint throughout the house that had been sanded but no show-Also door frame around front door never finished as promised

Working with the on site sales office was pleasant and smooth. But looking back, Ide say you need to know the correct questions to ask in advance, There may possibly be more value provided when working with a broker.

My wife purchased a new home in Del Webb in 2020. We were not married at that time. When we decided to marry I made the decision to build a new home in E Town. The sales experience was good and the associate was great throughout the build. I did feel pressured to start the build after being told there was plenty of time to sell my existing home. We already lived in DW so we visited the new house site almost every day. Early on we had issues with communication with our construction manager however that improved. We also reached out to the design team on a question and they never responded back to us. We found numerous issues with the sheetrock and trim and pointed them out. Once we moved into our new house we found numerous issue’s that needed to be addressed. I could list the items but there are too many to list in my review. So far the customer care team is working with us. I feel like Pulte rushes the construction of homes which causes issues with fit and overall quality. I built a new home in 1996 and had zero issues after completing the house. The language barrier is a huge issue as most of the workers don’t speak English. The construction crews leave trash everywhere inside and out of the houses. I will say that we love the new house and hope that unseen things don’t pop up after our warranty. It took us 3 final inspections and a 2 month delay before we finally were able to settle. Inspect the home closely. Make sure trim is done properly and that you have square corners. Look at tile closely to ensure it is centered properly. And make sure they put hvac system in correct location. We had all of these issues. The builder did resolve the issues but our original build rep would frequently say no. The replacement was much better but still a 2 month delay in closing
