Our expectations were that, upon being given a closing date, the house would be complete and clean—move in ready. It was not, on the closing date they were still installing items, other items did not get done, such as slider replaced (it is scratched), paint touch ups were not completed, (i.e. bathroom). The house looks beautiful but upon closer inspection, you can see that there is problems i.e. hood vent is crooked, and has hole in the wall. Overall design and structure of the house is excellent quality, and neighborhood is well thought out. Project managers are very helpful and courteous, but were very overloaded at the time of closing with number of houses assigned. After we closed on the house and moved in, found electrical wiring wrong to the wine cooler and destroyed the cooler and was not protected. We did get a new replacement. Could not get our new gas dryer to work, and after 3 weeks of going back and forth on where the problem was, the Samsung technician we called out identify we did not have a gas supply. Found the ...

They need to talk to buyers before they build to hear what they are looking for in a carriage home. More on-site viewing of models is needed. When I bought I had no model to look at. There was only a larger upstairs unit to see. Of course, it was bigger and you really do not get a 'true" picture of what your unit will be like. The garage is much too small, the flex room is also too small. More natural light is needed in the ground floor units,

Much thought needs to be done UP FRONT before signing to build in an age restricted property. There are limited options. Little can be changed. There are no grab bars provided in showers/baths. Landscaping is atrocious with sod thrown down every which way leaving potholes that you can break your ankle in. Site foreman are so-so. All promise Arpege.....but deliver toilet water. Our front shutters are painted 2 different colors. If you want to buy properly, you need to be here all day long to witness what's going on during construction. . This is my first experience with building a home in a planned community. My assigned construction manager was as responsive as he was allowed to be. I am pleased with my house but very disappointed in Pulte's attention to customer service issues.

The house is still not completed , I closed March 29, Door bell is still not working, some painting not finished as of yet. My keys have not been fitted for just me yet since builder still needs to be able to get into house. Disappointed with inability to make changes, even very early on (within a week of contract signing). We wanted to add a standard option and it could not be done. Rushed feeling at walk throughs. Too many problems to enumerate at first walk thru, final walk thru was rushed - under one hour. The gentleman, James, in charge and over looking the building of our home was professionally responsive during the building process. The time frame was as expected, with the real only delay was the windows. We have been in our home almost a month, a few issues have been recognized by us, missing white strip for one of our front windows, bent window frame, no hot water for our tub, one stained paver in the driveway, and painting of the bottom edge, alongside the two sliders. The presentations were cordial, the environment was relaxing and inviting and all the models were stunning. However the finished product was less than a close second or third with respect to the build quality and craftsmanship associated with the final product. Every opportunity was available to execute at a high level however the results are mediocre at best, tainted with indifference and apathy of the trades and builders. There needs to be a higher level of expectation and oversight from management.

do not accept three stars as acceptable. The company can do a lot better by staying in front of their subs, meaning stop unacceptable workmanship in its tracks , fix the issues in mid stream, so not to have to come back and repair the screw ups of subs.

The community here is wonderful. The environment is beautiful, and amenities unsurpassed. Be aware that there are multiple quality of work issues that can be remedied, but you will need to be persistent and patient. I am seeing intentional effort to resolve these issues; however, there are more than one project that will be extensive and have still not been initiated. Also, I would advise potential buyers to check the reviews and references of their Pulte real estate agent. Choose only from those with excellent ratings. It will greatly influence your buying experience.

We haven't moved in yet, still in NJ selling our house - some items - we had to pay for grab bar in shower $350 - senior comm shoud be free. Door in birdcage Lanai drags on patio and screws missing in back of Lanai at bottom - guys who installed should come back and fix. Too early to tell about lawn - looks bad - neighbors on each side not hapy!

This is the second Del Webb home we have owned. The first was in California. Overall, the quality of the homes is at a very high level. However, with our new home, a few things seem sub-standard for Del Webb quality. One is the landscaping in the front . Some homes were "lucky" enough to get 3 palm trees (we were given no choices). Some of us got none. Instead we got little scrubby trees and shrubs with no color in the design. UGLY!! Very inconsistent quality. Many neighbors plan to install all new trees and plants. Repairs have been slow, if at all at this point. Still waiting on repairs to be perform. Some construction is very good but other installations are poorly done (shade installed 8 inches short, kitchen shelves that collapse).

1. master toilet was running, had to be fixed 2. spot on wood floor that had to be removed 3. breakers keep flipping, electrician coming 4. master bath mirror has unremovable spots on it, being fixed 5. vent in bathroom was incorrectly installed, has been fixed 6. Per my realtor my house would not sell for the amount that I paid for it and the land I have been getting a quick response, on items getting repaired.

Make sure to stay on top of your construction manager throughout the build process. The quality off the work by the tradesmen is sloppy and the quality of some of the materials is less than would be expected for a home at this price level.

Very nice models with plenty of options but the quality of the actual build and the materials really is absolute crap. I'm sorry... and my Project Manager did an amazing job and responded to everything and went above and beyond. We like our home very much even with the problems we encountered and the lacking attention to detail. We had numerous delays which pushed our closing back and caused many necessary changes to our timeline. When we did finally close, the home was less than clean and the painting, both exterior and interior, was terrible. I have been spending time repainting, cleaning paint off hinges, grout off tile floors,patching wall divots, and just general deep cleaning.
