We lived out of state at the time that our home was being built. There was a lack of communication in general. Compared to other builders we have used the workmanship is poor. There is a consistent "that's industry standard" response to issues we identified both before and after closing that we know based on experience are not true or should be exceeded to produce a quality product. Post closing repairs of problems are not addressed in a timely manner and are yet to be completed. I would not recommend Pulte as a builder.

Communication was weekly and then bi-weekly - totally acceptable. However , 30-45 days from completion - every single communication always stated the expected closing date, even when set will change and not to rely on. Totally not helpful.

Be aware of base pricing increases when in the discussion phase prior to signing. Base price increases were almost weekly and sales dept was surprised and not able to hold. Even the posted brochure, w/ pricing, in the model became outdated. Know that the home pricing Excludes the land. Land- we had to blind bid for top 3 of 5 lots in a lottery. Totally insane even with current housing environment. Lastly, what builder does not include gutters in the base price? $3.500 upgrade.

We are closed over a month house not completed or even cleaned. We had to do touch up paint and cleaning ourselves to start moving in three weeks post closing.

Lies. Does not finish jobs on time. Often no show. Often does not respond to us leaving us up in the air. We were given multiple deadlines and ultimately paid a full month mortgage for an house that we could not move into. Pressured to close by Field Manager's boss. Promises made to us and not kept. No integrity.

There is a list of 40 damaged or improperly finished items in our house. With our last house house build, there were not issues with EVERY single surface: poorly painted walls; stained carpet; scuffed baseboards; horribly finished drop-zone; filthy and stained pool; damaged drainpipes; marks in bathtubs; chipped tile; damaged cabinets; missing shelves; roof issues; garage floor unable to park on for 2 months; garage doors missing insulation; no refrigerator; dryer that doesn't heat; pocket door and slider damaged; windows that don't lock; damaged pavers; hole in screen door; exterior and ...

Del Webb/Pulte made it pretty easy to buy a lot and home. After a down payment, no other funds were due until closing, unlike other more conventional construction loans. I did have to put some additional money down on the pool and finishes we chose. Communications was not good at first, but got better as construction moved along. Direct communication with my project manager was very helpful. The homes are expensive, but nice, as is the Del Webb community. The initial sales experience was positive. Be prepared to spend time and concentration up front on your design decisions. Be prepared for some delays and adjustments during construction given the current environment in home building and design, Have a plan for closing delays.

Our expectations were that, upon being given a closing date, the house would be complete and clean—move in ready. It was not, on the closing date they were still installing items, other items did not get done, such as slider replaced (it is scratched), paint touch ups were not completed, (i.e. bathroom). The house looks beautiful but upon closer inspection, you can see that there is problems i.e. hood vent is crooked, and has hole in the wall. Despite your suggestion, I want to state that Jared Sampson was a terrific superintendent. He went beyond the call of duty to respond to my issues. I can’t say the same for the HOS group in the Canopy. “To save money, we only buy name tags quarterly.” Isn’t their key role to make homeowners feel welcome? “We haven’t ordered the stickers for golf carts yet.” What’s the wait? Their project management is lousy - lots of promises but poor delivery; project manager originally assigned did not fulfill commitments, did not pay attention. The finish work is sloppy from the trades.

do not accept three stars as acceptable. The company can do a lot better by staying in front of their subs, meaning stop unacceptable workmanship in its tracks , fix the issues in mid stream, so not to have to come back and repair the screw ups of subs.

Rush to close homes, when not ready. Promise of a 100% completed home, means they want you to agree to close with a list of things not completed yet. Once closed, forget about it!!!. You are not a priority anymore. I know times are difficult with manpower and supplies, but when you see newer homes ready for closing down the street with the hardware you are waiting for installed, You get the picture were you stand. Slow to respond, make you feel you are the problem, when all you want is what was promised and what you paid for, Buyer Beware of Pulte!!!
