This is the second Del Webb home we have owned. The first was in California. Overall, the quality of the homes is at a very high level. However, with our new home, a few things seem sub-standard for Del Webb quality. One is the landscaping in the front . Some homes were "lucky" enough to get 3 palm trees (we were given no choices). Some of us got none. Instead we got little scrubby trees and shrubs with no color in the design. UGLY!! Very inconsistent quality. Many neighbors plan to install all new trees and plants. Repairs have been slow, if at all at this point. Still waiting on repairs to be perform. Some construction is very good but other installations are poorly done (shade installed 8 inches short, kitchen shelves that collapse).

Make sure to stay on top of your construction manager throughout the build process. The quality off the work by the tradesmen is sloppy and the quality of some of the materials is less than would be expected for a home at this price level.

Very nice models with plenty of options but the quality of the actual build and the materials really is absolute crap. I'm sorry... and my Project Manager did an amazing job and responded to everything and went above and beyond. If you are asking me what I want others to know... know that Del Webb is a nice place with total crap quality construction... come see my house and I'll show you crap quality of trim, floor moulding, door installations, windows are not even remotely square, terrible caulking & sealing, and virtually no care at all when painting the exterior or interior. We like our home very much even with the problems we encountered and the lacking attention to detail. We had numerous delays which pushed our closing back and caused many necessary changes to our timeline. When we did finally close, the home was less than clean and the painting, both exterior and interior, was terrible. I have been spending time repainting, cleaning paint off hinges, grout off tile floors,patching wall divots, and just general deep cleaning. My husband and I purchased a Pulte Del Webb lot in March 2022 and moved into the completed house in April 2023. Unfortunately no cable line had been installed. The project manager blamed AT&T and AT&T blamed Pulte. As of today ( six weeks after closing), THERE IS A CABLE LINE EXPOSED RUNNING ACROSS OUR DRIVEWAY THAT NEEDS TO BE BURIED. We have only been in our new home for a month, but here is our impression thus far. There was considerable turnover during the build with our construction manager, our sales rep, and our customer care person. That made the experience quite frustrating. We finally had a great construction manager at the end of the process (Tim) who made the closing come together. There are a number of punch list fixes that need to get resolved and they are scheduled. We will await those to be completed before we give a complete review. I left to go to my closing with many unresolved issues. My sod was dried up . My outside shutters still are not on and my shower glass was installed after the closing . I think Pulte did a fair job and missed a lot of easy opportunities to build a great home and engender goodwill with this customer. My perspective is likely skewed as my last new home purchase and build was 30 years ago, and for a much larger home at less than half the cost of this home. I don't feel the contractors hired by Pulte were striving for excellence in any way, shape, or form. My realitor was great and worked with me the entire process. I love my neighbors and the community. The workmanship, however, needs major improvement. January was the month to have all repairs addressed...still waiting. We flooded within a week after move in. The plumber didn't tighten the pipes and the dishwasher knocked it loose. Upgraded cabinets, cheaply made, cracked tiles, crooked counter, and more. Our Pulte Rep is trying. But actually having someone show up to fo the repairs, is another story. We are happy to have moved here, but disappointed in the builder.

There are some good people working for Del Webb and there are some that are really not very good. It takes a long time for them to make needed personnel changes. In general, the sales team is not very good and makes promises that cannot be fulfilled. The onsite building managers are very uneven. Some try hard, others are awful and just saying it is a supply chain issue doesn't cut it because when a new, competent on site manager comes in, things start to happen.

The quality of work by the finishing trades left much to be desired. They were careless damaging walls, sheet rocking over electrical boxes and water feeds. Insulation was missing and had to be redone. People didn’t show up when they were supposed to. Tile work in both bathrooms had to be ripped out and replaced delaying closing. Not at all what we expected. Our closing was delayed 2 months costing us thousands of dollars in rent and storage fees. We have built other homes and did not have the stressful experience we had here.

Best option is to not take any indoor upgrades and have house redone after close. The inside walls with the orange peel finish are horrible. Everyone hates them yet they will not let you change.

We were very excited to go through the process. We started with the purchase of the lot and like all sales agents I imagine ours threw the “you better hurry; someone else is looking at the lot” warning to purchase now. Whatever. The build was slow but expected to go from Nov to Jun 1; we closed on Jun 30 so had to extend our apartment lease Jun and then Jul ($$$). We knew we’d have quality issues when we walked through and saw the plumbing in the laundry room was turned backwards. Building a house during a pandemic & supply chain issues presents a unique set of challenges, but there is no excuse for lack of communication. Pulte started more homes than they could handle. Crews get paid by the job so they rush from one house aka job to the next. Needless to say, there’s a lot of sloppy work. Our home took about 5-6 months longer than others started at the same time. The cabinet company used is horrible. After 1 month we are still trying to get issues addressed that would take a handyman a few hours. Workers just don’t show up. And we are doing a lot better than others ...
