Pulte needs better material and training

Everyone we encountered is very nice. However the materials used are poor quality and the installers/builders are not trained very well. Items were installed incorrectly and repeatedly had to be re-installed. A tremendous waste of resources. We love the Del Webb lifestyle and are enjoying living here, but our home building experience was not pleasant. We hope our home survives past warranty.

Make sure you get everything in writing up front and during the build process. Talk is cheap! The model homes and the actual homes are different. More than just the upgrades in the model homes. examples - placement of A/C unit, width of paved walkways, quality of finish,... Found many issues with framing, electrical and plumbing, prior to the drywall being installed. Even after the drywall was installed, there are walls that are not plumb or right angle to one another. Workmanship is below average. Warranty is the worst I have experienced among builders. Submitted several warranty requests and received either no response at all or a very slow response. WIll no choose Pulte again. Title company that represents Pulte Homes in Orlando had incompetent individuals who were not even able to answer questions the legal description. In fact, they recorded several deeds with incorrect legal and had to file for corrective deed later on.

Poor Workmanship

Pulte finds the cheapest sub contractors which leads to a poorly built house. Materials used are of the lowest construction quality, i.e. garage door isn't insulated which doesn't keep the heat out. We previously built with KB Homes and their houses are less expensive and they used insulated doors. Walls are not "square". Once the process starts, no one stops to fix an issue, subs are just there to do the next job. Sod put down even though yard was not graded properly. DO IT RIGHT THE FIRST TIME! Very disappointed with Pulte. They have definitely not improved over the years!

I’ve owned new construction before, I’ve rehabbed a condo to the studs, and had many homes in between but I’ve never as an home buyer encountered such sloppy, careless work. It’s as though people were pulled off the street and if they can wield a hammer or hold a paint brush, they’re hired to build $500k + homes. It’s mind boggling to me that Del Webb puts up with it, and then knowingly turns it over to buyers who are paying a lot of money. Is it due to lack of workers? Maybe. - over 3 months delay to close after estimated date pushed back numerous times - despite delay still closed with many unfinished items (approx 20 item punch list) - 2 months after closing only one item completed, still must keep after builder - promises do not equal performance - materials and workmanship far below expectation, as if it were a rush job rather than more than a year long process - per sq ft price does not match the quality and upgrades are overpriced

We moved in June 1st. As of today, we do not have a working doorbell, no toilet paper or towel bar holders in either bathrooms, floor tile and shower tile grout is sloppy (the former foreman has green tape on them), and the list goes on and on. It took 2 months to get running hot water and 6 weeks to figure out the pipe to the dishwasher was blocked. Paint was not cleaned up and most of the floors have paint splotches. The moment we opened the door for the first time there were so many issues. First of all the house was so dirty, workmanship was poor, finishes were not complete, etc.. Even after doing a walk thru, the follow-up has been no follow-up. Texts and phone calls are not returned.

We lived out of state at the time that our home was being built. There was a lack of communication in general. Compared to other builders we have used the workmanship is poor. There is a consistent "that's industry standard" response to issues we identified both before and after closing that we know based on experience are not true or should be exceeded to produce a quality product. Post closing repairs of problems are not addressed in a timely manner and are yet to be completed. I would not recommend Pulte as a builder.

Their project management is lousy - lots of promises but poor delivery; project manager originally assigned did not fulfill commitments, did not pay attention. The finish work is sloppy from the trades.

It is my opinion that the Field Supervisors are overwhelmed with the number of homes that they manage. There were weeks when we couldn't reach our field supervisor, now we know why. The quality of the construction is mediocre at best. The wrong moulding was installed, we still don't have our rear flood lights, the exterior trim is a joke, doors dinged up during construction (and not repaired) The interior paint is the wrong color. The grass in the back yard is so bad that it is dangerous to cut. I could go on but what good what it do? I was told by a field supervisor that If I complained too ...

The building experience was lack luster at best we had to deal with 2 different construction managers the first was horrible with the plans of the home not being followed. If I had not been visiting the home, it would have been built completely wrong. The second Construction Manager was better trying to correct the mistakes from the fist construction manager, but we are still have issues with the home even after we have moved in. Although the sales person, Ian, was great the quality of the house was not! The sprinkler system hasn't worked since we moved in (we are in a villa, so it's the HOA's responsibility & though several emails have been sent, no plan or processes have been passed along to me & my neighbors). The backyard has construction debris buried under the sod but you can see it.. There wasn't any quality team other than myself, my wife and realtor as well as the hired home inspector, who found many problems.

I don’t know where to start. From beginning to end even a novice could see multiple issues. No consistency in stud spacing, walls are not secure and can be visibly seen shaking when doors are shut, uneven walls, paint appears to be cut with water, concrete floor covered in scraps and dirt and floor placed over t and walls painted with dirt on them, issues raised with manager and very little correction generally too late, have pics of dirty shoe prints on countertops, even small options like moving an electric socket denied as not one of our options, items on pre close punch list still not ...

Lies. Does not finish jobs on time. Often no show. Often does not respond to us leaving us up in the air. We were given multiple deadlines and ultimately paid a full month mortgage for an house that we could not move into. Pressured to close by Field Manager's boss. Promises made to us and not kept. Dont expect much from Pulte. donot get upgrades, because they will not honor them in a timely manner, even if ordered 10 months out. It has nothing to do with supply delays. No communications unless you become a pitbull. It is extremely exhausting to deal with. I have had nothing but issues prior to close, during close and after close. A month after closing, still working on issues.
