The quality of work by the finishing trades left much to be desired. They were careless damaging walls, sheet rocking over electrical boxes and water feeds. Insulation was missing and had to be redone. People didn’t show up when they were supposed to. Tile work in both bathrooms had to be ripped out and replaced delaying closing. Not at all what we expected. Our closing was delayed 2 months costing us thousands of dollars in rent and storage fees. We have built other homes and did not have the stressful experience we had here.

House was painted the wrong color outside and had to be repainted. Quality of cabinetry very poor. Inside paint job very sloppy. No modifications allowed

Best option is to not take any indoor upgrades and have house redone after close. The inside walls with the orange peel finish are horrible. Everyone hates them yet they will not let you change.

John G. in sales is the one person that made this experience enjoyable. He returned or texted me back in a timely manner. When we had a concern, he would look into it and again in a timely manner respond back. The neighbors are wonderful and very helpful as well.

We were very excited to go through the process. We started with the purchase of the lot and like all sales agents I imagine ours threw the “you better hurry; someone else is looking at the lot” warning to purchase now. Whatever. The build was slow but expected to go from Nov to Jun 1; we closed on Jun 30 so had to extend our apartment lease Jun and then Jul ($$$). We knew we’d have quality issues when we walked through and saw the plumbing in the laundry room was turned backwards. Fast forward to final walkthrough and the result is a punch list 19+ lines long and supposed to be addressed ...

Building a house during a pandemic & supply chain issues presents a unique set of challenges, but there is no excuse for lack of communication. Pulte started more homes than they could handle. Crews get paid by the job so they rush from one house aka job to the next. Needless to say, there’s a lot of sloppy work. Our home took about 5-6 months longer than others started at the same time. The cabinet company used is horrible. After 1 month we are still trying to get issues addressed that would take a handyman a few hours. Workers just don’t show up. And we are doing a lot better than others ...

Home was not where it should have been for final walkthrough. Too many issues still to be addressed and corrected and fixed. Once these are corrected, we will be happy with our new home.

There are issues with my home that are not being taken care of. I closed with a list of things that needed done. I have been living here and my sliding door does not lock, the range vent is crooked (now I am being told to call a contractor on my own) .

Inadequate efforts to properly address repairs prior to closing.

Action was not taken to address two significant issues, prior to closing. They were then rushed in an attempt to make "quick fixes", with inadequate results. We were then told we had to either accept these or walk away from the closing. With everything we had done in preparation for closing, we felt we had no real option but to accept. The next day one of the "quick fixes" failed and to their credit, they sent a technician who corrected the issue. The second item remains unresolved as of this writing (6 weeks after closing).

Expect no followup from Pulte Builders in this Del Webb community. This Del Webb community in Ponte Vedra is lovely and full of amenities, but our entire building process with Pulte has been disappointing and stressful

The backsplash over the stove was a terrible job and the countertop over the sink did not fit the sink. Even though we had pointed these items out 2 weeks before closing they were not fixed by closing and we had to deal with this issue the morning of the

Initial construction manager was clueless. Unfortunately, the replacement construction manager, who was great (Nathan), came onto the job when it was 75% completed. Builder installed wrong kitchen and doors. Sliding doors (5) and about 6-8 windows need to be replaced due to scratches and broken seals. Took 4 weeks to replace flapper in Owners toilet. 70 pavers had oil stains and were replaced. DEFINITELY NOT A QUALITY CONSTRUCTION!!

Community itself is beautiful but my house is far from where it should be. Subcontractors slap everything together with 0 care. So many things need fixing.

This was our first-time building. As we raised our concerns, our field manager pretty much consistently dismissed us and didn't address the issues. The landscaping was unacceptable for many reasons-didn't matter that we weren't satisfied. To be fair the Warranty department is great, responsive in a timely manner, and motivated to correct the issues.

Leeah is ok Sebastian is useless we moved in Aug 8. It’s been 3 months and issues have not been fixed. The window in the third bedroom will not lock and is loose there was a break in and we can’t secure our home. The island was placed in the wrong place good thing we are small so we can open the refrigerator. The window in the 3rd bedroom is wider at the bottom than the top so I can’t put a shade in. I would not recommend del Webb there are more issues and most have been addressed at the first walkthrough and only a few have been fixed. It is very disappointing this is my first new house ...

Builder rating versus Mortgage Company

The Builder and the Builder manager were very good. Thank you Parker. The Pulte mortgage and everyone involved were awful, with the exception of Josh locally. Worst experience of my life and I will never do it again with Pulte. With all due respect and thank you for asking

Communication was weekly and then bi-weekly - totally acceptable. However , 30-45 days from completion - every single communication always stated the expected closing date, even when set will change and not to rely on. Totally not helpful.

Be aware of base pricing increases when in the discussion phase prior to signing. Base price increases were almost weekly and sales dept was surprised and not able to hold. Even the posted brochure, w/ pricing, in the model became outdated. Know that the home pricing Excludes the land. Land- we had to blind bid for top 3 of 5 lots in a lottery. Totally insane even with current housing environment. Lastly, what builder does not include gutters in the base price? $3.500 upgrade.

Materials and some trades are second rate at best. The people I sold my old home to git a much better home than I did. Del Webb Nocatee is a second rate community.

If we did not oversee the house building, and get things corrected the house would be a mess., shower was redone 3 times, added end stud in bathroom wall to stableized Sheetrock. Pulte needs to have better sub contractors that does not create so much rework and adds to cost of homes.. even sod needed replacement because of poor landscaping and infected sod. A lot of wasted materials and redone it labor. Do it right the first time !

Mortgage Process was the worse that I have experienced in 20 years.

The entire Mortgage Process was deceitful and full of bait and switch scenarios. The values placed on the documents were consistently wrong and there was no oversight on the process. The Mortgage Agent was more interested in upselling features than he was in listening to the customer.

A disappointment after the sale

There seems to be no commitment to "make things right" after the sale. Absolutely no follow-through on promises made and notes taken for construction faults to be corrected before closing. Six weeks later there seems to be no Pulte/Del Webb commitment to deliver on their promises of a finished product we would all be proud to own. We didn't expect the failure-to-perform after a great experience with the sales and design teams. Rush to Close

Rush to close homes, when not ready. Promise of a 100% completed home, means they want you to agree to close with a list of things not completed yet. Once closed, forget about it!!!. You are not a priority anymore. I know times are difficult with manpower and supplies, but when you see newer homes ready for closing down the street with the hardware you are waiting for installed, You get the picture were you stand. Slow to respond, make you feel you are the problem, when all you want is what was promised and what you paid for, Buyer Beware of Pulte!!!

Poor quality of workmanship

Pulte bit off more than they can chew. Our salesman was great. The house was not ready by the closing date we were given. When we discovered the bathroom light switch was not installed as it should have been we asked for it to be done per the blueprint, and were told " no you have to suck it up" It has been a month the th I ngs they were supposed to fix are still not done. Very disappointing overall.
