We haver purchased several Pulte/Del Webb homes over the years and always have a very positive overall experience. This time was no exception. Zach, our sales person was very cordial, knowledgable and extremely accomodating. He went to exceptional lengths to meet our requests and needs. Josh, our building supervisor has been a pleasure to work with. He has been very responsive to service requests and quick to followup on any inquires or remedies.

The ratings mirror the experience. Personnel very nice & try hard. Building specs not as nice.

Great experience with Jeff and the closing agent

Everyone we encountered is very nice. However the materials used are poor quality and the installers/builders are not trained very well. Items were installed incorrectly and repeatedly had to be re-installed. A tremendous waste of resources. We love the Del Webb lifestyle and are enjoying living here, but our home building experience was not pleasant. We hope our home survives past warranty.

Participate in all inspections and ask questions.

Project took longer than expectation set

I am so pleased with my decision to purchase this home. The entire process exceeded my expectations, and I feel value received is outstanding.

It was obvious it was not going to be completed o time, but they would not give me an accurate date until I made a lot of noise. I lived in a previous Del Webb and everything seemed just a little better. While the house was as agreed, it seems that every corner was taken to minimize costs. Quality of the materials were not as expected. Nothing wrong, but not up to the Del Webb standards.

Make sure you get everything in writing up front and during the build process. Talk is cheap! The model homes and the actual homes are different. More than just the upgrades in the model homes. examples - placement of A/C unit, width of paved walkways, quality of finish,... Found many issues with framing, electrical and plumbing, prior to the drywall being installed. Even after the drywall was installed, there are walls that are not plumb or right angle to one another. From the time we signed our contract until we moved into our new home (a month ago) our experience has been extremely positive. Between our sales rep, Ian, and our construction manager, Brian, we had weekly updates as to the progress of our home and always knew what to expect. After we moved in we contacted DelWebb when we needed something corrected and within two weeks of us moving in everything we contacted them about had been fixed or replaced. We recommend DelWebb highly!

Spencer is the best! He always shared his time to answer questions [many questions from me]. I believe he went above and beyond to check on the building process but also followed up after my move-in - solved an issue with nonworking light switch to checking on me prior to the current hurricane.

The sales person did not listen to my needs, I believe she is not longer with the company, as mentioned on my last review I paid $ 700 to upgrade the sanitary bowl and I got the ugliest bowl with wooden top that does not close automatically and already have a ship on it, the bowl that I wanted cost last then $ 250 at home depot The sprinkler is the worst, the plants & grass is dying and water runs twice a day on the wrong directions, what a waist of water & money Suggestion, when on last stages of completion you should allowed the buyers to review the house to check if there is any discrepancy’s The house is comfortable and the inside is well design ... We bought our house in July ‘22 and from that day to our final walkthrough with our realtor and project manager we had excellent communication every week. Ben ( the project manager), sent pictures and a weekly update. There was a set back with utility that was out of Ben’s control, he called us to explain what was happening. Great experience!

The entire Mortgage Process was deceitful and full of bait and switch scenarios. The values placed on the documents were consistently wrong and there was no oversight on the process. The Mortgage Agent was more interested in upselling features than he was in listening to the customer.

My Experience with Pulte Homes at Del Webb has been Great!!! From the Sales Office to Loan Consultant, Loan Processor and Closing Team, everyone has been welcoming, professional, knowledgeable and diligent! Website Portal for Mortage Application processing is very helpful for Documents' processing. Special Thanks to Zach, Holly, Andy (Construction Manager), Andy (Customer Care Manager) for their kindness, patience, professionalism and a job very well done! The whole Process was open with all information provided ahead and there were no unpleasant surprises. The HOA Management Team (especially Jasmyne, Amber and Sabrina) is very welcoming, professional, courteous, kind and helpful! Our Del Webb sales agent and building manager were very good. We were disappointed with the landscaping provided in the front of our home.

It took us 3 final inspections and a 2 month delay before we finally were able to settle. Inspect the home closely. Make sure trim is done properly and that you have square corners. Look at tile closely to ensure it is centered properly. And make sure they put hvac system in correct location. We had all of these issues. The builder did resolve the issues but our original build rep would frequently say no. The replacement was much better but still a 2 month delay in closing

Financing with Dalton was the best ever experienced in the five homes (retired Navy) purchased. Our construction supervisor, James, was incredible in every facet. The people of Del Webb far exceeded the subcontractors quality of work. It was not the standard for the price paid for the home.

A good experience overall. My foreman Spencer was absolutely the best! Trustworthy, hardworking, attention to detail and an all around good individual! He made the experience worth every step.

The attention to detail is very much lacking. The Homes are built quickly with many unresolved issues.

Very nice models with plenty of options but the quality of the actual build and the materials really is absolute crap. I'm sorry... and my Project Manager did an amazing job and responded to everything and went above and beyond. If you are asking me what I want others to know... know that Del Webb is a nice place with total crap quality construction... come see my house and I'll show you crap quality of trim, floor moulding, door installations, windows are not even remotely square, terrible caulking & sealing, and virtually no care at all when painting the exterior or interior. I’ve owned new construction before, I’ve rehabbed a condo to the studs, and had many homes in between but I’ve never as an home buyer encountered such sloppy, careless work. It’s as though people were pulled off the street and if they can wield a hammer or hold a paint brush, they’re hired to build $500k + homes. It’s mind boggling to me that Del Webb puts up with it, and then knowingly turns it over to buyers who are paying a lot of money. Is it due to lack of workers? Maybe. Then Del Webb needs to scale back their commitments. I was pressured to close very quickly (one month) but in hindsight I should have refused until major punch list items were fixed. The list continues to grow and I’m getting tired of sending weekly updates. It includes everything from plumbing, to electrical, flooring (don’t get me started on that issue), drywall, woodwork and possibly the worst of all, painting. The two project managers I’ve dealt with are both very nice guys who work hard. I think they must be spread awfully thin though trying to keep up with homeowners’ issues. To be fair, I really like the design of my home and it lives much larger than it is. I like the neighborhood as well, but at this time I would seriously hesitate recommending a purchase from Del Webb. It’s sad to have to say that because I was very excited by the prospect of relocating from the Midwest to Florida, and into a brand new home. That excitement wasn’t long lived unfortunately. ...
