You need to fix issues faster. Currently this is totally unacceptable.

Poor quality in construction. Incredibly sloppy finishing work. Numerous warranty issues

the home purchase and build were outstanding. The after close response to issues has been horrible.

I keep finding electrical plugs that don’t work. Builder responsive but I should not have to deal with it. Caulking and in chipped tiles bathrooms. Window in laundry room doesn’t close. Sliding class door won’t always lock, etc

Great communication and responsiveness with Construction Manager

Overall we were unhappy with the sales person during the purchase process, she forgot some things during our initial meetings that caused problems later in the build process. The designer was great and the construction manager gets 10 stars. But your mortgage division gets 2 stars

We bought a home that was already built. There was an open lot adjacent to ours. We didn’t expect the house to be built next door to be a bit less than 12 feet away from our foundation. The builder had done a decent job with building our home. A little surprised that we found a significant bulge in our living room wall but that was corrected before we moved in. Overall we are happy with our choice

We were very unhappy with the experience. We closed on the last day before Pulte shutdown for their extended Christmas break. The house had so many issues, it was impossible to catch or note every problem. We seriously considered listing the house with a local realtor and starting over with a different builder. Fortunately, all of the issues were cosmetic. It was obvious that the closing was rushed to book the sale for YE 2024, and it showed in the quality of the finished product. The only reason we didn't rate every category 1 star is because of the efforts of our project manager, Kevin. Kevin is professional, honest, personable, and a pleasure to work with. Kevin is the reason I rated "Trustworthiness" and "Responsiveness To Issues" 5 stars. Every promise Kevin made, he kept. Pulte is fortunate to have Kevin as a project manager. We were fortunate to have Kevin as our project manager. Even our home inspector commented on how responsive Kevin was to his reports. The inspector also noted that the main structural parts of the construction and the systems of the house were very good quality. It was the cosmetic issues that were the problem. We are grateful for Kevin's efforts to make sure we were happy and would enjoy or new home. We'd also like to note that Kimberley from the design team was also great to work with. She made the process fun, easy, and guided us to achieve what we desired. We understand that time is money, and that is why the closing was rushed. If Pulte wants customers to be completely satisfied and rate every category Great!, then Pulte should eat or pass on the cost to the buyer of a slightly longer build process and delivery homes without countless cosmetic issues. ... Spencer and Bret were great to deal with. You should always expect a few bumps in the road with a new build, but Spencer and Bret made sure that everything was to to go before closing. This is our second Pulte build, we were updated with progress from beginning to end.

We had a wolderful experirnce with the sales person, Ian. We can't say enough positive thing about him. He was wonderful.

For example for improvement —streamline the architectural review to expedite the process and cover landscaping under warranty at least for the first 30 days which is not included.

Quality of workmanship is high.

Our construction manager, Spencer, was an absolute pleasure to work with. He was responsive and honest and very trustworthy in providing periodic updates. Once closed, our customer care representative, Andy, who is supposed to support any concerns post-closing through at least the first year, just disappeared. After repeated requests for a new person to take over what Andy had started regarding some issues we had with the new house we were infromed about there weeks later that Andy had quit. We were also informed that a new person would reach out to us. Sixteen days since that news was conveyed and we have yet to speak to anyone to assist in our post-purchase concerns. That is unacceptable but since this survey seemed to focus on the pre-closing aspect we wanted to make sure that all credit due was provided to Spencer and our sales representative, Lance, both of whom made this a very pleasurable and seamless endeavor. ... I had been looking for a place to call home and the Del Webb Nocatee fits the bill. Ian was amazing and always will to assist with and out of state buyer and the extra work that might come with that sale. What I struggle is I’m now on my third home supervisor and the home was clearly not as quality controlled and it would have been if there was the same supervisor overseeing the construction. Ben is doing his best to get it up to Pulte’s standards and for that I thank him. Looking forward to transitioning into retired life once this home is put together and I can enjoy the life this move offers. ... More

The construction manager was very knowledgeable and help full. Some minor issues were taken care of.

The realtor who I worked w/was amazing! Very knowledgeable and responsive to all my questions. The contract supervisor was terrific too. He also was very responsive and sent weekly updates during the entire building proces. I felt like I was being “nickled and dimed” as everything was extra instead of being part of the package. For example, why weren’t kitchen island lights or outside gutters included in the price of the home like so many other builders do? Lastly, the workmanship was okay…not great!

This is tract housing. If you build custom, you must buy your own land, have no access to the DW amenities, and it costs more. Tract housing is never going to be the same quality as a custom build. But the DW amenities are exceptional. Loads of fun! So, you have to decide what's important to you, before you choose to buy with DW, and be realistic. The main thing we liked about DW was its people. When there was a question or problem, they were immediately responsive. Even when we were "in the wrong" or behaving badly (there's stress with building) they dealt with us graciously. My understanding is DW has none of its own crews. It hires subs. Therefore the quality of the work depends on DW's access to good subs. The subcontractors for pavers did the best paver work I've ever seen. Perfect. The subcontractor for tile was not (lots of bad cuts and blatantly visible errors and thin or missing grout or wrong caulk). There is no way to know, before you buy, which subs are good or bad. Be sure to ask detailed and specific questions. For instance, we paid extra for the upgraded kitchen. We then paid even more for the upgraded top-of-the-line cabinets. We assumed for the bundle of money we paid we were buying plywood cabinets. Nope. The cabinets are pressboard. Had I known this, I would have paid for no upgrades, let DW put in anything, then ripped it out and redone it after close. They also use PEX which they lay underground with underground attachments. We didn't know this. I would have preferred an option to pay for PEX homeruns sheathed through a pvc housing. No such option was given. It should be. So ask good questions. Although our salesman was excellent, there is a whole lot of detail, and we did not ask enough questions at/before contract, and found out during the process about these things that we did not like. Likewise, DW added some extras that we didn't know about or expect, and which we truly appreciated! My impression and experience is that DW sincerely aims to please and to exceed expectations. DW is as solid as you can get, I believe, in terms of builder integrity. But nobody is perfect. Some friends hired an inspector to watch their build and report to them. That is a very good idea. That way you always have "eyes on". After we closed, and went back to our old home to move. While we were gone, a DW sub had plugged into our outside electrical socket. The sub ran an extension cord across 3 lots to plug into our electrical outlet. We complained, DW corrected it. Per the response we got, this is not unusual. But this should not happen. DW blamed it on the sub but DW should supervise its subs. So, after you close, if you are not there, ask your neighbors to look out for you. I guess that's really the crux of it. DW has people with beautiful personalties trained to deal with customers. They're really super about treating their buyers well. But, the subs seem to run loose, and therefore quality is inconsistent. We are delighted with our house and with the community. DW people are service oriented and personable. We would change the plumbing, the cabinets and the tile sub and paint sub. But, it's tract housing, so.... know that before you buy. The community and amenities are delightful. The houses are beautiful, updated styling, open flow, truly attractive homes with lots of design choices. DW has been doing this for a long time, so, they know how to deal with seniors, and they hire good people, and build great communities. As far as I know, DW is the top company for 55+ housing. Beautiful and hassle free Vacation / Retirement Home. Everything you always wanted and now have.

Our salesman, Zachary was wonderful, and very helpful without being pushy. Our construction manager, James was honest, capable, detail oriented and professional in delivering a quality home. Our only concern that has not yet been corrected by Pulte is grading and drainage along the sides and rear of our property. I know this is a concern for a number of new residents and we have all been told it will be addressed. When this is resolved, we will make sure we also communicate the positive outcome and my rating of Pulte on social media will become 5 stars!

Lance our sales agent was great to work with and stays in touch. Pulte closing agent was somewhat overwhelming, too many individuals involved, too many emails and forms to sign. The house is very nice and well constructed. The Wildlight HOA staff are terrific, accessible and very responsive. The neighbors are extremely friendly, active and involved in the community and willing to assist with anything. Overall we have been extremely satisfied.

Home buying experience went smoothly - no complaints. Just slightly disappointed with some of the limited choices - example: baseboards, interior doors, lighting fixtures - pretty basic and not really my taste - no option to forgo or purcahse our own.

You are paying a premium to join a 55 and older community. The option costs range from reasonable to wildly overpriced. We had a good build process manager and we are pleased with the end result. It is a nice tract home. But it is not a semi-custom home by any stretch. The lack of landscaping support post sale is disappointing. The builder gives excuses about the trees being stressed by transplanting, but no help in what to do to help them recover.
