Our salesperson Brendon was great. As for quality, every outlet I’ve used in the house, when I pull out the plug it seems as if the whole outlet is going to come out. I open them only to find out the sockets are not fully screwed in. So now I’ve been going around most of the house screwing in outlets and switches. We had other similar issues like a big whole around the doorbell hidden by the switch plate. I had to fill it with concrete. When it’s chilly out, our windows get totally moist. The commitment and support we received from Caryn and Kelly was outstanding. Caryn was very kind and understanding, and always made herself available to answer questions and provide periodic updates. We had to have a shower door replaced. Water still leaks through door onto bathroom floor. Garage floor muddy foot prints and globs of cement. Kitchen cabinets doors not aligned. Kitchen cabinet doors scraped all along bottom. Piece for dishwasher sitting on counter waiting to be installed. Raul responds and takes care of what he can.

Realtors did not DISCLOSE ALL FACTS. And when showing them the mortgage documents, they didn't know how to read them. Said that they "were wrong". It was a $30,000 difference! I've been in the real estate industry for many years. I need to give them a crash course in how to read a mortgage loan statement and to advise them that they have an ethical obligation to DISCLOSE EVERYTHING UP FRONT. And if you don't know something, admit it. Don't say "the bank is wrong". I was not told of the extra $195 to Town of Tradition either or the controverial path. This experience was one of the most stressful things we have been through. The only person I would give a 5 star to was our saleperson Brendan. He was fabulous. He tried to help out on many different occasions getting us in touch with the right poeple. We closed in September and there are still so many issues they are addressing and fixing. At one point I wanted to stand out front of Dell webb with a sign that said don't buy here. I really think our problems stemmed from our Construction manager. Pulte Build Quality Experience is a Marketing Ploy

Pulte's Build Quality Process sounds good if it were followed. Their top priority is getting the home closed and not the quality. Even with paying for top tier upgrade options, the materials and workmanship are substandard. We closed the last week of September, here it first week in November... and we are dealing with 1800 sq feet of tile re-grout, walls and baseboards repairs/ painting, cabinets issues, and a shower floor re-do. We are living in the home in the middle of all this ... and haven't fully unpacked and we delayed furniture deliveries until these are completed. ...

Mike with the Warranty Dept was very attentive. Sales needed to be clearer about unavailable options with a pre-designed purchase. A 55+ community should be more accommodating for a handicap or safer shower and given more options for upgrades.

The buying process had a few glitches. No changes can be made to the exterior of the home after the initial contract is signed. We wanted to make a change on the front door to have glass in it and the change was not allowed. The communication within the organization is poor!

Well I am very unsatisfied with the 100% guarantee of handing over the house, still waiting on a bunch of issues that could be resolved very quickly but has not happened yet... We have been very patient on these issues. Another point that was not shared us is that we paid for a Berm View but the back is public property and other people walk thru there.

My house appears to be fine but my backyard is a "swamp", Two days after I moved in my neighbor asked me about our backyards, He stated he had he contacted the builder to complain about the standing water in his yard. I then took a look at my property and realized I also had standing water. We obviously have a serious drainage issue. Now they have to tear up my yard to fix the issue. This is going to be a mess! This all should have been done prior to me moving in.

Pulte was adamant about there 10 point process never happened. There walk through inspection we’re not followed through. It took 4. Days to get hot water and We couldn’t cook no gas? Took a month to get shower door in master bedroom. The outside slider it took a month for some one to come out now we have to wait for new door. I asked repair people if the tile floors were sealed and was told because we are old people they don’t seal them because we might slip and fall?

As such, the term building quality is not applicable to Del Webb, As it relates to Pulte, the quality is average, as is usual for mass production, very much dependable on the region and specific location defining labour quality and skills.
