Very nice community. Very different from other Del Webb communities, not as lush. Landscaping isn’t as nice as other 55+ communities in Port St Lucie, and clubhouse is small with social hall building many years out yet. But still very nice place to live.

Overall a good value for the money. Sales and support very professional and responsive. 2 issues need to be addressed 1. Master bedroom closet and shower are built for people over 6 feet. Hot water distribution time and heating is inadequate for the unit. Developer should remedy and incorporate into design.

sales agent gave us misinformation , on numerous occasion's about same item. also, Vitek did not live up to it's obligation in our opinion. we have heard many complaints about them. both situation's resolved. not to our satisfaction , however, let bygones be bygones. Overall, we are very happy with our new home.

Check the home with a fine tooth comb because if you find something later it is not easy to have it taken care of in a timely manner. Workmen excessively sloppy and leave trash and debris which covers storm drains preventing rain water from dispersing causing flooding.

We were able to visit the Homesite almost daily during construction so we caught many items which would not have been addressed if we were from out of state. 2 months later we are still trying to get kitchen cabinets repaired/replaced. But, we really enjoy our home and the community.

Sales Rep. (Taylor) was excellent. Mortgage Process Team was excellent. However, the construction team over promised and under delivered.

The home is well built and the project manager was excellent. Cabinet and appliances are poor. Even if upgraded from base level. Most cabinets had defects from factory and had to be removed and replaced and all appliances needed warranty repairs immediately .

The construction supervisor, William, was GREAT. I give him a 10 out of 10. He worked with us and kept us updated throughout the construction process. The follow up person, Robert, that is supposed to pickup any issues still open after closing on the property has not responded or followed up on anything. He gets a 0. The sales agent, Carin, was very good. She gets a 10. We have a problem with trying to change our mailbox. It is located at the top of the row and my wife is too short to see inside the box and hard to retrieve the mail. The Closing Coordinator with Pulte Group, Rita, keeps insisting that we will have to receive a handicap box which requires a letter from my wife's doctor. To be clear, we DO NOT want or need a handicap box and have NEVER asked for one. She also says that all of the boxes have been assigned to all addresses in the community and can't be changed. She further said that the Post Master is in charge of this. But my wife spoke in person to Patrick, the Post Master, and he told her that Del Webb Pulte has all the keys and that Pulte was in charge of assignments. I am sure that Rita still has at least 100+ homes that have not been completed or even started and therefore those mailboxes have not been given to homeowners yet. Rita further suggested that my wife bring a step stool and a grabber to retrieve our mail. So, for the next 25+ years, she will, rain or shine carry a stool, a grabber, and many times an umbrella to the mailbox and then carry all of these items plus our mail and packages or boxes back to the car. What an absurd idea. Rita gets a MINUS 10. The grass from our property line to the lake was never put in. There are completed homes on our side. The ends and across the lake had grass installed several weeks ago. Our whole section has weeds growing higher every week and the dirt to the lake is eroding away. Another 0 for the HOA. ... More

Everything was looking like 5 stars at the beginning but went a little downhill after that. Once you move in, you get a lot of immediate attention for the first week, and then, not so much. Also, you start to see the sloppiness in the workmanship, from doors that aren't hung correctly, plumbing that was not fully tested, down to appliances, fixtures, tubs, counter tops, tile, etc that are scuffed up, chipped, dented from carelessness. All things you won't catch on those quick walk throughs leading up to closing. I realize there will be issues as a new house settles, but these are just a few types of problems that could have been avoided by treating the place like a new home, versus a barn. Our salesperson Brendon was great. As for quality, every outlet I’ve used in the house, when I pull out the plug it seems as if the whole outlet is going to come out. I open them only to find out the sockets are not fully screwed in. So now I’ve been going around most of the house screwing in outlets and switches. We had other similar issues like a big whole around the doorbell hidden by the switch plate. I had to fill it with concrete. When it’s chilly out, our windows get totally moist. You can’t see out of them and they leave puddles of water on the sills. I was told that’s normal. I’m pretty sure it’s not, but they are hoping it doesn’t get too cold here. I have more, but I’ll stop there. Another thing that really bother me after moving in, was the garage door opener. It didn’t work properly. I asked for help repeatedly. I was told it was an internet issue. I assured them it was not. It was broken and won’t connect to the internet. I got that same answer a couple more times. I then went to the manufacturer directly and they fixed it for me. I bought a new home so I would not have to deal with stuff like this. If I wanted issues, I would have bought a resell house and saved a lot of money to deal with issues like this. Value for price??? Well people will say we bought at a wrong time. We paid a lot more than our neighbors moving in just a couple of months later. I know the market goes up and down, but we also did not get appliances. Now less than a month later the homes are cheaper and are now coming with appliances again. Seems like we should have gotten a rebate or at least been given a fridge now that they come with the homes again. Finally, responsiveness to issues. Well Mike comes out fast, but nothing gets fixed unless it’s a small issue like getting paint off the lights and replacing the missing screw. Issues like the window, garage door and our loose door handles, the response is that’s normal. Let me be clear, we love our new home because we designed a beautiful home with a lot of upgrades. I expected some small issue like we had that I did not put in here, but we bought a new home to enjoy it, not to be on the phone handling issues. One last issue has to do with dead trees on the property. I have two huge palm trees that are dead. I stare at them every morning as I eat my breakfast at the table. I reached out to the HOA. The landscape company came out and agreed they are dead, but no word back from HOA. I mention it here, because the HOA it still run by you guys and not the home owners yet. FYI, if I look to my right, there is a big dead tree on my neighbors as well. Not sure if he has reached out. I hope not, he’s been in his home for like 5 months before us. I hope the wait time is not that long to get things done. Bottom line is I would not highly recommend to my friends to buy in Del Webb. We have a friend currently looking at homes now. He is a snow bird. Because of that and the fact he will not be around all the time, I told him I don’t think this is a good fit for him. I’m hoping as time goes by that may change and we can tell our next set of friends to move in here. ... More

Since you asked....Although we moved in 3/26/2020, there hasn’t been any follow up to concerns about issues that required Del Webb post settlement response at our home. The excuse is always Covid, yet 1) building construction nearby for Del Webb continues with workers working shoulder to shoulder, as does 2) landscaping in our neighborhood, as well as 3) business back to normal for staffing at the sales office We finally hired someone to paint out front door. Landscaping for our lot has still not been completed. Del Webb has collected HOA fees for 1.5 years but out community center has still not opened, not even outdoor activities such as pickle ball courts, even though county parks are open at some distance from Del Webb. Neighbors who have lived here for over a year are furious over this. Del Webb’s “social director “ hasn’t even provided an estimated date for opening. Not happy we can’t use the pool either, even though CDC says it’s safe to use an outdoor chlorinated pools. You asked, so I’m telling the truth. ... More

Subcontractors work is low quality!

I ordered Pendant lighting to be placed over my Island during upgrade selection. This was added to the cost of this house. During my 1st walk through, I pointed out to the Field Manager that the outlets were missing. He said he would add them. At final walk through, outlets for the pendant lights were still missing. At this point, the placement of the other lights are unbalanced. I reported the matter to the Sales Office and the Field Manager was asked to install the outlets. He did but did not change how the other lights were placed. Now, apart from the spacing of the lights looking so awful in my new home, it seems the openings created for the pendant lights were so unprofessionally done that after they were installed, wide open spaces are left around the lights. The Electrician mentioned that I should inform them immediately to have it fixed as air will be coming through the ceiling. I have sent pictures of the holes to those responsible for rectifying the situation since 3/28/22, todate, no one has come to look at the problem. I was about to recommend this community to people I know that will soon be looking to relocate but I have changed my mind. I will o longer be recommending this place to anyone. Well I am very unsatisfied with the 100% guarantee of handing over the house, still waiting on a bunch of issues that could be resolved very quickly but has not happened yet... We have been very patient on these issues. Another point that was not shared us is that we paid for a Berm View but the back is public property and other people walk thru there.

Caryn was great. There were many issues in the building process that were kicked down the road. many problems were pointed out that would be easy to fix and there was plenty of time to fix them in the building process. At one point the house did not have any work done on it for 3 months. A lot of the concerns were not addressed in that time that could have been done. Alot lot of sloppy work was done with no accountability. This work was pushed of on Mike to do. Mike has been very good at fixing these concerns, thank you Mike! We have had 2 other houses built and the building manager would check the house after each trade was done and have them fix any concerns before they left. Home generally built with good quality however there are certain items that are just not 100% and need fixing. Almost feels like a rushed job.

My house appears to be fine but my backyard is a "swamp", Two days after I moved in my neighbor asked me about our backyards, He stated he had he contacted the builder to complain about the standing water in his yard. I then took a look at my property and realized I also had standing water. We obviously have a serious drainage issue. Now they have to tear up my yard to fix the issue. This is going to be a mess! This all should have been done prior to me moving in.

Still trying to get repairs to workmanship that should have been repaired before closing.

Took 4 months more than promised to finish. Still some small items need to be addressed. Not always responsive to these issues

Pulte Homes rushed the complete the house in order to close before the end of the year. We feel that the quality of the craftmanship and materials used were compromised in order to achieve that goal. There are issues with the quality of the painting and baseboards to the installation of appliances. The Pulte team has been responsive in correcting these problems, however the reason we purchased a new construction home was to avoid having a long list to things that needed to be fixed or replaced.
