Our salesperson Brendon was great. As for quality, every outlet I’ve used in the house, when I pull out the plug it seems as if the whole outlet is going to come out. I open them only to find out the sockets are not fully screwed in. So now I’ve been going around most of the house screwing in outlets and switches. We had other similar issues like a big whole around the doorbell hidden by the switch plate. I had to fill it with concrete. When it’s chilly out, our windows get totally moist. You can’t see out of them and they leave puddles of water on the sills. I was told that’s normal. I’m pretty sure it’s not, but they are hoping it doesn’t get too cold here. I have more, but I’ll stop there. Another thing that really bother me after moving in, was the garage door opener. It didn’t work properly. I asked for help repeatedly. I was told it was an internet issue. I assured them it was not. It was broken and won’t connect to the internet. I got that same answer a couple more times. I then went to the manufacturer directly and they fixed it for me. I bought a new home so I would not have to deal with stuff like this. If I wanted issues, I would have bought a resell house and saved a lot of money to deal with issues like this. Value for price??? Well people will say we bought at a wrong time. We paid a lot more than our neighbors moving in just a couple of months later. I know the market goes up and down, but we also did not get appliances. Now less than a month later the homes are cheaper and are now coming with appliances again. Seems like we should have gotten a rebate or at least been given a fridge now that they come with the homes again. Finally, responsiveness to issues. Well Mike comes out fast, but nothing gets fixed unless it’s a small issue like getting paint off the lights and replacing the missing screw. Issues like the window, garage door and our loose door handles, the response is that’s normal. Let me be clear, we love our new home because we designed a beautiful home with a lot of upgrades. I expected some small issue like we had that I did not put in here, but we bought a new home to enjoy it, not to be on the phone handling issues. One last issue has to do with dead trees on the property. I have two huge palm trees that are dead. I stare at them every morning as I eat my breakfast at the table. I reached out to the HOA. The landscape company came out and agreed they are dead, but no word back from HOA. I mention it here, because the HOA it still run by you guys and not the home owners yet. FYI, if I look to my right, there is a big dead tree on my neighbors as well. Not sure if he has reached out. I hope not, he’s been in his home for like 5 months before us. I hope the wait time is not that long to get things done. Bottom line is I would not highly recommend to my friends to buy in Del Webb. We have a friend currently looking at homes now. He is a snow bird. Because of that and the fact he will not be around all the time, I told him I don’t think this is a good fit for him. Since you asked....Although we moved in 3/26/2020, there hasn’t been any follow up to concerns about issues that required Del Webb post settlement response at our home. The excuse is always Covid, yet 1) building construction nearby for Del Webb continues with workers working shoulder to shoulder, as does 2) landscaping in our neighborhood, as well as 3) business back to normal for staffing at the sales office We finally hired someone to paint out front door. Landscaping for our lot has still not been completed. Del Webb has collected HOA fees for 1.5 years but out community center has still not opened, not even outdoor activities such as pickle ball courts, even though county parks are open at some distance from Del Webb. Neighbors who have lived here for over a year are furious over this. Del Webb’s “social director “ hasn’t even provided an estimated date for opening. Not happy we can’t use the pool either, even though CDC says it’s safe to use an outdoor chlorinated pools. You asked, so I’m telling the truth. ... More

Subcontractors work is low quality!

I ordered Pendant lighting to be placed over my Island during upgrade selection. This was added to the cost of this house. During my 1st walk through, I pointed out to the Field Manager that the outlets were missing. He said he would add them. At final walk through, outlets for the pendant lights were still missing. At this point, the placement of the other lights are unbalanced. I reported the matter to the Sales Office and the Field Manager was asked to install the outlets. He did but did not change how the other lights were placed. Now, apart from the spacing of the lights looking so awful in my new home, it seems the openings created for the pendant lights were so unprofessionally done that after they were installed, wide open spaces are left around the lights. The Electrician mentioned that I should inform them immediately to have it fixed as air will be coming through the ceiling. I have sent pictures of the holes to those responsible for rectifying the situation since 3/28/22, todate, no one has come to look at the problem. I was about to recommend this community to people I know that will soon be looking to relocate but I have changed my mind. I will o longer be recommending this place to anyone. Well I am very unsatisfied with the 100% guarantee of handing over the house, still waiting on a bunch of issues that could be resolved very quickly but has not happened yet... We have been very patient on these issues. Another point that was not shared us is that we paid for a Berm View but the back is public property and other people walk thru there.

Caryn was great. There were many issues in the building process that were kicked down the road. many problems were pointed out that would be easy to fix and there was plenty of time to fix them in the building process. At one point the house did not have any work done on it for 3 months. A lot of the concerns were not addressed in that time that could have been done. Alot lot of sloppy work was done with no accountability. This work was pushed of on Mike to do. Mike has been very good at fixing these concerns, thank you Mike! We have had 2 other houses built and the building manager would check the house after each trade was done and have them fix any concerns before they left. The sales/buying experience was typical of most production home builders. Nothing exciting to remark positively about. On the negative side there were several issues. The Design Center options and price list was out of date for the model we purchased, and if I weren’t able to read construction drawings, we would have missed out on contracting for several items. It’s also a significantly disappointing situation to not be able to make some minor changes, during the contract signing process to alter closet layouts, change a pantry door swing, or add some additional wall outlets in the home. There are multiple locations where the standard outlets being provided, are insufficient. The quality of the materials and construction were quite good. Our Construction Manager was truly excellent and had a customer-first attitude. In contrast, our sales rep was severely lacking after the contract was signed. Overall we are satisfied with the home we received, but we are disappointed in the post-closing warranty department, because we have learned that if we don’t continually chase them down, then nothing happens. Home generally built with good quality however there are certain items that are just not 100% and need fixing. Almost feels like a rushed job.

My house appears to be fine but my backyard is a "swamp", Two days after I moved in my neighbor asked me about our backyards, He stated he had he contacted the builder to complain about the standing water in his yard. I then took a look at my property and realized I also had standing water. We obviously have a serious drainage issue. Now they have to tear up my yard to fix the issue. This is going to be a mess! This all should have been done prior to me moving in.

Still trying to get repairs to workmanship that should have been repaired before closing.

Took 4 months more than promised to finish. Still some small items need to be addressed. Not always responsive to these issues

Pulte Homes rushed the complete the house in order to close before the end of the year. We feel that the quality of the craftmanship and materials used were compromised in order to achieve that goal. There are issues with the quality of the painting and baseboards to the installation of appliances. The Pulte team has been responsive in correcting these problems, however the reason we purchased a new construction home was to avoid having a long list to things that needed to be fixed or replaced.

Overall quality of subcontractors work was below average, specifically painting and electrical

There is still a drainage and landscape problem. Otherwise other issues were addressed in a timely manner.

Many details were missed prior to closing, some small but a few important ones that caused my closing date to change twice. Although there was a lot inconvenience and stress caused, in the end, the issues were eventually addressed.

The workmanship was poor.

Robert was great in keeping me updated and explained in detail the features of the house.

HOA Mgr does not answer emails or phone and home punch items still not fixed.

The windows are foreign mfg and should fall under structural warranty due to that fact and fact that there operation is questionable from time of installation

The finish quality of our home was not very good quality. We found that they used Particle Board in our roof vs.. Plywood that we see them using on other houses presently being built. The tile and grout work was average at best. The interior painting was horrible. Alignment and set of switches and wall plates was abysmal. Two of our four sliding doors were damaged. The response to fixing a lot of these challenges by Michael has been very good, but it's a shame that their have been so many things that have needed attention. We have owned our home for around 5 weeks and have had to have tradesman in and out every week and still more to come. ... More

There seems to be a lack of communication between all parties involved representing Pulte Homes and Del Webb I feel that there should be better communication amongst the party so that when an owner Moves In they don't have to stress about visitors entering the gate parking stickers things like that and my initial experience with the HOA representative has been quite negative do to her lack of response

Pay attention to your walkthrough! After closing I found the following - scratched cabinet doors (replacing), cracked and chipped tiles (going through repairs now), floor tiles were left with caulk and grout residue on most of them (spent 2 weeks cleaning), several cracked tiles were found, outlets were loose, fridge needed warranty service already (due to poor installation), currently fighting with countertop maker (terrible island granite - many chips and couple saw marks- requesting replacement, other countertop is great, Expected better workmanship. Cleaning crew were worthless. Have to stay on top of them if you can. Tough if moving from another state. Will be a beautiful house once all issues have been resolved. ... More
