The finish quality of our home was not very good quality. We found that they used Particle Board in our roof vs.. Plywood that we see them using on other houses presently being built. The tile and grout work was average at best. The interior painting was horrible. Alignment and set of switches and wall plates was abysmal. Two of our four sliding doors were damaged. The response to fixing a lot of these challenges by Michael has been very good, but it's a shame that their have been so many things that have needed attention. There seems to be a lack of communication between all parties involved representing Pulte Homes and Del Webb I feel that there should be better communication amongst the party so that when an owner Moves In they don't have to stress about visitors entering the gate parking stickers things like that and my initial experience with the HOA representative has been quite negative do to her lack of response

Pay attention to your walkthrough! After closing I found the following - scratched cabinet doors (replacing), cracked and chipped tiles (going through repairs now), floor tiles were left with caulk and grout residue on most of them (spent 2 weeks cleaning), several cracked tiles were found, outlets were loose, fridge needed warranty service already (due to poor installation), currently fighting with countertop maker (terrible island granite - many chips and couple saw marks- requesting replacement, other countertop is great, Expected better workmanship. Home not finished at the time of closing. Poor quality including some drawers missing hardware, paint splatters everywhere, shower drain clogged due to construction debris, dead shurbs in the backyard, scratched windows, and many other issues. The house was dirty at the time of closing. Very very disappointed with the lack of quality control by this company.

Sales person was great until problems with construction surfaced and then all communication ceased. construction supervisor failed to answer most of our inquires and failed to follow thru on verbal commitments whether they be communication or physical construction. We were not at all pleased with his performance. The warranty supervisor after we closed was excellent with quick response and stayed on top of the contractors when they failed to make the repairs properly.

Started off very excited. Did a few walk throughs before closing and items were not fixed. Drainage is terrible! Feel like as soon as we closed everyone washed there hands of us. HOA was not friendly or welcoming. I would have given it less stars, but the sales staff were fantastic to deal with. Hoping it gets better soon.

The home was delivered six months after the projected closing date. The ceiling in the gathering room had to be resurfaced and repainted and doesn’t match the original making a house look like it’s not new. Interior workmanship is inferior when it comes to caulking, baseboard millwork, painting, uneven flooring, door mounting, some windows are cosmetically damaged and the frames need repainting. Building your dream home should be a wonderful experience, but this is not the case with Pulte. Excuses at every turn. Closed 2 months ago.. house was filthy, finish construction work was sloppy & now we have to battle Pulte ‘customer service’ to get things repaired. Many subs just aren’t skilled. Certainly not the quality expected when buying a $500k+ home.

The buying process was very easy and the sale staff was excellent. However, now that I have moved in, and paid in full my new home, I have experienced a large number of construction flaws and the response to get the issues fixed is unacceptable. I have no return on my phone calls nor text messages, I feel very neglected by a builder whose contractors did not complete quality workmanship and the final inspection should have corrected the problems. Pulte was adamant about there 10 point process never happened. There walk through inspection we’re not followed through. It took 4. Days to get hot water and We couldn’t cook no gas? Took a month to get shower door in master bedroom. The outside slider it took a month for some one to come out now we have to wait for new door. I asked repair people if the tile floors were sealed and was told because we are old people they don’t seal them because we might slip and fall?

Pulte's Build Quality Process sounds good if it were followed. Their top priority is getting the home closed and not the quality. Even with paying for top tier upgrade options, the materials and workmanship are substandard. We closed the last week of September, here it first week in November... and we are dealing with 1800 sq feet of tile re-grout, walls and baseboards repairs/ painting, cabinets issues, and a shower floor re-do. As such, the term building quality is not applicable to Del Webb, As it relates to Pulte, the quality is average, as is usual for mass production, very much dependable on the region and specific location defining labour quality and skills. Do not close until everything in your Pulte home has been done to your satisfaction. It might not get done after you close. We had excessive things wrong in the home and they are still fixing things after almost 2 months. Then to fix it, they give you a 4 hour window to show up, and then might not even show, or only fix half of what was scheduled. We had to escalate up thru corporate and even they did not care. We have not been happy with our experience at all.

WE WERE NOT ADVISED ON ALL UPGRADES BY SALES. SEWER BACKED UP TWICE THE FIRST WEEK, SEWAGE IN THE SHOWER, NOT FIXED FOR A WEEK. POOL WAS NOT CLEARED UNTIL ALMOST A MONTH AFTER CLOSING, NOW THE POOL MOTOR IS BEING REPLACED. BAD PAINT JOB...PAINT COMES OF TO EXPOSE DRY WALL IF YOU WIPE IT. FLOORS WERE VERY DIRTY.
