Too many after build issues

Have been experiencing issues with tankless water heater not working. Found repaired holes in the garage the plumber had to fix because of shoddy previous work. Lawn maintenance not spectacular and it’s being blamed on the weather. Construction sites are trashed with plastic bottles, scrap wood, broken concrete, empty caulking tubes, cardboard, plastic sheeting and other discarded items. I’ve even found trash buried under the sod. The construction supervisor has and continues to be responsive, diligent, understanding and helpful when issues arise. If not for him we would be at a loss.

Post-sale responsiveness disappointing

Responsiveness great before closing, but some issues that were supposed to be resolved were not. Many issues found after closing. Initially, responsiveness was fine, but it has deteriorated considerably. Some repairs are taking months and follow up inquiries get no response. Very disappointing.

Del Webb provides a good list of standard models. The models limited and the selections are limited to what Del Webb can purchase in bulk. In 85 % of the selections they are acceptable. But Del Webb does not support unique taste. Be different is not encourage. Being unique is an add on.

Not the quality I thought should be for a Del Webb property

Buying process through Pulte was clunky. They must of called or emailed over 10 times needing extra items for closing. Workmanship in house house isn’t great, cabinets are cheap and not sturdy, the floor are not level and square so I can see lots of caulk between trim and floors and some light switch plates also aren’t flush to the wall or tile. Landscaping is terrible, grass is always overgrown and weeds throughout the yard. It’s confusing because the grounds near the sales center look great, hmmm… it sure what my HOA fees cover. We like our area and home, We spent more time listening to our Foreman on wanting us to give him high numbers than him ever getting things done. Sales was great, home pretty good at closing, after inspection lots of promises not much action. We had to complete things ourselves.

Builder could really strengthen the brand by being more responsive, more attentive to detail, and less careless! General appearance great! Not so great with things we have found like furnace not installed correctly. First being told that’s the way it is. Saw other villas, they did good job.

Great Quality Throughout the House

I've been in the house 2 months now and am extremely happy with the quality off the house. The attention to detail and quality was extremely well done. I have tons of cabinets throughout the house and ever single cabinet door self closes perfectly as an example. The energy efficiency is also off the charts. Everything is so air tight. My electric bill for June is projected to be $130 for a 2,800 sq ft house in Florida that I air condition to 74 deg and I have an electric car I charge here.

Have a detailed meeting and expectations from building supervisor. Have low expectations if want high quality work. Standardization gives speed to execute, but removes personalized experience.

The final day pre closing inspection time allotment is ridiculous. Having to inspect/accept all the fit and finish in that short amount of time is impossible. Then theres pressure to accept findings. After that you're on your own.

The whole process of buying the home was smooth. Morgan understood what I want and my price frame. She found the right house for me and was a delight to work with. Sales / Decorating Selections: Lisa and Crystal were superb, 11 out of 10 in every way possible. We are pleased with the overall quality of everything except the drop zone. There are marks from the circular saw on the shelves and the where the lid was cut on the seat, cross cuts went beyond the corners as obviously a circular saw was use instead of a reciprocal saw, this “X” marks had to be filled. There is actually a nail splitting one of the shelves and the lid sticks. The cross cuts were filled in but the other issues persist. Post move in was pretty good but a bit less than stellar. ...

The actual purchase and inspection was v good. Construction Manager Marvin, awesome. Warranty people are awesome. Dealing with the women in the Viera office is difficult & opaque. Lots of untimeliness, "not my job" & "email only" going on. Except Shannon, she is helpful and picks up the phone. Getting additional landscape is a colonoscopy. Landscape vendor super unreliable, opaque & $$$. Not as easy, breezy as it was made out to be!

Homes are efficiently and expeditiously built, no wasted time. Some designs are too rigid and don’t allow homebuyers to individualize according to their needs. Prices for options are often higher than local market value. One item that really disturbs me is the electrical outlet in the gathering room floor, $500. for a rubber outlet and cover. Really, that is so cheap! Should have been brass.
