Overall construction and sales support was excellent. Communications were inconsistent. Issues linger after closing (such as circuit breakers frequently tripping) impact many homes here and should have been resolved during construction.

HOA policies are tainting this review

Of the five homes we have built over the past 27 years, this was the most experience but certainly not the best quality build. There was a lot of 'lack of attention to detail' when it comes to many details of the home. Most of this can be attributed to sub-contractors not taking pride in their work and just getting it done, but not done with the highest level of quality as their paramount goal. The home is fine but for this cost it should have been impeccable, it was not. So far we are working on the deficiencies through warranty but that is a slow process as well.

Seems like warranty takes a while to get anything done.

Pulte needs to pay more attention to detail. They need more help and better trades.

Had many delays was scheduled to close 2-2024 they couldn’t get issue resolved closed on 4-4-24 and still have issues that has to get done

Was told many things that later discovered untrue. 1) elevation and color of house: couldn’t pick what I wanted because had to “space those elevations and colors” on street. However, I see multiple houses in a row with same elevation and colors. So rules evidently changed 2) HOA dues presented as one thing but turning out to be something else 3) improper sizing of appliances sold through Del Webb Too much finger pointing between HOA and vendors. Trying to figure out “who drives the boat” - not one person is in charge and no one knows what another department is doing. If you are out of state from where your house is built, make sure to plan to visit your new home often so as to meet face to face all involved and monitor the construction progress. Make sure to establish a good rapport with the project/construction manager.

There were a lot of issues to work through

Very frustrating. Living with errors in upgrades, thinking I could adjust to those mistakes, but must say there is no adjusting to looking at wrong upgrades and having to live with mistakes. Spent too much money for upgrades and then living with design errors is too depressing.

Don’t fall for all the marketing hype and sales pitches…your overall construction process will be an adventure! The Construction Managers (CM’s) are overwhelmed (i.e., assigned more homes than they can properly supervise) with a number of subcontractors that lack quality workmanship & supervision. Construction rules (e.g., debris pick-up, eating within homes, etc.) are completely ignored and are not enforced. Various projects within a home will be started and not finished with no common sense nor explanation. It is not uncommon for several of these projects to sit for several weeks at a time. Lack of quality communication and overall transparency to the building process. Expect your messages to go unanswered, with no specific details provided to your questions. And if you can roll with all these punches and keep a very close eye on your homesite, you will eventually come out with a closing date that will often be pushed out with several “last-minute” issues that should have been addressed weeks prior. Paid for upgraded appliances, but basic decision issues. All appliances were supposed to be Whirlpool. Initial microwave was another brand. It was replaced with a whirlpool but, the display is white when all other kitchen appliances are blue. It is highlight as it sits above oven and you see the difference every time you look into the kitchen. Construction manager has been very responsive in trying to get fix, but so far he keeps getting road blocks. Latest response is others are like that so, no fix. I guess it is OK for this new pair of shoes to be one black and one white

I love the community and what they are setting up. I think they do a great job in picking the location and setting up a beautiful community. I think they have trouble delivering on the promise though. They are building homes so fast, they lose quality control and it falls to the homeowner to have to check for every little detail.

the service after closing was less than acceptable. more time and explanation of the technical device working and setup is very lacking. Work force is very haphazard. it takes many requests to correct problems.

Sub-par workmanship and lack of attention to detail in multiple phases of the build process. They're building too many, too fast, given the amount of supervision they have and with their (obviously) limited access to workers who are skilled.

My how things have changed for the worse. A Del Webb home is no different from any of their other divisions or their competitors. The overall quality of our home is borderline atrocious. Mounding isn’t properly cut and fitted, tile work is slightly better. Wall texture is totally inconsistent. No amount of caulking, which is improperly used everywhere helps. Landscaping is as poor of quantity as one can get away with. Everyone who works for this builder has a lane, and in it they stay. Nothing with this build happened on time. Bridgette our salesperson was the bright spot in this process .

We have numerous items that remain unresolved from our walk through and punch list. Several are significant. We have not heard back on any of them. We closed June 22. Over a month ago. We have also submitted other issues through the warranty process and none of them have been resolved. No communication. Nothing fixed.

Pinchlist items not completed a month after close Construction supervisor was awesome when you had his attention ! Seemed he was overloaded and communication was not timely. Sales person held communication together!

I unfortunately feel that my new Del Webb home is not worth what I paid for it. I have found that all of the materials used, including the very expensive upgrades have not been worth the price. I only recently moved in so I am hoping that the community that was promised will make it worth it. But I am very disappointed in the quality of the materials and workmanship of my home. My advice to new buyers if you want to be in a Del Webb home is to not buy ANY of the offered upgrades. But the base home and out the upgrades in yourself after the fact.

Pulte customer service needs lots of improvements .

First and foremost, the sub-contractors are/were sloppy with their work ethics with NO pride in their work skills. The upper management never had a pulse on what actually was going on with the project. We are very hesitant to pursue another venture with this developer. Now we will see if their follow-up will rise to the occasion, as they promised, to fix what the contractors did not complete the first time.

Learning that we are not alone in our home buying experience, helps us face the absolute myriad of problems encountered after spending 3/4 of a million dollars on a 300k home. Faulty workmanship, major electrical issues, cheap materials, single pane vinyl storm windows are installed. Double paned storm windows were supposed to be installed. This is an issue with many of the homeowners here.Incomplete insulation installation, as well as no insulation in many of the homes. The issues mentioned, are common with lower end construction, 200-300k. We have realized that with more than double the expenditures with Pulte at Viera, we have acquired a house with lower end construction issues. Del Webb, who designed my hometown in Arizona, would roll over in his grave to see what is going on here with Pulte. It is an absolute blemish on his name. ... More

I had high hopes for our beautiful new - and very expensive- home. Our construction mgr was the only reason we went through with the home build- Clinton was awesome. We had horrible experiences of being lied to and the quality of their product is horrible. Def not what we expected
