I had high hopes for our beautiful new - and very expensive- home. Our construction mgr was the only reason we went through with the home build- Clinton was awesome. We had horrible experiences of being lied to and the quality of their product is horrible. Def not what we expected

Buying experience was pretty good. Closing was a joke. Del Webb/Pulte employees stood over us encouraging us to give everyone a 10. The trades who worked on our home were awful and extremely sloppy. Pulte said the windows in homes were hurricane proof, double pain with vinyl frames. We got hurricane proof only. Neighbors are filing a class action suit against Pulte.

A Very Frustrating Home Buying Experience

There were issues before closing that were not resolved and closing was delayed causing my belongings to be moved again into storage. The quality of workmanship was poor - paint on the floor and on the windows, exterior and interior doors out of line, sloppy paint job. The construction manager tried his best to resolve all the issues but with his other workload, it was overwhelming. It has been more than a month since closing and all issues are still not resolved.

It has been approximately one month since I moved into the new home. I currently have 10 open requests in for repairs. So far. I have had 7 contractor appointments to repair the refrigerator, cabinets, caulking, painting, etc. I anticipate over 10 more contractor appointments to address open issues. Due to serious insect issues, I was required to scrub, power wash (entire house) and paint areas of the house to clean and cover up insect residue. Buying the paint and paying for power wash was over $500.

Del Webb needs to hire professional vendors, experienced construction managers and not overload them with 35 plus houses to manage. Upper management is non responsive including the President of Pulte. The whole process needs to improve.

After having good experiences in building 3 homes, our expectations were high after reviewing the home building stages of Del Webb's homes online. We experience none of the process that was advertised, until we complained, and then we still only received 1 of the building stages of the presentation. Disappointing workmanship & quality

They promise a lot but that’s not cutting it. Prior new home build with a different builder was a superior build in workmanship. They do respond to issues but what a disappointment the problems happen in the first place. Thats my take away. Viera however is a great place to live.

Not Stellar for a Stellar Price

6th home build and definitely an overall bad experience. This new community was rushed into the market with not enough managers or trade skills. As such, a majority of us first dwellers suffered and are still suffering. Too many issues to list but we do have a list and pictures. One example, the handles on the garage doors had paint fingerprints on them, were falling off and the attaching hardware was all rusted! No excuses. Just hope Del Webb takes care of all the issues then maybe my assessment with move more into the positive.

I really like my home, but the process was very stressful and unpleasant. Sales person was hardly ever available and lacked interest in helping or answering questions. She was not available for any appointments scheduled with builder. The day of the closing I had to ask the builder if he could call her so that she could join us to be part of the last walk thru. She came for a short time. Sales rep was not present at closing. I felt discriminated. The builder was inefficient. We had to delay the closing by a day because several things were not completed. We like our house model and design selections. That's where the "like" stops. This is a seller's market. Pulte is selling houses faster than they can keep competent workers on site. Quality has suffered. Home inspectors are a must to keep from closing with issues that are not addressed after closing. Read the covenants and decided if this this the place for you. Onsite property management is inexperienced and difficult to navigate.

Home was incredibly dirty at walk thru and wasn’t much better the day of closing. There was mastic residue everywhere on the tile floor from the taped floor protection. We have been on our hands and knees getting it off, and it does not come off easily.

Get a good home inspector. Try and find as many issues on the walk thru as possible. The quality of the finishes is so poor there will literally be hundreds of issues. Store your possessions and find a place to live until all issues are fixed. Do not close until. After closing and you live in the home you will find many lack of quality issues. Warranty people seem very nice and attentive, however as is typical there are 2 girls trying to do the work of 4 so they can only do so much.

The selection process is rushed and the presentation should be in an actual home not just samples. Construction manager inexperienced, not hands on, working with incorrect blue prints and may not supervise properly due to work load or just dosen't know what he's looking at. Overall workmanship ranges from "ok" to you have to be kidding. Response to issues is yet to be seen. Several request have been made, still waiting for response. Pulte boasts "premium building materials" and "higher quality standards". I have gotten nothing but push back and told out right lies about rectifying issues with the quality of the "upgraded" kitchen cabinets. Some, but not all sizes of the doors have visible vertical seams. The sales manager claimed any doors wider than 20.5" wide will have a seam in the joints. Four sets of doors are 22'' wide and do have a visible seam. Upon visiting several other homes under construction in the same neighborhood with the same exact doors there are NO SEAMS on the 22" wide doors. So much for ...

Watch your build closely

Most everything in this build was not corrected like baseboards not cut to even close to a 45 degree and then just filled in with silicone to hide it instead of putty which could be sanded and painted. The builder grade paint can't be cleaned either. The front door was painted to the proper color but it still has places that are not painted at all across the top of the glass and they had to come back to paint around the door fixtures that they sloppily taped and instead of taking off the door handles first, then painted and replaced the handles. From a rude and condescending salesperson to an inexperienced construction manager, nothing about this build was easy. The quality of my home that was turned over to me was subpar to previous Pulte Home I had purchased in the past. My home was turned over to me with major roof issues and to date have not been repaired. My patio sliding door at closing would not properly close and lock. Construction Manager assured me repairs would be done ASAP. It took 3 weeks for repair company to respond due to poor response and follow-up from my Construction Manager. Overall this home buying process was very stressful and unpleasant. I will never purchase a Pulte home again.

We have standing water within inches of our foundation- our neighbor has complained,through the warranty process, so have we, he has a work order, so do we.
